Just bought a Lennar home and I advise everyone to avoid buying these homes. These homes are cheaply built, workers drink on the job (I have the beer cans in my house to prove it), and there is no urgency when it comes to resolving issues. There is no reason why brand new homes should be having any issues - we even experienced a gas leak our first night on the property! They should be ashamed of themselves and I suggest they cut their prices for these homes.

Worst experience ever. the sales rep was the worse along with the CM. no communication. Absolute nightmare! I had to reach out to the area sales manager so she could help expedite the construction process.

It could have been better.

Probably the worst consumer buying experience in my life. I have bought many new homes, from many different builders and the lack of professionalism I experienced from this home builder goes beyond description. I'm so over my Lennar home purchase fiascos that I'm just done even mentioning it anymore. I will never.... ever.... ever.... spend my hard earned money on another Lennar Home nor will I ever recommend them to anyone I know or who inquires about my experience with this builder..

In the first month after closing we ran into a few issues that couldve been avoided. Repair times tool longer than they should. Communication is not a thing with Lennar. The construction crews like to cut corners when building the homes. Lennar doesn't not fill the backyards with grass, some of ours is only dirt. Cracks in the concrete were immediately noticed after closing. Lennar title gave us the wrong amount for closing costs and almost delayed our closing. Our closing date was pushed back about 3 or 4 different times. Plastic bathroom walls were not pushed together correctly, construction manager basically told me im SOL. Grass that was put down was mostly dead prior to it getting here. Our backyard is constantly soaked with water by our back gate, lennar said we can't do anything to fix it. Our particular house was the 3rd house we tried to buy in a 7 month period. 1st one we decided not to go with a 3bd and go with a 4bd. The second home appraised for less than the sell price of the home. The 3rd house was the exact same floor plan as the second, and 2 houses down. Appraisal came in about 2k over sell price. The 2nd house that appraised for less, Lennar wanted us to come out of pocket 6k more, they were UNWILLING to work with us 1st time home buyers. Lennar added a 11k fee essentially due to where the house was located in the neighborhood, bringing out total from 263k to 274k. Even after the final walk though there were issues that weren't fixed, not the biggest of deals but still. About a month after being in the home, we came to find out we had a major gas leak coming from the back of our stove. The fitting wasn't connected properly on the back. I'm assuming during construction a screw driver was drooped into the plumbing pipe in the guest bathroom. Plumbers had to take out the floor, break the wall, base board and concrete to get to the pipe. Then they cut the pipe, took the screw driver out that was causing backup in our toilet AND bathtub. Took about 3 weeks for someone to fix it after multiple phone calls, texts, and putting in claims. Our attic door was not installed correctly. Attempted to have it fixed twice but still no response to it. Im sure I'm missing more stuff. ... More

I don't know where to begin with this awful journey we had on the home buying process. From lack of communication from the loan processing aspect to the abysmal workmanship done on the house. All I can say is, if you decide to go with Lennar GOOD LUCK AND GET YOUR OWN INSPECTION.

Honestly it was one of the most horrible experiences ever done. The buying process was very unprofessional since they keep on changing the closing day and while me and my family already left the place we used to live at. I’m a disabled Veteran so I thought I will be a little easier for me to move into my new house but this was just a nightmare. The house was not even clean, some things were damaged and the response from the inspector is just not working for me so I ended up doing the cleaning and fixing with my wife for over two weeks. Great floorplan and upgrades. Drywall, paint, and details around the house have been quite shoddy. The electrical breaker for the dryer outlet was never installed! How did that even pass inspection??

Purchasing: the house was appraised for 20k less than listed, which is a positive. Our financing representative convinced us to negotiate our offers, until we met at 5k over the appraisal. We later discovered, through our realtor, that she has never seen anyone pay more than $500 over appraisal. We definitely felt swindled. Realtor: The only services she provided were leaving a key available on a lock box, informing us of the discrepancy in appraisal price after we signed, and sending a low-quality video of a walkthrough of the house. We purchased virtually due to distance and work limitations. The effort provided did not justify the 6% Realtor Fee. House: Trash was left scattered throughout the property, including inside. Concrete, grout, liquid nails left on garage floor and driveway, very difficult to remove. Dried grout in guest bathroom sink. Material: Flooring is cheap, bowing in several areas when we arrived. Pending service request as of two weeks at this time. Crooked tile in master bathroom, cheaply thrown together. "Seat" in master shower is slanted enough that products fall occasionally. Transformer in garage was non-functioning, causing doorbell to be inoperable, had to be replaced within first week. Ring Doorbell was not present, had to request install. Outlet beneath kitchen sink only had one functioning outlet. Replaced within first week. X2 shelves missing from cabinets in kitchen. Service request pending for two weeks as of this time. Sticky residue from floor installation throughout hard floor surface. Several spots of flooring missing finish. No vent in pantry. Becomes warm and humid with door closed. Concrete blowout x2 beneath front door. Service request pending for two weeks as of this time. Garage: not insulated, due to being considered "not a living space". Considered "2 car", we have one sedan and SUV that barely fit together. Highest recorded temperature inside was 115, prior to us insulating it ourselves at own cost. Door is not motorized, installed after move-in at our expense. Appliances: Cheap models. Minimal functions. Purchasing Experience: Pressured to close early, with vague threat of "losing out on current model". As inexperienced as we were, we believed it. New Home Owner paperwork/bundle is still not provided to us. HOA has still not communicated with us yet. Pool: Small for relative size of community. Neighboring community (which we were told should not have access) visit daily. Pool secured with simple code. Water murky and trash overflowing on daily basis. Amenity Center: advertised, but nonexistent. Possibility of HOA lack of communication. There is no love in any of these houses, the fixes are cheap, and the company cuts corners on cost at nearly every opportunity. Examples: window screens are no longer included in new constructions. Only 20 ft of sod is provided to homeowners without the sprinkler systems (more must be added at new owners' expense to avoid yard erosion). No gutters are included on any of these homes. I will not be conducting business with Lennar again. I will not refer anyone, who I genuinely care about, to Lennar or any business associated with Lennar. The quality of work resembles an assembly line with minimal to no quality assurance or attention to detail. It is obvious Lennar builds houses as quickly and cheaply as possible and pressures potential customers into purchasing as quickly as possible, leaving no time to notice discrepancies. We were an ideal family for this business model, as we were purchasing from a distance and had not actually seen the house until we were provided with the low-quality video from the realtor. It was horrible I will never recommend this builder to anyone!

I bought my home sight unseen except for picture on the internet. When I got here I was very surprised at the quality of the home. I love my home. I highly recommend Lennar homes

We had a very bad experience with this property. We did online closing and later when we visited, we found the grass Sods completely dead and it was never watered. When enquirer about this with Lennar, they said the property is closed and it’s not their responsibility and also it will not cover in warranty as it’s outside. We also saw cracks in window and a big hole dug in the backyard which we reported and the response was snail paced. Really bad customer service and carelessness on part of Lennar

Move in date was pushed several times, over 26 items failed inspection, communication with the builder and management was absolutely horrible. Would not recommend to anyone. The day I got my keys there was taco bell trash on the counter and paint on the floors still. This was after having to accept a list of things that were not fixed on move in. Just the absolute worst experience I have ever had, specially when spending so much money. Will never go through Lennar again.

I’ll start by saying I’m frustrated which in turn makes me angry. This is my first experience with buying a new home I’ve owned several home in the past none new. I was excited at the possibilities. I closed on May 27th and moved in on May 31st. I agreed to purchase my home on Jan. 31st, 2022, I was giving numerous closing dates which proved to be challenging for different reasons none of which matter now. The process with purchasing the home through Lennar was relatively pain free, I had good communications with all the entities even when I got to the final closing it was well done. 11PM at a McDonalds in Deming NM! Now I must vent about my purchase. I’ll start by saying my reported challenges have been addressed promptly. I do feel it’s in Lennar’s best interest to see and understand my frustrations. First the cleanness of the home, the floors were a mess the counters and floors have a sticky substance that is difficult to remove also paint and drywall mud. All of which could have been prevented by covering the floor while they work. I’m 62 years old and for me to have to crawl around on my hands and knees trying to clean the floors and counters is unacceptable (I still don’t have them clean enough) all the surfaces in the home were covered in a fine dust. It would be in Lennar’s best interest if you had a cleaning crew come in before new homeowners arrive with their belonging. I spent an entire day cleaning before my movers arrived. Next is the garage I know not much in the big picture, but the floor is a mess and not easy to clean once you move in. The overall design of the house has its challenges. No medicine cabinets in the bathroom, the kitchen cabinets are small and not positioned in a user-friendly manner, the pantry is to small even for one person, there’s no linen closet. I’ve had to spend thousands of dollars for storage solutions. I guess these are things you need to look for when purchasing a home, we all know what happens when we assume these are standard items in a home. I’ve had a chance to meet some of my neighbors and we all have the same concerns. Next Screens or lack of, I was shocked when I brought it up and was told you don’t provide screens! Who installs windows without screens. I’ve talked to varies neighbors and they received screens They said they had to fight for them, but they got them! The window company Avanti has no interest in supplying screens I’ve left messages twice without a return call. Now for the basic workmanship (deplorable) drywall mud spilled on the baseboard and painted over.Baseboards not finished. Grout repair with mismatching grout. My plumbing backed up after 10 days. The plumbing company responded promptly; it took another day to fix. My front yard had to be torn up the problem was unbelievable Hopefully it’s fixed, after seeing the problem I have my doubts. My master bathroom shower was still not draining I had to wait another day for the inside plumbing crew to fix it. Two days without a working shower. My yard had to be restored. This has happened to others on this street, it can be as simple as running a camera down during final plumbing inspection to prevent this from happing. I’m sure this has cost the company a tremendous amount of money and is another reason you have frustrated homeowners. I understand finding qualified workers is a challenge and was one of the reasons for the delay in finishing the home. Hiring shilled labor, professionals who take pride in there work even if you must pay more would be so worth it in the long run. Its obvious to those of us who have purchased or are renting Lennar homes that the people you hired are unskilled and could care less about the finished product. And that’s too bad. Out of four neighbors I’ve spoken with personally not one would consider a Lennar home in the future. I know I “only” purchased a $300K home but with the attention to detail that I’ve experienced when I’m ready for a $500K home I won’t consider Lennar. My neighbors are a young couple renting for a year to see if the like the area, they told me today they would never consider a Lennar home. Again, too bad because the selling, mortgage, title and Insurance part of your company is good. That’s it for my rant today, I feel with the right people driving the building train and some conscientious skilled labor you could make this a much better experience and possibly have repeat customers. ... We were really excited to buy this home for our family. This is our first home that we have ever bought. The process of applying for a loan was easy, where things began to fall apart is the lack of communication between all the different areas of the company. I felt like I was doing all the leg work. And to make matters worse, the closing of our house was moved 7 times. Sometimes we knew about it a week in advance and the last few times it was literally the day before we were to close. We moved into our home with not having a final green inspection done, (it had been done, but something failed and they needed to reinspect). Then there was no communication when the final reports were sent in so that I can change utilities into my name. We woke up to having no water at our house and no one letting us know the final reports were turned in. We have a medically fragile daughter and it’s important for us to have our utilities running. From the start the person we connected with we had poor communications with she never returned or answered calls. This also goes for the loan agent Trisha Ayala was TERRIBLE. The loan processers were all TERRIBLE. Very poor communication and not trust worthy not honest. Would never recommend them or to anyone wanting to buy a house.

Very Poor, experience, no communication from the Lennar. Had to involve management for every little thing. They did not even care to answer phones on day of closing. I left messages and received a call back after 24 hours, that too after 5 emails cc'ing the management. Lennar Mortgage is most inefficient, Loan officer change rate on you without your knowledge, lie and are dishonest. They cannot answer one intelligent question, and their management is equally dishonest and encourage their unlawful ethics.

Workmanship is B - The garage is a D. Wasn’t finished.

This is our 2nd new home buying experience and Lennar is BY FAR the worst builder we have ever dealt with. The quality of work is absolutely atrocious, there's no pride behind their workmanship. They try to save a dollar where they can, which means your home will not have a DOORBELL, a peephole or a microwave. The list could go on for a long time but these are a few examples of just how low they go. Buying with Lennar was very simple and stress free. All staff I had an opportunity to work with were very friendly and helpful.

On two separate occasions we were told to expect full wood flooring and NOT carpeting which was one of the main reasons for our purchase !!! Secondly we also expected to have a garage door opener and gutters! Carpeting being the main issue as this what we were sold on and promised! We have since purchased a garage door on our own and are seeking vendor for the wood flooring as well as installer to “complete “ our home !!!

Extremely unreliable company. Creates time hacks and does not follow through. Issues all over the house ranging from wall paint chips to doors that don’t even close. Terrible

Unfortunately my agent did not check in with me regularly to give me updates. My closing date was pushed back 5 times. The last 2 times I was notified in less than 48 hours. The delays turned out not to be due to the supply chain issues but instead Lennar dropped the ball with city permits and permits for my gas meter. I was given the excuse that they lost construction staff in my neighborhood. When I moved in the "deep clean" was not done and several items needed work. It took about 3-4 weeks to resolve. Excellent response till the date closing is not completed, after its hard to get the response. Not satisfied with the material and appliances.

Honestly, I do like my house a lot but I am really unsure about so much. Every single employee that I worked with, leading up to closing day, was absolutely amazing. We were not able to pick anything (not customizable) but they did agree to lay vinyl for me throughout the first floor rather than carpet the bedrooms. That was a huge win and I literally could not say enough great things about the local team from sales, to construction managers, and even to the loan officer and lenders, etc. Larissa, Victor, Mickey... all great to us. However, there is just so much that went wrong before closing. Although those on the ground did everything they could to get us into our home, we had to move-in with less than stellar completion because we moved from another state and had nowhere to live and no additional time/money to continue wasting on rentals. While I feel they begrudgingly fixed some of my "nitpicky" things during walkthrough, I am still unhappy with so much when it comes to the quality of workmanship and materials (i.e. the tile in the master bathroom is hideous and only belongs in locker rooms). Not to mention, it still looks like a child caulked it. Plus, as we started living here, so many things have been brought into light. Giant holes behind the lighting fixtures because they were cut out by a one-armed man, apparently. Honestly, I am afraid what we will find after our warranty expires or whether or not I'm living in a "money pit". Based on my feelings dealing with the local team, the "people at the top" were forcing us into signing off on everything too quickly. We had no choice though - with a locked in rate as well. We were made to feel like we were doing something wrong by having SO MUCH on the list to fix before close - and we did multiple walkthroughs. I really disliked the fact that I was made to feel "petty" about things (i.e. paint color touchups with the wrong color paint)! But, how is this our fault? I am paying you for a product that my family needs to be able to enjoy for years likely (with a recession) and feel safe in. Yet, all I heard was "management this" and "management that". Well, maybe the management in their corner offices want to come down next time and take a peek at the quality you are allowing to be put out. Your buyers aren't the problem so to make us feel like an inconvenience was a huge disappointment given the experience up to that point. And, it's very clear that it was not the local team pushing - they were trying to do everything in their power to help us, make us happy, and ensure things were done "right". Specifically, like making them replace the grass in the back that someone just let die instead of saying "it will grow back in a few months" like someone did. I just don't feel good will towards the overall company, and the people running it at the highest levels. The area is great, very pretty, and they've done a nice job on the development. However, the pool is far too small for the number of homes (although I hear they're building an olympic size pool in 2 years), as is the gym. But, likely that will make HOA fees go higher and this area is already highly taxed and has MUD tax. The parks also have zero overhead cover which is insane in this heat and the playground meant for smaller children is definitely not very toddler friendly. The lots are small and hilly in areas; oddly laid out. You see everything; our back deck looks straight into our neighborn's dining room window. For the price I paid, in the market we were in, I had to concede things like lot size. However, I will likely never buy another Lennar home in a box again. ... More
