Absolutely horrible experience all the way from the looking at the home to closing. Zero communication within the company, everything is compartmentalized. Straight up will lie to your face. Use FOMO tactics to get anything done. God forbid you call them out on the workmanship and they have to make repairs. Just easier to pay someone else after the process to get your home to where you want to be.

I want to say first how nice and responsive Amy and Stephen were that is who we dealt with most. They represent the company well. The problem I had is how much we were lied to. When we first walked in to view the house it was 281k and we were advertised a 4.25% interest rate. In a short 2 months it went up to 306k and 5.65%. We messed up and agreed. We got ripped off. Never again will I recommend to anyone or myself purchase a lennar product. I’m paying more for home owners insurance because I refuse to give Lennar any more of my hard earned money. We got taken advantage of. Some things still aren’t fixed from our walkthrough. Things don’t line up well. The trimming, paint, and caulking are horrid. Our closing date kept getting moved back because the house wouldn’t pass city inspection because I’m sure of cost cutting measures. We had to cancel movers and celeries multiple times. We were on a time crunch and there was 0 communication. They told us 1430 the day before our closing it was going to be pushed back 9 days. Terrible experience ... More

The initial part of the home buying process was okay. It was until the inspection and after closing that the nightmares started to kick in. First, for starters, any real estate professional could see the gap between the foundation and the garage door. It seems like because I was out of town during the closing they just looked over the gap in hopes I wouldn’t say anything. I had to put in a claim for Lennar to come out and fix the issue that should have been fixed prior to closing. Second, there’s overgrowth of bushes and shrubs outside my property line. I reach out to Lennar regarding this issue, they shift the blame to the HOA. So I contact the HOA, they shift the blame to Lennar. I reach back out to Lennar in January regarding this issue, in which they stated they would take care of it. Here it is, the end of February, I have not received a return phone call after I reached out to follow up. The landscaping has yet to be cleaned up. Mind you, it’s not on my property line, so it’s not something I am responsible for. After spending 6 figures to acquire this house, no one should never have to go through hoops to get things done. I shouldn’t have to contact the corporate offices for Lennar to do their job that was supposed to have been completed before selling these properties. I regret purchasing through Lennar, should have went with another builder. We are first time home buyers and were drawn in by Lennars "easy home buying process" and "everything included". The entire process was a nightmare (minus our amazing sells rep Heather and Warranty/Construction rep Brett). You are 100% just a number to this corporation and they do not care about you, your family or the investment you're making. They have no communication internally, so you have the same conversations with different departments and have to submit the same paperwork over and over again. We even asked some of the team members if they communicated across teams and they laughed and said NO. Every department was a headache and you had to constantly remind them to get things done. The biggest lie they told us was that they no longer provide blinds for our style of homes, even though the homes we toured had blinds. After meeting our new neighbors (who all closed on homes after us) we quickly found out that was a lie and Lennar gave all of them blinds throughout their entire home. WOW. what a joke. I wish I was surprised but that's how this whole process has been. No communication, no integrity, no care for the home buyer and never any consistency. We've already told all of our friends and family the nightmare of a process this has been and tell everyone to find a different company to purchase from. Save yourself the headache and hassle- they do not care about you, they will lie to you, and they will cut corners. They do have a few shining stars that actually care about you - Heather and Brett are incredible humans. Very grateful for them. 1. Every Loan processor that was involved with our loan, whether it were a Senior Loan Processor or not, kept asking for the same documents repeatedly after they have been sent. We were emailed on 9/5/23, 9/8/23, 9/14/23, 9/15/23 to provide a copy of social security card, but we were informed by Bryan D. that the 1099 form would suffice as a form of their SSN. 2. With said loan processors, they kept insisting that there was a bank account that had belonged to me and my husband, when they actually belonged to my in-laws, even after being told countless times that it did not belong to us. 3. Loan Processor, Bryan D., was asked several times what the interest rate and monthly payments were and he had refrained from sending that specific information. I do not feel comfortable, nor do I think it is right, to have to walk into my closing appointment with absolutely no idea what my costs will be. Would anybody feel comfortable with this? Or am I just another paycheck for you all, so my interests don’t matter? 4. The incompetent communication between the New Home consultant and the Construction manager regarding the appliances being installed prior to the third party home inspection. 5. I scheduled the original NHO virtually with Kristine M., who is a part of the Homebuyer concierge, since that was an option, but at the time of the appointment, no one reached out to me to give me any FaceTime call or zoom meeting link when I tried reaching out for this information. In fact, no one confirmed the appointment with me at all. 6. My parents were with me during the second walk through on 9/19. During the third walk through, on 9/21, we were not informed Nicole C. that we could not have my parents do the walkthrough for us. My husband and I cannot take off days easily as we both work Monday-Friday from 8-5. My in laws, who are the co-signers, are out of the country. And my husband and I had taken 9/22 off for closing. Coincidentally, I could not schedule anything after 5pm due to Lennar’s schedule for their employees. I figured with our circumstance with the other two co-signers being in a different country, having my parents proxy would be alright since they went to the second walk through with me. 7. During the third walk through, everything that was discussed during the walk through from 9/19 was NOT addressed and the house was extremely dirty a DAY BEFORE closing. We requested another walk through same day at 530pm. I was informed by the New Home Consultant, Diana M. that we would be meeting with another Customer Rep Jose M. as a courtesy because he doesn’t get paid overtime. This gentleman did not show up with the walk through list and was unprepared. We were informed to be on time since this was a courtesy from Lennar, but he came unprepared..? There would not have to had been a FOURTH walk through if everything that was discussed during the SECOND walk through had been addressed appropriately. And, my parents’ time would not have been wasted. This caused the paperwork that Lennar Mortgage needed to be pushed back because we needed to wait for the builder to sign off the statement. I do not appreciate the number of walkthroughs being blamed on us because had everything been addressed, only ONE would have been needed. 8. The New Home Consultant Diana M. was not very pleasant with me on the phone when she had informed me that my father was disrespectful to the customer care representatives and stormed off during the second walk through. This was completely false information, as she wasn’t even there at the walk through, nor has he even met her. 9. On closing day, we were to do the closing remotely for the convenience of my in laws since they are in the Philippines, a different country, meaning 13+ hours ahead of us. We received the notarization linvitation link at noon, which is 1am in the Philippines. We were informed that as long as everyone signs before 4pm and funds are received, we would be able to receive the keys to the house. We’ve told Lennar Mortgage countless times that the co-signers were OUT OF THE COUNTRY and the time difference is crucial for documents that were given to us with two day deadlines. 10. There was an IT issue with the Proof Closing team. As that issue was being resolved, my husband and I made our way to Lennar title to make sure we make it on time to drop off the closing fee funds and I could do my portion of the notarizing on the way so we can make the deadline to receive the keys. 11. As I start my process with speaking to a notary Ralph W, he immediately noticed that my first name on my drivers license does not match the signed documents that were signed. The notary wanted me to reach out to the loan officer, Bryan D., to see how we would proceed with this issue. We waited several minutes before calling to ask him if he saw our text message regarding the issue. He never did. We never got to close on our house the day we were supposed to due to this department’s incompetence. 11. With three Loan Processors, Bryan D., Mel J., Christine S., two of them being Senior Loan Processors, Mel J. and Christine S., they all still missed the fact that my Drivers License and SSN card have different first names. This was not caught until our CLOSING day when it should have been caught day one. And that is to name A FEW mistakes that Lennar has made. Lennar has made my husband’s and my first time home buyer experience the worst experience we’ve ever had. There was no care, there was no compassion, and there was no initiative to help when we needed it most. When it comes to something that they need, they need it ASAP. But, when it comes to something that you need, everyone drags their feet and points their finger with nothing getting done. They didn’t even asked me for permission is my property now so why do that? .. I didn’t know until I noticed it was not there. Didn’t feel safe having it like that. And after they put it back wasnt the way it was.

If I could give MORE then ZERO stars to Lennar it would not be enough. Working with Lennar Homes was absolutely HORRIBLE from the very start. I will NEVER EVER recommend. Workmanship is horrible for the price we paid. Lennar took away the so called wonderful home buying experience which we will never get. Thanks Lennar for DESTROYING our dream, be proud of yourself.

I can’t describe my experience. It was so bad that I have no words to describe it.

My overall home buying experience was stressful and almost traumatic. By far the worst purchasing experience I've ever dealt with. There was an extreme lack of communication with everyone involved. My closing date was moved up without my knowledge only to satisfy the managers' quota for the month. I felt more like a number on a sales performance board than an actual customer making one of the most important purchasing decisions of my life. My interest rate was changed from what was discussed so I had to follow up multiple times to have it changed back. The house repairs were not fixed from the orientation by the time of my closing date, but I was still forced to close on that day. Lennar (although at fault for not fulfilling their obligations) gave me an ultimatum to close on the 28th of August or I would lose out on the deal. No one was sympathetic to my frustrations. Do not buy a home from Lennar.

The seller failed to disclose everything that the house was supposed to have and they compromised on quality for the price. They should have been straightforward with me the first place telling me most stuffs don’t come with the house a week before closing date. I don’t think I can recommend or buy any other house from this builder

If Lennar can save a nickel they will. They did not seal the walls, I am not sure if they just sprayed the walls with texture or if they actually used paint. The landscape was a mess, and we still have problems with the sprinkler system. We have dogs, so every day we have to walk to the yard and pick up styrofoam cups, fast food packages, and other garbage left to the wind. I had to coordinate the mailboxes being put in, they did not know who the waste disposal provider was, and it was a battle trying to get sprinklers, fences, and lawn fixed. The warrantee process is practically non-existent, none of the subcontractors take any pride in their work and blame everybody else for the problems and issues. The worse investment I ever made. ... I regret buying from Lennar, worst customer experience of my life

Closed 6/22, it’s 8/8 and the construction trash can is still on my back porch. Learned a week after moving in that more than half the houses on my street are investor owned rentals. Worst mistake I’ve made in my life trusting Lennar.

From day one it was a bait and switch with everything I was told and shown. The company has horrible communication with the buyer and buyers agent. The craftsmanship of the home is horrendous. My walk through brought to life all kinds of issues, some of which I was told were fixed and weren't! I've been in the home about a month and a half and already had Plumbing issues, HVAC issues, Lighting falling out the ceiling, floors are starting to get huge dips in them, the landscaping they did is a joke, garage door fell off track, 1 whole panel of the fence not attached to post. I Just recieved my 1st water bill that was $700 due to a leak they were informed of before I ever closed on the home. I was told the leak was fixed and it was not! ... More

From being promised the wrong interest rate to having the closing date moved (not to mention several times) on the day of because of negligence from a laborer on sight. I would not recommend working with this specific San Antonio branch. The communication within Lennar was clearly poor and made the experience excruciating.

The buyer process was so many people involved, had to do too much coordination on my own. Too many different portals to do things in. Poor construction and was told “you can only call in 1-year warranty items all at once, only one time”. Never have heard that in any of my previous home buying experience. So, essentially, there is actually no warranty, if that’s the case. Can’t get a hold of the sales manager, she won’t return my calls conveniently AFTER I closed on the home. Hmmm…. Plus, on the warranty paperwork they ask you to sign after some work is done, there’s NO PLACE for notes - why would that be?? I’m not signing something that releases you of the fact that the tree you hit during the plumbing dig up could still die, and that would be on the builder to replace. It feels very…. “icky” and that Lennar is not interested in doing very honest business. I am in the industry as well, working for a direct competitor. I have shared with almost every executive in my organization how awful this process has been. Also, friends and family. This has been awful. I have submitted a complaint to corporate already regarding the experience. We were lied to. Pressured. Lied to some more. Not given proper communication. Pretty positive we have retaliation from the sales and construction managers. No one has contacted us and we will be contacting the Better Business Bureau because of the lack of care.

I would never in my life recommend buying a home with Lennar to my worst enemy. From the sales rep, Orin, being so uniformative and having horrible communication. I actually lost out on the same house I purchased that couldve been $20,000 less but in the middle of signing and trying to pay earnest money Orin stopped responding and we lost the house. I've never even met the "man" in person. We were never told about the ONLY 20ft of grass and found out on our final walk through with no option to add more. Next headache I suffered was Natasha W in the loan or mortgage side. Absolutely repulsive behavior by yelling at my fiance on the phone with our realtor also on the phone. Natasha and Orin made this experience a 1/10 solely by themselves. But if we had to add more I would also tell you how reckless, careless, and lazy, the construction crew is. Our house was near completion and we found cigarettes all throughout our (pretty much finished) home. Beer bottles in the bath tub. Holes busted in the walls. Putty smeared on the livingroom windows. And yes we have photos of all of this and we did send them into the construction manager and it took a few times of us complaining and explaining that this is our home and we deserve to have a little respect shown. This was the absolute worst experience I could have ever imagined how a first time home buying would be. We have so many friends that love this neighborhood and were looking to buy in guadalupe heights and we turned them away to save them headache heartache and misery. It really sucked very bad. Call corporate to find out why

I closed on my home in February of 2023 and have had multiple issues come up... cracks appeared between the walls and ceiling, flooring lifted up and cracked. spaces showing between floor boards, that was explained as "acceptable" as long as you cant fit a credit card between the spaces. Shoddy paint jobs, and it takes 2-3 weeks to get anything scheduled to try to get the issues fixed. When you say something, you're made to feel like you are imposing on them to fix things that should have been fixed before closing. For the supposed walkthru, was told "you just look for the paint issues, and we will take care everything else. Being a new homebuyer I stupidly trusted them, and when I walked into my house after closing, find all kinds of things that should have been done. squeaking doors because they didn't fit the door in correctly to the door frame, and now the frame needs to be shaved. the Garage door has a wide crack on one of the pipes that hold the bay, and when I pointed it out, was told "that's the way they all come like that". Totally wish I could go back in time and tell myself to NOT take this house. NOT worth the headaches I am going through just trying to get things fixed the way they should be, the way they should have been before I even moved in. I am NOT satisfied with my purchase, and if I knew of a way I could get out of it, I would take it in a heartbeat, Its my opinion that NOONE should purchase a LENNAR home unless they are a handyman and are willing to work on the house yourself to fix the problem they seem to refuse to want to fix. Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

Don’t buy a Lennar Home if you expect to receive a nice yard to go with it!!!

I’m still waiting for issues to be corrected on my home. I asked about why there are no window screens and was told that they where removed. I’ve never bought a home with out them. There is no documentation that says you wouldn’t have them. The painters are using water down paint and just are overall sloppy. The exterior is missing calking around all windows overhang. My salesman never called stayed in touch throughout my whole buying experience. If it wasn’t for my daughter staying on top of everything, I would have never closed.

My home buying experience was loaded with delays and disappointments. The quality of these houses is also not very good. I would look at moving somewhere else if I had to do it over again.
