The selling/builder agent was awesome. The property is beautiful. However, Lennar Mortgage representatives did not pay any significant attention to the buyers needs or wants. We had difficulty communicating and being responded to. They were not able to close on the date we had originally agreed upon for no apparent reason other than they weren’t ready. Every time we talked to a mortgage representative, It was like the first time we were being introduced. A very horrible and not well orchestrated event. First day in-- a leak was discovered in Kitchen caused by dishwasher. Construction Mgr, Charles, came over instantly and took over and quickly had it fixed. Charles helped us on other issues as well. This made start up at the new home a smooth experience.

What an incredible experience! TJ was always super friendly and helpful. Vickie (my primay contact for the real estate transaction) was also super friendly and helpful, but also timely and responsive with all aspects of the transaction and any questions/concerns that I had. During construction/delivery, Kevin was fantastic! He was thorough, flexible, and responsive, ensuring I was 100% satisfied with my new home (which I love!). Upon moving in, they left windows open that we could not reach or see, which led to water damage, the workmanship on the construction is horrible, even to the naked eye. There are issues with stairs that don’t align, finishings that don’t align, paint on floor and carpet, and many other workmanship issues. When asked to fix prior to moving in, they declined to do it and said it is what it is, and made up lame excuses. With the visible workmanship being as bad as it is, it’s worrisome what can’t be seen. Our grass was also left unattended when the sod was put down, and they never watered it, ...

Lennar was very difficult to work with... Many of the documents were incorrect. We did not use Lennar Mortgage or Lennar Title because of the issues. We are still receiving an alert to sign an incorrect document in the portal even though we closed August 23rd. Thankfully, our renter is just moving in this weekend. The final issues were just resolved and our walk-thru was August 5th. We still have a leaky toilet which will be repaired tomorrow.

Spec sheet for the home stated finished stone veneer. When we moved up to the new home it was completed with siding. No adjustments have been made by the builder except to say "it was my fault". Have asked HOA to further investigate. Was hoping for either adjustment at closing or replacement of the siding-nothing has been done-felt like a bait and switch.

The drywall and painting company are beyond bad and there are many homeowners that are dissatisfied. I have worked in the production building world for 20 years of my 40 and have not experienced the poor quality and lack of professionalism of the drywall/painting company. It is the number 1 topic at all community gatherings. Unfortunately, Lennar spends a lot of money on customer experience and one vendor is giving a bad review of Lennar.

Came to colonial Heritage, probably higher expectations than I should have. Lennar was portrayed during the sales portion as a quality builder unfortunately, those expectations haven’t been met. I would have expected better than below average workmanship, which is unfortunately what we got.

This purchase was the worst, and I'm a real estate broker so I should have known better. I sold my home and purchased this to downsize into. Under contract first on the CH townhouse and then sold my house. I paid my buyers to close a little earlier to coincide with the promised date from Lennar. We are pretty pleased with the home we purchased. The responsiveness of the Lennar people has been terrific. My complaint is with the mail delivery. We will have to receive our mail, once the delivery actually begins, from a combined mail cluster a considerable distance from our home. Currently we drive several miles to a post office to collect our mail and this is supposed to change sometime in the future when mail will begin to be delivered to out section of the neighborhood. Other than the mail kerfuffle the overall experience ce has been pretty s.ooth.

The builder was nice, but I don't think there was much care/effort in the punch list items. The actual buying process and loan process was very frustrating. If we hadn't gotten closing costs covered by going with Lennar for the financing, we would have absolutely gone with another lender. We didn't have clear answers on anything throughout the process. We love our home, but the process even through closing was very scattered and unorganized.

The Villa is beautiful. The material is cheaply made. The driveways cannot hold 2 cars and there is no parking. The street is extremely small. Lastly, we were quoted 115 for HOA and after closing we find out it is 167. Would have just liked the transparency.
