Spec sheet for the home stated finished stone veneer. When we moved up to the new home it was completed with siding. No adjustments have been made by the builder except to say "it was my fault". Have asked HOA to further investigate. Was hoping for either adjustment at closing or replacement of the siding-nothing has been done-felt like a bait and switch.

The Villa is beautiful. The material is cheaply made. The driveways cannot hold 2 cars and there is no parking. The street is extremely small. Lastly, we were quoted 115 for HOA and after closing we find out it is 167. Would have just liked the transparency.

I was disappointed that I was not given a chance to select my options, or even given an idea of what they were, until minutes before the builder needed them. Our street has been under construction for a year, and there are still many houses to be completed. The builder doesn't keep the street clear of workers' vehicles and debris; at times, the trash trucks and regular cars can't get through, so how would a fire truck or ambulance get through? Construction housekeeping is non-existent, nails in the street, lunch trash - garbage - in our yards, street, and common areas.

No matter what they tell you, add three to four months to the expected delivery date. If you are waiting on a home to be built you must be proactive and engaging. Do not expect anyone to keep you informed about the progress of your build. The squeaky wheel gets the grease. The excuses you may hear range from late inspections, COVID manpower shortages, to supply chain issues. The overall construction is average this includes paint, flooring, and cabinets. Sales department was fine. Condition of my home was poor when I moved in. I scheduled some repairs but nobody showed up at the sheduled time. I spent my day waiting, finally somebody showed up late the afternoon took care of two simple tasks and left. no indication of when the important items would be addressed. I have waited to be contacted but have heard nothing. I will try and contact somebody today to find out the current status of my requests for service.

This purchase was the worst, and I'm a real estate broker so I should have known better. I sold my home and purchased this to downsize into. Under contract first on the CH townhouse and then sold my house. I paid my buyers to close a little earlier to coincide with the promised date from Lennar. Got two pods and put all of my stuff in storage to be delivered to the townhome after closing. Forwarded my mail. Then I got notice that Lennar was going to be delayed delivering the home. Lennar was very difficult to work with... Many of the documents were incorrect. We did not use Lennar Mortgage or Lennar Title because of the issues. We are still receiving an alert to sign an incorrect document in the portal even though we closed August 23rd. Thankfully, our renter is just moving in this weekend. The final issues were just resolved and our walk-thru was August 5th. We still have a leaky toilet which will be repaired tomorrow.

The drywall and painting company are beyond bad and there are many homeowners that are dissatisfied. I have worked in the production building world for 20 years of my 40 and have not experienced the poor quality and lack of professionalism of the drywall/painting company. It is the number 1 topic at all community gatherings. Unfortunately, Lennar spends a lot of money on customer experience and one vendor is giving a bad review of Lennar.

Community is very nice. House should Have lights in all rooms. Installing a fence is a horrible experience; Lennar should have system to get one in a timely, cost effective manner. Sale contracts are error riddled, impossible to understand, and so generic they have 50% not applicable. Have a contract for cash and another for financing.

Upon moving in, they left windows open that we could not reach or see, which led to water damage, the workmanship on the construction is horrible, even to the naked eye. There are issues with stairs that don’t align, finishings that don’t align, paint on floor and carpet, and many other workmanship issues. When asked to fix prior to moving in, they declined to do it and said it is what it is, and made up lame excuses. With the visible workmanship being as bad as it is, it’s worrisome what can’t be seen. Our grass was also left unattended when the sod was put down, and they never watered it, ...
