We had issue with the nails/staple sticking out and that was promptly fix. However, we reported the issue about the garage door paint which is not properly painted and also the host being outside the gate for the back yard. They’re still Otis taking and we’re almost here for 2 months

I had a great home buying experience, the process was so smooth and seamless. the Construction Supervisor Brett is an awesome person, always present and ready to help. even after moving in he is always near by monitoring the other home builds and always ready to answer questions and help when asked. No need to take a real estate agent. The listing was very misleading.They have their own sales team and pay no part of other agents fees. Real estate agents don't work for free. With an additional agent fee to be paid for by the purchaser was the one downfall and a large extra expense.

We have built two other houses in the past and I will have to say that Lennar has had more issues we have needed repaired then any other home we think perhaps there needs to be better people doing the work to make sure these issues don’t arise or perhaps longer building time. We did also notice that a few houses that were built after us had upgraded stove and ovens which we felt we should of had as well. We do love the layout of our home and our community as well. Just wish some things were more consistent.

A leaning experience

It’s a sellers market. Lennar has an advantage on making the closing price higher than the asking price. It also doesn’t accommodate the buyers on any choices, color, materials, design, etc., But this builder is efficient in construction and keeps quality it promises. Its customer services seems lack behind and disorganized: providing confusing and wrong information so the buyers have to work hard to connect utilities and local services. The company runs the HOA (or no official HOA yet) seems not yet functioning so be crossed fingers on any HOA related issues.

Great community, great neighbors, but they cut corners where they shouldn't have

This is my first house that I bought. I saw the model house and fell in love with it. Magnolia is a well designed house. The price is great, so is the community and its a feel good house for most part of it. However, they have cut corners where they shouldn't have and that's what left me in bad taste. Two things in particular a) I was forced that I can not have a realtor of my own since my realtor didn't come along with me when I went to see the model house. Most materials and products are nice, not typical builder grade. Much of the craftsmanship is also well done. In our house the prep on the millwork was very poor, not the same as in the model homes. Many repair attempts were poorly executed. Unfortunately it is a poor representation of the rest of the house however it is highly visible and runs through the entire home. Faulty dish washer, poor service response,

When we moved into the house we received a faulty dishwasher, which we were told would be repaired not replaced. Also the kitchen flooring needed to be replaced because of water leakage and all this took forever and highest level of escalation. Also in four months I can see the outside paint already chipping from window rims. Seems like Lennar has compromised a lot on using quality appliances and products and not done a proper quality check before handing over the house. Though Bret was still helpful with few things and that is my reason for still giving 3 stars despite multiple issues.

Details like the microwave placement were overlooked. It's a real problem for shorter people. No studs behind the drywall where the TV is supposed to hang. Also, we've had a lot of plumbing issues. Our powder room flooded causing major damage to the house.

Know what your getting going in to minimize disappointments

Be sure you are totally aware of what you will get going in to avoid disappointment. Closets are outfitted cheaply with coated wire that will need to be replaced sooner than expected. Lennar placed houses without regard for privacy, butting patios and windows directly opposite one another and leaving new owners with challenges. Simple mirror image placement would have solved the issue, but there was no thought about that by Lennon. Lennar has not lived up to the standards promised with upkeep in the community. They were very happy to take money for the creation of an HOA, but there are no actualized benefits (i.e. common area upkeep, community monument), and so the community looks 'cheap' compared to those in the neighborhood. There are pros and cons to buying a cookie-cutter home, and just make sure that you are aware before committing your savings!

Quality of workmanship & materials - this is just my first year, so place for the first year looks good. But who knows what will happen after few years. A mixed review -- I'll break it apart to the home buying experience and the post-move in periods. The home buying experience was relatively easy and Lennar's financial team did a fantastic job helping me as the customer understand what's included, what's not, and facilitating all the paper work. The inspections were all ok, we had a 3rd party home inspector check it out and everything seemed ok, no big hang ups. The post-move in period is a different story. Mortgage is one department that needs to be more open, consistent and concern about us, customers. Having our mortgage internally helped us to be on track with our timelines though. We moved with incomplete parts of the house, supply issues were noted from the builder. Overall, we still love our location and we had a smooth turnover and closing.

I had good experience starting from initial deposit till closing. However I found issues with quality of workmanship and materials which were resolved to some extent but not fully. Other downside was experience with Lennar mortgage and did not had expected experience. Other improvement required is speed in response to issues created for maintenance requests which are part of warranty.

Overall nice finishes in the house. Service team response is great. Frigidaire appliances are of low quality and I am fighting with Frigidaire even to register a service request. Lennar should not install Frigidaire appliances.

A few things to list 1) Paint contractors miss many spots and the exterior paint has weak spots where they spaced the spraying 2) Faucets in downstairs bedroom and master bedroom leak onto counter if left at a lower valve setting. Lennar stated that this was within spec. Having to buy faucets that actually are long enough to not flood bathrooms. Should not be buying things to fix Lennars issues. 3) Floors are starting to gap and flex quite a bit. Lennar builds beautiful homes. But attention to detail appears to be a loss. We have been in our home for 4 months and immediately started a list of repairs needed. We have only notified the builder of two repairs that are priority at the moment. Our experience with having our concerns addressed has been very poor. We will usually get a response within a couple days but contractors are scheduled on what’s convenient for them and not the homeowner.
