My experience with Lennar has been mixed, but the negatives ultimately outweigh the positives. To start, the home buying process was easy and streamlined, which is one of the few highlights. However, I strongly recommend using a third-party lender, as Lennar sells your mortgage off and better options are often available elsewhere. Where things fall apart is in the quality of the build. It’s very clear that corners are cut to keep homes “affordable.” I was even told directly that if something is only recommended by code, they won’t do it only what is absolutely required. There have been multiple issues with workmanship and materials, including: • Poorly executed ceiling texture (knockdown finish) • Cabinets improperly sized for the space, causing appliances like the refrigerator to not fit correctly • Listing photos that do not match the actual finished home • Grout left unsealed despite requiring it, and refusal to fix it. Caulked tubes under sinks (this tells me someone didn’t install them properly with the correct tread size or gasket) • Crawlspace liner sitting in water, with a filled radon tube • Uneven walls and beams • Nails and construction debris left in the backyard, creating safety hazards The cabinet layout alone is unacceptable. The measurements are so poorly planned that standard appliances don’t fit properly, which should never happen in a new build. It reflects a serious lack of basic planning and competence. Whoever designed this layout clearly did not apply even fundamental spatial or measurement standards, and it shows immediately when you step into the kitchen. As for warranty and repairs, getting issues addressed is inconsistent at best. It feels like a 50/50 chance whether something will actually be fixed. Many concerns are brushed off as “standard,” even when they are obvious workmanship issues. During the closing process, there was also pressure to confirm items were completed even when they were not just to move the sale forward. The sales team was friendly in the beginning, but once concerns were raised, that attitude shifted. Responsiveness declined, and getting accountability became difficult. From a builder’s perspective, these homes are clearly built quickly and cheaply. I am already in the process of correcting multiple issues myself, which defeats the purpose of buying a new home. At this point, I genuinely hope the home holds up long-term. The quality and value of this new home is really nice.

They installed a set of steps going into garage that is not safe, their response, do it yourself! Inquired why they put a latch on screen with nowhere to latch the lock, their response we don't care. Any inquiries are met with uncaring response of continued referral. The staff in Liberty Lake is uncaring and unhelpful. Once they get their money, they no longer care. I wouldn't recommend Lennar to anyone, wished I hadn't bought from them, crooks and uncaring company.

I am happy to purchase a new Lennar Home. While the process was exciting, negotiations involved different people with different understanding of the options. Also, not all our questions were answered timely. But I love my new home...

From the time we showed interest in our duplex the salesman Marc was very helpful to the closing with Heather was a very good experience. Heather was so helpful every step of the way.

Natasha was our sales rep. Very informative. Lily in finance bent over backwards to make everything come together. Customer service on workmanship repairs has not been satisfactory.

Very pleased with my Lennar experience! Great house, great price and an easy and painful process. Would definitely recommend Lennar and would purchase again!

Awesome, quality home in a wonderful community!

The main factor contributing to this low rating is all the incorrect information we were fed along the way by the new home consultant/agent. The most egregious being that we were told they would NOT be building any neighboring houses to one side of us. The agent even chuckled when I asked if we would have a neighbor on that side of our house because there was a big hillside appearing unsuitable to build a home on. I asked this question multiple times during the initial visit. This home had a $10k site/lot markup and we assumed it was due to the perk of having no neighbors on one side. After our offer being accepted, months later we later went for a walkthrough and saw they had brought in massive amounts of dirt to level and build another track of houses neighboring us where the steep hillside was previously. Not only that but they built the hill up so much that the houses will be looking down into our yard. We also asked repeatedly about the abundance of bees during our site visits and were assured they were not a continual problem and that they just pass through. This was not remotely true as we came to find out there is a large bee farm neighboring the development. I have a hard time believing this was news to the Lennar employees. At an early site visit I noticed how incredibly rocky, compacted, and uneven the soil was around the house and asked if they lay down decent dirt and level it prior to laying the sod and of course the NHC assured me their lawns turn out great and that they would just not lay it on the ground as is. This was also false and the sod has many dead spots that will not grow because of the giant rocks and compacted soil underneath. Extremely disappointed in the state of the lawn. I could continue stating these inaccuracies, but those are the big ones and you get the point… The positives were that the financing department (Lily) was great to work with and made up for the shortcomings of some of her colleagues. Good quality built home with a great view,, price was reasonable

Nice home but make sure to hire a home inspector before closing. Found things that needed to be addressed, but Lennar fixed almost everything by closing. Final walk through I found a few things not fixed which they addressed right away upon my walk through on day before close. Just had a warranty claim on an electric outlet and they arrived and repaired within an hour. Great service!!

Creative parking is an issue. Blocked sidewalks, driveways, and fire hydrants.

They don’t follow their own craftsmanship guidelines and instead do patch jobs that make things look worse. Spent time with the rep taping quality issues in the house just to have someone else come in and rip the tape off without ever fixing. At the final walk through I mentioned how nothing was even fixed and the guy didn’t care. They know that their contract forces you to close on an unfinished house. Lennar has gone downhill from what they used to be.

We have had eight work tickets in the first month. Each time one of them has been addressed, there has been a new issue created.

We watched out new home built from the ground up. If was great to watch each step and glad we did for when we moved in we knew it so much better. Have had a few issues along the way but they were addressed and fixed in a timely manner.

Lennar was more than helpful finding us a new house after our first choice was pulled off the market. Any issues that we have had have been handled in a very timely manner and by very professional individuals making our home very comfortable.

By far the most frustrating experience of a lifetime. All my financial records I submitted somehow disappeared. Buying process was confusing. No loyalty to those that were on the magical list. Withholding of vital information about the lot. Poor workmanship on concrete, paint, and framing. Would NEVER recommend to anyone.

overall quality below industry standard, extremely dishonest . I couldn't ever in good conscience recommend them to anyone.

My home purchasing experience with Lennar was seamless. Being assigned a homebuyer concierge, Lauren, was brilliant. It was great having a contact available to guide and answer questions. Escrow officer Stephanie was also instrumental in my positive experience. Cole gave a great orientation and walk-through. It didn’t stop there. Lennar provides an app which gives information for tasks to keep our homes in good condition. These seasonal recommendations are especially helpful for those experiencing a new climate.
