Patient with me through my financial issues. Sent in help ticket for heating issues, have not received help. Sitting in cold house while trying to get settled.

Our 2nd time at new construction and this time was a much better experience than with a previous builder. Better quality, communication, etc. There were some bumps in the road, but things were taken care of with minor inconveniences

My fiancé and I started our homebuying process with Lennar early in the year, and initially all of our questions were answered in a timely fashion, and everything was great. As time progressed it began to be a hassle to get information or get a response in a timely manner (this went for Lennar associates as well as their financial team). There were several lapses and communication when it came to us wanting a third-party inspection completed, and then when it came to them fixing the things that were found on the inspection it was a hassle to even get them to complete the items. We had to have the inspector go back more than once to ensure that it was completed when we were told that it was and it actually wasn’t. When it came to the financial team, we really had to double down to be able to get information from them. Calls, emails, text messages, and the works was often required to get a response to a question or to gain clarity. We were consistently asking if there was anything else that was needed to be sent in to complete our file on the finance side and was often told that everything was complete, but then as we approach the week of closing, all of these documents were then required to be turned in asap or we couldn’t close. We were desperately trying to avoid the last-minute need to send in and upload documents the week of closing. Our financial associate messed up the numbers, which caused us to pay thousands in extra out-of-pocket costs, a couple days before closing. We finally received the okay that everything was squared away and we were good to close, but then closing day was a whole other issue. Closing day, we got a call minutes from the settlement appointment that we were no longer able to close. Somebody missed some additional tax that needed to be put in the numbers, and when they added the tax, we no longer qualified for the program that we were in that gave additional grant incentives. We were told that the only way we could close that day was to send several thousand dollars more to put down that would in turn qualify us. We ended up putting down the extra money and we did close that day. We will say that they were diligent to figure out how we could still close on our closing day and they were communicative with where they were in the process, but why weren’t these intricate pieces of the financial aspect checked and triple checked so we didn’t have to go through this? How are we clear to close two days before closing and now something is wrong? It was a lot happening in that week. Overall, the house is beautiful, we love it and it ended up coming together very nicely, so it did all work out. But some of that is because of our real estate agent and his vigilance and not necessarily the Lennar team. Some of the people along the way did a great job of trying to help and went above and beyond every step of the way, but others gave very lackluster customer service, had to chase them down to get a response, and because of that we will probably consider otherwise when looking to build an additional home. ... The sales representative, Carl, was wonderful! He went above and beyond to answer any and all questions I had, and to assure me that I was getting exactly what I contracted for. I had an awful experience with another builder before I found Lennar, and Carl was very sensitive to my fears going forward with this home purchase. Oscar, the construction manager, was fantastic as well! He listened, answered my questions honestly, and gave me full confidence that things were going along smoothly and on schedule. Every step was explained in detail. Even after I moved into the house, Oscar was willing to answer more questions and take care of a few things that needed tending to. Home quality is great, sales and builder experience was amazing!

Be very careful when dealing with Lennar. Get everything in writing, do not believe verbal promises and fast talking "construction managers" who disappear once you have signed any document. When following up on pending items, they simply ignore you, better yet, tell you "that's cosmetic", or to make a warranty claim. However, warranty companies do not fix/repair things that the builder should have completed as promised. Nowhere to turn, you are left with over paying for a house that should have been as presented during sales representation. Scratched appliances, damaged cabinets, unfinished walls, the list goes on! Before you sign your sales offer agreement, be prepared to walk away, knowing you'll find out later how much less your neighbors paid for the same house. ... More

We were very excited to purchase our new home and initially we were treated that way in the beginning. Once our house began was when we started to have some communication issues. Our building manager had changed hands three times but we were not alerted until we were scheduling our walkthroughs. As a new homebuyer, I would want to know who is the building manager is at all times in case situations arise that need to be brought to their attention. Our sales representative also moved locations halfway through which gave us no one to talk to on site. This again could have been rectified with an email introduction on who we could talk to with issues. We did not receive our weekly updates on a timely manner which left us again in the dark about home progress. As a first-time homebuyer, I did not foresee that the purchasing process would be as smooth and enjoyable as it turned out to be. From my interactions with the New Home Consultant, Sara, to the financing support provided by Luke at Lennar, and the walkthrough with the Assistant Construction Manager, Christy, and the closing procedures all created an atmosphere of tranquility and joy. I sincerely appreciate the efforts of each person involved. Thank you!!

I came to purchase this house feeling extremely rushed. I was assured that the model we were interested in was no longer available. I could only buy the LAST remaining "spec" house. Just yesterday, I received an email stating the model I wanted as future build...

Attention to detail is extremely low. Didn't clean, paint on carpet, walls not smooth and in some areas not even painted. Outlets and outlet covers not secured. (But the electrical was inspected right? lol) They put the hose bibs in the dumbest locations. The one on the driveway side is at the back of the house... Some design engineer isn't too bright there. Flooring is not flat in all areas and the floor squeaks in spots like it's 30 years old. Zero customization is stupid. Expecting people to spend half a million and have no say in how the home is finished is embarrassing. Very true that once the purchase order is signed the customer service drops. Lennar is very much a money hungry company who hires average vendors to do a very average or less than average job. Cheap materials are definitely used. Absolutely would not recommend to anyone as a forever home. ... More

I am very disappointed with lennar employees who showed house material and options to purchase my home those were not explained clearly.Also lennar mortgage is worst lender I ever go with.I wouldn’t recommend lennar to my friends for buying their house.

My overall home buying experience with Lennar was great. The level of experience and knowledge with the team is incredible, and I love my home overall. However, it's was disappointing when I had to accept that I was walking in a brand new home with three long cracks in the garage that will not get fixed until the cracks get larger. And now the ceiling in the living room is beginning to crack from one end to the other. I just think being in a new home less than 60 days and experiencing this type of problem is unacceptable. I understand the concept of a home settling, but I don't think a new homeowner should walk into these kind of issues from day one. It takes away from the joy of purchasing your home. ... More

After looking at several homes by a few different builders I went with Lennar because of the quality, craftsmanship and what other builders considered upgrades were standard with Lennar. I felt I got more for my money.

While writing contract & Signing it, I clearly mentioned i am buying on my LLC and all parties agreed and signed. Just 5 days before closing, they said, we can not give you on LLC as per Lennar Policy, i need to authorize and title can be on LLC. Since only 5 Days left, i un willingly accepted. But then Just one hour before closing, they said i can't have title on LLC, What ....!!! this is how you guys deal with. Construction Quality: Pros: Good Quality Construction, i appreciate that. Cons: While closing walk through, we did identified minor things, they agreed to fix, but they did not fix. when i asked, since its closed, they had lot of procedure to follow up and the guy who agreed to fix not honoring his words. Great work to Lennar home because I have feeling great all about with Lennar home.

Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. I have to admit, it sound pretty negative, but in general we are very positive. and are very happy. The foreman was always very friendly, and helped with items we asked him. ... More

The houses go up quick. The folks working on the houses are most likely not skilled carpenters, brick layers, etc. the numerous issues after construction have been addressed. The customer service manager is ver responsive. Wish lennar would allow you to pay for upgrades. They put a package together and aren’t flexible to needs. Finishes are nice. I would like to see them come to with a better way to keep the other new construction from being so intrusive. I get we bought new construction. Don’t remind us of it by having every worker block your drive way or blast music at 7am while they hand drywall. ... More

I commissioned the construction of an Ashton model single-family home in the Shenandoah Springs Community. I am a Structural Engineer and have worked as a General Contractor my entire career. So my review will be performed through this lens. SALES: Very eager to make the sale and then all communications ceased. They requested $10,000 made in two payments as a deposit to hold the lot and begin construction. I paid the first $5,000 and then I had to complain to receive the payment link for the second $5,000 payment which almost put me in default of contract and would allow Lennar to seize my initial $5,000. I suspect this deception was done on purpose. CONSTRUCTION: When the lot was finally released for construction to begin, I was assigned a Superintendent who was wholly uncommunicative in regard to defective foundation work I observed shortly after the concrete pour. He then left the company due to medical problems and a new Superintendent was assigned. I had to conduct weekly inspections of the jobsite to stay on top of numerous defects in materials and workmanship that made its way into my structure: Holes punched in the framing wall, numerous core drill holes in the subfloor where they turned their plumber loose with a crack pipe and a hole saw instead of a measuring tape and drawings with measurements, a plumbing rough-in for the basement concrete slab that was not laid-out correctly which I had to insist upon correcting since they charged me an additional $10,000 for it, and one of the structural support members which acts as a column to hold up the structural beam and lintel was completely cut-away to install the stair landing support joist (jeopardizing the integrity of the structure itself). During the final walkthrough inspection and punch-list, I was assigned a trainee that did not use common industry standard descriptions for materials and remediation of defects for the punch list. On the Exterior of the house, the Vinyl Siding Subcontractor was completely incompetent and affixed the top of the vinyl siding run that comprised the finished facade of my structure incorrectly with finishing nails through the vinyl itself. This caused the vinyl siding to begin cracking, buckling, and warping. I made several complaints as I know the proper way to install a vinyl siding cladding system, and I was sent a man by the name of Todd with Lennar who attempted to outright lie to my face that the shotty installation was acceptable. When he discovered I was a structural engineer who had a full set of Contract Drawings for the home, and after a series of twelve complaints via email, phone, and text message where I had to physically provide their installer with vinyl siding installation instructions, a link to the missing hardware piece, and a "How to Install Vinyl Siding" instructional video, the attempts to lie and to cover up completely defective, lazy work was resolved. The vinyl siding installer left ladder marks on my finish trim and refused to clean them back to their original condition. Sod for the lawn was also laid far outside of the recommended ambient temperature of 75 degrees Fahrenheit as it was 103 degrees during a June heat wave and numerous portions of the lawn failed to take root within two weeks of daily watering. I am still awaiting replacement of defective sod as of the time of this review two months after closing. MATERIALS: This is a production builder that is publicly traded on Wall Street. They purchase the cheapest materials imaginable. Drywall is essentially Paper-Mache and will dent if you breathe on it too directly. The Paint is flat and cheap. It marks almost immediately with the slightest brush against it and attempting to wash the mark from the wall leads to removal of the cheap paint and damage of the thin drywall below. Concrete for the foundation is not poured and finished correctly. It is poured as quick as possible and finished as little as possible. This led to numerous defects such as "Bug Holes" where the tiny air bubbles are not vibrated out of the concrete leaving tiny voids throughout the walls and slabs, shrinkage which led to cracking along structural joints and finished surfaces, "Honeycomb" which is where the concrete mixture fails to mix together correctly leaving huge voids and parts of the concrete that can be removed by hand, and general carelessness after the placement which marred several smooth-steel trowel finished surfaces. It was very apparent that the Construction Managers for Lennar seldom walk the active jobsites and allow their disinterested subcontractors to run the entire job without accountability throughout their portion of the construction process. ... I’m a first-time homeowner. What should have been the best day of my life was anything but! Lennar won’t work with its customers to accommodate their work schedules. I not only MISSED my closing but I also received NO home orientation and as a result know absolutely nothing about my house. If I could do it all over again I would never have bought a home from Lennar.

Great staff who are helpful to provide details of the area and community. Ver knowledgeable and welcoming.
