Is was a great experience

For years I've qanted to buy a house and that thing called life kept throwing curve balls. I had been rent at my old location for years & faith decided it was time for me to own. I was given a month to move. This was faiths way of forcing me to take buying seriously. I looked at several houses. Beautiful outside, lots if work needed inside. LGI is big in my Deltona, FL city. One of the things other builders could not provide and LGI was able to was give me was my exact mortgage monthly payment and my exact down-payment amount even before signing a contract. The service I've received from beginning to closing has been excellent and continues. Even after moving in and finding little things I had not notice during my walk thru, have been taken care of immediately. I love that everyone is accessible by phone, text or email and response time is quick. I love my new home. I even have an office, I don't have to use a bedroom or dining room as my wfh office. Why should you build with LGI Homes? Well, why wouldn't you? We went around to various Builders looking for the perfect fit. We found that with LGI Homes. We walked into the Sales office on a Sunday, with no appointment. They very easily could have told us that they were busy and we would need to make an appointment for a later date/time. They didnt say that. Despite being slammed in the office, Freddy sat with us for an hour and discussed pricing, locations, and explained how the process worked. Unfortunately, the Model that we were most interested in at the time was no longer available. Thinking that was that, we left thinking that would be that. A week later we got a call back from Freddy advising that another Model had become available. And, because it was in our price range, we set up an Appointment to go out and view both the model (to make sure we liked it) and then to where the House would be built (to make sure we liked the location). We loved what we saw and we very much liked the location. From there, we were put with Melissa. We cant even begin to shower Melissa with the praise she deserves. From the moment we were put with her, we received CONSTANT communication. Every Week. From start to finish. We were beyond thrilled to have not only found LGI Homes, but, to have been fortunate enough to have worked with both Freddy and Melissa. I highly recommend any buyer hire their own home inspector prior to closing- I’ve experienced issues from the start, from the HVAC but installed correctly, electrical issues, hardware coming out of the dry wall, irrigation took weeks to repair, fiber optics were not installed prior to closing so it took 3 weeks after moving in to get Wi-Fi and still after over 5 weeks , I still can’t get cable, clogs in drains for toilet and shower, windows and slider doors are not sealed properly so I have bugs coming in my new home constantly , paint is already chipping on my patio floor and exterior, screens missing, etc- I’m a realtor and buying my first home has not been a pleasant experience to say the least! I don’t have time to call warranty companies as a single mother working around the clock while moving in the first 30 days after closing-these are issues that SHOULD have been addressed at the builders inspection- not a happy new home owner of a new construction build and neither are my neighbors! ... Person sold us the house and we never saw her again and no one took her place to walk us through the process

Awful experience dealing with Angel and rude, unprofessional Karen Fortich. They lied and lied about when the property I wanted would be ready, and then Karen had the nerve to raise her voice at me because she was overwhelmed and couldnt handle her job. Every house I chose I couldnt get, Joe Boyd is posting homes that are no where near ready. I had to choose a home $25,000 more than the first home I chose. That must be their way of up-charging and getting homeowners to pay more, by adding lesser priced homes and then taking off the lesser priced house off the market, how is this legal. A first time homeowner would have never been able to increase their budget $25k after all the lies from Karen and Angel. During the "orientation" I was disgusted to find the condition of the home, spider webs everywhere, dirty floors, blotched painted walls, dirty falls, marks on the cabinet, stains in the tub and shower, rust on my appliances, cracks in the mirror, a crack in the patio that they are refusing to fix, and ant hills everywhere in the yard. Not to mention a plethora of things that neither Karen or Angel told me like that fact that irrigation was only in the front of the house and that there were no bathroom rods, no laundry storage, home insurance was paid for the first year, and the pest control information. I reached out to Joe Boyd, no response. I spoke with Greg Penn who really didnt explain why this was happening or provide me with any of the information above that was not provided by Angel and Karen. Not to mention I was furious at the condition of the house upon arrival and called Greg and have received no response. When I arrived to the office to sign the closing documents neither Karen or Angel had the guts to even greet me. They stood in the office like teenagers watching and gossiping. Salesperson Ana Maria very helpful, but was hindered by ridiculous rules from builder. Builder would not supply list of appliances in home, nor specify what we'd get for our money. Usually builder supplies "list of content" of home and spells out warranties, this was all provided only at final walkthrough. We were told to look at model home images on website, which had multiple options for windows etc, but we could never get a straight answer what our house contained. Totally unsatisfactory. Preclosing walkthrough with Dave M was awesome and thorough, but it was downhill from there. The real construction super was a week late addressing punch list items; then stood us up for a subsequent walkthrough; and told us that all the items were taken care of but they actually weren't. We got the home delivered with grout smeared over both bathroom tile walls, AC filter that was black with filth, holes in window screen, and multiple sloppy painting issues which I just fixed myself because I got tired of waiting for LGI to come through. ...
