Where to start on how bad of a buying experience this was? I am even shocked I am being sent this considering it was so bad we even tried to reach the CEO about it through LinkedIn. To begin, when we first arrived on the LGI property we were given the typical walk around the office to have LGI read their values and explain it to us. Such a waste of my time and all part of the charade if you ask me, I just wanted to get out and start looking. After their little speech we went to look at a mix of mostly finished homes and lots. After an hour or so we finally found a lot we liked. We went back to the office to sign the paperwork. We were told we could go get our required 1k deposit for the lot after we signed the paperwork because the lot was ours, nothing to worry about right? Well, while we were on the LAST page of the paperwork our sale person’s coworker comes running out of another office yelling 'THE PROPERTY IS SOLD!' smirks and walks away. What just happened you might ask? Well, another sales person in the office stole the property out from under the feet of our sales representative and stole it so she could make the commission. She did this despite being told by the manager of that office not to sell the property since we were signing paperwork for it. That is where this terrible story begins. We walked out after that because we were so upset and felt just betrayed and lied to off the bat. I mean we probably spent an hour listening to the VALUES speech and they do not even follow them within the first few hours of meeting us! After we walked out, we got a call from our sales representative after I let him know just how dishonest what just happened was. He understood and after back and forth with his manager they agreed to lower the price of another lot with the same house style build on it. I think they only did this because it backed up to power lines and was less desirable but we accepted the lot anyway. The market was so out of control this was the most affordable price for us at the time. The new lot was GOING to be sold within the next month for $287,900 but they lowered it to $276,900 based on the lot that was basically stolen from us. What a jump in price right? More to come on that later. We signed our paperwork and the home was set to be done at the end of May, we signed on April 29th 2021 and the home was already a cinder block frame on a slab. Little did we know the home would be delayed SIX MONTHS. We did not close on our home until October 28th 2021. I understand that Covid has affected supply chain and it is hard to get things such as windows for example, but whenever we would inquire when items would be coming in no one had a clue or answers for us. Half the time they wouldn’t even follow up on our questions. It felt like we were doing their jobs for them! This happened for the entirety of the building process. LGI puts you through a total run around of 'I don't knows' and lies. But it gets worse, trust me. Before the home was even half finished an appraisal was ordered. All that was finished was the cinder block frame first floor and the wooden frame work inside. This is where the price is important. We singed for a home that WAS going to be sold originally at $287,900 but it was dropped to $276,900. We were told these beautiful homes appraise at value and there has not been an issue up to that point. Well, when our appraisal came back it only appraised at $274,000. Are you kidding me? Not only had we been dealing with delays and the run around and a lot being stolen from us, NOW we have to shell out more money for a home that under appraised. Why? Why did it under appraise? On top of that, I cannot imagine how someone would have felt if they agreed to purchase this home for the original price of $287,900 and they got an appraisal back for $274,000. But THAT is also NOT where this story ends. LGI claimed they would dispute the appraisal but that never happened. What more could go wrong on this property you ask? Well, the home was FINALLY nearing completion in August. We could finally put all this drama behind us, we already had two credit checks pulled on us from the lender due to delays with construction. Everything is looking good BUT on August 6th around 7pm we get a call from our neighbor that OUR HOUSE IS FLOODED. Water is pouring down the driveway, coming out of the laundry room into the garage, and is leaking out of every single light socket in the home from the second floor down to the first. The entire first floor of our home is soaked, walls are swelling, the flooring is soaked on the first floor and second floor. The ceiling has clear water damage and doors in the home are damaged as well. The entire second floor is soaked, the wooden subflooring is soaked and swollen. Water was pouring out of an unsealed pipe in a bathroom on the second floor for who knows how long. We were not even notified by LGI, they did not even know this was happening until WE told them. That is where total chaos and the last hope we even had for LGI ended. The following day LGI and their managers were out on our property. We sent a scathing email the night before to everyone we could. On top of what already had been happening, delays, lies, run arounds, now our home was flooded and needed a TON of repairs. How can you be happy to move into a “brand new home” that is no longer brand new because the entire thing is damaged now and has a risk of growing mold in the Florida weather? LGI did not even know who caused it, they originally claimed it was painters who turned on the water to wash their hands (sureee, with no faucets in the home at the time), then later on we were told they didn’t actually know what caused the water to flood the home or how it got turned on nor why the pipe was not sealed yet in the bathroom to begin with. Stay away from LGI homes. the whole purchasing/loan process is very stressful and I feel I was in a very vulnerable position due to their recommendation of lenders. I will avoid doing business with them from now on.

I do not recommend LGI. Poor quality work, rushed construction and poor communication through the entire process. I do not recommend LGI!

I would not recommend this builder. They were terrible to work with prior to closing, poor communication, continued to provide every excuse as to why the property was not completed within the timelines given, extended out our closing dates as the house did not inspect in time. Any issues found during the walkthrough were to be addressed within 14 days after closing. We are over a month out, and warranty issues have still not been completed. In addition, we have experienced window leaks, and poor craftsmanship throughout the home - obvious they rushed completion and did as little as needed, without care for the buyer. The home is great. The problem is that there were things wrong with the home and when I ask when these things will be fixed I get " we will get it taken care of." then nothing. no call back no email saying this is where we are at and this will be resolved. NOTHING. Been going on for a month now...
