LGI Homes - Overall, I was very impressed with the LGI home buying experience,

Overall, I was very impressed with the LGI home buying experience, as was my relator. It is non-traditional meaning you do not pick ANYTHING in your home but the finishes and such are pretty good as their standard. The process was very well organized, they were communicative and the sales, contractors etc. were all very friendly and professional. There are 3 issues that I have with LGI. 1. Radon testing--we tested our home before closing and the levels were an average of 3x the recommended levels. LGI doesn't care about radon and the high levels. We as new home owners had to spend another ...

Happy to Own a Home, But Came with Some Flaws
- Miranda S.

- Stanwood, WA
My husband and I bought in October 2021, we hired an inspector and our report came back with multiple different things that should be fixed. We spoke with the construction manager who stated someone in the office had the report and would show him. We also had the wrong outlet installed for our dryer (range installed) and had to have someone come out and replace it. Once I submitted claims for all the items that needed fixing, about a month later the construction manager came and said he’d get on the items that needed fixing (which included several shingles on our roof that needed fixing). ...
LGI Homes responded:
HI Miranda, thank you for the review! We apologize for the delay in following up with you on the items you submitted a claim for, but we are glad the construction manager has been in touch with you. We appreciate your patience as we work through these claims and congratulations on your new home.

They should response well when we have complain on something rather thansayin its a Nature Cause. The soil was moved away by heavy rain before we moved in or before our closing but didnt get it done as they have said, they r not responsible. We have to fix our back yard by our self.

The overall build of the home is good. It’s the sales team that you need to be aware of. They will tell you what you want to hear to get you to buy the house. So make sure that whatever they tell you is in writing. If it’s not don’t believe them.
LGI Homes responded:
We pride ourselves on our integrity and honesty and are disappointed you felt your sales rep was not providing accurate information. Our sales process is designed to provide you with all the information you need to make an informed decision and our team is always happy to answer questions that come up.

I put in a follow up repair request, but I have not received a response. It has been almost two weeks. After the sail the builder is responding to problems.

The buying experience was easy and seamless. After the purchase everything has went down hill. I have lost of issue to be fixed that have not been addressed. The craftsmanship is about a 5 out of 10. Everyday I find something new. The paint on the cabinets, doors and walls is terrible. I have also filed a claim on the website weeks ago and have yet to get a response. Overall experience to this point is about a 3 out of 10. Also they claim to have put sod down around the house. They didn’t level the ground or remove any rocks before laying sod. I have spent thousands of dollars already have ...

Eye for Details

Overall the purchase of the home went smoothly. Loan Depot was very easy to work with. Be sure to do a VERY detailed inspection with a third party and an independent walk through on your own. They poured our garage slab out of square, used short screws in all interior doors and some sloppy trim work. They are going to adjust the garage door to try to make it line up better with the slab. Warranty requests are easy to submit but require A LOT of harassing and follow up to be completed. Don’t give up until everything is fixed.
LGI Homes responded:
Hi Matthew, we appreciate your feedback. While our homes undergo several inspections by third parties throughout the construction process, you are always welcome to have your own inspection done. We expect our team to contact you within one business day of you submitting a claim and appreciate your insight into your experience.

There are several things that need to be fixed, if not fixed then replaced. There are several places that need paint touch up and all were noted when we did our walk through and as if today, Jan 5, 2021, the only thing replaced were the 4 fence boards.

For the most part i am happy with overall experience. However i do have a couple of complaints. I was promised my back yard would be re-seeded and new hay put down. Purchased mid October. Now been just about two months and has yet to be completed. I even reminded the office about it. Two months in and i feel i was given a false promise. Second issue I have is with the installation of the SOD in front and side yards. Looks terrible. They left large gaps between each piece instead of butting them up against each other. Obvious they were cutting corners. I paid extra for a premium ...

The excitement of buying a new home goes away once you move in and notice all the details where workers just were careless. Some people think we just should be glad we got a home. I don't think like that. I should just be glad my roof is not leaking.

The process of buying the house was some what simple. I did have an issue with my realtor getting her share but everything got resolved. Once I did my walk through I did notice that did builders did a sloppy work and everything look like it was rush. When I was coming to see the house before it was done I noticed on the ceiling outside there was a whole and I brought it up to the attention of my salesman but later on when I did the walk through the whole was still there. The fix it with caulking. Which I’m not satisfied about it. Also noticed two crack on my ceiling in my living room going ...

When we visited LGI they were huge in talking about their workmanship and how they build quality. Let me tell you that is not the case they have poor workmanship and the quality of work is poor and when you ask for it to get fixed they say that is the way it’s suppose to be. Make sure to take the time to do your walk thru as the home has so many issues before you get there. Then do it again because they don’t fix them. When they do they have a bad attitude like you have issues. I do love my home but we decide next time we will not buy LGI

LGI and Loan Depot made it possible for me to become a homeowner and get out of the apartment for just a little more money per month. The location was great and the house is super nice and roomy. The communication between sales and the customer was very poor. The construction team knocked the home out in time but the paperwork was not completed. This took an extra month to get together and pushed closing back several times. Had the paperwork been done sooner, or, they just had communicated that the house would be ready way sooner than closing then the process would have been much smoother. ...

My first home buying experience was okay. I had to have my closing date changed which wasn’t a big deal, but prior to closing I was told that my closing cost would go from $168 to $2900 due to the VA appraising my home less than what LGI said it was worth. I also didn’t get appliances in my home until the day after I closed. The home itself is beautiful and I absolutely love it! There were a few things that were missing or needed to be done (and still needs to be done). The VP of construction came to my home this week and also noticed the deficiencies in my home. There were quite a lot of issues found during the 3rd party inspection that I paid for just before the final walk through. The builder was very responsive and fixed most of the issues. Just on the day of the closing, builder found issue with condensation of the refrigerator and water puddles in the front porch due to the slope of the concrete walk way not being away from the house (foundation). Builder had to relay the concrete after closing and get the refrigerator issue fixed. A lot of co-ordination was required to get this done (especially after closing and for a remote buyer).

Great to work with up to the closing. Excellent communication, Their preferred lender was quite competitive regarding interest rates and actually better than most on closing costs. After four weeks, the house seems solid. The only constructive feedback I have is that there hasn't been any real follow up regarding our satisfaction. There were a few "punch-list" items that were discovered during the final walk-thru which were supposed to be closed within two weeks but I had to do some chasing via my real estate agent to have them addressed.
