LGI and Loan Depot made it possible for me to become a homeowner and get out of the apartment for just a little more money per month. The location was great and the house is super nice and roomy. The communication between sales and the customer was very poor. The construction team knocked the home out in time but the paperwork was not completed. This took an extra month to get together and pushed closing back several times. Had the paperwork been done sooner, or, they just had communicated that the house would be ready way sooner than closing then the process would have been much smoother. ...

My first home buying experience was okay. I had to have my closing date changed which wasn’t a big deal, but prior to closing I was told that my closing cost would go from $168 to $2900 due to the VA appraising my home less than what LGI said it was worth. I also didn’t get appliances in my home until the day after I closed. The home itself is beautiful and I absolutely love it! Wonderful process until I moved in. Various workmanship issues (no screens, garage door not working, ice maker not working, etc) and it is over a month and some still havent been addressed or even acknowledged.

There were quite a lot of issues found during the 3rd party inspection that I paid for just before the final walk through. The builder was very responsive and fixed most of the issues. Just on the day of the closing, builder found issue with condensation of the refrigerator and water puddles in the front porch due to the slope of the concrete walk way not being away from the house (foundation). Builder had to relay the concrete after closing and get the refrigerator issue fixed. A lot of co-ordination was required to get this done (especially after closing and for a remote buyer).

Great to work with up to the closing. Excellent communication, Their preferred lender was quite competitive regarding interest rates and actually better than most on closing costs. After four weeks, the house seems solid. The only constructive feedback I have is that there hasn't been any real follow up regarding our satisfaction. I was so excited to move into my new home; however, the craftsmanship is noticeably subpar. The paint job has been the biggest eyesore (missing paint as well as dripping paint in spots). There were also issues with a hole in one shower that was pitifully patched in an effort to hide it from the buyer which was very disconcerting and missing trim work that needed to be addressed during the final walk through. The house will hopefully be what I thought it would be, but not without my efforts to fix things that shouldn’t have been a problem from the get go.

We are happy and quite surprised that LGI came in on time completing the home. That has never been done in our experience with new home builders. Besides small glitches we are able to see at this time, we are happy with the workmanship. We did find ourselves shaking our heads a bit. No towel bars in bathrooms. That was a first in buying a new home. We feel it is a small expense and they should have been provided. Instead, we had to install them after moving in. Last negative was pretty annoying for us. The home buying process was smooth and convenient. Unfortunately the home was constructed shoddily with notable lack of quality control. Case in point, the fridge was broken/defective on move-in and to this day (1 month later) I’m still waiting on the manufacturer’s warranty to fix the useless appliance.

This was my first time purchasing a home and although I thought I was prepared I was not. I was taken in by the immediate aesthetic and enthusiasm of our sales rep of the home but the more and more I continued to look at the home and actually live in it I realize It’s pretty cheaply made and have began to notice all the flaws and poor workmanship. The subdivision doesn’t really offer a whole lot for the size that it continues to grow into. This definitely has prepared us for our next purchase in the future.

We purchased our home and we were able to walk through the home while it was being built. We pointed out a few flaws one of which was a hole in the subfloor on the second floor. Which was not repaired prior to carpet installation. We couldn’t find it during the home inspection but found it after the closing. We were very disappointed when we learned the upscale option package was not available at this location. The availability of this option was what was originally attracted us to your properties but we chose to settle for Keenesburg in order to achieve the square footage we needed. The sales guy/Hugh was excellent. We grossly underestimated the train/highway noise and the lack of infrastructure/services.

I hired a third party inspector to double check the work on this house and found it to be of quality construction. the home price for what they are in Colorado is fair but the whole housing market here is grossly overpriced. You'll be satisfied if you don't actually expect them to fix anything or follow up on warentee items. If you are a do it your self kinda person you can get a decent new home. Watch out for HOA which was established before the neighborhood and wants to be notified of every flower or blade of grass you plant in your yard. The finishing on the home was poor. The painting looks like it was done by amateurs. It is messy and there are lots of drip and brush marks. The drywall is already showing nail holes and tape is coming off at corners. The cabinets and woodwork are marked with drywall mud and the putty and caulking are messy insufficient or not done. There are several places where the trim was nicked up or did not meer the floor/seam. The carpet edges were full of nails that stick up. The final cleaning was extremely poor. In Texas, LGI has been building and selling homes at a breakneck pace. The quality control is poor. The home was handed over to me when the work was not complete. There have been over 15 issues that I reported, including a couple of significant defects found by the home inspector that I hired. After a month. some of these have not been addressed yet. The staff onsite is very nice but they have been placed in a situation where too many homes have too many issues for them to track and fix.

The home buying process was great but when moving in we notice a lot of things that could've been done differently about this house. Like they could've made sure that the cabinets all we're put on correctly with no gaps, they also could've done a better job with the walls by putting some type of coat on them so they wouldn't get messy while moving in. The countertops should've been stained as well. They also should've put cable wiring throughout the house instead of just the master room and living room.

I bought the Guadalupe plan here at Ghost Hollow Estates. Beautiful home and great price, but the workmanship needs work. The house seemed to have been built in a rush and we were left with a lot of cosmetic issues. We are still waiting for them to get fixed and it’s been over a month. Only one major issue, our water heater pipe broke, but that was replaced fairly quickly. Other than that, quiet community and friendly people. Overall decent experience, but beware... you will have tons of cosmetics issues!

Too Many Internal Structural Problems

Just purchased home and I have a laundry list of internal issues. I put in work order requests 3 weeks and only the toilet issue is addressed. There are structual wall issues, structural ceiling issues, appliance issues, garbage disposal leak, toilet not secured to the floor, etc. No word or contact from anyone about the issues or an ETA. This is my 3rd brand new build and I have NEVER had all these issues. Not sure what construction company they use but they are slapping these houses together like doll houses.
