I love the layout of our house but the experience hasn’t been the best and the construction is sloppy. To start off, our closing date was delayed multiple times and each time we were notified days before the date scheduled. Each time being told they want our house to be “perfect.” We were then given our house and off the bat were told the trim quality wouldn’t be the best, our stove was damaged and we didn’t have gutters yet. Sinking front yard. Peeling roof. Doors that don’t latc shut. A stained carpet. Chipped back patio concrete. Wood floors that click because the foundation underneath is not level. I could go on and on. The worst part is just getting ahold of someone. We’ve been here two months. Can’t wait to move.

After closing we found many issues and still new ones popping up. Too many to list. The houses are built quickly with cheap materials and zero attention to detail. Spoke to one of the builders and tried speaking with the sales manager but that was an absolute waste of time. Guess I’ll try the warranty process for the things that can be fixed. Everything about LGI homes are bad. Buyer beware. I am aware that I bought a $200k home and not a $400k home but this is more of a $100k home. I have seen newt model modular homes built with better quality materials than my new construction LGI home. After 1 month in my new home, I am preparing to sale by the end of this year. I will never buy another LGI home.

PROs Angie went above and beyond what I would have expected ANY agent to do. I would recommend her to my grandmother. Raymond was extremely fast and very responsive to all issues that came up during the closing process to ensure we were able to close on time. Showed No Interest in Fixing Problems

I encountered some issues with my home after closing. Multiple details were not attended to. So, I reached out over and over and over to LGI to get the issues taken care of. They weren't even major problems -- truly, they were quick fixes. But the people in charge were spectacularly unhelpful. In the end, I did the work myself and ended up having to pay more money because their lack of initiative and responsiveness was becoming a black hole of my time and focus. I was so frustrated by that whole ordeal that I'll never purchase a home from LGI ever again.

Closing process was horrible.

Although the house was fine, the closing process was much more difficult, based upon internal LGI procedures. This was particularly true because we did not use their affiliated lender. I would think twice about ever buying an LGI home, solely because of their closing process.

Chris, our sales rep was awful and untruthful throughout the buying process. It really made me question or decision to buy an LGI home. Our lender Dora was unresponsive and hard to get answers from. We were pretty much in the dark for most of the home buying process.

We were so excited to buy a brand new home. We did the walk through with our sales rep. He promised in ground sprinklers, beautiful stainless steel appliances, and that LGI closes on time! Sadly this is not what was delivered. Our closing was pushed out because the subcontractors were behind. This was not communicated to us, instead we were made to feel it was our fault with financing that we couldn’t close on time, until our mortgage was approved and we still couldn’t close. I overpaid and had to go with their lender only. Construction quality was bad. Had water leak in the house in the first one month after closing.

Awful experience dealing with Angel and rude, unprofessional Karen Fortich. They lied and lied about when the property I wanted would be ready, and then Karen had the nerve to raise her voice at me because she was overwhelmed and couldnt handle her job. Every house I chose I couldnt get, Joe Boyd is posting homes that are no where near ready. I had to choose a home $25,000 more than the first home I chose. My expectations were very unpleasant. The new house has many details, such as poor leveling of the walls, they did not seal the door slots, poorly painted the walls, they did not seal the door slots, poorly painted the walls,It was a very bad choice to buy my house with this company. On the other hand, the person in charge of repairing things inside the house only paints on the damaged parts, he does not replace them. I feel very sad because I expected more from them.

There are lot of issues which was reported before the closing during the final walkthrough. It is almost one and half month and all issues are still not resolved. Basic Fixture which every builders provides (Towel rail in bath, Outside bell...) are not part of LGI homes fixture which is very strange.

The fact that the subcontractors such as the roofing company are complete garbage. No way should shingles come off a brand new house in a 50 mph wind storm and LGI’s customer service regarding the issue is lacking.

If you are having your house built, stay on top of it.... visits daily to the site is highly recommended. Let the contractors know who the house belongs to. Workmanship is poor, architectural design, cut corners, along the way.
