LGI Homes - The buying experience was great.

The buying experience was great. I wish LGI homes offered some customization to the buyers. That would have been nice to put my touch on the house. But overall the finishes are good. Responsiveness to work orders could be better. I have reached out a couple times and would like some communication even if they received the work order and acknowledging it.
LGI Homes responded:
We appreciate your review and feedback. By not offering customization, we are able to take advantage of efficiencies in the construction process and when buying materials that allow us to offer more affordable pricing on our homes. We are proud of the finishes we include and are glad that you are happy with them overall.

Poor workmanship on all cabinet drawers. Heating vents not properly installed. Broken sewer pipe under house. Slow leak at water meter.
LGI Homes responded:
We're surprised to hear about the issues you listed. Each of our homes undergo several inspections throughout the construction process, but our homes are backed by several warranties so that we can resolve any items that arise after you close. If you haven't yet, we recommend submitting a claim in our convenient online warranty portal.

Happy to Own a Home, But Came with Some Flaws

My husband and I bought in October 2021, we hired an inspector and our report came back with multiple different things that should be fixed. We spoke with the construction manager who stated someone in the office had the report and would show him. We also had the wrong outlet installed for our dryer (range installed) and had to have someone come out and replace it. Once I submitted claims for all the items that needed fixing, about a month later the construction manager came and said he’d get on the items that needed fixing (which included several shingles on our roof that needed fixing). ...
LGI Homes responded:
HI Miranda, thank you for the review! We apologize for the delay in following up with you on the items you submitted a claim for, but we are glad the construction manager has been in touch with you. We appreciate your patience as we work through these claims and congratulations on your new home.

Eye for Details

Overall the purchase of the home went smoothly. Loan Depot was very easy to work with. Be sure to do a VERY detailed inspection with a third party and an independent walk through on your own. They poured our garage slab out of square, used short screws in all interior doors and some sloppy trim work. They are going to adjust the garage door to try to make it line up better with the slab. Warranty requests are easy to submit but require A LOT of harassing and follow up to be completed. Don’t give up until everything is fixed.
LGI Homes responded:
Hi Matthew, we appreciate your feedback. While our homes undergo several inspections by third parties throughout the construction process, you are always welcome to have your own inspection done. We expect our team to contact you within one business day of you submitting a claim and appreciate your insight into your experience.

We were so excited to buy our first home and Dillian our LGI agent was very helpful and made our buying experience smooth and seamless. He was always available for questions. Trying to get things fixed that is under warranty is a challenge, but we are very happy with our purchase. We love our neighborhood. Feels like home!

Closing process was horrible.

Although the house was fine, the closing process was much more difficult, based upon internal LGI procedures. This was particularly true because we did not use their affiliated lender. I would think twice about ever buying an LGI home, solely because of their closing process.
LGI Homes responded:
We are disappointed to hear that your closing process was not what you expected. One reason we have partnered with our preferred lender is that we believe they provide an exceptional experience. Now that you are in your home, we hope you enjoy it!

LGI Homes - The fact that the subcontractors such as the roofing company
- Jennifer A.
- Verified HomeBuyer
- February 23, 2021

The fact that the subcontractors such as the roofing company are complete garbage. No way should shingles come off a brand new house in a 50 mph wind storm and LGI’s customer service regarding the issue is lacking.
LGI Homes responded:
Hi Jennifer, we are sorry that your home was affected by the storm and understand that it is a situation no homeowner wants to go through. Our homes undergo several inspections during the construction process and are certified by independent inspectors. We are continuing to work with homeowners to review each submitted warranty claim to determine if their damage falls under the obligation of the warranty policy or if it is a cause of nature that will need to be resolved through homeowner's insurance.

DON'T BUY LGI

This is my first house - and the organization of LGI is a mess my closing was a mess. NOONE cleaned the house before closing, there were tons of things not completed of my "punch list" AND inspection. And now after moving into the neighborhood is DISGUSTING. NO IN MANAGEMENT CARES NOR DOES ANYTHING ABOUT ANY COMPLAINTS. Please someone reach out to me I would LOVE to take this to a higher level - I'm tired of living in filth after paying almost $1,000 in HOA fees.
LGI Homes responded:
Hello! This is certainly not the typical experience we provide. For the items you feel are not taken care of in your home, please be sure to file a warranty claim through our convenient online portal. Regarding the state of the neighborhood, it may be worth contacting the HOA. When you closed, their phone number should have been included in the list of important phone numbers you received.
