This was our 5th and last home purchase. It was our 1st from brand new build, picked the lot and model home so we have nothing to compare the process to. It took 8 months which I guess is average home build time. Got off to a slow start, changed construction managers midway through. Some phases we felt were rushed, i.e installing cabinets before textured drywalls. Landscaping could have been better, don't care for some of the foliage. Appliances could have been better quality.

Signed our contract August of 2020, was told construction would start in December and closing June 2021. We closed at the end of July 2022. There was approximately a year delay even getting to the slab being poured. An issue with the permits and city, I appreciated the weekly update calls with my sales person and builder, but having to wait 23 months, I would've appreciated outreach from someone higher up in the organization to explain what was going on and acknowledge the situation. It look me following up to confirm closing date and time, and once we closed there was nothing. No congratulations from our team, closing gift, acknowledgement. Wish I would have been able to visit the site more during the build. And not do a final walk thru an hour before closing.

The price of the home was great. The incentives were also good. Home buying process was strenuous and stressful going through Pacesetters preferred lender. Items on inspection that were supposed to be fixed twice prior to closing were never completed and never followed up on. Pacesetter offers “white glove service” technology within the home who never responded to emails about setting this up and again no one follows through to ensure this happens.

Many of my issues pending from preclosing and few I reported after moving are not fixed. I sent or followed up with builder atleast from 45days but yet to be fixed. I have issues with door gaps where I see cold air coming in, drywall cracks,paint issues,tile cracks,garage door gaps.......prohome is another story where they hardly respond and only ask me to wait.....its been 2 months and many issues were identified and never fixed.

Susan was fantastic to do business with from the very beginning. She kept me informed throughout the process and helped in every way she could even after the sale. Unfortunately after the sale, the AC went out the first week, and the plumbing failed the following week. The yard is still torn up almost two months later and the landscape company has missed two appointments that must be made at least two weeks in advance, so over a month without any resolution in sight.

Pacesetter has a lack of staff + lack of communication systems in place for that staff. We had to move our close date 3 times because we were told the house was complete and when we went to check ourselves it was far from it. We had to have our own inspector come out multiple times because we were told it was ready for inspection when it in fact was not. We hardly got an apology too. I don't blame this on the staff but rather I blame it on not having enough staff and not having communication systems in place for them to readily access - like a customer portal where they can just put updates and messages. From what I understand this is pretty common with everyone that bought during our phase. Once the old construction manager left things went off the rails. For us, it wasn't that our house was continually delayed but rather that they would say it was done and we would show up and it clearly wasn't... We had to move all of our moving plans multiple times and could hardly get an apology. If they had been honest and clear with the timelines we could have all been on the same page. ... More

Since I done move in my home is what I expected to look like, but getting thing address was ridiculous from the home builder. The walk through was good but getting stuff address that need to be corrected is a pain in the butt. Everybody is so short with you in answering a question that you might have. My sale representative was great in the beginning, but flip on the end with no patience at all. The appliances that I have is from all over, nothing matches especially in my kitchen.....good luck on that. All I can say please take pictures and document what you see. Megan Reeves was great. Austin McCain ( Construction supervisor) on our build was horrible. No communication, many mistakes and no resolve. Things went much better when Trea took over and Craig was hired to see it through. A few minor issues after completion waiting to be resolved.

The house is overall a good value and it appraised well above the selling price. No complaints there! The material and workmanship is leaves a lot to be desired. Specific examples include the sloppiness of the painters, mismatching doors, incorrect exterior paint color, and several damaged windows. It has been over 2 months and the builders are still following up on items from the pre-closing walk and exceptions list agreed to be closed within 1 month after the closing. Pacesetter also moved closing dates twice after instructing me to put utilities in my name for the day after closing. I was stuck on the hook for a month of air conditioning usage while the house was not properly insulated and nobody was living in it. Even though I have been promised reimbursement they have not furnished a check in 3 months since closing. The employees are all nice, and I think they mean well, but there is a severe lack of project management capability. ... More

Very good experience with sales team. House was 70% completed when purchased so we didn't go through the usual upfront sales portion. The weakest part of Pacesetter's game is their promise to do a Quality Walkthrough two weeks prior to closing. This apparently wasn't done and as usual with a cookie cutter builder, the quality of workmanship deteriorates with the work in the last month. There is no oversite to ensure the final finishes are done well such as flooring, cleaning, painting, etc. Since no quality inspection was done, there are scratches on bathroom countertops, cuts and gaps near doors on flooring, poorly painted doors throughout the house, scratches on windows, etc. This, at best, is a $300,000 house with almost a $600,000 price tag. The builder wants to treat it as a $300k house but is happy to charge double the price. We have had good luck working with the foreman to get things resolved prior to closing and immediately afterwards but I have very low confidence the post-sale warranty company will be very effective. Warranty issues are not addressed in a timely manner. Contractor no-show twice so far for leaky windows and 2 months later still haven’t come out. Waiting weeks for for items to be acknowledged, then nothing happens. Reported no hot water 9 days ago, still no response.

After construction was delayed for over 4 months, pacesetters decide to raise the price $50,000 right before closing. Very unprofessional. It was only done to me because I am a realtor I had 3 other clients and. One of their prices were raise. Not happy with pacesetters and will not be making any pacesetters purchase nor recommending to clients in the future.

Our overall experience with the home building process was good. Both Teri and Steve always seemed to be on top of things if I had a question or needed something addressed. The issue really comes towards the end of our build. The attention to detail and craftsmanship were subpar in most places. The framing and trim on all of our door sit about an inch off the ground (not flush with baseboards) which allows for the concrete floor to be exposed. In addition, the doors themselves have a gap of about 2.5inches from the floor- We can literally see the carpet in the next bedroom from under the door. The quality of materials used seemed to be of low quality as well. Our cabinets are made of mdf instead of hardwood like we were expecting. Our cabinets are still pending completion since the contractor has yet to install the vent hood door after failing to measure it incorrectly for the SIXTH time! Other things to add that were missed after our final walkthrough were: paint that was never cleaned off our LVP floors, bricks and construction material have been found underneath the sod throughout yard, and a gas leak that was fixed but was due to loose fitting from the exterior meter just to name a few. In addition, I’ve already had to fix cabinet doors since they’ve started to come off their hinges, and the upgraded door handles are constantly needing to retightened as well. My wife and I were expecting a better quality home based on the price range and neighborhood. ... More

There were many issues that weren't getting address until I got the Vice President involved. They should allow the buyer speak directly to the low voltage company because the construction manager is not aware of all the options they are offered. There were some things I had to get installed post construction that could have been done during the build. The construction manager wasn't aware that Cat 6 Ethernet cable was an available option until she called the low voltage manager. There were quite a few attention to detail items that should not have been missed or overlooked.

Given the unprecedented event of COVID, our home was built during a time where material and labor were in shortage, and there were many delays in the home building process. While that was out of anyone's control, what was within Pacesetter's control was poorly managed. As we approached closing many items that were supposed to be addressed, did not happen. We signed an IOU to fix a number of items, and 4 months later, the list is not complete. Part of our courtyard and backyard are unusable due to poor grading and constant flooding/mud now post-closing we are asked to speak with the third-party warranty company when this was a pre-closing concern. While there were certain members of the Pacesetters team that went above and beyond, overall our experience was not great. ... More

I will start by saying the sales process was easy and my rep was very responsive to my questions and concerns. It took several months longer than expected to complete my home but that’s pretty standard these days. After closing they turn you over to ProHome for warranty work. Of course after moving in, you find problems. Their warranty is limited and it’s difficult working with that company to get things done. There have been numerous issues that shouldn’t happen in a new home. For example, paint coming off the walls and trim. Even the painters were perplexed. Towel racks falling off the walls. The repair person said it was faulty installation. Overall paint inside and out is poor. They spray one layer and think that’s good. Windows and doors are not properly sealed. Kitchen light not working and they say it’s a maintenance problem. No the fixture doesn’t work. HVAC system has issues and part of the reason is poor insulation. The house is beautiful but too many things that shouldn’t happen and lack of consistent positive response from the warranty company. ... More

The final quality of the house wasn’t as expected. Lot of the issues found during pre-closing and closing could have easily been avoided in the first place if the person working on it did his/her job right. The lawn was also not professionally done with a lot of gaps between the sod.

Things were fine until we moved in. Issues we pointed out to the builder on our last walk through before moving in, after 3 months have still not been addressed. We have windows the don't latch which is a safety issue and one that was installed without the sash and wont open easy or stay open. The workmanship at the end was rushed and sloppy, trim, paint, plumbing etc. The lot next to us was still under construction and when they were cleaning off the lot for the sod the workers damaged our outside a/c unit which hasn't been addressed after the GC was informed. There's been a lack of communication from the GC regarding anything. I know the builder is busy trying to finish the last few homes but that's not my problem. We paid more for the house than it's worth because of the current political situation but we do feel comfortable to be here. We appreciate the company and our salesman, John, was very helpful but based on the subcontractors used I couldn't in good conscience refer the builder to anyone. ... More

I’ve dealt with some pretty disappointing construction issues right after close and builder seemed slow to respond to initial concerns. You can definitely tell it is a production home that was thrown together quickly. Again, great sales experience, construction is quite sub par.

After closing day they were impossible to get ahold of. No response to phone calls or emails. I spoke to one person one time about my first walkthrough and then emailed the documents she requested and ever since then I couldn’t get ahold of anyone.

Highly recommend having realtor representation.

The building experience and finished product with Hill Country Artisan was less than expected and somewhat disappointing. Considering the price point and using a builder that considers itself "semi-custom", the quality of workmanship from the subcontractors and some of the materials used was substandard. There was very little attention to detail and the bare minimum seemed to be acceptable to those building the house. Unfortunately the same can be said for the Construction Manager who seemed to have low expectations for the product he was putting his name on. They upped the price immediately after I signed, everytime I’d ask on move in dates they would make up a new date then lie saying they never told me that. Materials are cheap. While building the neighboring house one of their trucks dug a rut across my back yard. Keep getting told they’ll let someone know and it’s been months. Numerous times I’d be told something and it not happen. Construction sites are covered in Modelo beer cans constantly. Original contractor no-showed the pre-drywall inspection. Truly a poor company that does not care about its customers, only about seeing how many houses they can build as cheap as they can build them. ... More

We had hme built and right from the beginning we had issues during building wrong countertops installed and it went down hill from there. aside from us having to go directly to builders main office to get anything corrected which would actually save them money because we caught it during construction. then the yard is not graded correctly for drainage and the front driveway is multicolored because first pour failed inspection. totally kills curb appeal of house and looks different from all others. the new counter tops put in are drilled wrong and faucets do not over hang into sink properly . the builder will not address issue and pushes everything to Pro homes who then pushes it back. Leaving Paying customer with ZERO resolutions except purchasing different fixtures that fit properly.. i can go on and on , being an Agent i would not get my clients into a situation like this at any cost.
