There were several issues known at the time of closing by the homeowners and the builder which were promised to be handled quickly. The things that were on the exterior and visible to potential buyers were handled very quickly. Not the case on the interior. I would caution anyone who wants to close before the home is 100%, don't do it! Wait. Once you close Pacesetter disappears.

What drew me to Pacesetter was the personality and interest of the sales rep I worked with. Several other builders seemed to have minimal interest in my inquiries. 2021 was a very challenging year to build a home so overall I guess things went okay. I think there was a lack of attention to detail in building process as evidenced by a few doorways and wall intersections that aren’t exactly square but luckily aren’t in super obvious places. Signed our contract August of 2020, was told construction would start in December and closing June 2021. We closed at the end of July 2022. There was approximately a year delay even getting to the slab being poured. Susan was fantastic to do business with from the very beginning. She kept me informed throughout the process and helped in every way she could even after the sale. Unfortunately after the sale, the AC went out the first week, and the plumbing failed the following week. The yard is still torn up almost two months later and the landscape company has missed two appointments that must be made at least two weeks in advance, so over a month without any resolution in sight.

Pacesetter has a lack of staff + lack of communication systems in place for that staff. We had to move our close date 3 times because we were told the house was complete and when we went to check ourselves it was far from it. We had to have our own inspector come out multiple times because we were told it was ready for inspection when it in fact was not. We hardly got an apology too. Warranty issues are not addressed in a timely manner. Contractor no-show twice so far for leaky windows and 2 months later still haven’t come out. Waiting weeks for for items to be acknowledged, then nothing happens. Reported no hot water 9 days ago, still no response.

After construction was delayed for over 4 months, pacesetters decide to raise the price $50,000 right before closing. Very unprofessional. It was only done to me because I am a realtor I had 3 other clients and. One of their prices were raise. Not happy with pacesetters and will not be making any pacesetters purchase nor recommending to clients in the future.

I will start by saying the sales process was easy and my rep was very responsive to my questions and concerns. It took several months longer than expected to complete my home but that’s pretty standard these days. After closing they turn you over to ProHome for warranty work. Of course after moving in, you find problems. Their warranty is limited and it’s difficult working with that company to get things done. Things were fine until we moved in. Issues we pointed out to the builder on our last walk through before moving in, after 3 months have still not been addressed. We have windows the don't latch which is a safety issue and one that was installed without the sash and wont open easy or stay open. I’ve dealt with some pretty disappointing construction issues right after close and builder seemed slow to respond to initial concerns. You can definitely tell it is a production home that was thrown together quickly. Again, great sales experience, construction is quite sub par.

After closing day they were impossible to get ahold of. No response to phone calls or emails. I spoke to one person one time about my first walkthrough and then emailed the documents she requested and ever since then I couldn’t get ahold of anyone.

Considering the price point and using a builder that considers itself "semi-custom", the quality of workmanship from the subcontractors and some of the materials used was substandard. They upped the price immediately after I signed, everytime I’d ask on move in dates they would make up a new date then lie saying they never told me that. Materials are cheap. Three months after moving in I still have unfinished pre-closing flaws that are not fixed and new ones have popped up since. Project managers check off boxes instead of checking workmanship or pay attention to details. I would not use Pacesetter again or recommend their homes. I should have aborted the purchase when a management told me '... I didn't buy a $1M home so what was I expecting?'

Pacesetter has been the worst with communication and follow up. Nothing was repaired from the walk throughs. We had little communication during the build process and the communication we did get was all lies. The home was always filthy during the build and they showed little pride in the quality of their work. After close we contracted the Build Manager over the area and did our 30 day walk through with him. Was told he would take care of scheduling all repairs and ensured a 3 week turnaround at most. The home has turned out very beautifully, though there are lots of little things that clearly were not paid close attention to-- pieces of trim not painted, spots where wall patching was very clearly patched, etc. But, the most difficult part of the process was the waiting.
