November of 2021 my wife and I visited Surprise, AZ with the possibility of purchasing a house. We read on the internet about Pulte homes for sale. When we lived in California there was a Pulte development next to our neighborhood and we went to see what the homes had to offer. The homes we saw were appealing on the outside and offered many features in the inside that made the house worth buying. When we decided to leave California for Arizona and we saw the Pulte homes for sale we made the decision to look at them again. We made an appointment with Courtney just before Thanksgiving and visited a couple of model homes and fell in love with the Prado. It offered allot of space, vaulted ceilings, covered patio, and many other extras that made the home very desirable. A day later after meeting with Courtney we put earnest money down for the process to begin. Almost to the day our home was completed in November of 2022. Courtney was very consistent with keeping us informed of what was happening with the home during the building process. The construction manager (Tony) contacted us after a couple of months after we purchased the home and contacted us almost every week to keep us up to date on the building process. Two months before we moved in we got another construction manager (Jennifer) as Tony transitioned to another city in Arizona. Jennifer and Tony were excellent during the building process and always communicated with us what was happening and what was going to occur next. My wife and I are happy with our Pulte home and moved in just after Thanksgiving and Christmas. There have been only a few cosmetic flaws that have been fixed by Pulte in a timely fashion. We are fortunate to have a great team of Pulte employees. Nice home - but amazing how many things we thought should be standard (our Florida buying experience) were upgrades with Pulte. Because of this, we were not able to get the quality of house we previously constructed three years ago in Florida.

Not sure where to begin but the whole experience was very disappointing to say the least. This was our first time buying a home and we expected much more, especially for the cost of the home. From the very beginning communication was poor. We weren't informed that our home would be built in a different direction which may seem minimal, but makes a world of difference when the sun shines into the home. We weren't told until 2 months after we signed that the 2 foot extension we wanted was not possible for the lot we chose. By then they decided to open up all the other lots to be filled (which they also said they weren't going to do, possibly only 3 more each month). Because of this the other lots we would have liked were already taken so we were forced into losing the extension on the home. We were informed near the end the original microwave and oven would no longer be available and they were replaced with lower level and not as nice looking appliances that show fingerprints all over them. We were told there were two options for landscaping but highly urged and pushed to choose one over the other because Pulte was fighting with the other. Unfortunately the one they had us choose is terrible. Ugly ridiculously placed plants which were half dead from the start and terrible leveling on the yard. The main issues we had and continue to have is the fact that the home was and still is unfinished two months after close. We are missing mirrors, shelves, have poor drywall throughout the entire home, a cracked window, cracked pavers, an attic door that doesn't seal shut, stained doors, chipped/banged up door frames, red stains on our garage floor, poorly installed baseboards, light switches that don't work with gaps, chipped and stained floors, missing pieces of our bathrooms sinks, missing keys for our indoor doors, etc. We continued to reach out to have these things finished and nothing has been resolved. We have had a few people come out to "inspect" but not complete anything. The only true things that have been done is someone came out to fix our countertop and someone else fixed a poorly installed door that wouldn't lock. However, he chipped our floor and scratched up our wall while doing so. All of the trades that come in, bash management, explain they weren't informed or made aware of things, blame other trades for the mistakes, and then they themselves are sloppy and ruin the next person's work. The time of close we were pushed into closing and lied to about having these things finished by close. Only some items were completed on the list we had at that time which included a bowing wall, missing door stops, missing toilets, missing hardware, etc. Things that surely no one would close a home without although you'd think I'd have shelves and mirrors by now too. I honestly don't know how the construction manager could sign off on the work his employees did, it is so sloppy and terribly done. For almost paying a million dollars for this home I expected it to be finished and clean. This home was FILTHY when we moved in. They stated a cleaning crew came in but I have no idea what they cleaned. The home even smelt. It didn't have a new home smell I expected. Our child's bathtub had stains I am still struggling to get out. It looked as though someone had partied in the home the night before and vomited in the tub. We noticed it was filled with disgusting substances during the build and notified the manager who told us it would be cleaned multiple times before move in. However that image is burned in my brain and I know that is why the tub is stained/ruined. Throughout the entire build we had little to no contact. We were not updated and walked through like Pulte promotes on it's website. We would find empty sangria bottles on the site. Trash everywhere. It was disgusting. Even now living in the home, the workers leave broken glass, wood pieces, trash, etc. in our front yard and in the streets while working on other homes. They have no respect for the area or customers. They also park in front of our homes and demand we have guests move yet they block us in. We never had an official walk through in which we were handed the keys properly. My husband was asked to come down and check out some things and instead was sneakily handed keys and then told to come back later if he wanted since the cleaners still had to clean and the manager wanted to fix a few things. All of that should have been done before hand. We should have never closed. For that, we are responsible as we should have never closed with it being in the condition it was. I had high hopes that it would be finished as promised and had more faith in Pulte that they wouldn't treat their customers with such disregard that they have. Even when we did our walk through to mark things with blue tape, we were discouraged from marking certain things and I was told I shouldn't mark anything that I couldn't see from 5 feet away. I’m extremely happy with Jeff and Jim. They are knowledgeable and spot on with anything needed. Great attitudes and very helpful.

The home turned out pretty good. There are still issues that I am waiting for a response from Pulte to take care of.

We were told 8-10 months build time. It took 12 months. The workmanship on the house is subpar! We have sent emails to Pulte warranty department for two separate water leak issues days ago, and we have yet to hear back from them. We would not buy another Pulte home!

The house was good overall. Hardware are not that great since they are install by third party. Door handles are super loose, cabinet paint has some flaws where part of the cabinet didn't have paint. Also kitchen island was installed out of line where it is not perpendicular with the house or the tile. Some of the soft close function feel off when some door has good resistance to closing force when other doesn't have any.

It's a well built home, and the on site construction managers are very responsive

This was our first new build. We were thrilled with what Pulte offered and promised. Throughout the building process we experienced a lot of headaches which were caused by lack of communication and under delivered expectations. Maybe it was the lack of supply and/or skill labor, but the communication definitely could have been better to eliminate misunderstandings. As home buyers we trust the professionals’ input and communication to help us understand what’s next. Through this experience we felt confused and desperate to figure it out. It’s unfortunate that we had this experience because Pulte was highly recommended to us. We definitely had too many negatives. I have been waiting 7 weeks for repairs to be completed. Broken cabinets were installed. Sloppy paint work. Drywallers dry walled over 2 WAP outlets, 1 electrical outlet, 1 surround sound outlet and a kitchen recessed light. The doorbell stucco looks bad, because it was broken to find the doorbell. The repair work is sloppy and obvious. The house was full of sawdust, and not clean. The tile was dirty. Grout is breaking on edges. A private inspection revealed we have loose parts on the roof and extra tiles just left behind on the roof. That’s a safety issue. The insulation was substituted with fiberglass. We were told it would be cellulose. Your website mentions cellulose insulation. The insulation was completed in August or September, but we were notified after signing. We were packed and on our way when I received the email. One reason we bought this house is for the borate cellulose insulation. We want pulte to replace the insulation. Pulte didn’t notify us to give us an option to not sign the closing papers. We signed with the information that borate insulation would be installed. Also, why are they repairing broken cabinets on a new house? It’s new! We paid almost 100k over the price of the house down the street. The house next door was reduced by 100k. Pulte told us they were helping us by reducing the price to 739. Other same model homes have more upgrades, and are 645k, 713k, 709k, 724k, We were going to lose our deposit if we didn’t pay 739k. Our shaker cabinets do not have pulls. We have to kneel down to open lower cabinets, so we can open upper drawers. Really? Pulte couldn’t add cabinet pulls? This is a well built home. The design is to our liking and met what we were looking for in a home. This was a long journey but worth the wait ! Everyone was great throughout this process !

PUlte is an amazing builder. Working with Melinda was a pleasure and shes quite knowledgeable. Also, working with Jake was amazing and he really did make the process so easy. Pulte makes amazing homes and being the first one to close in my neighborhood was nothing but a simple pleasure

Home took longer than expected which cost us a lot of money in storage of furniture, moving costs and housing costs while we waited for completion. We understand supply chain issues caused these delays and our supervisor did everything he could to satisfy us, which we appreciated.

Dealing with Pulte was one of the worst experiences of my life. We were so excited to get to build our "dream home" and pick everything from ground up. The beginning was fun and easy to deal with. As time went on that's where the undercutting began and Pulte essentially made any and all decisions based on their profitability. The only positive experience we had was with Art our construction manager who was amazing to deal with. He kept us in the loop at all times and was extremely easy to reach and deal with. We had issues from appliances on back order to our appraisal not being what the cost of the house was. When trying to deal with Pulte with any of these issues, the manager Andrea had clearly dealt with it before and had absolutely no empathy for people who were building their dream home and what they were going through when running into these issues. Her statement that really got me was that our upgrades were excessive. We didn't even upgrade the counters or floors with them due to the cost, also the base price of the house supposedly went up $60k in the purchase agreement to build time time frame so exactly how was it excessive especially when we had that extra "cushion." We originally had chosen Pulte because they had a reputation of being high quality. Art made sure that our home was given to us in immaculate condition and everything little thing we noticed, he had already noticed and was addressing prior to meeting with us. The appliances being on back order was obviously out of Pultes control but the options they gave homeowners prior to us were actually comparable replacements, ours was an absolute joke, there is no way anyone would consider that comparable and again there was no flexibility. We were told if we didn't sign the change order, the countertop microwave would still be installed in the hole of the cabinet regardless and we would lose the $125 credit we would receive. Despite everything we went through we are truly happy with our home and we have yet to have any issues regarding workmanship. ... More

Overall I recommend Pulte homes, build quality and cosmetic finishes can be better.

I wouldn't recommend Pulte unless you have an attorney on retainer that can essentially hold your hand through the entire process. From sales to walk through, to follow up issues post sale they were terrible. The folks who helped sign were great including Teri who set herself apart from the rest of the company.

Poor sub standard quality of work. Very poor service. Pulte lost its credibility by charging massively for a piece of cardboard house. There are nails comming from all over the carpet area. Walls are so week that a 3 year old can break it. Try to drill a nail on the wall it keeps going In and drops inside. Ceiling lights are not alligned all the lights looks like it's an abstract art. And even after raising the concern no response. PULTE IS NOT TRUST WORTHY AND NOT APPROACHABLE. AND CHARGES YOU TRIPLE FOR POOR QUALITY HOMES.

Superintendent was great. The subs ran the schedule. I was a general contractor for 48 years. The subs did what I wanted and when I wanted it done, not the other way around. It should not have taken 7 months to frame a 1756 sq. ft. house on a slab. House should have been done 3 months sooner.

My experience with Pulte was less than pleasureable as a 1st time homebuyer. In the beginning my sales agent offered and sold me upgrades & options that were not available for my model. My Pulte sales agent changed and my new agent was rude and basically threatened to cancel my contract, after I questioned changes. They made multiple changes to my options and did provide me any new choices and basically "I have no choice but sign change order or he could just give me earnesr money back, and sell my home to someone else for more money." The rep at the design center was snarky and repeatedily made insensitive remarks about my purchase. My 1st contruction manager never made contact and I was never given the opportunity to do any review or walkthrough of my property until drywall walk. Calls were ignored and emails leave unresponded to. Pulte mortgage was even worse when came to communication and failed to advise that I could have locked my rate way sooner. It took my realtor and myself chasing them down when rates increased to get a lock completed (which us costing me greatly). I will say that after filing a complaint with corporate I was given yet another agent name John. John above and beyond to try to make my situation right and keep me from walking away from this deal after 10 months of a building process. Also I received a new construction/site manager named Joey M. Joey is absolutely AMAZING. He works with integrity and went above and beyond to ensure my home was done with the highest standard. Joey continues to work to ensure all the items that were to be completed for close walkthrough are being done. I am 2 months after close and still dealing with issues, but have confidence that Joey will get the job done. My experience with Pulte made loving my new home difficult at first... and I nearly cancelled and walked away from thousands of dollars because it was so bad. However, thanks to both John & Joey showing they cared and my concerns were valid I moved forward. I am learning to love my home and hopeful that the issues will be resolved soon and that Pulte will learn to do better business and hire people with kindness and integrity. Purchasing a home is most peoples largesr lifetime purchase, and many people like me work hard and have saved and sacrificed for this opportunity. We all deserve to be treated fairly and respect at all times, but even moreso through a process suchas buying a home. No complaints other than the rate hikes
