Superintendent was great. The subs ran the schedule. I was a general contractor for 48 years. The subs did what I wanted and when I wanted it done, not the other way around. It should not have taken 7 months to frame a 1756 sq. ft. house on a slab. House should have been done 3 months sooner.

Disappointed in the constant change with my close date. I had to reach out several times and ask questions about where my home was out. Everything was blamed on COVID but the problem was they were not realistic with their close date.

Building quality is not good.

Builder uses COVID excuses for 95% of issues that arise during the whole process. In-house financing also does not communicate well or work to make a decent homebuying value. Foundation and framing are good quality work. Finishers are rushed and have poor quality of work.

The challenge of the supply chains I realize and have built many other homes but it doesn’t excuse the fact of how dirty my house was during construction and especially after the finishes started going in the cabinets had some white dust all over them that has never been totally cleaned and the cabinets need a lot of repair and look terrible in some places a person worked on them the day after I closed and now have heard nothing four weeks later. My floors were not protected and there are many stains on my new laminate floors. The carpet was dirty or damaged and never taken care of I have lights that don’t work the Courtyard has dented gutters a sadly finished gate and paint and construction materials on the entry door. Everywhere I look I find new things cracked laundry sink scratches on the bathtub and a leaking window when it rains. I was told at closing don’t worry I will take care of you by the person at the walk thru and have never heard from anyone again. Wow! Upon receiving possession of our new home we discovered stains in our new granite sink and on our very expensive new floors. Upon request to evaluate, we received insinuations that the issues were caused by us even though we had not even moved into the home. Also, poor workmanship was highlighted upon replacement of front door bell and once again we were told they weren't responsible even though the stucco was not completed correctly under doorbell they installed and the stucco was falling off. Sad.

This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

The initial part of the build process with Pulte was enjoyable and low stress. Our sales and design consultants, as well as our construction field manager were friendly, professional, good communicators and efficient. However, at about the 6 month mark of the build process things started to change. The excuses (mostly blamed on COVID) piled on regarding delays and towards the end we felt like the home was being rushed to completion so that upper management could fill their end of year sales quotas and get their bonuses. Our home was closed incomplete... no screens, missing shelves, hardware and paint as well as lots of cosmetic defects. Some homes on our street are still missing mirrors, counter tops etc. Our field manager tried his hardest to push things back, but his supervisor wouldn't allow or just didn't care. A month after close, things are slowly being addressed and repaired that should have been taken care of prior to closing. But this shouldn't be the case with a new build. Unfortunately we moved it without things being complete. If we didn’t close we could have been pushed out of our home buying due to the equity in the new build that was so high due to the 13 month build time. We are left with appliances that were not selected, tile that is way uneven, no cabinet door, no screen doors, no grout in the pantry, grout in the kitchen that was stained during build by trades, carpet not secure, door hardware not complete or installed incorrectly, windows that were not cleaned and covered in materials, and the list continues. One of the worst new home purchases maybe because of Covid-19? I went with Pulte because of the name. We are hoping our Pulte home will be a good one for our Family. Worst thing about this purchase was lack in communication from the builder and feeling pressure for us to meet deadlines Pulte imposed on us.Luckily Nick our contractor smoothed all our worries away helping every step of the way! He was capable, friendly and payed attention to detail. We were also fortunate to have a great team at Pulte mortgage. Sarah and Matt were always polite and professional. They really know their stuff. The design center was awesome too, never felt rushed or pushed into anything. Pulte doesn’t offer a lot of standard upgrades, so it can be very easy to spend a fortune.Our home turned out beautiful with the exceptional help of our design team, Finally , Bridget at PGP title was calm and helpful at such a high stress close. She went out of her way to make sure our signing of documents was simply. Thank you to all of you. As far as Pulte, they lacked in communication with us and the employees. When our closing date was postponed, the sales person nor Nick knew and were eagerly waiting to give us our keys.We were promised August- October closing, but didn’t till December. I felt like they were trying to sell the home out from under us. They had so many demands placed on us to close yet they could say and do whatever they wanted. It was stressful not knowing when to close on our old house. Lack of communication. Once moved in we noticed the agenda was to get the close and not deliver a perfect new home. One example is the garage door. It’s painted 2 different colors and I have to live like that until I have the time to request the paint team to come back. The blinds I paid extra for, had tiny holes in them and our kitchen cabinets, which were upgraded were hung wrong. You can see the dishes through the front cracks. House closed on time.

I heard PULTE is one of the top builders but my experience was not that great. Issues with cabinets, communication and transparency

As compared to other home builders, I felt like a number and the building process while understandable felt like I moving more into an apartment versus and expensive home I bought. Their mortgage officer assigned had an attitude which caused me to move to another institution for partial financing of the property.

I feel Pulte is pushing homes out at a rate that affects the buyers over experience. From walkthroughs that never happen and poor communication between builder and contractors that the buyer is left to deal with. This was our forever and we imagined the process being smoother with much less need in my involvement post closing to complete.

Everything was great except for my experience with pulte mortgage. They had a way of making you feel like a criminal and that you were lucky to have them lend you money.

Poor finishing workmanship on home, doors not properly installed, mismatched French den doors, paint and drywall repairs needed, upgraded cabinets needed repairs, light fixtures dirty, outdoor brick walll poorly constructed and damaged (eyesore). Numerous other repairs required in home

Be diligent in walking through your home while being built. Your project manager is there to help, direct, and get answers and problems solved. Overall a great builder.

Not very responsive to issues.

I signed the contract for our home in Nov 2020, before the madness of the housing market really took off. I also signed just as Pulte started doing lot bidding which was not a fun experience and something I'll be mindful of if I ever purchase a home again. Our sale consultant Peter was always very responsive, Leslie in the sales office was very helpful during the initial tour of the model homes. The build time came in at around 7 months, during the pandemic, which was faster than we thought it was going to be. We didn't get many pictures from our field manager during the build, but considering how many homes they are managing in AZ during 2020/2021, it was understandable. Our home during the final walkthrough was not completed. One wall had a hole in it, the master bathroom shower glass was not installed and the master bathroom door had to be torn out to fit the glass. The home wasn't cleaned, even a month in we are still cleaning up small paint splatters. Needless to say, the end product is good but the end result didn't leave us with the best impressions of Pulte. We had a 3 week check-in with our field manager, who walked around the home with me to talk about new items we've found and to talk about old items that haven't been resolved. I'm sure Pulte will eventually get around to taking care of them but I think we would have been ok with taking possession of the home a couple of weeks later if that meant the house was dialed in. Overall we did like Pulte's options compared to some of its competitors, it was easy to work with Pulte Mortgage on our VA loan, our sales consulate Peter answered our questions in a timely manner and our field manager Louise is one hardworking guy! ... I had on issue that has not been resolve i had an rv gate install by pulte and the cable guys or who ever thats their cable box installation decided to install it righ were my rv access is at so i talk tp pulte personal but had had no luck getting my problem resolve

When we had an outside inspection, we were told this was one of the best construction he has seen.

Please pay attention to cosmetic issues on the home .

Overall happy with the home I purchased. The Pulte realtor was excellent. Moved in a little over a month ago and am constantly having Pulte come out to fix things. Feels as if they rushed through the building process. Definitely inspect the home multiple times before your warranty expires. Considering getting a professional inspection as well. Would buy again if the price was right.

The loan aspect of the experience was phenomenal! The quality of the finish makes me not buy another Pulte home! Looks they rushed the build which transfers to quality shown.

I love my new home. The floor plan is amazing. I feel like the crew was rushed to complete by the close date causing things that need work. No one has responded to my home inspection report.
