Overall good Mortgage rates higher than market rate

As a first time buyer, I had a very positive experience. Kyle kept me up to date with the progress of the construction. During my walkthrough, he was very professional. He was a pleasure to work with during this process. Kyle was thorough during the walkthrough as he pointed out details and pending issues with the build while assuring me that he would personally see that each issue that needed to be complete or corrected. As the closing date was approaching, he organized all the trades involved and made sure to resolve all pending items on the build. Kyle was true to his word and I felt like I was heard, treated with respect and he made extra efforts to make sure that I would be satisfied when handing over the keys to the house. November of 2021 my wife and I visited Surprise, AZ with the possibility of purchasing a house. We read on the internet about Pulte homes for sale. When we lived in California there was a Pulte development next to our neighborhood and we went to see what the homes had to offer. The homes we saw were appealing on the outside and offered many features in the inside that made the house worth buying. When we decided to leave California for Arizona and we saw the Pulte homes for sale we made the decision to look at them again. We made an appointment with Courtney just before Thanksgiving and visited a couple of model homes and fell in love with the Prado. It offered allot of space, vaulted ceilings, covered patio, and many other extras that made the home very desirable. A day later after meeting with Courtney we put earnest money down for the process to begin. Almost to the day our home was completed in November of 2022. Courtney was very consistent with keeping us informed of what was happening with the home during the building process. The construction manager (Tony) contacted us after a couple of months after we purchased the home and contacted us almost every week to keep us up to date on the building process. Two months before we moved in we got another construction manager (Jennifer) as Tony transitioned to another city in Arizona. Jennifer and Tony were excellent during the building process and always communicated with us what was happening and what was going to occur next. My wife and I are happy with our Pulte home and moved in just after Thanksgiving and Christmas. There have been only a few cosmetic flaws that have been fixed by Pulte in a timely fashion. Overall the experience was good but it felt like the last few weeks before closing was rushed and requesting services has been difficult.

Slow response prior to and after purchase. Questions were sometimes ignored or took several weeks to hear back. Never heard from the field manager during the entire build.

The team did the best they could with the challenging subcontractor base.

We very much like our new house

This is our second new home through Pulte. So far, we have been happy with our purchase. Pulte does a good job building. The finish has left a few flaws, but we are certain Pulte will handle. My only concern is that the neighborhood should only have so many rentals, but have noticed that atleast six rentals surrounding my home. This should not have been allowed.

Have found lots of paint spots on tile floors and carpet. Painters need to work cleaner especially in a finished house. Also we were told professional cleaners would get house spotless. They need to look for this type of stuff new home owners shouldn't have to do this.

Nice house

The overall build of the home was good. The issue was in the response times to minor repairs. There was often a delay of a week or more for simple repairs like drywall fixes, painting touch-ups, etc. What REALLY makes me question Pulte is what we discovered in our house about a month after owning it. At the time we purchased the home, we didn't notice anything, however gradually over a month of ownership we noticed a growing persistent odor permeating from the ceiling. It got so bad that we had to do something about it! We thought at first it was mold but after 5 days of waiting and investigations, I was discovered that there was a DEAD CAT that had bodily fluids all over the ceiling rotting above one of our rooms! Needless to say, we have been out of our house living in a hotel for about a week while remediation takes place. Pulte has not offered any compensation for our trouble and has not considered the amount of work I had to miss to manage this process. Boulder should make sure that all cables are working. As I have lived there for almost 2 months with no Internet connection available. I’m not sure who’s responsible however cable was broken under the street and I am now waiting for a city approval to fix that issue.

make sure everything looks good outside and inside

There are lots of things that are great with Pulte. But few bad things will certainly eclipse all good things, especially when you're paying the money and expect good quality. I could write an essay of my experience but in short, it was not bad, not good.. by my home is beautiful.

The quality of workmanship and materials was surprisingly spotty especially at this price level. However, the responsiveness to correct errors has been encouraging and merits a higher rating. Trustworthiness could achieve the highest rating if all issues are satisfactorily resolved.

Finish work on house is sub par. Grout and paint are already cracking/peeling or non-existent in some places and we have only been in the house a month.
