The overall build of the home was good. The issue was in the response times to minor repairs. There was often a delay of a week or more for simple repairs like drywall fixes, painting touch-ups, etc. What REALLY makes me question Pulte is what we discovered in our house about a month after owning it. At the time we purchased the home, we didn't notice anything, however gradually over a month of ownership we noticed a growing persistent odor permeating from the ceiling. It got so bad that we had to do something about it! We thought at first it was mold but after 5 days of waiting and investigations, I was discovered that there was a DEAD CAT that had bodily fluids all over the ceiling rotting above one of our rooms! Needless to say, we have been out of our house living in a hotel for about a week while remediation takes place. Pulte has not offered any compensation for our trouble and has not considered the amount of work I had to miss to manage this process. Boulder should make sure that all cables are working. As I have lived there for almost 2 months with no Internet connection available. I’m not sure who’s responsible however cable was broken under the street and I am now waiting for a city approval to fix that issue.

There are lots of things that are great with Pulte. But few bad things will certainly eclipse all good things, especially when you're paying the money and expect good quality. I could write an essay of my experience but in short, it was not bad, not good.. by my home is beautiful.

The quality of workmanship and materials was surprisingly spotty especially at this price level. However, the responsiveness to correct errors has been encouraging and merits a higher rating. Trustworthiness could achieve the highest rating if all issues are satisfactorily resolved.

Finish work on house is sub par. Grout and paint are already cracking/peeling or non-existent in some places and we have only been in the house a month.

The homebuying experience with sales person, construction manager, mortgage consultant, title, and closing was fantastic - no complaints there. All my complaints are regarding the post sale owner helpline. We have terrible water pressure out of the shower head and I when called the number (in the first week after moving in) to inquire if they can look into it and fix the water pressure, the lady made it sound like "it's your house now, it's your problem"!

Neighborhood and home is super great. There are some kinks to work out with the final finishing details, and we know that will continue to be addressed by all the amazing people working for Pulte.

Construction manager John is awesome. Excellent at dealing with issues in a timely manner. Quick responses give us peace of mind. Some of the craftsmanship could use some improvement. Pulte is more focused on quantity over quality

We do love our home, but since moving in we have noticed numerous examples of poor workmanship. We have found drywall with tape over holes and painted/textured over. Chips in our 30k tile floor, debris on windows. We have been patiently waiting for replacement cabinet doors on a few that were scuffed/damaged or not stained properly. We have been patiently waiting for the refrigerator we have ordered. Paint missing on the exterior in a few places. Overall- the purchase/design/finance and construction of our home was good- delays aside which appeared normal given the current market. But to walk into a home, not completely finished or cleaned was a little upsetting considering the additional wait for close. We understand the market being hectic and continue to be as patient and positive as we can, but with so many small issues or obvious coverups of drywall, Mis- alignment of ceiling rafters just being dry walled over.. it is hard to not be disappointed. ... Great Builder and will definitely recommend to family/friends. I'm happy with the outcome of my new home

All the people from Pulte we dealt with were fantastic. Our GC Jim, sales rep Andrea, mortgage rep Marcela and everyone else were great. Basic construction of the home was solid. Our own independent pre-drywall inspection was very good, however it was the finish work of paint, cabinetry and finish carpentry that was left short. Several broken cabinet doors, cheap flat paint with many sloppy errors, trim and door frames damaged and covered up. Other items were a damaged hood vent, electrical outlet not even hooked up, missing cabinet hardware for an entire bathroom and data cabling not terminated correctly to name just few. We have had homes built before and have been through the process. Many of these items should have been caught and fixed before move in. The community grows so fast.

Attention to detail by the finishing trades needs huge improvement.

First, we love the location and the house as a whole. The layout is great and the house has plenty of storage compared to our last home. We are completely satisfied with the products used to build the home such as the appliances, flooring, faucets, etc. That being said, we have had problems with the details of the finished product. Primarily details in craftsmanship such as flawed cabinets being installed and left as finished, cracked granite counter top, return flex duct in the attic not properly attached and sucking in hot attic air, just to name a few. All avoidable with attention to detail from the trades and construction managers but this seems to be a theme after to talking to several neighbors. Initially, responsiveness to issues was a problem but with our new construction manager the process has seemed to smooth out. There are problems with my final inspection - and more that we are finding as we live in the house.

Paint and painters were terrible. Poor workmanship along with some damage to glass, doors, and floors. Flat was the only type offered. Why not eggshell? Also it was watered down alot. Toilets are the worst. I've never seen a toilet you have to hold handle down until tank is empty. There is no designation that these are two stage toilets. You shouldn't have to instruct guests how to use your toilets. Very poor. I have heard from others in our area that are equally disappointed. The center opening patio door is also a poor design. The sliding screens travel the whole length of the tract instead of having a positive stop. House color and roof combinations are too restrictive. Why not have a flat tile color available for all exterior design combinations. ... More

Pay close attention to flooring placements when using their basic flooring. Some of it doesn't flow properly.

We purchased the Firewood model because it was the only builder in the area that had first floor master. I would have preferred the laundry room on the first floor instead of the 2nd. I would have liked to be able to see the prices for the material at the Show Room earlier than selection day. We were allowed to see the material but had no opportunity to ask anyone prices until Selection day. The flat paint used as standard will come off with 1-2 wipes if it gets stained. You most definitely will have to repaint if you don't upgrade the paint - which I wouldn't recommend because you can get paint contractors for cheaper. We've built several times before, this is probably the worst paint job in our 3 experiences of building. I wouldn't recommend the Standard flooring or cabinets, they definitely are substandard quality - You WILL upgrade floors & cabinets. You're given receptacle boxes for fans but not even a standard fan was offered which was standard with other builders we've built with. Our biggest set-back was no Internet access for over a week - on a week I was working remotely. This situation was a hassle with Pulte & our Internet provider. The cable couldn't be run from the street box to the house due to "broken pipes." And neither Pulte nor the Internet provider would take responsibility to fix it. Multiple calls to Pulte & the Internet provider resulted in a blame game. Currently, getting the HOA agency or Pulte to appropriately manage the "gated" community has been a hassle. No one takes responsibility when you call. One quotes the other is responsible. In the mean time, come sun down people experiencing homelessness, groups of teens walk about the property - on more than one occasion in the "gated" community. Multiple calls to the HOA & Pulte from several of the residents in the community resulted in closing the main gate & leaving another gate open. We're from the Midwest. Arizona homes are definitely inflated compared to the Midwest. However, we chose a new build over an already inflated existing home that would need updates & upgrades. We may build with Pulte again, knowing however that we will put about 30-35% of the sale price in upgrades. Over all the updates on the build was excellent. If something doesn’t get done by the move in date it takes forever to have the items fixed after that.
