Attention to detail by the finishing trades needs huge improvement.

First, we love the location and the house as a whole. The layout is great and the house has plenty of storage compared to our last home. We are completely satisfied with the products used to build the home such as the appliances, flooring, faucets, etc. That being said, we have had problems with the details of the finished product. Primarily details in craftsmanship such as flawed cabinets being installed and left as finished, cracked granite counter top, return flex duct in the attic not properly attached and sucking in hot attic air, just to name a few. All avoidable with attention to detail from the trades and construction managers but this seems to be a theme after to talking to several neighbors. Initially, responsiveness to issues was a problem but with our new construction manager the process has seemed to smooth out. There are problems with my final inspection - and more that we are finding as we live in the house.

Paint and painters were terrible. Poor workmanship along with some damage to glass, doors, and floors. Flat was the only type offered. Why not eggshell? Also it was watered down alot. Toilets are the worst. I've never seen a toilet you have to hold handle down until tank is empty. There is no designation that these are two stage toilets. You shouldn't have to instruct guests how to use your toilets. Very poor. I have heard from others in our area that are equally disappointed. The center opening patio door is also a poor design. The sliding screens travel the whole length of the tract instead of having a positive stop. House color and roof combinations are too restrictive. Why not have a flat tile color available for all exterior design combinations. ... More

Pay close attention to flooring placements when using their basic flooring. Some of it doesn't flow properly.

We purchased the Firewood model because it was the only builder in the area that had first floor master. I would have preferred the laundry room on the first floor instead of the 2nd. I would have liked to be able to see the prices for the material at the Show Room earlier than selection day. We were allowed to see the material but had no opportunity to ask anyone prices until Selection day. The flat paint used as standard will come off with 1-2 wipes if it gets stained. You most definitely will have to repaint if you don't upgrade the paint - which I wouldn't recommend because you can get paint contractors for cheaper. We've built several times before, this is probably the worst paint job in our 3 experiences of building. I wouldn't recommend the Standard flooring or cabinets, they definitely are substandard quality - You WILL upgrade floors & cabinets. You're given receptacle boxes for fans but not even a standard fan was offered which was standard with other builders we've built with. Our biggest set-back was no Internet access for over a week - on a week I was working remotely. This situation was a hassle with Pulte & our Internet provider. The cable couldn't be run from the street box to the house due to "broken pipes." And neither Pulte nor the Internet provider would take responsibility to fix it. Multiple calls to Pulte & the Internet provider resulted in a blame game. Currently, getting the HOA agency or Pulte to appropriately manage the "gated" community has been a hassle. No one takes responsibility when you call. One quotes the other is responsible. In the mean time, come sun down people experiencing homelessness, groups of teens walk about the property - on more than one occasion in the "gated" community. Multiple calls to the HOA & Pulte from several of the residents in the community resulted in closing the main gate & leaving another gate open. We're from the Midwest. Arizona homes are definitely inflated compared to the Midwest. However, we chose a new build over an already inflated existing home that would need updates & upgrades. We may build with Pulte again, knowing however that we will put about 30-35% of the sale price in upgrades. Over all the updates on the build was excellent. If something doesn’t get done by the move in date it takes forever to have the items fixed after that.

Slippy work everywhere that needs to be fixed.

House have lots of defects which have not been taken care of and we are still pursuing to get it corrected.

Once in home we began to see many quality issues that we didn’t notice during our final walk through. Pulte service is responsive to tickets, but if they had better subcontractors there wouldn’t be so many tickets.

Our home is beautiful but we would never buy a new home from Pulte again. The process was a year and half long. Lots of changes were made over that time frame. Quality of the build is moderate, definitely not what we expected. Joey our construction manager did his best to make sure things were done however he only had so much pull. The worst experience would be the design center. Making you pick out every detail of a 4000sq ft house on a 4 hour period is ridiculous. We rated this based on our experience with all aspects of Pulte and their subcontractors. If this survey pertains specifically to our construction manager, Joey, then the rating is high. If this survey pertains to vendor like SST, then the rating is 1-2.

Surround sound ceiling speakers were poorly installed. Front left speaker is out alignment. Also the grills are not flushed against the ceiling (6 to 8" towards the wall while others are 2 feet off the wall) Have not completed moved in yet so there may be other issues at some point

All in all this experience I was looking forward to share from start to finish with my family. It was great and although very stressful at times I do have to say that this is a quality home. However my finally walk through we outlined a few things of which never got closure too yet and hope that they do. For instance the cabinets, contractor tried to fix a door hinge with a sliver of wood and it is causing more damage, same contractor and fridge still doesn’t fit due to adjacent wall not plumb, I advised no more bandaids. No shower curtain rod for one bathroom. Fridge cabinet area off cannot fit fridge in. Bathroom area missing shower curtain Rod in one Kitchen cabinet hinge that was loose never fixed and has now come off, we cannot open in the event that it will cause further harm. Light switch in owners closet was marked for repair, have to press it hard for it to turn on. Bathroom door closer to road is still not closing right as it is rubbing Halo paint in bedrooms The outside wave trim in one long section is different than the entire home. Home is wonderful there are a few things that could have been done better but overrall it’s great

Overall, everything has been a great experience but will say once they give you the keys you are going to wait a long time to get pending issues resolved.

Great over all experience so far. Some communication issues with things that need to be fixed but decent over all.

Most everything was great. But unfortunately, as we expected, as soon as we closed and were given the keys, most all of the items that our building supervisor promised would be fixed within a few days (i.e. cabinetry x4, carpet), were never fixed and we never heard from the building supervisor again. As a result, we're forced to go through the Pulte warranty department which takes weeks and months to have anything addressed.

Overall Construction is great .

Shannon our home counselor was wonderful. Field manager, Lloyd, did not respond to multiple requests to repairs items we discovered after moving in.

People, workmenship, communication is good. Quality wise; material like paint, finishing can be improved. Design center collections are very expennsive.

The home is great. Lots of blemishes throughout the home tho. Walk through was rushed

The upgrade options are very expensive compared to other builders. The default items installed are very cheap in quality. Overall not satisfied.

The sales experience was great. Initially, we enjoyed meeting with our design consultant but since we have moved in we realized she should have provided us more information. Specifically regarding our flooring options and choices since this was by far our biggest ticketed item . Our construction manager provided amazing communication throughout the entire process but once we did the walk thru and received our keys … all her cared about that we would give him a great survey score.
