The price/value of the home does not equal the price. We felt rushed to go to design before we were even sure about getting a mortgage. As the building process progressed, it would have been nice to change a few things. Design should go through options better. Products used are definitely lower quality and pride of workmanship lacking.

As a first time home buyer a lot of things were missed in the upgrading options. HOA going up with not even being in the home for 2 months with no notice. Just the whole buying experience and process was not great. Lack of communication.

I wasn’t sure why roof tiles are falling of from top.. I don’t even understand how they constructed it. This is kind of crazy with issues in my home… I didn’t expected that house will be built without proper material and lack of knowledge on how to build.. it’s not issue with model it’s the issue with construction. Why construction guy take survey from customer directly and why they won’t show up when we have issues in home

Everything was great until we filled out our 5 star reviews that they all begged for. After that, everything takes a turn because nobody cares anymore. They got their good review and now it doesn’t matter - maybe a public review will spark some initiative. We moved into our new home 12/08 and discovered a leaking valve on a toilet 12/21. Construction manager wanted to fix it but because of “liability” gets told he isn’t allowed, and we need to contact customer service. We have been contacting customer service off and on with empty promises and zero follow through since then. The plumber ...

Still pending issues even after 2 months of moving into the home

Many issues that we brought to Steve’s attention (field manager) during final walk through are not addressed even after moving to new home and it’s been 2 months. Field manager doesn’t pick the call from the time you get the keys and won’t handle issues in timely fashion. We had great experience with Toll Brothers home we bought back in 2017, Pulte has to catch up!!! Poor in responding to issues in timely manner. Have to wait a month atleast to get something working!!!

Buyer beware - production building means you give up your rights for a quality built house!! Sub contractors used are at the bottom of the barrel because Pulte pays them so poorly so they can make more profits. Do your research before buying from Pulte.

Great Sales Personal and Mortgage people Construction crew chief was vey good ,, quality workmanship on house----well not so great ..... The personal building appear to less then qualified and in a hurry to get work done alot of simple quality features missed... trying to get things corrected good luck see ya in a the next lifetime.... after you close---your almost on your own

Failing The "Last Mile"

There is way too much to share, but the bottom line is that the sales process went well, but not the finishing the construction's final touches. The last finishing touches, such as fixing things that are not done right or incomplete has been a frustrating slow process. Ranging from bad solutions to no (or slow) response. Even 60 days after closing we are still chasing resolution. This is true for us and other homeowners on our new street. Pulte's operations can't seem to get the 'last mile' of the journey completed. Very disappointing.

The lack of communication

If our lease wasn't up in our apartment we would not have signed to close. 2 months after the final walk through, we are still missing an electrical plate, we still have 1 wrong outlet in the laundry room that we need to plug in the freezer, a floor tile still has the color and brand printed on it, the bottom trim still has the color of the grout all over the trim and we still don't have the right thermostat in the house. I had such high hopes with the Pulte reputation.

Pulte is very responsive up until they get your money. Poor workmanship and terrible customer service after closing. They are not responsive to the needs of their buyers. Need to go over the house with a fine-tooth comb and demand everything, no matter how small be repaired.

Paying a million and chasing for every walk in inspection item has been a pain. On top of that management didn’t pay attention to have the home ready with internet fiber cable. Takes 2 weeks to put things in order. I am asked to close home with all items open otherwise it will create a lot of other issues (like a threat) then asked to sign off on walk in inspection checklist to mark everything is closed. After chasing construction manager for 6 weeks now , I am told go and raise service request and he only managed production lines. Few like a fool with sweet talks on signing the documents ...

Two months after buying the house and moving in, we do not have keys to the mailbox. After asking the sales office multiple times we have just been passed around and no one is able to get the keys made for us. Otherwise great house.

Home took longer than expected which cost us a lot of money in storage of furniture, moving costs and housing costs while we waited for completion. We understand supply chain issues caused these delays and our supervisor did everything he could to satisfy us, which we appreciated.

Great initial delivery but too many small issues later

I was very happy with the initial delivery and construction of the home, but afterwards I have not been able to get significant issues resolved. This is partly due to Covid-19 , but we have issues in the home that should have been caught before we moved in that we have had to live with for the last 1.5 months and counting. I am concerned that I wont be able to get them fixed after the crisis ends.

Rigid Build Process, Even When Builder Can Save Money.

In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family.
