Project manager has been responsive to all concerns at this time. Bryson has been good to work with. Continuously finding more and more issues/concerns (e.g. shower stoop drains to bathroom floor, stair rail spindles are already splitting). My concern is what will I continue to find.

For the most part, everything went well. The back and forth with finishing dates was stressful. And then when we finally closed there are many things in our home that were done sloppy and need to be fixed.

The home turned out pretty good. There are still issues that I am waiting for a response from Pulte to take care of.

The house was good overall. Hardware are not that great since they are install by third party. Door handles are super loose, cabinet paint has some flaws where part of the cabinet didn't have paint. Also kitchen island was installed out of line where it is not perpendicular with the house or the tile. Some of the soft close function feel off when some door has good resistance to closing force when other doesn't have any.

My overall experience with Pulte has been fair not great. I'll start with the positives then go into the negatives. The staff at Pulte Mortgage do a great job of staying on top of the home buying process. I've been in my new home a little over two months and it's starting to feel like home after living in hotels and an apartment for almost a year. They build a solid house but the overall workmanship toward the end was a rush job to get the house closed. John, my construction manager is the contact person for the company and he does an excellent job of trying to make the customer happy but he is only one person. The thing that leaves the biggest pit in my stomach is the kitchen upgrade. Right before closing; in fact days before closing I found out I would have mismatched appliances. Most women, the kitchen is their space. Although, I'm no Martha Stewart as far as cooking however I paid for an updated kitchen. This is a supply chain issue, however Pulte knew for months about this issue and didn't inform me. Having mismatched appliances in a kitchen may be cool for some else but not my style. It is equivalent to having different tires on a Lexus. You have tires but some thing doesn't look or feel the same. Last time I gave detail feedback, do you care?

The overall buying experience was good, where it falls short is on quality. So many little issues had to be reported after build Completion. Some of them taken care promptly but some not good response. I would expect the build quality and material to be of better quality. As a homeowner it is a hassle to be responsible to find these issues later and report then to get addressed.

Closing was stressful. Underwriter was still asking for documents the day before scheduled close. Lots of issues on the initial inspection that weren’t addressed. Still lots of issues to take care of on the 30 day inspection. Not great quality of workmanship. Lots of paint splatter from walls to ceiling

Overall, Pulte was fine. We are one of the first homes on our street, and the contractors and trades working on the other houses do not respect our property line, and play their radio (music) way too loud!

The processes was great thanks to my realtor but the house is ok. The tile is not lined up properly in a majority of the kitchen area, seems like it was rushed which it probably was. The tile in the shower is also not lined up very well. The paint was supposedly redone but the redone paint inside and outside had a lot of issues the bump out accent colors were covered with the main house paint and the paint inside had a bunch of areas that don’t match. When this was supposedly redone the painters left lines of pain on the carpet in the bedroom. The fence had a bunch of wiped off mortar and mortar splash that they just painted over instead of cleaning up. And some of the windows have scratches. I’m sure I’m forgetting some stuff but that is the main things with the quality you get for over half a million dollar house ... More

Please revise your new home very well. I had paint issues, kitchen items installed crooked, carpet issues, electricity issues etc. The sales team experience was amazing but construction wise was not.

Overall the buying/building experience was very good. Sales and the field manager were great. The design studio experience was too rushed and the designer was ok, not great. Now that we have moved in, we found issues that there teams should have noticed and resolved. We now await how they do in fixing the issues. Our final rating will depend on how they respond.

Pulte itself is fine to deal with. The requirement that incentives require the use of pulte mortgage has resulted in an inept mortgage organization.

more time and care needed in finish work

I love my new house. HOA is a little high. Water is in the streets.

Several outstanding items during closing were not taken care of. Paint splatter everywhere, chunks of caulking on base boards that were painted over. Missed caulking areas. Even the homes to both sides of us still had blue tape on them after closing. Do not buy from here if you are looking for quality.

The builder was fine. The supply issues and finishing work of the contractors were very disappointing. Still trying to get things finished that were identified prior to closing

It is very difficult these days to judge a homebuilder due to material and labor shortages. The build took close to a month longer than anticipated which caused it's own issues. The labor issue and building materials were a bummer though. We hired an inspector to inspect the construction on two occasions and even he said that the materials and the workmanship we less than average. At this point we can only hope that the warranty process goes much better than expected and we can feel a bit more at peace with what we ended up spending a lot of money on.

Could have been better in the mortgage application. Need to communicate effectively re temporary use of range hood. Different brand as specified on the contract.
