This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

I heard PULTE is one of the top builders but my experience was not that great. Issues with cabinets, communication and transparency

Poor finishing workmanship on home, doors not properly installed, mismatched French den doors, paint and drywall repairs needed, upgraded cabinets needed repairs, light fixtures dirty, outdoor brick walll poorly constructed and damaged (eyesore). Numerous other repairs required in home

Not very responsive to issues.

Over all I am happy to have a home but they rush yo build the home and are sloppy with there craftsmanship. When we walkthrough the home with the site manager, he tells us to mark area with red tape and they will come back and fix it. They never fix it but the removed the tape as if they did. The site manager rushed us to fill out a survey. Saying the home was complete. He kept bothering us to fill it out. Once I filled it out. I didn’t hear anything back for him. We still have problems with the home. I font know what to do

Pulte is a cookie cutter builder. There is very little flexibility or customer understanding, Customer satisfaction takes a back seat to prepackaged home construction and no exceptions are granted, regardless of how logical the requests might be. All levels of management are virtually terrified to issue a "change order" for fear that their statistics will be negatively affected...but most of all that additional expenses might be incurred above the prepackage cost...even when the buyer offers to pay any additional expenses. Had I known their mode of operation, we never would have purchased from Pulte....truly SAD. ... More

We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. We've reached out, and we know due to covid we were on a waitlist, but its now into June and we have had no call back to get an appointment set up to fix these issues. Again we love our home, but the care after has been poor to help what should have been taken care of before we moved in. ... More

Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. We were luck to have a very good foreman to work with.

Love the home....'however' in one day and at the same time I had 4 contractors here fixing things that should never have needed fixing. Replace the mirror in master because of defects, 'repairing' master marble sink (what, its supposed to be brand new?), fixing shoddy drywall, repair sliding glass door. Truly believe Pulte purchases '2nds' and uses them in new homes to cut costs. A number of items in my home that needed replaced, repaired should never have been in a new home. Have spent a lot of time with people in and out getting stuff fixed and then discovering more. You begin to feel like a chronic complainer. We started the paperwork for our new home on January 28, 2019. We also worked with two other mortgage companies for our loan. We where putting 50% down and financing 50% with the intentions of paying the house off in 5 years. We got home on February 5, 2019, which I spent 2 complete days getting all the information to all the mortgage companies for their underwriting companies. After 2 weeks we where pre-approved for the loan with the other 2 loan companies and our own bank. Pulte mortgage people we worked with where Sally and Sarah. They were really great and went the extra mile to help us. We just kept getting asked for more information because we are self-employed. Who do they think employees get their W-2's from. THERE EMPLOYERS LIKE US. We had 6 times the money in one account to pay for the home, but they treated us like we where high risk. We had to provide 4 years income tax papers, 6 month bank statements, proof that we where a real business. We provided them with 4 year of income tax papers for each business. It just seemed like every other day we had to send more documentation. Our Vice President in our bank here, that we deal with on a daily basis, said that they were doing unethical practices. We kept being told that we where approved for the loan in underwriting, and then the next day Sally would call me and ask me for more information. We where to do the walk through and close on the house, July 5, 2019. The day of July 3, 2019, we received a call from the head of the Pulte Mortgage and she told us not to come down for the walk through, the our loan was still in underwriting. Our salesman John, which by the was is a wonderful person and a very helpful, honest guy, told us to come down and do the walk through anyway. We did and our job supervisor wasn't there and we did the walk through with another Job Supervisor. He was great. There were several things that need to be taken care of, like we had ordered the upgrade kitchen cabinets that were wrong, cut in our wood flooring, nails in the wall, paint on floor and glass shower doors, fan in master bathroom the bearing in the motor where bad, fingerprints in the varnish on the special ordered front door. We went back 2 1/2 months later and some of the stuff wasn't done yet. We called our job supervisor and he assured us that he would take care of the matter. Then we get a call from our salesman 1 day after we get home, and he said that the job supervisor said we have to go through customer care to get things fixed. I has been a really bad experience with this home. We built our current home that we own debt free of 6,000 square ft., that we hired all our contractors with the exception of the things that we own business for, and we had a great time with it. It was such a joy, and the home that we built through Pulte was just on stress moment after another. If we had to recommend anything to you, I would NOT GO THOUGH PULTE to mortgage your home. My wife and I were very excited to build our first home in AZ. We had only lived in AZ for about 1 year prior to contracting to build. First of all the initial experience is pretty painless. A lot of decisions to make immediately for your build but all in all pretty easy. The upgrades are extremely expensive for what you get. To upgrade to a floor I could have purchased from a flooring store installed for about $15000 total was a $23000 upgrade over the flooring that comes with the home (just one example) The process to build was quite efficient but where we ran into issues was with the details on the finish of our new home. Our kitchen cabinets were a mess along with some other issues. Everyone seemed concerned enough to try to get a good review but not concerned enough to try to make things right in our new home. At well over $500k for a new 2300sqft home, i dont expect to get the response of "well, these arent custom homes) Build quality and attention to detail has nothing to do with whether its custom or not. All I asked is for people to treat our new home like they would their new home and that doesnt seem to be of importance to Pulte Homes. Some of our issues have been taken care of and some still remain unresolved. Overall I wouldnt tell someone to not build with Pulte Homes but I would advise them to stay highly involved in the build process. If your issues arent resolved fully prior to closing, dont close. Multiple issues, cabinets,cracks tiles, corners dents, poor paint in the house.

When we moved in two of the ceiling lights in the kitchen were not working. It took about 4 weeks to get the electrician out. He repaired them but said that the electrical wires were never hooked up. We have globs of dried paint hanging down from the roof outside our master bath windows. We have been waiting now for 2 months for someone to come and scrape it off. The dry walls have many unsightly slice marks and areas that need scraping and smoothing. The landscaping has been dying due to lack of water. The landscaper came out and replaced the dead plants and now a tree and 7 other plants are dead for lack of water. ... More

The compartment for the fridge is smaller than standard size at 35 inches instead of 39 inches. Several of the home buyers have had to remove baseboard to make it fit. Pulte does not seem to care. The drywall taping and texture are horrible. You can see joints in the drywall and texture patterns vary throughout the house. Some texture looks like poorly done patches. Skilled trades are extinct these days. Other neighbors have it much worse.

I had a very good experience thru out the process with a lot of communication. That all ended when I closed. Since then, everyone has disappeared and there is no response to cleaning up the left-over issues. Also had a contractor do some work in my house and damaged my three-week-old refrigerator and again no response. If it wasn't for no customer service after the sale, I would have said Pulte was a good builder.

Builder uses COVID excuses for 95% of issues that arise during the whole process. In-house financing also does not communicate well or work to make a decent homebuying value. Foundation and framing are good quality work. Finishers are rushed and have poor quality of work.

The challenge of the supply chains I realize and have built many other homes but it doesn’t excuse the fact of how dirty my house was during construction and especially after the finishes started going in the cabinets had some white dust all over them that has never been totally cleaned and the cabinets need a lot of repair and look terrible in some places a person worked on them the day after I closed and now have heard nothing four weeks later. My floors were not protected and there are many stains on my new laminate floors. The carpet was dirty or damaged and never taken care of I have lights that don’t work the Courtyard has dented gutters a sadly finished gate and paint and construction materials on the entry door. Everywhere I look I find new things cracked laundry sink scratches on the bathtub and a leaking window when it rains. I was told at closing don’t worry I will take care of you by the person at the walk thru and have never heard from anyone again. I turned a lot of these items in on line a week ago and I am waiting to see if I hear from anyone. ... More

Wow! Upon receiving possession of our new home we discovered stains in our new granite sink and on our very expensive new floors. Upon request to evaluate, we received insinuations that the issues were caused by us even though we had not even moved into the home. Also, poor workmanship was highlighted upon replacement of front door bell and once again we were told they weren't responsible even though the stucco was not completed correctly under doorbell they installed and the stucco was falling off. Sad.

The initial part of the build process with Pulte was enjoyable and low stress. Our sales and design consultants, as well as our construction field manager were friendly, professional, good communicators and efficient. However, at about the 6 month mark of the build process things started to change. The excuses (mostly blamed on COVID) piled on regarding delays and towards the end we felt like the home was being rushed to completion so that upper management could fill their end of year sales quotas and get their bonuses. Our home was closed incomplete... no screens, missing shelves, hardware and paint as well as lots of cosmetic defects. Some homes on our street are still missing mirrors, counter tops etc. Our field manager tried his hardest to push things back, but his supervisor wouldn't allow or just didn't care. A month after close, things are slowly being addressed and repaired that should have been taken care of prior to closing. But this shouldn't be the case with a new build. Unfortunately we moved it without things being complete. If we didn’t close we could have been pushed out of our home buying due to the equity in the new build that was so high due to the 13 month build time. We are left with appliances that were not selected, tile that is way uneven, no cabinet door, no screen doors, no grout in the pantry, grout in the kitchen that was stained during build by trades, carpet not secure, door hardware not complete or installed incorrectly, windows that were not cleaned and covered in materials, and the list continues. Waiting on a Michelle to call to start setting up times and dates to get it all corrected at this point. ... More

One of the worst new home purchases maybe because of Covid-19? I went with Pulte because of the name. We are hoping our Pulte home will be a good one for our Family. Worst thing about this purchase was lack in communication from the builder and feeling pressure for us to meet deadlines Pulte imposed on us.Luckily Nick our contractor smoothed all our worries away helping every step of the way! He was capable, friendly and payed attention to detail. We were also fortunate to have a great team at Pulte mortgage. Sarah and Matt were always polite and professional. They really know their stuff. The design center was awesome too, never felt rushed or pushed into anything. Pulte doesn’t offer a lot of standard upgrades, so it can be very easy to spend a fortune.Our home turned out beautiful with the exceptional help of our design team, Finally , Bridget at PGP title was calm and helpful at such a high stress close. She went out of her way to make sure our signing of documents was simply. Thank you to all of you. As far as Pulte, they lacked in communication with us and the employees. When our closing date was postponed, the sales person nor Nick knew and were eagerly waiting to give us our keys.We were promised August- October closing, but didn’t till December. I felt like they were trying to sell the home out from under us. They had so many demands placed on us to close yet they could say and do whatever they wanted. It was stressful not knowing when to close on our old house. Lack of communication. Once moved in we noticed the agenda was to get the close and not deliver a perfect new home. One example is the garage door. It’s painted 2 different colors and I have to live like that until I have the time to request the paint team to come back. The blinds I paid extra for, had tiny holes in them and our kitchen cabinets, which were upgraded were hung wrong. You can see the dishes through the front cracks. Be diligent in walking through your home while being built. Your project manager is there to help, direct, and get answers and problems solved. Overall a great builder.

I signed the contract for our home in Nov 2020, before the madness of the housing market really took off. I also signed just as Pulte started doing lot bidding which was not a fun experience and something I'll be mindful of if I ever purchase a home again. Our sale consultant Peter was always very responsive, Leslie in the sales office was very helpful during the initial tour of the model homes. The build time came in at around 7 months, during the pandemic, which was faster than we thought it was going to be. We didn't get many pictures from our field manager during the build, but considering how many homes they are managing in AZ during 2020/2021, it was understandable. Our home during the final walkthrough was not completed. One wall had a hole in it, the master bathroom shower glass was not installed and the master bathroom door had to be torn out to fit the glass. The home wasn't cleaned, even a month in we are still cleaning up small paint splatters. Needless to say, the end product is good but the end result didn't leave us with the best impressions of Pulte. We had a 3 week check-in with our field manager, who walked around the home with me to talk about new items we've found and to talk about old items that haven't been resolved. I'm sure Pulte will eventually get around to taking care of them but I think we would have been ok with taking possession of the home a couple of weeks later if that meant the house was dialed in. Overall we did like Pulte's options compared to some of its competitors, it was easy to work with Pulte Mortgage on our VA loan, our sales consulate Peter answered our questions in a timely manner and our field manager Louise is one hardworking guy! ... I had on issue that has not been resolve i had an rv gate install by pulte and the cable guys or who ever thats their cable box installation decided to install it righ were my rv access is at so i talk tp pulte personal but had had no luck getting my problem resolve
