This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

Over all I am happy to have a home but they rush yo build the home and are sloppy with there craftsmanship. When we walkthrough the home with the site manager, he tells us to mark area with red tape and they will come back and fix it. They never fix it but the removed the tape as if they did. The site manager rushed us to fill out a survey. Saying the home was complete. He kept bothering us to fill it out. Once I filled it out. I didn’t hear anything back for him. We still have problems with the home. I font know what to do

Pulte is a cookie cutter builder. There is very little flexibility or customer understanding, Customer satisfaction takes a back seat to prepackaged home construction and no exceptions are granted, regardless of how logical the requests might be. All levels of management are virtually terrified to issue a "change order" for fear that their statistics will be negatively affected...but most of all that additional expenses might be incurred above the prepackage cost...even when the buyer offers to pay any additional expenses. We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. We've reached out, and we know due to covid we were on a waitlist, but its now into June and we have had no call back to get an appointment set up to fix these issues. Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. We were luck to have a very good foreman to work with.

Love the home....'however' in one day and at the same time I had 4 contractors here fixing things that should never have needed fixing. Replace the mirror in master because of defects, 'repairing' master marble sink (what, its supposed to be brand new?), fixing shoddy drywall, repair sliding glass door. Truly believe Pulte purchases '2nds' and uses them in new homes to cut costs. A number of items in my home that needed replaced, repaired should never have been in a new home. We started the paperwork for our new home on January 28, 2019. We also worked with two other mortgage companies for our loan. We where putting 50% down and financing 50% with the intentions of paying the house off in 5 years. My wife and I were very excited to build our first home in AZ. We had only lived in AZ for about 1 year prior to contracting to build. First of all the initial experience is pretty painless. When we moved in two of the ceiling lights in the kitchen were not working. It took about 4 weeks to get the electrician out. He repaired them but said that the electrical wires were never hooked up. We have globs of dried paint hanging down from the roof outside our master bath windows. We have been waiting now for 2 months for someone to come and scrape it off. The dry walls have many unsightly slice marks and areas that need scraping and smoothing. The landscaping has been dying due to lack of water. The compartment for the fridge is smaller than standard size at 35 inches instead of 39 inches. Several of the home buyers have had to remove baseboard to make it fit. Pulte does not seem to care. The drywall taping and texture are horrible. You can see joints in the drywall and texture patterns vary throughout the house. Some texture looks like poorly done patches. Skilled trades are extinct these days. Other neighbors have it much worse.

I had a very good experience thru out the process with a lot of communication. That all ended when I closed. Since then, everyone has disappeared and there is no response to cleaning up the left-over issues. Also had a contractor do some work in my house and damaged my three-week-old refrigerator and again no response. If it wasn't for no customer service after the sale, I would have said Pulte was a good builder.

Builder uses COVID excuses for 95% of issues that arise during the whole process. In-house financing also does not communicate well or work to make a decent homebuying value. Foundation and framing are good quality work. Finishers are rushed and have poor quality of work.

The challenge of the supply chains I realize and have built many other homes but it doesn’t excuse the fact of how dirty my house was during construction and especially after the finishes started going in the cabinets had some white dust all over them that has never been totally cleaned and the cabinets need a lot of repair and look terrible in some places a person worked on them the day after I closed and now have heard nothing four weeks later. Wow! Upon receiving possession of our new home we discovered stains in our new granite sink and on our very expensive new floors. Upon request to evaluate, we received insinuations that the issues were caused by us even though we had not even moved into the home. Also, poor workmanship was highlighted upon replacement of front door bell and once again we were told they weren't responsible even though the stucco was not completed correctly under doorbell they installed and the stucco was falling off. The initial part of the build process with Pulte was enjoyable and low stress. Our sales and design consultants, as well as our construction field manager were friendly, professional, good communicators and efficient. However, at about the 6 month mark of the build process things started to change. If we didn’t close we could have been pushed out of our home buying due to the equity in the new build that was so high due to the 13 month build time. I signed the contract for our home in Nov 2020, before the madness of the housing market really took off. I also signed just as Pulte started doing lot bidding which was not a fun experience and something I'll be mindful of if I ever purchase a home again.
