Overall purchase process was good..

our experience buying this home is mixed. the sales person , mary beth, was very good and responsive. the loan officer, Dave, at Pulte mortgage was very responsive but when handed off to the followup person, Kim, the experience went downhill. all our closing costs were supposed to be paid but since Kim and our insurance person were at loggerheads, we paid our homeowners insurance and she refused to reimburse us. Closing was uneventful. After we moved in the project manager, Travis, was wonderful trying to get issues fixed for us. The problem lies with the quality of the subcontractors. Pulte evidently can't find good ones. Numerous tiles in the home are chipped and they can't locate the exact same size for replacements. After 5 weeks we're still hoping they can find it. The painters are the worst. Paint on the grout, the caulking looks like a 5 year did it. having to redo caulking and scrape and sand baseboards because they are so rough they can't be cleaned. I would still recommend Pulte. I think the subcontractor issue isn't limited to Pulte. Just be prepared to have to have some issues addressed after you move in. ... More

Home quality is very positive for some items like finishes and appliances, but these are offset by poor workmanship. There have been several issues with grout, drywall, paint running marks, trim damage, cracked glass, unfinished stucco, etc. Many issues will be resolved by the owner due to the small scale, but give the price of the home, expectations were much higher in the finished product. It is now clear that the price is entirely market driven and not an indicator of home quality which we have come to accept. Customer Service staff and the site manager have done all they can to help with the issues but they are excessive and the trades cannot be mobilized more than once during the warranty period unless there are safety issues (which have been escalated and are being prioritized for repair). ... Overall the Pulte house is a good house. The timelines provided at purchase were not realistic at all. Four - five months indicated, Ten months actual total. Sometimes multiple weeks went by with no progress. That is frustrating. Subs rushing to complete work often caused damage that the next group needed to correct.

We loved working with each person assigned to us from the salesperson, and the supervisor(s) along the way. Extremely helpful during the process. Being our first new build, we've been a bit underwhelmed by the final product - poor paint job & drywall installation, messiness in cabinet installation, etc. Perhaps this is the norm for large tract home communities, but to us, the work in many areas has been mediocre, thus the 3 stars for quality. It's been an interesting and educational process, to say the least!

Our construction manager James is a real trooper. He’s had to deal with supply chain and work force issues and has done very well. I will say though that the timeline of completion made it impossible for him to get the house up to the standard that we expected. While there are many minor issues like poor drywall, paint, hardware alignment, we still have items that are simply incomplete. No screen door, unpainted/finished items, fit and finish issues. I will say that James has made an effort though. He needs assistance from his management. The house functions without major issue at the time of writing this. My field manager helped me throughout the process. He was very responsive and met with me multiple times to address any concerns.

Supervisors communication and the workmanship

Wouldn't purchase and build without being on site to periodically check quality. Had I not, there would have been a much bigger and more complex "punch" list.

In general we've had a very good experience with Pulte, quality homes. Some details that need to be repair though.

The construction of the house was clearly not at a value of 800,000 which is what I paid for the house. When I moved in a shower didn't drain because cement was poured down the drain and had to be removed by a plumber. In addition there was rust in the bathtub. Some of the wood was chipped inside the house. Overall however we're happy with the houses design and functionality. Pulte has been very responsive to concerns about the house and has fixedmost of the problems that I've asked them to. Overall the experience has been good but probably not worth $800,000.

Overall, my experience was very good. I had some issues with your customer service department and lack of responsiveness. I had to make several phone calls and send an email to the CEO before I received any response I needed a few minor repairs which took two months to complete. Tatiana was assigned to help me with my issues. She was outstanding. Her professionalism and follow-up were exemplary. That said, I recommend you make some major changes to the operation of your customer service department.

Overall the house is gorgeous, very nicely designed, spacious, and modern. And most of the work is done quite well, such as electrical and cabinets. But others, especially painters, are terrible. They actually made other trades' work worse. The painters painted over all electrical outlet and switch covers, sprinkler heads, etc. Really terrible paint job, so just be prepared for that.

Unfortunately having a home built at this time is a challenge. Trades have not been consistent with following up. We still have not had our termite barrier done after more than a month. There are still red tape marks in and around the house. We found our microwave does not work properly after being in this house less than a month and we have to wait for a service to come and decide to fix or replace it. The MBR is designed so you can see all the way into the master bath from the front door even if the MBR door is slightly open. The water in the kitchen sink takes a long time to get warm water nor does it get hot. We were not allowed to choose our own front landscaping and the list given were not planted. While the Pulte sales and the Pulte title groups were exceptionally good, the finish quality and the HVAC work in the home was sub-par and in some cases incomplete. Calls for warranty work were also sub-par.

Of all the homes builders at Rocking K, we felt that PULTE was the best choice.

Builder insisted on a closing date BEFORE roof was completely finished. After living here 3 weeks several items which we have reported still have not been corrected---like the front doorbell doesn't ring----missing bulb in light in hallway----monsoon damage to front landscape with small sunken ares and foundation exposed in another area.

We had issues that took long to get fixed, like no power on patio outlet due to outlet by A/C units covered by stucco company, holes on wall to find outlet, stucco patches, and paint after. Range hood stop working due to loose wire under range. Tub faucet leaking for two and a half weeks before fixed. Waiting for A/C units to be balanced, too cold in one side of house.

Beautiful home. Lots of nice touches. Above average workmanship. Need to get a few things fixed soon that should be under warranty.

We have many issues with our home including serious electrical issues. Lights are flickering and dimming in all rooms of the house. Pulte took 4 weeks to get the electrician back to our house and all they did was look in the breaker box and test a couple light switches. Then threw there hands up and said I don’t know. Our home also appraised below asking price $19,000. Here is the open list of issues that still need to be resolved: Screens in bedroom 2 & 3 bent. Sliding door track issues. Drywall bullnose between living kitchen area(sand and paint touch up). Wall between houses is damaged. Verify operation of irrigation system. Doesn’t seem to work. Insulation above pot light fix in kitchen needs to be replaced. There is none there. Flickering lights in house. Randomly happens. Sometimes with AC compressor turn on sometimes without. Loud click/clunk from AC when Turing on. Can not feel AC in fourth bedroom, no air flow. Some worker in the neighborhood used our front water spigot and washed concrete or paint and stained our rocks and wall. Tiles on roof lifting. ... More

A 5 for sales and customer care support. A 1 for Pulte Mortgage bringing overall rating to a 3. An overwhelming and overly complicated mortgage loan process. Too many people involved, confusing and conflicting online communications. Only objective was to get as much information as they could so the mortgage could be packaged and sold within days of closing to Fannie Mae. Exasperating process.

Leo was great and always responsive

There are many issues that are not been corrected for a month. Biggest problem is the exhaust pipe for the gas driyer. The driter reports a 95% blockage in it and can not function. You shoud visit the community and see it.

The builders know they have you at a disadvantage and operate as such. Work could be done quicker and with more quality. Paul the superintendent did a great job but I know his hands are tied. He does his best but is limited by the trades. Pulte and every other builder need to band together and make the trades do better work. Work took way too long. From frame to completion took 5 months. Way too long. And then at the end work was rushed and I do not believe we were given a house worthy of $680k. Feet were dragged and then we had to wait for the house to be cleaned (not very well I might add) AFTER we recorded. The last week was rushed. If work had been steady all along it would not have been much of an issue. But work stalled and was slow and at the end it was a huge hurry. Seemed fishy to me. Builders need to be better.
