Beautiful, quiet community and very modern look Home

Pulte homes in Deerlake Ranch provide beautiful and luxury house at reasonable pricing. Being located in a good neighborhood and close to highway and Porter Ranch and Canoga Park gives you lots of opportunities. The neighbors are very friendly and everyone is trying to make a community here. Houses have been built with good design and are very spacious. The quality of material and built if OK and not really high. They could have done a better job as sometimes you see things like constant lighting flickers or sounds in your vents and also stain on counters that shows better materials could have been used. But we have to be honest. The value matches the price. We are overall very happy. I have to give credit to the maintenance team (especially John and Tyler) who have been great the whole time in timely manner and always trying to help out. They have already addressed many of our concerns and fixed some. The buying process was overall good and straightforward. We are very happy with our new home!

Cheap quality. Finished poor. Site sales not satisfied. After service is ok. John is working hard to fix the problems. Can’t call this home luxury as posted on website and signs. However, the neighborhoods are good but would not recommend to. Family or friends.

As one of the big builders you guys are, please understand that for you its just another customer, but for the customer its their first home, one of the biggest purchase they can make, they are going to work for this for the next x amount of years. Don't make poor quality homes and rush the procedure cause you focus on quantity rather than quality. Your construction managers badger on getting all 10 ratings the next day you close the house , this can be verified with other neighbors too. They message you till the time you don't get it done. Once done Poof in the air!. They leave behind a long list of issues that the warranty person has to take care and just run around for it. Multiple cracks in the wall explanation: "we will see if we feel necessary to repair". Appliance not installed correctly" yeah go open tickets and wait for weeks to use your appliance". Carpets" all over the house nails are popping out, carpets are releasing threads, we were told that there is padding under it, you feel nothing" they show great things at the design studio but in reality. Home window frames the walls are crooked which affects the blinds. All around the house where tiles are installed there is spacing on the joints and should be filled up with caulking. While rushing to finish construction , they cross wired the entire HVAC system zones , and upon asking they tried to throw scientific terms that we use refrigerant and not freon, and it takes more time to cool and what not until the technician came and showed it to them. Within the garage, no paint on the drywall , they just give you as is, get your own paint. Public sidewalk infront of the house multiple places its chipped broken, I understand cause they are finishing the construction 10 houses away, but it hardly gives a premium feeling. Driveways, regular concrete unlike toll brothers who give pavers to the home owners within the same price range. a big damage to the wall it took 28 days to get it repaired. Please guys do better, if you focus on quality you will be able to make lifelong customers don't focus on making quick million, focus on triple digit millions and that will come with superior quality, not poor workmanship. ... Home looks nice, construction was rushed, clear sloppy work

Beautiful homes and we are very happy but there are definitely things they don’t have as sharp as Toll Brothers.

Everything during this buying process was easy and amazing. From the beginning to the end, not a single problem occurred. Reserving the lot was super easy. The design center experience was awesome. The contractors made the building process easy to understand. Overall it was a great experience.

Disappointed with the mortgage process and the customer service after move in. Home was delivered fully built on time and sales personnel are excellent.

Had a great experience with Jenee and Kyle. They are extremely supportive to our needs. As with any construction project there are too many uncontrollables and Kyle has meticulously managed them for us.

Everything is of a very cheap quality. Customer service is slow and non responsive.

Not Very happy with the quality of work

We had blinds installed yesterday and discovered that the craftsmanship of the windows/framing is sub par. The window/framing is uneven. We have a sizable crack in the structure above the garage. Range/stove is not working. Baseboards not painted in some areas. Painting around outlets is not clean. Discoloration on driveway concrete. We've only been in the house for one week, so hopefully we won't find any more items. Pulte Mortgage made some material misrepresentations. We decided to go with B of A - better terms.

this was supposed to be a happy moment for me, but instead, it was a nightmare. they forced my hand into closing before the end of the year or else they were going to take all of my incentives. It’s not my fault that you guys had a cyber attack two days before closing. Jay, the builder of the home is amazing. He responds quick comes over sees the problem and get it corrected. ericka was terrible. No communication told me things that weren’t true and just all around. Not a great job.

I recently purchased a home from Pulte Homes and my overall experience, while not terrible, was a mixed bag. I would rate it 3 out of 5 stars, with my satisfaction primarily stemming from the financing aspect. The financing process with Pulte Homes was smooth and efficient, earning them a crucial star in my review. However, the construction phase left much to be desired. The overall impression I got was that the construction was rushed, falling short of my expectations for a home in this price range. One of the main issues I encountered was the lack of thoroughness during the final walkthrough. I opted to hire an independent home inspector, and while they did identify several issues, the quick and seemingly cursory final walkthrough with Pulte Homes did not cover all the bases. I wished for a more detailed inspection that would have highlighted and addressed concerns before the finalization of the purchase. I guess it's my fault for not taking a more proactive approach. Within the first week of moving in, I had to submit five service requests for various issues. This was a disappointing and unexpected aspect of the experience, as I had anticipated a more seamless transition into my new home. Additionally, I filed a complaint about the construction workers who, inappropriately, hooked up their water and power lines to use their tools to work on the neighboring homes. Unfortunately, my complaint received no response, leaving me feeling unheard and dissatisfied with the lack of attention to such a significant concern. While the financing process earned Pulte Homes a saving grace in my rating, the rushed construction and subsequent service issues have left a lasting impression. I hope that my feedback, along with that of other homeowners, prompts Pulte Homes to address these concerns and improve their construction and customer service processes for a more positive home-buying experience in the future. ... I would never recommend Pulte as a builder to friends and family. Extremely poor communication, lack of transparency, lack of empathy working with home buyers. The sales and construction teams are also difficult to work with and never deliver anything to their promise. I recommend that other buyers consider other options and avoid Pulte Homes until they fix their issues.

Extremely poor quality in many areas. No pride of work. Lots or corners cut. Little transparency.

Within a couple weeks moving into what I thought would be a quality home things are falling apart . There are many corners / walls in my home that are not even . Kitchen cabinets have fallen apart . Heater was defective and never tested properly . Plumbing was backed up . Cracks all over the exterior or the home . Cracks in the interior of my home around all the windows . The quality absolutely sucks .

I felt like the builder was genuinely concerned in getting us into our new home despite all the adversity with the given supply chain.

The Pulte Team made things easy....from home purchase to our move-in. The Pulte warrantee and the responsiveness of their representatives it a very pleasant experience.

Great value for the price.
