During the walkthrough, the builders mentioned they would return to seal and buff the seam on the countertops in the owner's bathroom, which remains an eyesore—but that follow-up never occurred. Additionally, there are noticeable inconsistencies in the paint finish, with some door frames showing mismatched areas where gloss paint was used instead of semi-gloss, affecting the overall appearance. The buying process was great!

The construction manager(Dorian) who built our home was awesome. He kept us updated every step of the way! We are excited to finally be settled in our new forever home!

How did you feel about the entire process, from initial purchase to final move-in? How would you describe the quality and value of your new home? We had a great experience with the builder’s team. They did what they promised and always responded in a timely fashion. Having purchased a couple of new homes in our lifetime, we knew that the final result is always dependent upon the subcontractors used and how well their work was supervised and inspected. The construction manager for this development was always on top of things. The result was that we had basically nothing to complain about. Based upon our previous experience with builders, we knew what to expect and our expectations were met and exceeded. We felt good about the entire process from initial purchase to final move-in. We were able to purchase a waterfront home with great views at a fair price. The quality and value of the home is good and we were presented with a home with great features such as heat pump HVAC & hot water systems, network pre-wiring, and solar panel system. The downside of the solar system was that it was purchased from SunPower who declared bankruptcy before the home was completed. We are struggling to get the system activated and because the system was technically purchased from a third party although it was part of the purchase contract, Pulte is not getting involved. ... So Pulte left me hangign when Sunpower went bankrupt. I paid for the system. During Sunpower bankruptcy, Pulte advised Solaria is taking over the solar systems asset dibision and all the terms and vonditions stays the same. It turned out that was not true. I've been trying to the system connected for a while now and get tossed from one department to the other. This was not what I signed up for and I told the sales rep with this whole Sunpower bankruptcy, Pulte is going to leave their chstomers to bear the cost. Exactly what I predicted is what is happening. I think if ad customer we are not able to get the silar system activated, Pulte should refund the cost for the system. Also, the power outlet in the bathroom does not work. The flooring in the kitchen seem not prpperly installed. The wood seems to be coming off. ... More

Dennis, the sale person did not do good job. Although, I have requested the closing date to be before the September 15th. I communicated with him via email, text but the closing date was set as 9/18. I was very unhappy how Dennis and his boss(Susie) handled the issue.

The construction manager Rob was very informative and helpful and professional . Trinh in the office was very knowledgeable and professional from the first time I visited bay 37 throughout the whole process.

Timeline of Events: 1. Initial Misrepresentation Regarding Home Selection: September 2023: Early in the transaction process. Upon discovering that I was a Veteran buyer, Rania engaged in discriminatory actions by selling the initially chosen home (Plan 3) to another buyer. This occurred after verbal assurances were made (and submission of requested paperwork) regarding the availability of this home, forcing me to select a different plan to retain the desirable view. 2. Failure to Disclose VA Approval Requirements: September 2023: At the beginning of the sales process. Rania failed to inform me of the necessity for VA Condominium Approval for Beacon at Delta Coves, a critical factor for my VA loan processing. This omission came to light only after the process was initiated, causing unnecessary delays and complications. 3. Deceptive Assurance on Home Modifications: November 2023: The deadline was set for December 31, 2023, per Rania. Rania verbally assured my realtor and me that non-structural changes to the home were permissible, provided that the materials had not yet been ordered. Although it was not a normal processing procedure, “there are always exceptions” was stipulated. However, despite meeting the provided deadline, she reneged on this assurance in subsequent emails, which lacked any previous commitment detail, leading to significant financial and planning implications. 4. Inappropriate Attempts to Access Personal Information: September-October 2023: During the loan application process. Rania made several inappropriate attempts to obtain personal information from my loan file through my previous lender, actions that were ethically questionable and privacy-invasive. The lender denied access and contacted me regarding the attempts. 5. Financial Misrepresentations Concerning Delay Fees: March 2023-May 2024: Following the delays in the VA Condominium Approval process. The denial of the VA Condominium Approval was a direct result of PulteGroup's failure to provide an accurate date for the transfer of the Homeowners Association (HOA), necessitating a shift in the original closing date. Rania had assured me verbally I would not be responsible for any fees incurred due to delays caused by the denial of the VA Approval (it was out of my control). Contrary to these assurances, the fees were unjustly incorporated into the contract. After reviewing the terms, I immediately notified Pulte representatives that I was signing the agreement under duress, as Rania refused to amend or remove these clauses even after being reminded of her initial promises. This blatant disregard for verbal assurances in favor of written commitments that contradict them not only highlights a serious breach of trust but also underscores Rania’s professional misconduct and the coercive circumstances under which the contract was signed. This action calls into question the validity of the agreement and the ethical standards upheld by Pulte during the transaction process. May 2024: Subsequent Contractual Failures Despite receiving written assurances from Pulte Mortgage that the $300 per day extension fees would be covered, Addendum 8, submitted on May 1, unjustly retained the same clauses as found in Addendum 7. Rania neglected to amend the contract to reflect these assurances. Her subsequent emails further contradicted her earlier promises, compelling me to shoulder financial responsibilities that were explicitly stated to be waived. This tactic was particularly noted when I was coerced into signing an addendum under duress, with Rania referencing sections of the original agreement to justify adding the unfair fees. Rania consistently employed unethical and high-pressure tactics, notably distributing documents late on Fridays that required immediate attention. This timing limited my ability to conduct thorough reviews. One particularly manipulative instance occurred when I was compelled under pressure to sign an addendum. Rania exploited sections of the original agreement to impose unjust fees, emphasizing the urgency and leaving no room for negotiation or proper consultation. It is important to note that the other divisions of Pulte, where these documents were ultimately submitted, operate only during normal business hours, Monday through Friday. This timing effectively constrained my ability to seek clarification or adjustments from these departments, further exacerbating the pressure and urgency imposed. As a result of these actions, Pulte Mortgage upheld Rania’s promise and paid the closing extension fees. I also sent email correspondence to Pulte leaders in California and Georgia (their main office) regarding the egregious behavior throughout the entirety of this purchase. Rania’s calculated actions resulted in significant financial loss, costing me nearly $30,000 after closing on the home. Although Rania was moved to a neighboring community (multiple homeowners had issues with her), she is in the same position and selling homes at the same pricing point. I requested to correspond with a different representative at Pulte and was met with a denial from area management. We bought a condo in Alameda Bay37, and the entire experience from sales to construction manager and final walk through was very good. Quality so far seems to be really great, and we really love living here.

My husband and I enjoyed our experience when we decided to purchase a home in the Island Camp, Delta Coves area. The team was wonderful and Dorian, the Const. Coord. was awesome with walking us through and answering all of our questions. He even gave us his number in case we had any future issues, which we have had none! We are very thankful for our new Pulte home! It's impeccable!

I moved into a ready to move in home. We met all the deadlines of closing and it was a smooth experience to buy and move in. I had no surprises

Nice and clean place. amazing experience

I am very dissapointed in the home. There are visible defects in many areas and I don't have confidence in the construction. I don't plan to move in. I felt rushed and misled in the process and when I tried to cancel the purchase they made it clear they'd keep my deposit. Issues haven't been resolved. Very, very disappointing.

Mike was extremely responsive with all request for any and all concerns before the closing date of our property. He continues to be a real asset to your organization.

I have noticed while living in the townhome now, that there are paint coming off, as well as materials that is the most basic. Every material, in order to obtain improvement and better material, was extra cost for upgrades. Would be better and more affordable this day, age, and time, with the cost of living in the bay area super expensive, to provide some better material. Though email and phone call helped, I also wish that the company had closer companies that we can set up in person appointments. The build took a year which meets the standard of the contract however, was hoping that the build would finish in a 8 - 10 month. From beginning, with the time not being great, interest rates high and the market not being too great either, it did not help that the sales agent was sent to another location and that I was not able to move to a different sales agent that I can see in person. Along the process, it was difficult coordinating, communicating, and wondering what is going on with the mortgage company because they are in Denver! Finally, the title company was stationed in Roseville, however they accommodated by sending a notary to our home. There was a lot of headache, a lot of limited access, and other things. Along with that, the process felt like it was not the best. Builders kept in touch and was accommodating to assist and show us the house and building process. Customer service is an important aspect of house buying and I feel it was not the best. Easier and better method was communicating with a sales agent that was actually at the Bay37 Sales office and there was more communication and assistance at that office because we can meet in person.
