Very bad experience with all people still has problems

A structural issue was discovered immediately upon receiving the keys to the home and was promptly reported to Pulte. Following Pulte's recommendation, I initiated the warranty claim process. However, nearly three months later, the issue remains unaddressed. Repeated requests for updates have consistently been met with assurances that the matter is being reviewed and that follow-up will occur, yet no tangible progress has been made toward resolving the problem

I had purchased several new house before but the care, craftsmanship, and response from Pulte are the best. Everyone at Pulte are trying to earn my trust and to make my experience with moving in the new house as smooth as possible. I strongly recommend Pulte to anyone who is looking to buy a luxury house with great quality.

The overall experience was good, but the closing process was disappointing and lacked transparency. Pulte Mortgage repeatedly delayed the process with last-minute document requests, and typos in the name on escrow documents caused additional hold-ups. Passing the cost of these delays and corrections on to the buyer is not a fair practice. Build quality was also inconsistent — we've already had to replace glass panes twice.

Having owned homes from several other builders in the Bay Area, this was my first experience with Pulte, and it has been deeply disappointing. The sales team provided poor communication and a lack of guidance throughout the process. Even the key handover was impersonal, with no agent present. Furthermore, the construction quality is subpar compared to competitors; specifically, the driveway concrete is so poorly finished that cement washes away when watered. I would advise other buyers to be cautious before choosing Pulte.

New homeowner of pulte home was very underwhelming. Build quality is full of issues in manteca. Eg. Wiring problems, paint issues, carpet padding nails are exposed; that even injured the kid. Baseboard are uneven and had nail patches.

Within the first week after moving in, the AC system did not work, leaving us without cooling. It took significant effort to get attention to the issue. There were also structural changes made without proper approval, which is very concerning for a new construction home. Communication with Pulte has been extremely poor. We sent emails requesting help and clarification but received little to no response. The build quality is also below expectations for a new home: • The exterior color communication was incorrect, which spoiled the overall look of the house. • Gutters were left filled with construction debris. • Walls are uneven and the texture/paint quality is very poor, clearly visible to the naked eye. • The garage door does not close properly, and we were told it happens because of the sun and that we should manually close it in the afternoon, which is not an acceptable explanation. • Hot water issues occurred, and the initial response was simply that electric heaters are not good. I am a second time home buyer. I enjoyed my home buying experience with Pulte. They are thorough professionals. They are pricey. I got my home constructed and delivered sooner 2 months ahead of the promised timeline. The Pulte mortgage, Pulte insurance is an add on that they offer and I opted in as I got discounts. My overall experience was good.

We love the home we purchased, and the neighborhood is amazing. We especially appreciate the school our kids are attending. The service we received from the sales team and the supervisor was extraordinary. I cannot thank the supervisor enough for the continued support and the swift responses whenever we have questions, even after closing.

Pulte does make great homes, but the management / builder team does not care after you sign on the papers. Even on my key day, nobody was present from the builder side. It felt so racism.

Pulte Homes made our American Dream come true. Eric H. was great with assisting us viewing Pulte Homes at Amber. He was thorough with explaining the buying process, he is highly knowledgeable with sales of real estate. Eric is a great person to meet. Made us feel welcomed to the Family City of Manteca. Love this neighborhood. It' s a great Investment. Denhem also assisted us with the walk through/orientation which he did a great job overall, explained the how to's of the home made sure our home was delivered perfectly complete. My first interaction with Pulte Homes was with the sales rep Amir. Amir was great to work with! A true professional & always quick to respond via email or answer my phone calls. I never felt pressured nor was he pushy during any of our conversations. He explained every part of the home buying process. My construction manager Tremel and his assistant Denhem were equally fantastic! Both were patient & very thorough during our walkthroughs to educate me on the construction process. The quality of my home is a direct reflection of their workmanship & attention to detail. Even after Closing, they still check in to make sure everything’s going well. Solar system not activated even after 3 months. When contacted pulte homes via email for help, even though we got a auto-reply we will get back to you in 48 hours(indicating email address is correct), there are no response after that. Multiple emails sent with no response from Pulte Homes.

Hi, unfortunately, I’m unable to provide any positive feedback at this time. Our entire community is struggling to get answers regarding improperly installed solar systems—despite having paid substantial sums in full. These installations, mandated by Pulte, were tied to a company that has since filed for bankruptcy, leaving us with unresolved issues and no accountability. What’s equally troubling is Pulte’s lack of cooperation. Beyond the solar debacle, we’re facing significant dissatisfaction with the overall construction quality of our newly built escrow homes. If inspections and quality checks had been carried out thoroughly, we wouldn’t be raising this many service tickets for brand-new properties. Even more concerning, some issues can’t be logged as service requests, despite their potential to cause future damage. For example, we've noticed excessive nails dumped all over on rain guards—posing a clear risk of blockage and water overflow. It was a very good home buying experience from start to finish. Everyone including the sales office, the home team were very positive, willing to address your needs, attention to detail, helping attitude. I had a few items as a part of the move in which needed to be taken care and the construction manager and his team ensured everything was smoothly taken care of and had a pleasant hand over. Overall good experience.

During the final walkthrough, I reported several issues, including dirt marks on windows, marks on the walls, and the need for repainting. However, most of these issues remain unaddressed after closing. It has been very difficult to communicate these concerns with support again.

Happy to see the quality of the construction and as per the initial design discussed. The construction manager was great and walked through in detail. Working with the Mortgage was also a good experience and easier process to closing. There should be lights installed in every room which makes things easier and don't have to go with contractors to install.

Pulte has no concern to address even serious issues raised by the customer. Namesake national builder.
