Pulte Homes Reviews in Broward County Ft. Lauderdale, FL

The buying process started out as expected, with our home estimated to be delivered in 7-9 months. The construction manager (CM) and sales team kept reinforcing that timeline until about the beginning of month 8. The home was finally delivered after 15 months due to our escalation after the moved the date monthly every month with hardly anything getting accomplished until February 2023 when we had enough of kicking the delivery one more month each and every month and had to escalate to the division president. At that point the management team said they needed a few more weeks beyond what they promised so "we won't leave you with a big punch list of items to fix or complete after closing." Included in that was a five-figure cash payment back to us for out of pocket expenses resulting from the repeated fictional timelines given to use from month 11-15. Pulte had the home "completed" by their own definition, and final inspection done two weeks before close. Instead of the builder fixing the defective tile backsplash that was known 5 weeks prior to close, they left that for us to manage. That tile team damaged 23 cabinet fronts in the process (which we are still awaiting Pulte to replace 11.5 weeks later). The tile team also incompetently installed the two shower upgrades causing water to pour out into the bathroom floor rather than back into the shower. The Pulte Quality Review team seems to have either missed all of this in their review, or the CM chose to ignore it. Regardless, no one from Pulte seemed aware that the showers were not usable and just lets the tile team do whatever with overseeing them. Through the 9 weeks of waiting until both were restored after unexplained delays, we have heard from the tile vendor and the glass surround vendor that this problem is persistent in the Oak Tree development and well known to management...yet they just left the mess for the customer to oversee after closing on the home. We are still waiting for the defects in the sliding doors to be addressed and as 11 weeks, they have no appointment made for that to happen. We had 3 bushes dead and noted before close and those have not yet been replaced, 12 weeks and counting. Slow to deliver, slow to service through the warranty process later even with constant follow ups. Pulte just really doesn't care about much except getting new sales. They work quickly on spec homes that aren't sold, but delay service to the home once it is closed. We've been successful stirring four potential buyers away from Oak Tree and are happy to share our opinion and experience with anyone who wants to hear it. The homes look beautiful, hopefully the quality is better in other areas than the vendors discussed above, but it doesn't seem that Pulte contracts with very competent vendors (Pulte would blame the delays in the delivery process on vendors not doing work that can pass inspection) so we'll see how the structure and mechanical hold up over time. Hopefully the city forcing Pulte to address defects through the inspection process have made this a quality home. I would not recommend doing business with Pulte to anyone. While we were partially compensated for out of pocket expenses caused by the constant delays and poor communication of the real timeline, the frustration they caused during the pre-delivery, delays and then making you wait months for problems identified post-closing to be addressed makes the new home process a nightmare and not worth it. I'll note that our replacement sales team member, P, who serviced our contract in the two months prior to close, was the only person at the company who did not spin the situation or make excuses that it is a vendor fault, the city's fault or anyone's fault but Pulte as the rest of the teams we've interacted with do. ... Salesperson Peggy was fantastic. Great Community. Better communication, organization and professionalism that I have seen with other large builders in the past.

My home took approximately a year and 1/2 to build. Workmanship was sloppy. The process from start to finish was horrible. Pulte mortgage was also horrible. Their prices are overpriced. Had to switch lenders twice during the process due to the delay. I spent more than budgeted in storage fees, points and appraisal fees. Not a happy camper. The only bright spot of the process was the final construction manager that was assigned to me one month before closing who by the grace of god got me moved with punch list items.

We do have some issues with our Home but all in all we are Very pleased. Julie is taking good care of the remaining issues

Great E2E experience , no friction and all commitments kept

The builder was and their representatives were professional on all aspect of the built. The GC paid attention to the details during the time of the built, because we lived out of town during the time period.

I would not recommend Pulte homes to friends and family simply because of the workmanship, this is sad because everyone else involved with the purchase of our new home were excellent. It seems like the house was constructed by day laborers. I’m horrified every day, watching the houses around me being constructed, knowing that mine was done the same way.

We cannot lock our sliding glass patio door, we do not have access to our addict door, we cannot program our smart door lock. It's frustrating these thing takes so long.

Be cautious of the “quick move in’s” ours was supposed to be ready in November. Which is why we purchased this home. Did move in till middle of February. Sales agent didn’t even bother to show up on closing day, yet we saw on documents the commission amount. No one was there to explain any HOA details, how to make payment, etc. A few items in house did not work. Still waiting to be fixed.

The entire process took 15 months from signing. Move in date changed 5 times and very hard to get exact date. When you are uprooting your entire life from another state this is very stressful. No logic between which homes get items like a roof, sliders, etc and in what order. If zero gravity sliders are so difficult to obtain they should be purchased and stored when a 25% deposit was made. On the flip side -- the quality of workmanship has been excellent and we love our new home.

Mark was a great construction manager. He was very knowledgeable and responsive.

Very happy with the house we customized. It took us one 13 months to finally close it from signature to signature. Pulte team very friendly and helpful… until closing. After closing you get to deal with customer care, which is almost inexistant. Every touch up they promised to fix after closing are still pending (5 weeks after closing).

I had a very good experience with the Woodmont Tamarac Team. Peggy and Mark were excellent in helping my family with the perfect home. The team handled everything professionally.

Everybody’s so kind. They seem to like what they do, and it shows. It’s really quick to have an answer from any of them. I would recommend to do business with them to anyone!

I already left a detailed experience review. Somebody was supposed to follow up, she called me once at the wrong time I scheduled a call with her at a good time for me, she never called at the schedule time and instead called two weeks later at the time I was at work again, I took her phone number to call her back. Called this person 3 times, left 3 voice messages to call me back. Never heard back from her. This sums up pretty much everything. Pulte is the worst builder, worst customer service and worst mortgage service!

Overall below average to borderline poor customer service. New construction home took almost triple anticipated 6 months time frame to build and when closing date was finally given, we booked a flight since we are out of state residents; but then the house still wasn't ready. We then found out the interior was painted the default color but were never given a choice of one. Also paid thousands extra for a custom hand rail by the stairwell; but last second it was repainted the wrong color and not sanded properly like you could accidentally catch a splinter by touching the rail. Had to hire independent contractor to fix and repaint these items. Around closing time after inspection upon bringing it to the managers attention was simply told that just because the inspector points out something during the inspection does not mean they are legally bound to fix it. Communication was also not great during the construction phase. Have not lived in house yet since we are out of state residents so cannot yet comment on the build quality. ... More

We closed on the home and received our keys on 11/22/2022, No Pulte representative was at the close, located at the Pulte sales center at Oak Tree community. Only a Notary was present. We were not able to move into the home until 12/03/2022, because Pulte caused a leak to our two -story home when removing "used" washer and dryer on 11/23/22, that where found on our buyer inspection on 11/15/22. This in addition to other matters on our closing punch list have yet to be fully resolved and completed. There are numerous flaws in the construction and finishings in the home in general. We may now have to have the master bathroom shower re-installed correctly amongst other things. Extreme disappointment with the sales process, lack of communication and poor quality of the construction especially given the price point for this house. It's as if they picked up workers off the streets and taught them how to use a hammer and a paint brush. I didn't have the opportunity to make any selections and/or changes to the options in the house. I was told it was all in by fhe sales person. Builder decided to have a bidding war on the lots when the market got hot and demand was high. So had to bid and pay a significant amount on what was previously a low premium for the lot. Numerous delays and 5 missed closing dates. A month in and light fixture dangling from the ceiling, smoke detector alarm batteries dead, awful paint job, not much attention to detail and a plethora of other issues. House delivered dirty at closing, paint drops all over carpet, urine stains on toilet bowls and the list goes on....4 new houses in my lifetime and this was the worst experience ever!! ... More

This is the third new construction home we have purchased. The first two were private builders. They were seamless, simple and the builder was responsive. Our Pulte experience was poor relative to our previous home builds. Pulte is a sales company that happens to build homes, NOT a home builder who cares for your desires in a home. Our home is acceptable and we will enjoy it. To get to that point one must fight for what you'd like in your home and read all the small print. Know that all they want to do is sell you a home, NOT work with your on your needs. Once your home is "complete" it could be months upon months before all the issues are addressed and repared. You must hound them with many messages to get anything done. Construction quality is decent, but not great. There are some sloppy mistakes that you will only notice after living in the home for a while. The people are nice and seem like they do care. It could be an issue with the company and their profit goals at a higher level then the local team. Be your own advocate when working with Pulte as they do what's best for the company, not for you. From the beginning Pulte's real estate agent (Bobbette) was fantastic. Our construction manager (Ken) did a great job getting our home ready to our complete satisfaction. Along the way Jeremy made monetary concessions to help with closing on time. .

We experienced multiple delays but the most upsetting is giving up our lease to move into new home but delayed for 50 days. Footing the bill for a quick rental at premium cost whilst waiting for zero entry doors to be sourced/installed and now the same doors have paint spray on the glass and door jams and they do not open out as much as they should. This door system is the reason we were sold on the home design so it is very disappointing that they are not what we had hoped. Still waiting after 7 weeks in the house for punch list items to be sorted out. The kitchen backsplash was poorly cut and installation sloppy. ... More
