The entire process is seamless. Alicia our Saies partner was unbelievable and so responsive along with our construction Manager Ken. You couldn’t ask for better partners in responding to questions, feedback and overall communication.

Overall with the protect manager was excellent if I would buy another property with PULTE yes construction quality a plus.

Bobbett was exceptional. she was available with every concern I had. If she did not have an answer she responded appropriately and professional. My experience with Pulte was an exceptional one due to Bobbett. she is truly an asset to this company. My experience with Pulte Finance was a disaster. I would not recommend their finance department to anyone.

We started the home buying process of our current home in September 2021. Due to delays, the closing was completed by September 2022. In between we had bad experiences after another with the on-site supervisors. During closing day we learned that the Certificate of Occupancy hasn’t been issued, and therefore closing had to be postponed. Since we were staying at hotel and we needed a place to stay, the office advised us to stay at hotel and they will issue a reimbursement for expenses. We are still waiting for the said reimbursement, not even an explanation of why the reimbursement is still pending or denied. We closed with several items opened in the punch list, since we were promised the items will be fixed quickly after closing. Most of the issues are still pending, though the response have been better than the building team. After we moved in we noticed that a lot of things seem on the chip side and not up to par of the price Pulte charge for them, especially the finishes. We regret doing business with Pulte. ... More

Bed quality of interior work, nobody cares to fox an issues, many promises to fox them but no one was done

My home buying experience was smooth for the most part. There were moments when the communication lacked but overall I am very pleased with my experience and love my new home!

We looked at the model homes and loved the quality, features and craftsmanship. But the house we took delivery on did not come close to the same quality and craftsmanship. The details were below my standard of quality and craftsmanship. Waiting for items still to be repaired without any idea when they will be completed.

Our overall homebuyer experience was good and we are happy with our home and the service extended to us throughout the process.

The only person that has made this a better experience is Adrian. He is professional, communicates well and gets the job done! No matter the issue Adrian made sure that it was corrected.

Zora and Adam worked together well to make sure I stayed in the loop regarding the progress of the build. Overall, this was a pretty smooth buying process. Absolutely no issues. Now that we are in the home and finally settling in we love it. There are a few minor things that needed to be addressed but the response time to rectify issues is great. So far Julie has been awesome in making sure of that.

Our sales agent, Zorinel, was great. We should have taken more time looking at all the options for lots and size of homes. But, at the end of the day we are happy with the floor plan we chose but we could have chosen a bigger lot. The construction process was very difficult not only because of the lack of people to work and lack of supplies but we had a very bad experience with the back sliding doors. Somebody screwed up big time with these. The doors were bigger that the frame of concrete and therefore they had to break the concrete to fit the doors. It took maybe 6 months for the doors to be installed. The end result is not what we expected. There are hollow areas where critters can come through. There is still a lot of stucco to be applied to the framing and it's been 2 months since we closed and it has not been taken care of. Our field manager during the entire construction process, Adam, did everything he could to deliver the house in the best condition. Very hard working person. Pulte group is a nice trustworthy building company. When looking for a house we checked several builders, several communities in different locations of Florida, and came back to Pulte because of their quality for the price you pay and things they offer like warranties on your house (1,2 or10 years on specific house parts) and other options. When checking other builders we saw cases where you buy a new construction house in Florida (from a well-known building company), but don't get hurricane-proof windows (no shatters are included, buy it by yourself), or to get tiles in the kitchen area instead of default carpet (!) option you have to pay additional money. Pulte offers plenty of upgrades you can do to your house. For example, you can add a sink in the garage, a bathtub in the main bathroom, drop tray ceiling in the main bathroom, change the wall texture from the default textured one to smooth walls, change wall colors, or upgrade to a frameless shower, etc. Some builders don't offer these options and you have to buy the whole design type as is. Well. if you buy a quick move-in house with Pulte and the upgrades are already preselected, you can not change them (some of them are structural and the blueprints are already approved by the city). But I am talking about the case where you could make changes, but the builder does not offer these upgrades. With Pulte, you are free to select which tiles you will install in the kid's bathroom and which tiles you will have in the main bathroom. Same with countertops, faucets, or floor types (carpet, hardwood floors). With some other companies, you just have to select a group and in this group, everything is already pre-selected: you get specific tiles, specific light fixtures, and specific countertops, and you can not make any changes. That definitely limits you as a customer. Pulte does not do that, they offer many upgrades and you are free to create your own interior design for your future house. They even offer an additional service where the design team will work with you and will help you create the perfect interior design. Let's talk about sales staff in the Oak Tree sales center. We had a chance to communicate with several sales consultants and they do their best, are very polite and responsive, and will help you with any questions. We particularly worked with Elli and she is super professional. We already closed on our house, we live in it, but still can come to the sales center and ask Elli some questions related to the community or a house or building process and she will answer them. She is always happy to help and this makes us feel confident about Pulte and that means that the company not just sells you a house and forgets about you the next day after closing, but on the contrary, they are always here to help. Same with the construction manager (foreman) and customer care representatives. They provide their phone numbers and emails and you can contact them if you will find some issues in a house (like a chipped tile or cracked paint, this is construction, such things happen). Kevin, our foreman was constantly updating us on how the building process goes by sending us emails with the house photos and providing some comments on what they did this week and what they plan to do next. we met with him several times on a construction site and pointed out some things that need to be fixed (like we noticed a chipped tile on the floor or a baseboard was not painted well) and he was saving these complaints and next time we were visiting the construction site he proudly was showing us what they fixed and how it looks like now. He never forgot about something. Now let's discuss the floorplans. I truly love to check floorplans and find some inconveniences like useless chunks of space or a strangely planned room. but Pulte floorplans are very logical and practical. We visited several model homes in different Pulte communities and overall they are well planned, the houses are not too big so you are not spending a ton of money to cool down all that non-needed space, rooms are smartly planned so kids don't disturb parents and vice versa. Kitchens on Pulte plans are very well designed and main appliances like fridge, kitchen sink, and stovetop/oven and located not far from each other and in a logical way, so you go first to the fridge, then to the sink, and then to the stovetop/oven. That is great because you don't walk around the kitchen spending time. Overall I will definitely recommend Pulte to others and when in the future I will need a new home, I will go with Pulte. ... My experience was good and amazing with the project manager KEN. he was always available, answered every concern and question I had and he helped me a lot. KEN is great asset for PULTE homes.

Overall good experience but could have been more timely. The overall handover was delayed by roughly 4 months.

Good morning, it is very difficult to get anything done. I have been in cassia since 5/26/2022. I still have items that are pending to fix. I still do not have internet connection, Pulte is not helping me to solve the problem. Please help me resolve these problems.

Communication was very poor regarding delays in construction. Information provided by the sales representative was often mistaken or misleading.

All good with the buying process

Pulte was not honest about deadlines, poor workmanship, many errors made ( like crooked outlets/ switch plates, unsatisfactory trim work, poor paint job, poor grout work (excess grout everywhere)). Over promised and under delivered.

Would like to have better responsiveness to issues

I would tell prospective owners that it is a well made home and great area to live in.

I closed with so many outstanding items but grouped them overall into following categories: a.) Closing was delayed from December 2021 to March 31, 2022. This delay had cost me a few thousand dollars for board, lodging, and additional storage extra fees. b.) The appraised value was much lower than the sales price. Pulte construction refused to giving comps to at least cover the difference. The original comp I got is the same everyone got. c.) The land that I was forced to bid was only 1/4th of the size from the survey to actual property line. I was SOLD during Sales, in which I have I documentation of, that entire land to the left (if you are facing the main door) of my property is all MINE so I was advised to bid really high during the signing of the contract back in June 2021. But right before closing and after the survey from the county, I was only given a quarter of the size! Assigned sales consultant deceived me to bid high but only to get 1/4th of what I was originally sold. These individuals should be further evaluated by Pulte Corporation due to their unethical and false sales tactic. d.) Assigned construction manager should be evaluated on how he treats customers. He screamed/yelled multiple times that was very offensive and not helpful to the overall process. I have proof of a recorded video on one of the visits. He's extremely unprofessional, uncollaborative, and am pretty sure he violated Pulte HR policy. He caused tremendous unnecessary stress which impacted my mental and overall well being. e.)I closed with the following punch list (some have been resolved but it is important to note that these were not ready at the time of closing): 1. Washer/Dryer (W/D) needs to be installed and tested ASAP before home inspection tomorrow at 3/29 at 10AM 2. Water Heater (50 gallon) confirmed and turned on. Water was turned on in various outlets. While warm, did not at time of walkthrough turn hot. Was informed by construction manager that by 3/29/22, water should be hot right away. 3. Blind control to patio door (Living room) has to be functional 4. Microwave install 5. Refrigerator–condensation found on freezer and fridge doors - need to be replaced 6. Stove damage/dent–needs to be replaced 7. Main front steps need to be fixed (bricks are not installed with the right size and sealed properly- hazardous for movers or to anyone heavy) 8. Back bottom door damaged (can see space coming through from chipped door) 9. Front & back doors need to be re-sealed (can see light through) 10. All second floor windows screens have to be replaced–should fit exactly 11. Stove sits lower than counter–stove height to be adjusted 12. Second bath upstairs–mirror plate be installed in window outlet 13. Master bath sink towel handle should be installed (left side is missing) 14. Master Bath shower door has to be adjusted 15. Windows missing Caps in second floor 16. Scratches to all counter tops should be polished 17. All vanity lights to be replaced (missing light bulbs and unmatched vanity lights) 18. All Windows–missing caulking, paint touch up should be repaired by closing 19. W/D doors on bottom has to be repaired/glued 20. Outside front outlet not working 21. There's a longer formal list from my home inspected about 40 items overall. After closing - water heater stopped working and the emergency hotline did not work. I was left w/o hot water after closing and was on the call for hours with customer service but no immediate resolution. They eventually sent a plumber the next day but had to escalate to sales and numerous complaints. Unless Pulte Mortgage is giving information to Pulte Sales/Construction about my financial status throughout the process, I don't know how Pulte Sales/Construction would know that I could afford the balance from the appraisal to the actual sales price difference. Please evaluate the process if Pulte Mortgage is practicing proper and legit business process not to violate antitrust laws. Pulte Mortgage is not allowed to give any financial status of their borrowers to Sales/Construction side. Hence, the two entities were separated to begin with. If Pulte mortgage relayed some of my finances to Pulte Sales, they are in clear violation of the Antitrust Laws and should be reported to the Federal Trade Commission. ... More

The experience was pretty good pre closing; once we closed on the house, getting timely responses from the Home Care Manager is frustrating at times. The Home Care Manager is having to fix workmanship issues that should have been addressed by the builder. The builder doesn't do a good job in paying attention to the final details just prior to the new owners moving in. All efforts 72 hours prior to the new owners moving in should be for the builder to go throughout the entire house to make sure everything is done right and to standard.
