We experienced multiple delays but the most upsetting is giving up our lease to move into new home but delayed for 50 days. Footing the bill for a quick rental at premium cost whilst waiting for zero entry doors to be sourced/installed and now the same doors have paint spray on the glass and door jams and they do not open out as much as they should. This door system is the reason we were sold on the home design so it is very disappointing that they are not what we had hoped. We recently bought a new Pulte Townhome in Oak Tree in Oakland Park FL. There was the usual delays as expected with new construction. We are happy with the finished product. But buyer beware, there is virtually no sound proofing between the units. I have buyers remorse. We can hear our neighbors TV and hear them talk (mumble). Thankful we at least have an end unit. This is unacceptable. This is my 8th townhome and I never had this issue anywhere I have lived. I feel like I'm living in a 500k apartment. It's heart breaking.

Terrible communication between the different departments.

The home came out ok, but all the little details such as painting, caulking and grouting were done very messy. I still have grout stuck in the middle of tiles that was never removed. I found that my guest tub was installed cracked and they tried to patch it up, this is unacceptable for a brand new home. Overall not a great experience for my first home.

The build quality of the home had many deficiencies like drywall finishes, nails in carpet, sliding windows very difficult to open and had missing clips, components not installed for smart home options etc. There were a lot of rework needed for my home which the responsive time to schedule the various vendors to address the deficiencies was long and drawn out. Overall my experience moving into my new home was not great.

Overpriced and average quality of products - don't use PULTE MORTGAGE

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. Selling personnel is excellent. Finishing with poor quality, since day one I notice cracks, paint is needed in many areas. Kitchen cabinet door waiting to be replaced. I closed now more than two months ago and still pending to fix the list of cosmetic items.

My home took approximately a year and 1/2 to build. Workmanship was sloppy. The process from start to finish was horrible. Pulte mortgage was also horrible. Their prices are overpriced. Had to switch lenders twice during the process due to the delay. I spent more than budgeted in storage fees, points and appraisal fees. Not a happy camper. The only bright spot of the process was the final construction manager that was assigned to me one month before closing who by the grace of god got me moved with punch list items.

We are a second time buyers with PULTE, experience with oak tree was horrible, quality build are bad, house still dirty after we purchased home, paint in every window, floor with paint and dirt, etc

Be cautious of the “quick move in’s” ours was supposed to be ready in November. Which is why we purchased this home. Did move in till middle of February. Sales agent didn’t even bother to show up on closing day, yet we saw on documents the commission amount. No one was there to explain any HOA details, how to make payment, etc. A few items in house did not work. Still waiting to be fixed.

Pulte was not honest about deadlines, poor workmanship, many errors made ( like crooked outlets/ switch plates, unsatisfactory trim work, poor paint job, poor grout work (excess grout everywhere)). Over promised and under delivered.

The lack of Competiveness and Communication. Very poor.

They did not finish the house and fix what was missing. Some examples no bathrooms mirrors, No water in the refrigerator, Details, etc etc... I close a month ago and they haven't fixed the things they had to fix. I haven't move yet and the closing was a month ago. My advice is before you close make sure they have finish everything, because you will have to make appointments and appointment to get it fixed and it takes lots of time. I think this should be easier since people dream is to buy their house. But ended up being stressful. Thank you.

Considering that this is a new construction, my expectation was much higher. During the first month, I had reported many issues that have not been addressed in a timely fashion, meaning takes weeks to get things done on warranty. Lots of challenges from the beginning w pulse lender , time to get things done. And then when house under appraised only way to bring price down was to close 3.5 weeks earlier. However the house had a lot of punch list items that even with 2 weeks post closing was not finished. 5 weeks major items complete. Still a few left that time is tbd. The electricity in the garage does not work, the water heater does not work, there are no mosquito nets on the windows. the doors are made of paper, the walls of cardboard. The neighborhood is unsafe, cars are stolen all the time and people enter the neighborhood because there are no bars and they leave the gates open. a disaster everything

I’m disappointed. The workmanship is below average. In my opinion they rushed to build my home so they can get it off inventory before the year ended. I have issues with the lawn, bugs and pest as well. They planted dead grass and trees and now the landscaper said there is a fungus in the grass. They should just replace it rather than telling me they fertilized it and just wait.

This is the third new construction home we have purchased. The first two were private builders. They were seamless, simple and the builder was responsive. Our Pulte experience was poor relative to our previous home builds. Pulte is a sales company that happens to build homes, NOT a home builder who cares for your desires in a home. We looked at the model homes and loved the quality, features and craftsmanship. But the house we took delivery on did not come close to the same quality and craftsmanship. My house had A LOT OF. Unfinished/ lose / scratch / parts the first day one of the towel hanger on the master bathroom come part and I was noticeable that the screws was loose and several other issues I highly doubt I will NOT purchase another home from Pulty .

Delays, False Promises, and Poor Trades

The build process was less than ideal. We were delayed 6 months from our original completion date. I feel that the sales consultant and field manager promised a timeline they knew they wouldn’t complete. The FM - Seth Nisall - was very combative, which resulted in a blow up in the sales office. He was immediately removed from our build, and Brett became our new FM. Brett was the only positive Pulte attribute. New construction home took almost triple anticipated 6 months time frame to build and when closing date was finally given, we booked a flight since we are out of state residents; but then the house still wasn't ready. We then found out the interior was painted the default color but were never given a choice of one. Also paid thousands extra for a custom hand rail by the stairwell; but last second it was repainted the wrong color and not sanded properly like you could accidentally catch a splinter by touching the rail.
