Our construction manager Ashley was very helpful and professional. Our realtor even mentioned that our house was the neatest and most prepared new home walk through he has done. Pulte's warranty team responded quickly to fixing 2 out of the 3 issues we found with the new house in the first 30 days which we very much appreciated. We are enjoying our new home.

It is good to have your own real estate agent with you who is knowledgeable in new home builds with Pulte. The builder does not have your best interests in mind in many cases, so it is very helpful to have a impartial experienced advocate. It also is important to know that when you do your structural meeting with the sales team that they will hide a lot of things from you. There are many options they won't show you and they will mislead you based on what they have been told to push. You should ask to review all available options even though it takes longer. Ask questions about the options. If you wish something could be done, ask what option would make that happen. Hopefully your sales person won't lie and say something can only be done at the design meeting when it has to be done during the structural meeting because once you lock in the structural contract, it cannot be changed--no matter what. Also, be aware that if you want anything other than the default pool, you need to separately schedule a pool design meeting. I love the fact that Pulti has dozens of inspections from start to finish. I wish the buyers could have more than two home inspections. The tile company really needs to do a better quality control of each step when doing floors. Most floor jobs cover a large area and to get each step correct is critical.

Make sure you print out all contracts and sign off any changes . When you purchase kitchen appliances you want the stainless steel to match !

Overall experience was good, I’m just not use to the slow Florida construction schedule.

The construction mgr. was OUTSTANDING and made the experience positive despite the negatives. This individual is DIAMOND for Pulte. The finish work (trim, paint, hardware, cabinetry finish) is poor and very disappointing. Response time is fair; the design center and closing depts of Pulte was an awful experience. I would start those depts completely over. Inadequate time for the design review; Communication on available options (hurricane proof windows) was very disappointing that we could have had them without a massive delay; the non-HP sliding doors are poor quality and no one in Pulte will accommodate us on a change. I wrote directly to Pulte corporate office and they never responded, simply referred my inquiry to the local sales office. ... More

We love our home but the trades all did a haphazard job in the house and lacked really finishing the job. Some walls not painted in closets, wrong color grout/caulk, crooked lights, drywall issues, etc. Be ready to GC your follow up work and expect lots of no shows

they had me wait to purchase the house for 2 weeks so they could raise the price and i paid an extra 15,000. The club still is not quite done, pickle ball is ready but it is hot and the beaches are not safe and we have no pool yet.

Communication very poor. Drywall finish workmanship very poor.

Don’t use Pulte mortgage company.

From the minute we obtained our lot through the closing process, everyone we dealt with was professional, knowledgeable and very patient. We would especially like to mention Sammy and Colton who walked with us every step of the way.

Delays, misinformation, no response to problems

We were on a list for building, somehow we were bypassed and lost onthe wait list. Did not get the facade we wanted to build or the lot we wanted due to being bypassed. I believe we paid more due to the longer than normal wait, 6 to 8 months.

We are thrilled w our Pulte home- and the number one reason is our construction head Lee Roy! Throughout the process, he kept us informed weekly & always returned our questions in a timely fashion. Professional with a great smile, Lee Roy put us at ease and made us comfortable & confident in the process. He made our house a home. Thank YOU- Lee Roy!!!!!

We had a very good construction manager that finished the job. However, we went through 2 not so good managers that very not good communicators. Pulte builds a beautiful home, offers lots of upgrade options. Very disappointed with the number of cosmetic issues that we have to deal with after closing for the price point of the home that could have been taken care of prior. Now we have to deal with it over an extended period of time. We love the home, but the building process unless you are involved in a close relationship with the construction manager, can be disappointing. However, we would recommend Pulte to our friends. ... It was a pleasure to work with proffesionals during the entire project. I am very satisfied with my new home and am looking to many years of enjoy living in it until my time is up on this earth.

Overall, I think the builder provides solid quality and value for the money. Mine was a model though it had only just been framed when I signed the contract. If you buy a model, there is absolutely no flexibility from the builder. The answer to every question is no. I didn't think that was necessary, but just be prepared. Further, some of the information they leave out is annoying, i.e. the finish of the walls. Or the items that are extra, low cost, but annoying, i.e. no keypad for the garage is included, or the poor looking garage floor. Having said that, it does appear to be a well-built house and the warranties seem to be a big positive. The construction manager is great, but again, his hands are tied. Beware of the workmanship, we closed on our home and there were a ton of things that weren’t completed, things that were rushed leaving the job itself looking like it was done by inexperienced contractors or that they just rushed to get things done as fast as possible. First day in the home we had a leak in the wall that once they discovered where the leak was coming from it was a screw that punctured a pipe and then was covered up with tape! The grout in the master bathroom began completely falling out in week 1 of being in the home. Some of the appliances we picked out weren’t what we asked for once installed, there was paint on every hinge on every door that needed to be replaced. All the moldings on the first floor had to be redone because they were chipped in places the corners looked a mess. Our construction supervisor lied about certain things that the warranty woman told us weren’t true. We had to get the district manager involved. The cabinets in the kitchen weren’t finished and there was damage on most of the doors and shelves and again slapped together with no pride in what was done. Now it’s taking months to get the contractors back out to fix what they did and should’ve never been done like it was in the first place. Buying our dream home became a nightmare! ... More

Working with the Pulte team, specifically Hanna (sales) Terran (CM) & Gianni (FM) has been an experience above expectation. We could not be any happier with the entire process from first visit to the model to now standing in our beautiful home writing this review. We 100% know we made the right choice going with Pulte for our new home and next chapter in our lives - Team Pulte is the best!

Rough finishes, no quarter round , guest bathroom clumsily designed for door opening, front door entrance had dried concrete or stucco difficult to remove, door hinges had paint. Nothing large but most minor size issues.

Our project construction manager was amazing. He kept us informed throughout the building process along with Hanna our sales consultant.

Buyer should be aware that fix up items that are done post closing are items that should’ve been done pre-closing but are deemed to be warranty work when in fact they aren’t broken… they were just left incomplete

Let’s see, where to begin…. First of all, it took 1 year and 2 months to build our new home. 2nd: they promised an incentive bonus to consider using Pulte Mortgage. Then, the initial interest rate offer was 7.75%. We went with another lender for 5.25%. Then, the wood for our home sat in the rain for months and then got mold. Then, we dealt with a leaking roof for a month. Then, a leaking wall while the drywall went in. They had to repaint our walls and baseboards twice. We were delayed by 3 months for closing. Even today, 2 months after closing, certain details of this expensive home are not completed. There was a package of donuts stuck in our oven hood which was only discovered because it wasn’t working at final inspection. Our front door opens in the wrong direction and still doesn’t lock correctly. Our closing was delayed by 2 weeks because the work wasn’t done. The outside lights were different colors of white lights. The pool setup for chemicals has been incorrect. Now, it’s difficult to get Communications and responses from Pulte. ... More
