For the most part it was a great experience, building here with Pulte. Everyone was great EXECPT dealing with Pulte mortgage.. They are the worst and ruined my home buying and build Looking back I would NEVER use them!!! .. Up until the day before they kept asking for the same things 3 and 4 times when they had it.. Had me running around during the whole process and again up until 2 days before the closing.. I was injured and disabled in the line of duty so it wasn't easy,( Not sayin boo-hoo for me ) I told them you have everything yet.. then threatened me a few times with.. if you don't resend this or that paperwork you will not close!!! The pressure was disgraceful AND UNNECESARY !!!.. Not happy at all with Pulte mortgage and they ways they worked, This is how you treat the disabled?!?!. ... More

Some Great: Pulte Title (Rose), Pulte River Hall (Amanda), Building crew manager (thank you Jared!), PROBLEM And Major Challenge: Pulte "back office" has their own schedule and for a cash sale on a Pulte Builder Spec Home ALREADY COMPLETED MONTHS PRIOR - they tried to put us into their "box" instead of expiditing when there is NO MORTGAGE , house "blessed" by construction & head of River Hall community, nor any other possible delays tried to make us wait with the rest & tried to delay our closing. THANK GOODNESS Amanda (River Hall), Rose (Pulte Title), Jared (Bldg mgr), Kyle (on site Pulte sales rep) and all the staff in the customer service "phone bank" that helped me get WORD to the "back office" to GET IT DONE OR THE SALE WOULD BE CANCELLED. Well everyone EXCEPT the back office was great to work with, there needs to be some differentiation or at least 1 person (there are MANY) in the "back office" of Pulte that could be devoted to buyers in my circumstances (cash & home ready to move in) that the 3 week agreement for us to close SHOULD NOT HAVE BEEN THE CHALLENGE and taken so much of my time & all the extra efforts (THANK YOU TO ALL OF THEM!!!!) to get it closed. ... I liked the interactive floorpan with measurements along with the furniture tools. This was helpful to plan for an unbuilt home. Seeing a model with furniture is also helpful. I feel like the home is solid/well built. The tile floor was done perfectly but the bathrooms are still being worked on. If I had to do it over again I would have chosen the tub shower route - the huge expensive walk in shower is not worth the money. There is no hand held shower, and it feels like a waste of space. I also thing the secondary bedrooms are small and the master closet and dining area are huge - space could be allocated better but overall it works. I did like the option to have the three car garage not be tandem and have the third bedroom with its own bath but it also feels like a totally separate pert of the house - could be good could be bad. I really wanted a fenced area for my dogs and thought I had that figured out - after closing and after the landscaping was already in, it became much harder. I would have done my pool differently. I think there could be more communication between the builder and the other entities that are brought in - pool folks, tech guys, etc. The tech guys are the most confusing as they have different people contacting me with different company names and their services and deposits are hard to keep straight. If I had seen the model with the fence around the pool with grassy area, I would have really liked that and would have just screened in the lanai. The upgrade items are pricey! Overall I am figuring things out and happy with the home. Would have felt better to go slower since we had so much time anyway. I ended up using Pulte Mortgage but it wasn't till the last minute that they offered a better deal than a competitor. Was stressful to have to gather all my updated documents at that point as I was packing to move. ... More

The experience was overall very positive. A miscommunication and incorrect marketing material led to a disappointing omission from the home. Still waiting for restitution.

From day of closing we delt with Tommy. All Tommy was interested was for me to give a 10 on his evaluation. I did give him a 10. After living in the Villa I own I found a lot of issues, that should have been found. I myself am a Superintendent and working in the Commercial division on the east coast of Florida. So now that I’m only here on weekends I found a lot of issues the should have been found by Tommy. We’ve been helped by Gianni. He’s not only professional but he listens to these issues and has had them being resolve slowly but surely. Still in progress. I’d like to give Gianni that 10 for an evaluation. All in all the experience of buying a Pulte home was very easy. The workmanship is very good. When we did the walk-through, I was really pleased with how well everything was finished and detailed. I believe the process of working with the designer, at least in my case, could have gone a little smoother. I feel like, as an out of state home buyer, I Could’ve used more time

The house would be perfect but the drywalls finish as well as the paint are horrendous! Pulte response to issues is excellent but the drywalls are a disaster as well as the paint job!

The house was done on time and had very few issues. We love the house and the experience with Pulte.

Although there were some construction issues, as in most new homes, Pulte addressed them and corrected them promptly. The warranty team has also been proactive in promptly correcting any issues as well.

I'm disappointed in the quality of the workmanship. I bought a new home because I did not want to go through the renovation process. The quality of the workmanship has required me to contact Pulte for repairs. The longer I live here the more I see. It disappoints me to have to do this.

I think pulte prioritizes their build to sell over people coming in to build from scratch but that’s my real only gripe . The team I worked with to build my house especially my project manager Dylan was absolutely amazing. He always was very attentive and responsive almost immediately. Even now a couple things ( nothing wild ) have popped up and he still has been involved . Highly recommend their building team . Worth every penny .

The quality of the home met expectations....some of the normal details that need attention will need to be addressed on the next visit to the home.

Quality of work was very solid. Communication, not so much. We had 3 different construction managers. The last one was excellent, but prior to that, unless we asked what was going on, we got very little communication.

It is good to have your own real estate agent with you who is knowledgeable in new home builds with Pulte. The builder does not have your best interests in mind in many cases, so it is very helpful to have a impartial experienced advocate. It also is important to know that when you do your structural meeting with the sales team that they will hide a lot of things from you. There are many options they won't show you and they will mislead you based on what they have been told to push. You should ask to review all available options even though it takes longer. Ask questions about the options. If you wish something could be done, ask what option would make that happen. Hopefully your sales person won't lie and say something can only be done at the design meeting when it has to be done during the structural meeting because once you lock in the structural contract, it cannot be changed--no matter what. Also, be aware that if you want anything other than the default pool, you need to separately schedule a pool design meeting. I love the fact that Pulti has dozens of inspections from start to finish. I wish the buyers could have more than two home inspections. The tile company really needs to do a better quality control of each step when doing floors. Most floor jobs cover a large area and to get each step correct is critical.

Overall experience was good, I’m just not use to the slow Florida construction schedule.

Overall, I think the builder provides solid quality and value for the money. Mine was a model though it had only just been framed when I signed the contract. If you buy a model, there is absolutely no flexibility from the builder. The answer to every question is no. I didn't think that was necessary, but just be prepared. Further, some of the information they leave out is annoying, i.e. the finish of the walls. Or the items that are extra, low cost, but annoying, i.e. no keypad for the garage is included, or the poor looking garage floor. Having said that, it does appear to be a well-built house and the warranties seem to be a big positive. The construction manager is great, but again, his hands are tied. For a little effort to some small details, they could have gotten 5 stars from me. ... More
