Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. QUALITY CONTROL should be much better. Some sub-contractors do not clean up messes they made to material that was previous installed. Pulte personal do not seem to check after them to see they have done the job right or cleaned up afterwards.

We had a very good construction manager that finished the job. However, we went through 2 not so good managers that very not good communicators. Pulte builds a beautiful home, offers lots of upgrade options. Very disappointed with the number of cosmetic issues that we have to deal with after closing for the price point of the home that could have been taken care of prior. My experience with the title company was difficult and did not meet my needs. From not returning my phone calls to being oblivious to my situation with my Cape Coral home being destroyed and no internet access for their forms. Nor were they flexible with my closing date even though Pulte was not able to assure me the HVAC unit would be in place and operational before it. buying process was good. Option selection process good. Quality controll was not satisfactory. Too many issues found by buyer which should have been picked up by Pulte. Punch list slow fixes and not good followup. example stucco fixed but no one came back to paint. expensive fridge was installed poorly but fix made was poor and missed that top of fridge eqipment door was split and needed to be replaced

Throughout the entire build process, everyone we dealt with was terrific. The only issue I had with the build design was that the layout that was assigned to us was the opposite of our neighbors on both sides of us. That meant that while our neighbors on either side of us have layouts that provide them with SW views, (which I desperately wanted when we selected one of the most expensive lots available) our layout gives us a SE view which is much least desirable to me. The arrangement also means that all of our windows on each side of the home face directly into each of our neighbors’ homes, ...

First time building with Pulte Homes. It was a very long process with many bumps and delays along the way. Be prepared for a long wait with limited information along the way. Make sure you ask a lot of questions from the sales team and get it in writing. We were not made aware of several options available with our model and they do not allow any changes once you sign the contract. The contractors and subs used to build $1.5 mil and up homes are the same that build the $400K homes. there is no attention to detail for spending this high price tag. It's very frustrating working with warranty and construction mgrs. after closing as they are not interested anymore in getting the small items not handled before closing completed. We are 9 weeks from closing and still have NO working refrigerator. We've had 2 and both stop cooling within 2 days of being installed. Home was purchased more than a year ago and half ago, took a long time to build and felt that since we didn’t live in the area home was left unfinished for longer than it should have been. Virtual walk thru failed miserably and after moving company is slow to respond to questions about paint and some other issues we had. Love river hall but need more attention to customer service and care.

they had me wait to purchase the house for 2 weeks so they could raise the price and i paid an extra 15,000. The club still is not quite done, pickle ball is ready but it is hot and the beaches are not safe and we have no pool yet.

Make sure that everything that is identified as needing to be addressed during the final walkthrough is in fact fixed before you close. Otherwise it can be a big hassle to get these items fixed after the fact.

We weren't real pleased with our sales person, wasn't thorough with pre-construction options, and lacked follow up. Luckily we were already in the area and could follow construction, otherwise we would have had no idea. We had two constructions managers, Jordan and Justin, who were both terrific, responsive and stayed on top of the construction, communicated well, hit all their time lines with updates, meetings and closing. After closing your handed off for punch list items, big disappointment at this point with communication and follow through.

Pulte overall is a good builder, however, when I had brought things to their attention after my house was built, I felt that I did not get very responsive scheduling of these items. I am still following up on work that needs to be completed from my punch list. I had a subcontractor that was scheduled to come to my house to complete work today after I took off just did not show up. Major plumbing issues causing flooding within the first 2 weeks and washer stopped working after 1 month. We know of 2 other homeowners with plumbing issues upon closing. Employees are friendly but company policies and procedures prevent adequate more customer service.
