We just built a home through Pulte in Estero Florida. We went with Pulte because it was either them or Lenar in our HOA. I think the process went very well but certain things that we have experienced recently are the reasons for the mixed review. So let me start here: Positives- Our PM that over saw the build was fantastic. Very knowledgeable and very helpful. Our sales rep, was fantastic. Always giving us updates and keeping us in the loop as we didn’t Lu e in the area during the build. Negatives: Closing Manager. Walked in within about 4 minutes of arriving for our appointment. Our assigned person waited for the manager to step in to introduce herself. When the manager entered she introduced herself very quickly and the stated “do you have my closing check”? As she held out her hand. Just not professional. Customer Service for after build issues: had an issue with our air conditioner a week after we moved in. Called the company that installed the unit. They came out pretty quick. BUT the guy acted like he knew what he was doing. Claimed he fixed it and left. A short time later we still noticed that it was not cooling. Called company again. They then sent a different person who definitely knew more BUT still didn’t have what he needed to resolve the issue. I then emailed the customer service email asking for them to make sure it got resolved since it would have been the third time we called. That was several days ago and I still am hearing crickets regarding the email that was sent. Ceiling light plates: so we ordered some lights not affiliated with Pulte. When the one light was being installed we learned that someone used a junction box that was installed upside down. SMH Pulte you are a big enough company that should really make sure your staff is representing the company the way it should. You NEED to Do better. ... More

Dylan and the staff at Pulte were simply amazing!!! The knowledge, professionalism, and attention to detail were second to none. Buying a Pulte home was one of the best decisions my wife and I have made in our l8ves. Our family has its forever home and we couldn't be happier!!! Id recommend Pulte to anyone looking for the best quality for their money!!!

Good overall experience. Faster build time than we expected. We had a few issues that were addressed as they came up throughout the building process. I wish they had better quality appliances as their standard options and I did not like the vendor they partner with for technology equipment and installation (security system and TV wall mounts).

Israel was great to work with. He was so helpful, always very responsive and answered all our questions.

Some Great: Pulte Title (Rose), Pulte River Hall (Amanda), Building crew manager (thank you Jared!), PROBLEM And Major Challenge: Pulte "back office" has their own schedule and for a cash sale on a Pulte Builder Spec Home ALREADY COMPLETED MONTHS PRIOR - they tried to put us into their "box" instead of expiditing when there is NO MORTGAGE , house "blessed" by construction & head of River Hall community, nor any other possible delays tried to make us wait with the rest & tried to delay our closing. THANK GOODNESS Amanda (River Hall), Rose (Pulte Title), Jared (Bldg mgr), Kyle (on site Pulte sales rep) and all the staff in the customer service "phone bank" that helped me get WORD to the "back office" to GET IT DONE OR THE SALE WOULD BE CANCELLED. Well everyone EXCEPT the back office was great to work with, there needs to be some differentiation or at least 1 person (there are MANY) in the "back office" of Pulte that could be devoted to buyers in my circumstances (cash & home ready to move in) that the 3 week agreement for us to close SHOULD NOT HAVE BEEN THE CHALLENGE and taken so much of my time & all the extra efforts (THANK YOU TO ALL OF THEM!!!!) to get it closed. ... The entire process was great, simple, easy and straightforward .the entire team was very helpful with the different trades telling us what the process was going forward. After closing they came by asking if there was anything that we wanted looked at ( things a little as paint or trim work). The quality of their trades is like no other, they have pride in their work

The best experience I had was with the salesperson, Derek, who was amazing, and the builder manager, Dylan. I had a really great experience with both of them. They were always there for me, and Dylan was especially attentive to my needs. Overall, Pulte is a great company compared to others. I own properties from Lennar, GL homes and Neal Communities, but my best experience has been with Pulte. This is my second house with them, and I have no regrets — it’s been a truly great experience.

Overall we had a great experience purchading a Pulte home. We now are enjoying it.

Overall, great experience with the salesperson and the construction manager. They were transparent, quick to respond, accommodating and showed great integrity. While I'm very satisfied overall with the home, there are several less than quality finishes that are requiring repair. I have not received service although the person at the warranty department was very helpful. This is my first experience with Pulte and I have to admit they are a well oiled machine and made the overall experience very easy. We live out of state but the well defined process, consistent updates with photos, and consistent contact made me feel comfortable despite not being able to visit often. Even though it’s a new home, get a home inspector. We did and they found several things that Pulte missed or didn’t make sure they were corrected.

Nice experience very helpful people I would do it again!!

I liked the interactive floorpan with measurements along with the furniture tools. This was helpful to plan for an unbuilt home. Seeing a model with furniture is also helpful. I feel like the home is solid/well built. The tile floor was done perfectly but the bathrooms are still being worked on. If I had to do it over again I would have chosen the tub shower route - the huge expensive walk in shower is not worth the money. There is no hand held shower, and it feels like a waste of space. I also thing the secondary bedrooms are small and the master closet and dining area are huge - space could be allocated better but overall it works. I did like the option to have the three car garage not be tandem and have the third bedroom with its own bath but it also feels like a totally separate pert of the house - could be good could be bad. I really wanted a fenced area for my dogs and thought I had that figured out - after closing and after the landscaping was already in, it became much harder. I would have done my pool differently. I think there could be more communication between the builder and the other entities that are brought in - pool folks, tech guys, etc. The tech guys are the most confusing as they have different people contacting me with different company names and their services and deposits are hard to keep straight. If I had seen the model with the fence around the pool with grassy area, I would have really liked that and would have just screened in the lanai. The upgrade items are pricey! Overall I am figuring things out and happy with the home. Would have felt better to go slower since we had so much time anyway. I ended up using Pulte Mortgage but it wasn't till the last minute that they offered a better deal than a competitor. Was stressful to have to gather all my updated documents at that point as I was packing to move. ... More

Kris was our project manager. He was very methodical and provided detailed explanations of the build and timelines. He addressed all of our concerns in a prompt and more than satisfactory manner.

The experience was overall very positive. A miscommunication and incorrect marketing material led to a disappointing omission from the home. Still waiting for restitution.

My experience has not been pleasant at all due to faulty plumbing in the wall of my master bathroom which created mold growth after leaking for an estimated 30 days before noticing. Excessive mold growth in linen closet resulted in drywall removal, tile removal, shower floor and tiles removed and mold remediation with plastic barriers to bathroom and master bedroom/closet and loud equipment in place for many days before a second mold test came back clean. Air duct cleaning also happened. Reconstruction has been a nightmare, never thought it could get worse, but it did, with one hand not knowing what the other is doing and laborers who obviously don't care about their responsibilities. Tub was reset by plumbers and was not square, they knew there was a problem at the time, Supervisor knew there was a problem at the time, but all trades were told to just keep going. Drywall was put back up, tile guys were called out to tile, and they tried to remedy the knee wall not being square by building out the wall on one side, creating another problem - the wall was not flush now. Totally wrong. No supervision. I had to stop the guy from grouting the tile at 6pm one night (after being a one-man crew all day doing horrible work!) after it was all reinstalled only to have the supervisors come out next day agreeing it all needed to be ripped out and started again. As a single homeowner with pets, I have had to be home waiting for numerous contractors, too many to count, through this entire time, of which, I have been without use of my bedroom, bathroom and closet. Everything in my house is covered in dust repeatedly causing respiratory concerns from the various workers in and out,cutting, tracking dusteverywhere,etc.. I've had to pay to put my dog in daycare as much as possible. I'd be told workers were coming, put my dog in daycare, and then the workers don't show and I had to pay for the daycare for nothing. I have been waiting around, missing work as I am a Realtor and have not been able to be out in the field in the height of season...yet the necessary repairs and reconstruction still lingers with nobody at my house it is now10:00am and supposedly they are on their way after yesterday was a no-show last minute - yet another wasted day of blocking my calendar for nothing. The skillsets of those hired to do the work is beyond questionable and the care and attention although one frontman was sent to be the happy face, at the end of today, I will be without use of my bathroom/bathtub (I have a bad back and I need to soak in a tub for relief!) for 46 days. To send me a request for an honest review is appreciated and I hope that this will reach a level of competance in the company that will do something about getting this rectified ASAP. I need my tile that was reordered. I need my grout. I need a skilled labor-force to reinstall it and get it done. Is that too much to ask for? ... More

All my upgrades were better than expected with so many features in the home standard, the few upgrades enhanced the home's value making it comparable to much higher priced homes.
