Experience was not good. My wife and I both feel this was a bad experience and would not recommend using Pulte as a builder.

Overall, we love our new home and everyone that we worked with at Pulte throughout the process, but you should have realistic expectations about the level of attention your home will receive. It's just the nature of their business. Pulte is one of the largest builders and they excel at building homes quickly and efficiently, which positively impacts their top and bottom line. The downside is that they won't pay close attention to the quality of your home in the same way a custom builder would. Quality - Remember that Pulte is essentially a middle man. Your house is being completed by a large number of third party contractors. Pulte provides oversite to the entire process, but you don't know what reputation each of those contractors have and what quality you're going to receive. This also explains the poor attention to detail. Value - They are cheaper than going with a custom builder. I can't complain about the value for the price we paid. Responsiveness - The level of attention doesn't go beyond what's required in order to pass inspection. Do not agree to moving in if you aren't comfortable with the quality of your home. Once you sign the dotted line, they have less of an incentive to respond quickly to any issues. Pulte Warranty is dealing with backlogs of their own so your issues won't be attended to in a timely manner. ... More

I expected a bit more quality to begin with, there are chipped tiles (4) hard wired network don't work (2) and the failed to wire electricity to both, garage doors had issues -now fixed, garbage disposal trips breaker if used, door frames trim lacks quality in some areas, patio door would not slide properly-now fixed, Landscaping slapped together/rushed and no input from homeowner allowed on choices, interior lights (2) work sometimes, sometimes not, rushed to closing on the house was not necessary. Front door had gaps, homeowner corrected this, bugs for weeks were in the home due to not being sealed up properly for so long, many appliance books missing, closet shelving was missing and took two weeks to be added was no fun. In time, and with the work orders submitted these items should be resolved. A MAJOR issue is the soggy wet side on the left side when facing the house. In better than 30 days that we have been here it is too wet to even walk on. It has been reported, nothing done yet. Its more than 48 hours with no rain and still very wet. Exceptional building experience. The superintendent went above and beyond.

Pulte Lender stated we needed to get our application in to LOCK in the good rate . What they didn't tell us was that the rate we locked into was only good for 120 days , yes it took 10 months to build in conclusion our rate went up from 3.25% to 5.75% which our mortgage went up almost 400 dollars in the process. Also at this point what can you do . This type of business left a bad taste in my mouth about pulte lender.

I’ve had a few homes built in the past and can say Pulte is the best experience that I had. Pulte kept us informed all through the build. At the end we are satisfied with our new home. Sure we had a few minor punch list items but we are confident these will be resolved to our satisfaction. We very much enjoyed working directly with Sales (Bill), Design (Priya) and the Construction Manager (Erik and Matt) who made it a great experience.

As we have been in house for a few weeks now it does seem like the attention to detail is somewhat lacking! Crooked light plates, outlets that didn’t work, stovetop crooked, paint not cleaned up, caulking average You asked for review now you got one

Pulte over promises, and under delivers. Quality of workmanship is very poor.

Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.

We contracted with Pulte to build a house in Jacksonville Florida in August of 2021. We were living in the Chicago suburbs at the time. Since we lived 1,100 miles away, we were told that we would get regular updates with pictures during the build process. That did not happen until after repeated calls and sales management got involved. It was also very clear to us that there would be face to face meetings required during the build and we made it clear that we needed 2-3 weeks notice to plan travel. The first meeting we needed to attend was the pre-drywall walk through. I was called on Tuesday for a meeting on Wednesday or latest Friday of the same week. Either day was not possible for us to even consider with one day notice and we had a prior commitment on the Friday so we were not able to attend the walk through. My father lives close by so he and his wife were able to do a Facetime call where we did catch only 2 items that were incorrect that were resolved. My father was not aware of the details of the build but went to have some form of representation. There were a number of items that were missed i.e. receptacles out of place being the most inconvenient now. The next step was the pre-closing walk through of which we had 1 weeks notice to pack up and leave the Chicago area to close one week later. Upon arrival for the pre-closing walk through it was clear that the house was not ready. It was promised that all items would be resolved before the closing. I had no confidence and I was correct. Little to nothing was done prior to the closing. The "celebration" walk through was delayed twice in 24 hours and still nowhere near complete. My wife was "verbally" promised upgraded appliances and I was promised additional outlets in the garage as a good faith offering for the aggravation. We did not solicit these items, they were offered. I told my wife not to hold her breath, I was right. We were in a difficult situation staying with family and movers in transit from Chicago so I asked Pulte Mortgage to hold money in escrow or the builder would have no incentive to quickly resolve the list of 85 items to be resolved that we moved into the house with. Pulte Mortgage would not, they are sister companies so my interests were not their priority. Most shocking was that Pulte Mortgage required an appraisal before closing. The home appraised around $50k under sale price so we were required to pay an additional $40k of down payment. We moved into a dirty house, with actual mud on the floors, not cleaned at all. We have had possession of the home for eight weeks and approximately 48 items have been resolved. The customer service team has been good to work with and I do know that they are trying but we should have never been called to move into a house that was not move in ready. We had moved out of our home in October of 2021 living with family we needed to get into our own home. My last home was a semi-custom built in 1990 and delivered on the date promised at signing with minimal issues, not the experience here and not what I expected. At least in the case of this build it's my opinion that there was no emphasis on quality or pride of workmanship. I would not recommend this builder or not ever build another home with them. It is a shame because a new home build is normally very exciting with a lot of anticipation and expectations in addition, for many it's their single largest investment for their hard work. Now that we are living in the home we do enjoy the weather and living close to my elderly parents. The mortgage department was the worst thing i have ever dealt with

We were forced to closed on our house that was not finished. It’s been 30 days and, still the home looks like we live in a construction site. Pulte should be embarrassed to have home close with so many issues.

John is literally run ragged and has a number of things to monitor and manage per day and can always provide updates because he always has to put out fires. He has had no assistance with it either with exception to towards the end of my build. John did everything he could to keep us up to date on things that were going on when there were things happening. He returned calls at his earliest convenience as well. The amount of issues that we have with the home for which are all MINOR issues and are getting fixed. It’s more so the amount of time that it’s taking to get them fixed, it almost is like the company PULTE just says well you can deal with it you already signed and we got your money, we will do it when we want to. John and David have worked tirelessly to get things done. I went over a month with a bathroom upstairs that had no working toilet because the tank was cracked on install, mind you I closed on November 30, 2021 and it wasn’t fixed until January 11. Very please with Pulte, they have great customer service and show that they want to satisfy there customers and make them happy.

Nathan our Home Building leader kept us well informed with the house even though we were away struggling with time differences. Really happy how the house came together and closed on time. Nothing but good things to say about the job they did with everything running smoothly.

Quality of work is poor and rushed and sloppy

This was my third home built within the Pulte Corporation. A very interesting process, since COVID was at its peak. However, this experience seemed more aggressive with certain aspects with the closing process. Just was not accustomed to certain lack of professionalism and communication. But in the end, I was satisfied.

This is my first Pulte Home. When building a new house you are naturally concerned about the builder. Do your homework and you will find Pulte it right up there with the best! I'm thrilled with my new home and I have build 5....all with different builders....

Our builder Dustin was great. Some of the subs seemed to rush to get the job done because of their workload. Some of the work was sloppy, concrete, paint, floors… but Dustin is taking care of any issues in a timely manner so happy overall.

Our experience was really good! We were nervous about deadlines but they were able to get us in our new home before our little one is born which we didn't think was possible. The project manager and sales manager were great at getting back to us in a timely manner.
