So, going through the buying process with the builder Pulte and the mortgage company Pulte mortgage was a nightmare! Let's start with the builder. So there is a $10,000.00 deposit a new buyer must put down to purchase a house with Pulte. This deposit has nothing to do with your closing cost. This deposit involves you contracting with Pulte to build your home. The deposit can go towards closing if you want. The deposit is refundable if you abide by the terms of the contract. We were in the market for our forever home and our realtor suggested Pulte Homes. We had certain wish list items and found a model home to fit the bill. A Pulte sales agent pushed us toward a quick move-in to save money with the incentives the builder was offering. Field manager was great but after closing, several requests for repairs went 100% unanswered, which we have never experienced from other developers before. Very disappointed. Until now, we still have not received a call or email regarding requests. So poor.

Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. Our experience started strong with the sales and design center. It fell apart when the construction department took over for the actual work. We now understand why people pay more for “custom” built homes and if we build again that’s what we’d do. We’ve compared them to ours and their better quality and finish is undeniable. I don’t even know where to begin, I probably wouldn’t go with another pulte home if I had to. Scraps left behind in my new house when I moved in, work wasn’t completed correctly. Basically no effort in making sure it was fixed correctly. Dustin yelling at my partner for having concerns over the quality of the work done on the house. Honestly it was the quality of the craftsmanship of the house that soured the whole process for me.

Pulte has a big problem in the Double Branch Community with the contractor living in unfinished homes, not to mention the using of the bathrooms in homes that are pending purchase. As, a buyer I stressed that the homes remained locked unless work was being done in them.

It seems everything is to be blamed on Covid. But the simple fact is that they like all the builders want to be at the top, and they really could care less about what we want. The sales team was really nice and very knowledgeable with regards to their product. then we got to to work with their mortgage company who was spot on very helpful. I feel like many of the delays I was not kept honestly aware of. The project manager sent a funny joke that i did not need. I just wanted honesty as to the progress of the home. It was a fast move in sale so they said and it took from November to July to complete.

Don’t close until all issues are fixed!

I closed on my home even though there were issues pending. One month and a half later, I still have major issues regarding the landscaping. So if possible, do not close on the home if you have issues pending.

We love our FLOORPLAN. The process caused so much unnecessary stress and frustration though. Our sales rep would tell us one thing, then lie and say she never said it ( though i had all the proof ) miscommunication was a constant issue. Some issues. Several times we were given financial numbers that were not accurate. Estimated monthly Mortgage numbers were misrepresented (low balled) and our $160 HOA fees became $190 in less than a monthl (with no notification). Sloppy workmanship. No attention paid to details. Paint slopped on tile floors. Electrical problems. Plumbing problems. Left us with a back yard that is so steep you can’t walk safely and probably no option for us to have a normal fenced back yard.

The contract process was great. Terry in double branch was very informative and communicative and everything was great. Our first construction manager, Sonny, was also great and gave us timely updates. Our second construction manager, Matt, pretty much ghosted us. We had no say in how the house was laid out on the property. The house was placed 5 feet away from the property line on one side leaving a large piece of property on the other side. Lack of pride & quality workmanship, overpriced home

It's been a long journey, with no end in sight. We are not happy with the deficient workmanship of the trades Pulte hired. Little attention to detail on the finishes leading to multiple delays in closing. To say that this process has been very frustrating is an understatement and would not recommend this builder to anyone. People are nice, but this is our home, and unfortunately, they did not take that in consideration. They say they understood our concerns, but they didn't. Piece of advice: be vigilant and hold builders accountable throughout the home building process.

They have good intentions but are seemingly inept at providing good service after the sale due to cut rate vendors and poorly trained personnel. Too much sloppy workmanship. They utilize your home after it's sold as a model/sample for other prospective home buyers. The materials specified are somewhat inferior at times and quite a bit of the workmanship is far from superior.
