Our sales rep Cindy for Pulte was amazing from the start, no issues with her. But Pulte, like other major home builders, build so fast, they don't have the man power to "police" the trades they use or the project manager doesn't do his job and misses things while the home is being built. If you are able to visit your home while its being built, i highly suggest you do. While we do like the home, there are things that should have been fixed prior to closing. The warranty dept and construction manager have been great getting the issues fixed. They are in the process of getting things fixed now, but it should have been done already. I would suggest when it comes to certain design choices, like flooring, if you can do it after you close on your home, do it, because the lvp flooring we picked we thought was a decent grade level and its not. Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

Sales person Cathy was great to work with. Project Manager Brian always available to answer questions. Love the view and house.

This has been hands down the worst experience we could have never expected, as Pulte has such a great reputation in other areas. well, not in Florida, my friends. We have since learned that they don't actually have to hire qualified subcontractors. In our case, our construction manager, Tyler, was also a rookie and from the final condition of our home when we moved in, it appears the tradesmen could tell and they got away with cutting a lot of corners. Many promises were made at closing regarding things that would be repaired and redone and replaced...that was the end of March 2024. We are now in August 2024 and nothing has happened, apart from addtional things going wrong, including a leak in our kitchen and downstairs bedroom due to the HVAC system being improperly installed, as well a leak in one of our three toilettes. We have meet Lisa, the manager of Pulte's NorthEast Customer Care dept. She has been very reassuring that we will get to the bottom of all of this but it may take a while. The truth is, Tyler was the Construction Manager for all the homes in this development so everyone is in a similar situation. Plus, it's the same unqualified subcontractors doing the repairs. A bathtub repair that was done in May has resulted in the bathtub needing to be replaced, for example. We don't know if we'll ever find the light at the end of this tunnel, but we can confidently recommend to anyone considering building a home with Pulte in FL - find a more honest builder, ask questions about how they find their subcontractors (making sure they require licenses for the trade/craft being done) and NEVER close until you are 100% satisfied with your new home AS IS. ... Pulte has a big problem in the Double Branch Community with the contractor living in unfinished homes, not to mention the using of the bathrooms in homes that are pending purchase. As, a buyer I stressed that the homes remained locked unless work was being done in them.

I was in the process of moving and had a deadline to move in. Found a ready to move in that worked. Was tied it would be ready inside my timeliness that I verified multiple times before signed the contract. I wasn't allowed to speak to the building manager until I signed the contract. The day after, he told me the date I was given was NEVER the date and was out a month. We were upset but still inside out time line. As things went forward, our home manager was fired and the new manager told us the move in date is delayed 2 weeks longer. This put us at our absolute latest we could move in. This quick move in had already delayed 2 months. When we got closer, it kept pushing back. I had to get a corporate supervisor involved to help. Completely unsat. Pulte may had been good in the 80's, but not anymore. This is just 1 issue that happend. Don't use there financial department or house insurance. They are just as bad as the company. The best thing to happen is that my morgage was sold to another company, thank God! Highly recommend staring away from this company and anything associated with them. Overall, house is great. The house has minor issues we have to fix ourselves like tightening bathtub faucets, paint that was missed. Bigger items were fixed via warranty. communication was clear for things that were progressing but issues that arose were not communicated unless you hassled them. When you invest a large amount of money into a house, you’d expect it to be flawless to which it was not.

Our salesperson Cheryl was very pleasant to do business with. She explained the options available in the home we selected and she explained the building process including time frames. Our home was completed earlier than promised. Our construction manager Josh kept us informed with weekly videos of the building stages.Josh was very helpful and took time to answer our questions via zoom, phone and email. We were out of state purchasers. My wife is very pleased with the upgraded kitchen and the home is beautiful. We are very satisfied and would highly recommend Pulte homes. Thank you.

Housing development t was in a nice area with trees We were given a choice of colors and prices of different upgrades. Construction was done on time. Closing was easy . There were a few issues after closing that needed to be fixed . It seems there are some issues with certain areas like landscaping and irrigation . Hopefully they can be resolved quick.

Kevin was always responsive in answering questions and dealing with any issues with the buildout. We are enjoying the house and the local area.

So, going through the buying process with the builder Pulte and the mortgage company Pulte mortgage was a nightmare! Let's start with the builder. So there is a $10,000.00 deposit a new buyer must put down to purchase a house with Pulte. This deposit has nothing to do with your closing cost. This deposit involves you contracting with Pulte to build your home. The deposit can go towards closing if you want. The deposit is refundable if you abide by the terms of the contract. That's the first red flag! The builder did have some perks: $10K of the overall cost of the house, another $15K if you used Pulte Mortgage, and another $2500 for Military folks and house warranty. So when the house was finally "Completed," that's when the fun began. 1. The grass installed on the lawn for our house was dying and had lots of brown patches. The empty houses that Pulte was selling or sold all had beautiful lush greens. Pulte assured us that the house was inspected before we moved in, but it was clear that the inspector had done a poor job. We discovered foam in one of the air ducts, exposing us to harmful germs. The air filter was also not replaced with a fresh one. I strongly advise you to get your own inspector and have Pulte cover the cost. This is a crucial step to ensure the quality of your new home. 3. A kitchen cabinet door fell off just 2 weeks before we moved in. Our pantry rails were missing rail caps, and the sharp, exposed ends were a constant source of discomfort, even causing minor injuries. Despite our repeated requests, the Pulte service team has not provided us with the necessary pantry caps. This lack of response and support has been a significant source of frustration. 5. The Pantry light dangled after 2 weeks of moving in. That has been fixed. 6. Our dishwasher's electrical connection was criss-crossed, so instead of the water draining, it would turn on the garbage disposal. That has been fixed. 7. The doors to one of the rooms did not close properly. we let the construction manager know about it, but nothing was done before closing, but that has been fixed. 8. The wood trim on one of the cabinets in the bathroom is coming off, and it has yet to be fixed. 9. Foam or sponge was stuck in one of the toilet pipes. Whenever we tried flushing the toilet, it would not flush properly and leave stains. That has been fixed. 10. I will not discuss my experience with Pulte Mortgage in detail; that information will be reserved for the Putle mortgage survey. To cut a long story short, don't go with Pulte Mortgage; they are a migraine. But this was not great with Pulte Mortgage: they sell your information to other 3rd parties that come to your house and solicit their services. Finally, my experience with Pulte has not been great! I will probably do things differently if I purchase from them in the future, considering the amount of money one is paying for these houses. ... More

Overall I am happy with the home, although there have been issues. I realize post move in there are always a lot of little things that come up that you didn't find on your pre-closing walk through, and there are a few cosmetic issues I am now stuck with either living with or paying out of my pocket to resolve. But I never thought to take a hard look at the sprinkler system, and I have had the most issues there. At least those are mechanical issues and covered under the home warranty. Also, I work from home, and I am not a fan of the Internet Service Provider in our subdivision, so much so to the point that knowing what I know now I may have considered NOT purchasing from Pulte solely because of the ISP and the current exclusivity agreement they have. Only 45 days in, but the experience has been great. Can't wait to settle in.

Everyone is excited and has answers before the sale, after closing no one keeps their promises.

Though a big company, Pulte provided great personalized service and was attentive to our needs and questions and concerns. The construction manager was excellent in keeping us updated at all times. The construction was completed ahead of schedule. We appreciated their comprehensive services including mortgage and home insurance. The final closing process was very timely and efficient!

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. If it wasn’t for those two ladies, I don’t think I would’ve followed through with closing, I think communication needs to be worked on. I think if a customer has an issue it needs to be taken seriously and not just shoved away. They are homebuyer and management may think that they can pull one over on Homebuyer. After everything was fixed, I am very happy however there were a few issues that shouldn’t have been an issue in the first place, so I’m on the fence about whether or not I would ever recommend or purchasing another Pulte home again. ... Nadia and Nate were great. After closing we noticed damage to the front door. Sent an email and work ticket along with photos and have not had any response.

We love our FLOORPLAN. The process caused so much unnecessary stress and frustration though. Our sales rep would tell us one thing, then lie and say she never said it ( though i had all the proof ) miscommunication was a constant issue. It wasn’t until after we closed we found out we lived in an area where you hear gunshots, ringing almost every day. As if they purposely scheduled us on days and times that the gun range was closed. The design center team told me at my first visit that I could not get something in my floor plan later found out that I could have gotten the specific upgrade. We had to go months without any updates because our initial construction manager was incompetent and decided to leave the company. In that time of having no construction manager and no updates, the contractors were building us the wrong floorplan layout, and it wasn’t until we decided to stop by, we made them stop what they were doing. Our new construction manager, Chris tried his very best to make The rest of the process smoother for us but I had to get with him also for wanting us to close with a known hole in our drywall behind our kitchen oven range and the backsplash. The one good thing I can’t say is one of the upper management personnels did ask us how they could rectify all of our issues that we experience but before we could answered, Pulte legal team, decided to hit my realtor with a cease and desist Because my realtor called them out on everything shady they were doing and held them accountable. Even after that, the issues still continued. The final straw that made me completely over Pulte is the fact that our closing was pushed out one week due to Pulte, not completing the requirements from the appraiser report. And each time the appraiser came out to our home, with the OK from Pulte, and being advised that all items have been fixed, all items were in fact NOT fixed, causing us as the buyers to pay THREE!! additional appraiser fees of $785 EACH. Pulte should have fixed the issues the first time and they didn’t care how it affected us as the buyers. Pushing our closing out because the home was not ready also made us accrue additional closing fees because we closed in the beginning of a new month. Thousands of dollars we lost out on because of that. And lastly, Pulte promised to give us about $45,000 worth of incentives regardless of the lender we chose.(In house or outside) . This was listed in our contract and verified multiple times. The moment Pulte got notice that we were going to stick with our outside Lender, Pulte decided to be really nasty and push our closing up 3 weeks , Thinking we would not be ready as the buyers when again, they were the ones who did not have the home appraisal inspection ready) and all of the incentives they were going to give us they decided to put on the buyer side of the CD documents after they realized we were scheduled to receive money back at closing On top of the adjustments we received for all of the inconvenience during our process. Real nasty work I tell ya! When we finally made it to our closing day, pulte gave the other five buyers a closing gift, i know because they made us wait 3 hours for our keys and we saw all of the bother buyers being handed a gift, but they did not give us one at all. Now that we have been in our home for two months, we experienced a leak in our secondary bathroom. Because the shower head was switched out, Warranty tried to blame the leak on that and did not want to fix it. The plumbing contractors they use actually sent out an apprentice worker to our home to rectify the leak issue and this apprentice specifically stated that he apologize, he only been on the job for five weeks and he had no idea what he was doing or where the leak was coming from. Pulte cut a square in our drywall To try to see where the leak was coming from and have yet to come back out and fix it . we hired our own professional plumbers to come out and rectify the issue and they were able to confirm within minutes the leak had nothing to do with us having the showerhead switched out, but it came from the piping behind the wall that was not screwed on tightly. This would have only been found by cutting a hole in the wall. It’s mind blowing that their contractors could not find the issue though. Pulte has yet to come out And repair the drywall. And they also do not want to fix the issue in my owners bathroom because my shower It has been spray-painted, but the issue is also too. The owners bathtub as well, and those fixtures have not been switched at all. The issue is behind the walls though.. so far, those are the major issues that we are experiencing after closing everything else seems to be fine. We paid for the tv mount upgrade in every room, so that The cords Would be behind the wall, but we cannot use that feature because whoever installed it install the piping for the cord and the electrical socket too far apart . but I’m more than sure that is because I stayed on top of there every morning throughout the process to make sure nothing else would Causes any major issues. ...
