Everyone involved was personal and professional. They were always responsive to questions and/or concerns we had. They kept us informed through the entire process.

We would NEVER recommend building with Pulte Homes. They have ruined our first home building experience and caused immense stress and anxiety levels. The quality of the trades that are used on the homes are elementary. Structure and room are solid. There were children painting in some of the homes, hinges were painted and flooring was painted. Our countertop not installed straight and many of the holes cut into the cabinets appeared to be cut with the wrong tool, holes drilled and not measured properly, caulk and paint used to cover up errors. Tiles were cracked in the master shower. Throughout this process, we communicated issues that we saw with the construction manager and upper levels of management, no on ever apologized and they promised quality and to fix the issues to ensure we loved it. We have been there for a month and continue to find areas that aren't painted, tile that is chipped and cabinets are TRASH. Quality does not exist for this company and they will work to cover it all up. They need to work on process improvement, they do NOT deliver a quality product. Homes were started after ours and homeowners moved in before us, priority is not considered with Pulte. You are treated like a number and their homes are over priced. Their "process" does not work. Closing date was pushed several times due to trades not completing their work on time and construction manager not managing the process adequately, which cost us additional funds in interest hikes. The build process was excellent. My construction manager, Alex was a great communicator. Pulte Title was the opposite. They did not return my calls. The mortgage folks were great Gabriel Montoya and Nance Parker.

Dustin offered weekly updates. He gave personalized care and attention to all matters big or small. Dustin was informative and took all concerns seriously.

Josh did an outstanding job. He made sure all of my questions or concerns were answered. I couldn't of asked for a better experience. My home is perfect!

I appreciated the builders response once a week to keep me informed with my build of my home. From beginning to end staff were very helpful and knowledgeable.

Overall we are happy being in our new home and determined to make the best of it. This is our second Pulte home experience. The first experience was very good. This time, 9 years later, we found the experience to be very frustrating. The sloppiness of the workers. We have scratches on tubs, windows, mirrors. You name it and it was handled roughly. Because we did not catch the multiple issues on the final walk-thru( we were told to just make a list after the walk thru and they would fix) they will NOT repair or replace. Ridiculous! They changed items in the house we ordered without informing us or giving us any say on the matter—they said “we can do this, it’s in the contract”. Well, there is a basic decency when dealing with someone who has taken the time to special order a home. My advice, don’t plan a house to your choices, you won’t get them! We loved our experience with Pulte @ Bradley Creek. Cindy was great to work with on the sales side, and our Construction. Manager, Jack was a superstar. We're very happy with our experience and would highly recommend the team @ Pulte.

We were in the market for our forever home and our realtor suggested Pulte Homes. We had certain wish list items and found a model home to fit the bill. A Pulte sales agent pushed us toward a quick move-in to save money with the incentives the builder was offering. We toured the model home to compare what we would be getting from our quick move-in and felt like we had a good idea of what we were getting. We voiced our wish list items and it seemed like the quick move-in had most of what we wanted but not all of the items so we went for it. As the building process took place, we quickly noticed our expectations from the model home tour were mismatched. The construction manager provided us with great communication and explanations of what he was handling. We realized the sales agent misled us in many areas of our wish list. We were unhappy with the choices that we had no control over... features available in a non-quick move-in, having two of the same model side by side wasn't a consideration before going under contract but it happened while our home was being built another model of our kind was being built next to us. Given the choice, we would have customized our home but the lot we wanted wasn't released yet. The craftsmanship is what I expect from a quick move-in... quick and sloppy. The vendors are coming out numerous times to address things that should be standard for a new home. We told the builder numerous times during the building to take their time as we wanted it right the first time but no surprise we have a list of issues to be addressed within the first year. Pulte sales need better communication with potential buyers and realistic conversations. The construction team shouldn't have to be the middle man as he is working off a word order while we are left dumbfounded about how details got passed us. The area case manager is friendly, but it is hard to service so many customers promptly. The financing department is friendly in the beginning and as time goes on, they forget previous conversations you have had and ask for more uploads of documents you shared with the team previously. Josh, our construction manager, helped to make this experience great- he kept us updated, was honest, cared about delivering a solid product and worked through any problems with us.

There were many great floor plans to choose from in the community. The only thing I would change is the ability to adjust where the home sits on the lot for big lots.

Things that are terrible in our home: the paint, frame, drywall seams, missing range and dishwasher components, damaged microwave, unfinished paint, sketchy fixes to issues (they will hide or try to hide problems before they fix them properly, you have to make them), missing studs behind drywall seams and a host of other issues. Their homes are not measured and framed on site, all walls and joists are assembled off site soemwhere and shipped on a truck so that's one of the reasons why the drywalls seams are so bad. The craftsmanship is a joke and we get to live there, thanks Pulte.

Asher was our sales agent and from the beginning we knew we had struck gold! He was very knowledgeable and very responsive to any issues we had during the building process. Dustin, our construction foreman, had to step in at the end of the building process to take us to the final stretch and did a great job. We felt like the different arms of Pulte Homes were not communicating with one another on the national level. We are extremely pleased with our new home and would go through the entire process all over again in order to get the final result.

What can I say? I was looking forward for a great experience but has been the worse. No what we expected. The materials, the paint, the finishes, Drain back up, AC not working after a month.

Questions were always answered in a timely manor. The construction team was always responsive.

As is typical with new home builders, particularly production builders, they will be more responsive when they don't have all your money yet (i.e., you haven't closed). Once you close you've got about 30 days to figure out what's not right (regardless of warranty), after that you might as well be invisible. We have bought new homes from a couple of different builders over the past few years. I would rate Pulte as slightly below average. Their after close responsiveness is about average (and average being not that good anyway), but their build quality, at least for our home, was below average. This is compared to other homes we've purchased/viewed by other builders, even those that have worse reputations than Pulte. For such a large production builder, their build process seemed disorganized and in some cases it appears the materials were literally used or 2nd hand materials and supplies. The construction manager we had was decent, but he had to work with what he was given, which is probably minimal. I have a feeling a lot of the issues come from the white collar part of the business, where squeezing out every penny of profit is the most important thing, regardless of quality and customer satisfaction. Of course this may vary by market. Being in Florida where demand is still relatively high, the builder has an edge. Whenever you point out quality issues along the way, they will just say "it passed inspection", as if that is the barometer for good quality, when it is really just the minimal baseline for safety. It's like if you purchase a brand new car, and before you drive it off the lot you notice it has dents and scratches, and the dealer says to you "well it has passed all the required safety tests, so you are good". Our experience with Pulte Homes as the builder of our new home was incredibly disappointing. What should have been an exciting and memorable chapter in our lives turned into a stressful and frustrating ordeal. We were the very first residents to move into the community, which made our experience even more disheartening. We expected to be taken care of better as the pioneer homeowners, but that was far from our reality. To make matters worse, when we finally gained access to our new home, the house was dirty, far from the move-in ready condition we had anticipated. It has taken extensive cleaning to make it habitable. Additionally, we were greeted by a 1-inch gap under the front door, a clear oversight that compromised energy efficiency and security. Shockingly, it took almost a month for Pulte Homes to address and rectify this issue, leaving our home exposed to the elements and security risks during that time. It was an unacceptable delay in resolving a basic structural flaw. During the construction process, we encountered numerous delays and subpar workmanship, which cast serious doubts on Pulte's commitment to quality. What was even more disheartening was that I, as the homeowner, consistently had to identify flaws that should have been caught by the construction manager. This lack of attention to detail and quality control caused further delays. The inspection revealed a large number of issues, suggesting that quality had been overlooked at every turn. Addressing these problems became an uphill battle, with Pulte Homes displaying a disappointing lack of accountability. The closing process was marred by miscommunication and unexpected delays, leaving us wondering if Pulte Homes was truly invested in ensuring a smooth transition into our new home. Shockingly, after closing, we had no working keys for two weeks, making our move-in even more chaotic and frustrating. To add to the list of issues, multiple items in the home weren't installed as listed, and we now have to schedule them after the fact. This will impact my work schedule and result in a significant loss of time and productivity. Furthermore, the back door didn't lock properly, raising concerns about security and safety. Even though we brought these issues to Pulte's attention, their responsiveness to our concerns was lackluster until we involved the warranty department. Our entire experience with Pulte Homes, from the loan process through construction, inspection, and beyond, was riddled with disappointments and frustrations. Instead of our dream home, we find ourselves with a source of stress and discontent. It's disheartening to witness a company of Pulte's reputation falling so short in delivering on its promises. We share this review to alert others to the challenges we have, and still do face, including the surprising need for homeowners to identify construction flaws, the inconvenience of scheduling post-closing installations, and the disappointment of not receiving better treatment as the first residents in the community, along with the initial cleanliness and maintenance issues, and the significant delay in addressing structural problems, so they can make informed decisions. ... My husband and I had a wonderful experience buying our home in Bradley Creek. Cindy, our Sales Rep was wonderful and very helpful with the purchase of our home. She stayed in touch with us via text /phone regarding our home and was always willing to answer questions even on her days off. Cindy made our buying process as simple as can be and went the additional mile to assist us. We would also like to mention that Jack, our building manager was wonderful as well. Jack was friendly, very timely with responses to our questions, noticed items that need fixing and had them fixed, and was also very helpful in getting us to closing table. This was really appreciated as we were renting a home 2 1/2 hours south of Bradley Creek and our rental unit was about to expire leaving us no where to go. Overall it is clear that the builder expense trumps quality and customer experience. Examples include garage door wasn’t working. It was determined it was due to electrical line to sensor being damaged in wall. Solution was to run new line outside of the wall and leave it hanging. Garage light and opener are more than an arms length away from door- solution was leave it cause it would be expensive to fix. Tile grout was not done correctly-two different colors, uneven, and thin set showing through. Solution throw a colored sealer over it that was the wrong color and does not address uneven installation or adhere to thin set. Overall great experience. Communication was slow at times. Adopt the model 'clean as you go". In between different milestones there was trash (not associated with the particular phase, i.e., soda cans, bottles, trash) and left all around an in the residence, which was visually unpleasant.

Buying experience very good. Cheryl our agent very attentive and thorough. Overall value of home so far is good. Workmanship needs improvement. So far resolving home issues has been good.
