I expected a bit more quality to begin with, there are chipped tiles (4) hard wired network don't work (2) and the failed to wire electricity to both, garage doors had issues -now fixed, garbage disposal trips breaker if used, door frames trim lacks quality in some areas, patio door would not slide properly-now fixed, Landscaping slapped together/rushed and no input from homeowner allowed on choices, interior lights (2) work sometimes, sometimes not, rushed to closing on the house was not necessary. Pulte has great floor plans and beautiful model homes, however, the workmanship in our home is lacking. If you build with Pulte, stay on top of your build.

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

we were attracted to home was advertised as 15000 bonus and thought we will get at 363 list price and final price should be 348 aprox. When we went to sign the contract we were even offer 2k more bonus and 5k Agents discount. Our price should have been aproc 340. But some how Andrew started all prices and options from scratch and we ended up paying 353 K aprox. I thought we were tricked into starting from scratch and paid atleast 12k more for the house.

During final walk through there was paint splatter on the floors, paint on window frames, ceiling paint on walls and vice versa. It seemed that things were rushed in the final weeks leading up to closing.

We have an issue with mud. Mud from the lot next to us is flooding over to our lot. The mud is about 1 and a half to 2ft deep. It runs the length of our backyard. This mud patch never dries. It is a very very bad smelling mud. 100% because of improper containment and barrier of adjacent lot that is not built yet. This has caused a nightmare for us when our two dogs go out to do their business.They are tracking mud and sand back in to the house everyday. While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Our sales men and our construction manager we're also very good I would recommend Pulte Homes we love our new Dream Home.

Half of my backyard has made preservation, as it backs up to wetland. Thus means I cannot do anything to it, not even weed it. I wasn’t told this when I choose the lot, otherwise I probably would not have chose the lot. Feel like it has devalued the property. Just over a month after move in, quality and workmanship on the home is average, but no major faults found. Bought connected home pkg, which still isn’t completely connected. New community so still alot of construction and growing pains with noise and dirt.

The buying process was smooth with no issues. Construction management was awful when it came to the framing of the home; forcing a change in construction site management. However, once the those problems were corrected the final product is beautiful.

Times have changed! Prices have increased two-fold, yet the quality has diminished somewhat - this is our 2nd Pulte home, and the differences are noticeable. Hoping Quality control is the focus in the future

Pulte is a volume builder/developer. Consequently, the sales and build departments don't always have time to communicate fully the realities of the delivered product verses the promised product. The end product can come close to your expectations if you help manage and track the process.

Overall, house is great. The house has minor issues we have to fix ourselves like tightening bathtub faucets, paint that was missed. Bigger items were fixed via warranty. communication was clear for things that were progressing but issues that arose were not communicated unless you hassled them. When you invest a large amount of money into a house, you’d expect it to be flawless to which it was not.

As the title states, quality of workmanship is below average for a $600,000 house. Drywall and paint leading the way for some of the worst quality the minute you walk through the door. $30000.00 worth of flooring that buckles and cracks when you walk on it and the electrical lighting system that consistently flickers on one side of the house. Overall, we love our new home and everyone that we worked with at Pulte throughout the process, but you should have realistic expectations about the level of attention your home will receive. It's just the nature of their business. Pulte is one of the largest builders and they excel at building homes quickly and efficiently, which positively impacts their top and bottom line. Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.

Overall, the home is great! The design studio was amazing and staff super friendly. Kerry was very helpful at answering our questions and making sure our home had the specific upgrades we wanted. However, we closed on the home from across the US and there were still many things wrong when we moved in. There were many issues flagged during the walk through that were supposed to be fixed, but were not. I believe things could have been done better had the supervisors of the builders spent less time in their vehicles. Because there was no real supervising being done, the workers would hag or place 2x4's with obvious splits from the ceiling to the floor.

I'd like other potential new homeowners to know that they should not close on any empty promises. In other words, do not take over your new home until everything (repairs/owed parts and or equipment) has been 100% satisfied. Just because there may be a warranty in place, a new homeowner should not have to dip into their warranty on day two of one taking over their new home. You do not want to be left wondering, "How much lipstick is on that pig"? Overall we are happy being in our new home and determined to make the best of it. This is our second Pulte home experience. The first experience was very good. This time, 9 years later, we found the experience to be very frustrating. The sloppiness of the workers. We have scratches on tubs, windows, mirrors. You name it and it was handled roughly. Several items were not completed before moving in. Several delays in finishing house. We spent thousands in rental fees while waiting for Pulte to finish our house. When my wife went to get an entrance key for the gym, the person to give those out to her told her she would need to provide a warranty deed before she would be allowed to use the facility. This was about an average experience. We paid for a full home and got an almost completed one. It's still not completed from items identified months ago. Communication was submitted oar to start became very good near closing and has become almost non existent again. Pulte basically acts as a scheduler for a lot of sub contractors. So I strongly recommend yiu pay for a pre drywall inspection, a pre close inspection, and try to get an expert to come woth yiubduring the walk through. Luckily I lived nearby the build site, so I was able to keep track of the progress. First, Pulte is charging ridiculous lot premiums, and starts with smaller lot sizes than other builders in the same community. $20k for a 40' wide lot, up to $120k for a 60' wide lot. I have friends in the same community that built with KB who paid $8k for a 55'(ish) wide lot on a lake. 2x4" construction instead of 2x6". Uneven concrete floor downstairs, despite being assured it would be leveled (for LVP install), so my floor has so many spots where it creaks and sinks when you step. Quite a few corners are ...
