I expected a bit more quality to begin with, there are chipped tiles (4) hard wired network don't work (2) and the failed to wire electricity to both, garage doors had issues -now fixed, garbage disposal trips breaker if used, door frames trim lacks quality in some areas, patio door would not slide properly-now fixed, Landscaping slapped together/rushed and no input from homeowner allowed on choices, interior lights (2) work sometimes, sometimes not, rushed to closing on the house was not necessary. Front door had gaps, homeowner corrected this, bugs for weeks were in the home due to not being sealed up properly for so long, many appliance books missing, closet shelving was missing and took two weeks to be added was no fun. In time, and with the work orders submitted these items should be resolved. A MAJOR issue is the soggy wet side on the left side when facing the house. In better than 30 days that we have been here it is too wet to even walk on. It has been reported, nothing done yet. Its more than 48 hours with no rain and still very wet. Pulte has great floor plans and beautiful model homes, however, the workmanship in our home is lacking. If you build with Pulte, stay on top of your build.

The house is great but the mortgage through Pulte was a longer process than expected.

Had to lock at a higher interest rate & was charged origination fees. Had a salesperson who took pics of progress since we were out of state. Helpful. Also called us bi-monthly to give us updates. Had a two month delay to close due to lack of builder supplies & appliances. Took 7 mos for a tiny home. A lousy lot...

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

we were attracted to home was advertised as 15000 bonus and thought we will get at 363 list price and final price should be 348 aprox. When we went to sign the contract we were even offer 2k more bonus and 5k Agents discount. Our price should have been aproc 340. But some how Andrew started all prices and options from scratch and we ended up paying 353 K aprox. I thought we were tricked into starting from scratch and paid atleast 12k more for the house.

During final walk through there was paint splatter on the floors, paint on window frames, ceiling paint on walls and vice versa. It seemed that things were rushed in the final weeks leading up to closing.

We have an issue with mud. Mud from the lot next to us is flooding over to our lot. The mud is about 1 and a half to 2ft deep. It runs the length of our backyard. This mud patch never dries. It is a very very bad smelling mud. 100% because of improper containment and barrier of adjacent lot that is not built yet. This has caused a nightmare for us when our two dogs go out to do their business.They are tracking mud and sand back in to the house everyday. This has been a constant battle for a few months now.Kinda takes the shine and joy out of buying a new house. Our construction manager Nate has been great overall. He is very good at his job and the whole neighborhood is happy with him. That being said we should not have mud and sand tracking in our home from negligence of the adjacent lots containment. While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Our sales men and our construction manager we're also very good I would recommend Pulte Homes we love our new Dream Home.

Half of my backyard has made preservation, as it backs up to wetland. Thus means I cannot do anything to it, not even weed it. I wasn’t told this when I choose the lot, otherwise I probably would not have chose the lot. Feel like it has devalued the property. Just over a month after move in, quality and workmanship on the home is average, but no major faults found. Bought connected home pkg, which still isn’t completely connected. New community so still alot of construction and growing pains with noise and dirt.

The buying process was smooth with no issues. Construction management was awful when it came to the framing of the home; forcing a change in construction site management. However, once the those problems were corrected the final product is beautiful.

Times have changed! Prices have increased two-fold, yet the quality has diminished somewhat - this is our 2nd Pulte home, and the differences are noticeable. Hoping Quality control is the focus in the future

Pulte is a volume builder/developer. Consequently, the sales and build departments don't always have time to communicate fully the realities of the delivered product verses the promised product. The end product can come close to your expectations if you help manage and track the process.

Overall, house is great. The house has minor issues we have to fix ourselves like tightening bathtub faucets, paint that was missed. Bigger items were fixed via warranty. communication was clear for things that were progressing but issues that arose were not communicated unless you hassled them. When you invest a large amount of money into a house, you’d expect it to be flawless to which it was not.

As the title states, quality of workmanship is below average for a $600,000 house. Drywall and paint leading the way for some of the worst quality the minute you walk through the door. $30000.00 worth of flooring that buckles and cracks when you walk on it and the electrical lighting system that consistently flickers on one side of the house. This is the fifth NEW house that we have purchased and the first and last from Pulte. We started with a DR Horton home which had higher quality control standards than this house. Followed by Rylan homes, Collins Brothers and finally Pulte. To set a clear understanding we are not extremely picky customers. So much so I haven’t put one repair ticket in because I don’t have the faith in their subcontractors to do a better job a second time around. Some might ask if all of the other builders did a better job. Why didn’t we stick with them? Because location and timelines narrowed the path with the timeframe we were looking to be completed. In the end, there were some concessions with pricing that were made based on the final product, which was agreed-upon on both sides, which will cover the cost of some of these repairs. But overall with the constant upsell tactics from all the other Pulte sister companies from the mortgage lender to the insurance provider to the design studio really don’t help the Pulte brand name. ... Overall, we love our new home and everyone that we worked with at Pulte throughout the process, but you should have realistic expectations about the level of attention your home will receive. It's just the nature of their business. Pulte is one of the largest builders and they excel at building homes quickly and efficiently, which positively impacts their top and bottom line. The downside is that they won't pay close attention to the quality of your home in the same way a custom builder would. Quality - Remember that Pulte is essentially a middle man. Your house is being completed by a large number of third party contractors. Pulte provides oversite to the entire process, but you don't know what reputation each of those contractors have and what quality you're going to receive. This also explains the poor attention to detail. Value - They are cheaper than going with a custom builder. I can't complain about the value for the price we paid. Responsiveness - The level of attention doesn't go beyond what's required in order to pass inspection. Do not agree to moving in if you aren't comfortable with the quality of your home. Once you sign the dotted line, they have less of an incentive to respond quickly to any issues. Pulte Warranty is dealing with backlogs of their own so your issues won't be attended to in a timely manner. ... More

Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.

Overall, the home is great! The design studio was amazing and staff super friendly. Kerry was very helpful at answering our questions and making sure our home had the specific upgrades we wanted. However, we closed on the home from across the US and there were still many things wrong when we moved in. There were many issues flagged during the walk through that were supposed to be fixed, but were not. We are trying to put in warranty calls, but no one answers and the automated system doesn't allow for voicemails. Stepping on nails/carpet tacs in each doorway, severely cracked granite countertop, and a giant spot on the outside of the home that needs painted... no answers! I'd like other potential new homeowners to know that they should not close on any empty promises. In other words, do not take over your new home until everything (repairs/owed parts and or equipment) has been 100% satisfied. Just because there may be a warranty in place, a new homeowner should not have to dip into their warranty on day two of one taking over their new home. You do not want to be left wondering, "How much lipstick is on that pig"? I do not need Sonny (Senior Construction Manager) telling me he's completed thousands of homes, and my concerns are minimal (not exact words). He's completed million-dollar homes, and he never had any issues. Well, I see the materials going into my home, and I am not ok with split wood due bad nail placing or simply bad wood (materials). Currently, I'm left to listen to my neighbors with their complaints of having to still wait for their repairs to be completed, months later. Tonight alone, my neighbor has a leak from the second floor to the bottom. How long will that take to be repaired. This is one of many complaints she has. I have emailed my concerns (list of 21 and growing) with only about four items being addressed. I am trying to reframe from bringing in someone that WILL have my repairs fixed. I will reach out to my crew next week Monday 7 Oct 2024 and my concerns will be addressed then. I refuse to wait months for resolution on something that should have never taken place. Overall we are happy being in our new home and determined to make the best of it. This is our second Pulte home experience. The first experience was very good. This time, 9 years later, we found the experience to be very frustrating. The sloppiness of the workers. We have scratches on tubs, windows, mirrors. You name it and it was handled roughly. Because we did not catch the multiple issues on the final walk-thru( we were told to just make a list after the walk thru and they would fix) they will NOT repair or replace. Ridiculous! They changed items in the house we ordered without informing us or giving us any say on the matter—they said “we can do this, it’s in the contract”. Well, there is a basic decency when dealing with someone who has taken the time to special order a home. My advice, don’t plan a house to your choices, you won’t get them! Several items were not completed before moving in. Several delays in finishing house. We spent thousands in rental fees while waiting for Pulte to finish our house. When my wife went to get an entrance key for the gym, the person to give those out to her told her she would need to provide a warranty deed before she would be allowed to use the facility. Why is this? Doesn’t Pulte Homes know of a thing called email. Could Pulte Closing just send an email stating who we are and which house we have bought. I am not impressed by Pulte Homes. One thing that bothered me was the contractor supervisor told me and my wife that he provided money to one of our neighbors for their rental fees while waiting for their house to be finished. This was about an average experience. We paid for a full home and got an almost completed one. It's still not completed from items identified months ago. Communication was submitted oar to start became very good near closing and has become almost non existent again. Pulte basically acts as a scheduler for a lot of sub contractors. So I strongly recommend yiu pay for a pre drywall inspection, a pre close inspection, and try to get an expert to come woth yiubduring the walk through. If yiur walk through dorsnt take 4+ hours, I guarantee you are missing something and it's a real pain to get something corrected after closing. I highly recommend finding a construction or inspector for the walk through too or getting a friend or anyone and paying them for their time so they actually help. The more eyes, the better because there are going to be lots of issues and everyone might find something you didn't. My wallk through had over 50 corrective items on there. ... More

Luckily I lived nearby the build site, so I was able to keep track of the progress. First, Pulte is charging ridiculous lot premiums, and starts with smaller lot sizes than other builders in the same community. $20k for a 40' wide lot, up to $120k for a 60' wide lot. I have friends in the same community that built with KB who paid $8k for a 55'(ish) wide lot on a lake. 2x4" construction instead of 2x6". Uneven concrete floor downstairs, despite being assured it would be leveled (for LVP install), so my floor has so many spots where it creaks and sinks when you step. Quite a few corners are noticeably out of square, the tubs were beat up, plumbing controls not centered, curves in a couple of walls and the ceiling, a paver patio installed too steep, yard isn't leveled, and the last 5-6' of my yard is unusable because it's saturated with water from a preserve behind me (that was dry when I bought, and now is full of water). The list goes on. The housing market is booming here, and I know that a big part of the problem is getting quality labor. Part of the issue is that most of the people Pulte has been able to hire don't seem to care about the quality of their work. The other part is that Pulte is severely over-charging for the lots. I have built with Taylor Morrison, DreamFinders, Mattamy, and now Pulte. Taylor Morrison was probably my favorite, but they all have their own issues. ... More

Allow me to begin by saying I believe the design and engineering that goes into a Pulte home is pretty good. This is our third new build home so I do have something to compare it to. That being said, my experience with buying a new Pulte quick move in home has been nothing short of frustrating from the sales side through to now 1 month past move in. The sales people are quick to get you under contract and following that communication sort of drops off a bit. Construction was a little slow getting started and progress was slow due to having gone through two different construction managers before getting to our third one who finally was excellent. He communicated very well and tried very hard to make up for lost time. In the end we closed about one week later than expected. While the work he managed went very well, after move in we found the quality of some of the trades used was a little sub par. Particularly the painting we found to be very thin on walls, with poor coverage throughout the home, as well as a fair amount of overspray and sloppy painting on interior doors. Some minor hardware was not installed by closing and now two months later it's been a struggle to get it put up. A plumbing issue that was identified at our post closing walk through with our Pulte warranty manager took three weeks to get corrected. While the balance of our identified issues are not urgent to be fixed, we have yet to hear how and when they will be addressed. I believe most of the material used in the home is of excellent quality with no complaints of fixtures, windows, doors and HVAC, however some of the appliances are of a low quality. Particularly the dishwasher which is a low builders grade quality priced online at around $350. Overall I'm not yet sorry I decided to go with Pulte, but based on our experience I wouldn't expect to move into your new Pulte home problem free, unlike our first two new builds. ... More
