I was considering on choosing a different builder but those two going above and beyond to ensure my situation was as important to them is the reason I purchased with Pulte. The experience as a whole seemed fine up until the end. My wife and I felt the closing process was rushed. There were many items that weren’t resolved at closing and the warranty department has not been very responsive. We were told over and over that we wouldn’t be forgotten about but that’s not the way things have played out. Our construction manager was great but unfortunately, he wasn’t the one performing the work on our home. The quality of the workmanship isn’t to the level that we expected it to be. It’s very clear the contractors did not pay close attention to the details. Lots of uneven walls and wavy corners. I was not happy with the fact that Pulte used drywall clips. We found several instances where things were covered up by the contractors. Examples: crack in window track which caused water damage to the drywall, broken kitchen cabinet installed underneath quartz countertop that can’t be replaced or repaired. We purchased a home with Pulte in December and moved in 2 months ago. A week before moving in on our “celebratory” walk we discovered many issues that were not fixed on a timely manner. Our superintendent was very overwhelmed and our house was turned into us with a whole list of things unfinished that we pointed out on our pre-closing walk. After submitting this issues to the warranty department is when the problems really started. Every time they come to “fix” something they leave it unfinished, wrong and basically worst than it was to begging with. Revolving door of contractor after contractor at 8am and issues keep coming up after unsupervised contractors come in and out of our home asking us what is the problem and what do we want them to do to fix it. Our home buying process from day one was very comfortable, low pressure and detailed, all things we appreciated. Many other builders felt like being in a car dealership and turned us off from building a home. The build process was also very transparent and used high quality and energy efficient core components (like the electrical panel or tankless water heater) that make us comfortable for being in our home for many years. While there were some final issues with finishes, Pulte has been very responsive and helped resolve every item we have had on our list. We would build with pulte again for sure. ... More

Our experience started strong with the sales and design center. It fell apart when the construction department took over for the actual work. We now understand why people pay more for “custom” built homes and if we build again that’s what we’d do. We’ve compared them to ours and their better quality and finish is undeniable. This is our second Pulte new home in five years, same area. We paid nearly double the price for an unbelievable decline in workmanship. Dustin and Nathan set high expectations for quality throughout the process and they fell well short. We closed 56 days ago and we’re still struggling to get the closing checklist items complete. Our final superintendent, Nathan, never came back after we closed choosing to not honor his word to complete the work. Warranty finally met with us yesterday so we’ll see what actually gets done. We expressed our concerns in comments and ratings on Pulte’s own survey. They haven’t contacted us which tells me their management team and CEO do not value the survey or customer feedback. we were attracted to home was advertised as 15000 bonus and thought we will get at 363 list price and final price should be 348 aprox. When we went to sign the contract we were even offer 2k more bonus and 5k Agents discount. Our price should have been aproc 340. But some how Andrew started all prices and options from scratch and we ended up paying 353 K aprox. I thought we were tricked into starting from scratch and paid atleast 12k more for the house.

Gretchen, Scott, Andrea, Gabriel, Kayla, Miguel have all been wonderful. It was a pleasure working with all of them. Very professional and knowledgeable. Everyone made me feel “at home” and I truly appreciated that. If I cooked, I would have them all over for dinner!!! I thank all of you for making this a seamless transaction.

Luckily I lived nearby the build site, so I was able to keep track of the progress. First, Pulte is charging ridiculous lot premiums, and starts with smaller lot sizes than other builders in the same community. $20k for a 40' wide lot, up to $120k for a 60' wide lot. I have friends in the same community that built with KB who paid $8k for a 55'(ish) wide lot on a lake. 2x4" construction instead of 2x6". Uneven concrete floor downstairs, despite being assured it would be leveled (for LVP install), so my floor has so many spots where it creaks and sinks when you step. Quite a few corners are noticeably out of square, the tubs were beat up, plumbing controls not centered, curves in a couple of walls and the ceiling, a paver patio installed too steep, yard isn't leveled, and the last 5-6' of my yard is unusable because it's saturated with water from a preserve behind me (that was dry when I bought, and now is full of water). The list goes on. The housing market is booming here, and I know that a big part of the problem is getting quality labor. Part of the issue is that most of the people Pulte has been able to hire don't seem to care about the quality of their work. The other part is that Pulte is severely over-charging for the lots. I have built with Taylor Morrison, DreamFinders, Mattamy, and now Pulte. Taylor Morrison was probably my favorite, but they all have their own issues. ... More

Our original contract showed we would be in the house within 6 months and it was just about a year before we finally closed. As for workmanship, we feel there is a lot of improvement needed. Exterior concrete work is poorly done, we had issues with our cabinets, the wrong breaker was put in for our garbage disposal & wires were lose, we had issues getting our internet & cable done correctly, countertop had to be replaced due to staining on it, sheet rock was cut wrong on a corner yet it was left & painted over and grouting around bathtub not done correctly. The warranty team responded quickly for urgent issues regarding pests and fallen trees.

I worked with Harmony as my sales agent and Crandall as my construction manager throughout the building of my new home. They kept me informed throughout the building process and sent pictures and videos weekly of the construction stages.

Times have changed! Prices have increased two-fold, yet the quality has diminished somewhat - this is our 2nd Pulte home, and the differences are noticeable. Hoping Quality control is the focus in the future

Our situation was a little different from others because we had just arrived from Minnesota and saw the house for the first time 2hrs prior to closing. Didn't really have enough time to let things sink in. Chris and Scott have been very responsive since we have moved in to help us get settled and fix any minor things that needed attention.

Pulte Mortgage was very helpful responsive to all my needs. Ricardo and Andi from Pulte Mortgage were amazing and helped me close very quickly. My home construction manager Dylan always answered my calls or responded back within minutes. Fixed any last minute issues we found same day or next day. Great service from him. Now that we’ve lived in the house a few months, we are finding little craftsman defaults that can be fixed but frustrating because whoever was building it knew at the time they were doing a bad job but instead of fixing or doing it right just moved on because it could probably go unnoticed during a walkthrough. ... This is mine third time buying a home and by far was the worst experience as far as quality of work

We love our new Pulte home and Gretchen was extremely helpful during the buying process. We closed escrow in less than 30 days. I would recommend buying a Pulte home. They are very well built.

Allow me to begin by saying I believe the design and engineering that goes into a Pulte home is pretty good. This is our third new build home so I do have something to compare it to. That being said, my experience with buying a new Pulte quick move in home has been nothing short of frustrating from the sales side through to now 1 month past move in. The sales people are quick to get you under contract and following that communication sort of drops off a bit. Construction was a little slow getting started and progress was slow due to having gone through two different construction managers before getting to our third one who finally was excellent. He communicated very well and tried very hard to make up for lost time. In the end we closed about one week later than expected. While the work he managed went very well, after move in we found the quality of some of the trades used was a little sub par. Particularly the painting we found to be very thin on walls, with poor coverage throughout the home, as well as a fair amount of overspray and sloppy painting on interior doors. Some minor hardware was not installed by closing and now two months later it's been a struggle to get it put up. A plumbing issue that was identified at our post closing walk through with our Pulte warranty manager took three weeks to get corrected. While the balance of our identified issues are not urgent to be fixed, we have yet to hear how and when they will be addressed. I believe most of the material used in the home is of excellent quality with no complaints of fixtures, windows, doors and HVAC, however some of the appliances are of a low quality. Particularly the dishwasher which is a low builders grade quality priced online at around $350. Overall I'm not yet sorry I decided to go with Pulte, but based on our experience I wouldn't expect to move into your new Pulte home problem free, unlike our first two new builds. ... More
