People were very friendly but don't know who has to communicate was. I received the papers concerne the HOA about 3 weeks after having signed and paid my house. I was told the we will be informed about the activities that are organise it is now 3 months that I moved in the house and still haven heart anything,

Very timely built home.

TO ELIMINATE SOME FRUSTRATIONS, WE WOULD HIRE A HOME INSPECTOR TO FIND/LOCAGE PROBLEM AREAS BEFORE CLOSING AND MOVING IN. THIS WOULD FIND SHORT COMINGS, TO INCLUDE ELECTRICAL, PAINT ISSUES, RUSTING STAINLESS STEEL REFRIGERATOR DOORS, WILD SPRAY DISCHARGE OF SOME SPRINKLER HEADS ON WINDOWS AND PORCH, FLOODING AREAS AROUND IRRIGATION VALVE BOX , AND SIDE WALK, VERY ANNOYING , CREAKING, LOUD GARAGE DOOR OPERATION, GUTTER DOWN SPOUTS NOT ALL THE WAY DIRECTED TO GRASS RESULTING IN WASH OUT CRATERS . SOME ISSUES HAVE BEEN ADDRESSED OKAY. WE JUST DID NOT NEED THE AGGRAVATION OF SUCH ISSUES. HOPEFULLY, ALL ISSUES WILL BE HANDLED ON THE ELEVEN MONTH CHECK SHEET. ... More

Pulte built a beautiful house. Some issues but overall cosmetic. Very pleased.

My services provided thus far have been exceptional. However, after moving I have been concerned About the workmanship considering that I live right across from a train and my house shakes each time the train passes. Although Pulte reps were not as concerned as I was, I am not 100% content and concerned what will occur down the line as far as structural wise.

The overall build of the house is great. Although there are a few things that need to be repaired but that was to be expected. The overall buying process was a bit tedious at times, to the point that we wanted to walk away. Now that we are in the house, getting issues resolved has been a bit of a task. I am overall pleased with the final product but the little things which could make this an excellent experience have not be dealt with very well.

I was pretty excited for this house, but as time past and I saw how it was being built, that feeling of 'this is a perfect home' faded. Don't get me wrong, the quality of the pieces of the home feel good (flooring is great, hardware is good when it's not painted over, and overall layout is perfect) but the workmanship involved in putting it all together seemed sub par and rushed. This is the second home over purchased and the cost this time was significantly more, so my expectations were equally as high. In terms of the structural quality, I have no doubts it's solid. In terms of the drywall and after work, I'm not as pleased. One of the major issues was the house was painted incorrectly and went unnoticed until I said something. This led to hardware outside the home being painted around which effects the finished look. On top of that, the weeks before closing had a hard freeze and nearly all the landscaping died. I made the report immediately as the house looked awful. It's been about a month and a half with no fix or follow up. For as much as we paid for this home, I felt the list of issues post closing is too lengthy. The rate at which the issues are currently being addressed is still to be determined. I'm sure everything will be fixed in the end, but knowing that I have to do the work to get everything fixed (report obvious issues and have to schedule getting them fixed around my schedule) because the workmanship was poor in the beginning is a bit disheartening. ... Pulte Lender stated we needed to get our application in to LOCK in the good rate . What they didn't tell us was that the rate we locked into was only good for 120 days , yes it took 10 months to build in conclusion our rate went up from 3.25% to 5.75% which our mortgage went up almost 400 dollars in the process. Also at this point what can you do . This type of business left a bad taste in my mouth about pulte lender.

I do love my new home! The design, features and options are exceptional! I believe there could be improvement in the final stages of completion before closing. The house had paint paint drips on the floor tile throughout the house, the washer was not fully installed causing a flood during the first load and the house was not properly cleaned prior to move in. A Pulte punch-out team would be ideal to to take care of these concerns prior to move in. The warranty manager has efficiently addressed most of the concerns identified after moving in.

The experience as a whole seemed fine up until the end. My wife and I felt the closing process was rushed. There were many items that weren’t resolved at closing and the warranty department has not been very responsive. We were told over and over that we wouldn’t be forgotten about but that’s not the way things have played out. Our construction manager was great but unfortunately, he wasn’t the one performing the work on our home. The quality of the workmanship isn’t to the level that we expected it to be. It’s very clear the contractors did not pay close attention to the details. Lots of uneven walls and wavy corners. I was not happy with the fact that Pulte used drywall clips. We found several instances where things were covered up by the contractors. Examples: crack in window track which caused water damage to the drywall, broken kitchen cabinet installed underneath quartz countertop that can’t be replaced or repaired. Our home itself is a nice home and we got it for a great value. Everyone I have worked with at Pulte has been pleasant and usually helpful. There have been issues though: The sliding back door was stiff as can be upon move in, and we had to realign it ourselves. The door to the airlock/laundry room does not fully close unless you give it a good push into position. There's a gap in the grout of our shower. The doorbell rang a couple of times when we first moved in then stopped working completely within a week. Despite reporting it as an issue multiple times, no one has been by to fix it in the month and a half we've been here. Two outlets did not work upon moving in. These were thankfully fixed within the first couple weeks. Ants and other pests were rampant in the yard with plenty of them making their way into our garage. Within the first week I was bleach wiping the area right behind out kitchen trash can due to an incursion by hundreds of ants. It's clear pest control was not a priority in the 6mo or so that the house was sitting on the market. The underwriting team during closing was completely sequestered away from me, and I was left with another individual as my sort of middleman. She was absolutely great to work with as a person, however there was some sort of disconnect either in what the underwriting team was telling her, or what she was interpreting and telling me, that resulted in my closing being delayed by a week despite us starting them process a month prior to closing. The VA had approved my loan but there was a hangup in specific wording of specific documents from the Army and VA that I ended up getting fixed in a day once I fully understood the actual issue they had. This would have been resolved much more quickly if the underwriting team had told me directly exactly what problem they were having, rather than playing telephone or being vague and telling me to just call the VA and figure it out on my own. ... I expected a bit more quality to begin with, there are chipped tiles (4) hard wired network don't work (2) and the failed to wire electricity to both, garage doors had issues -now fixed, garbage disposal trips breaker if used, door frames trim lacks quality in some areas, patio door would not slide properly-now fixed, Landscaping slapped together/rushed and no input from homeowner allowed on choices, interior lights (2) work sometimes, sometimes not, rushed to closing on the house was not necessary. Front door had gaps, homeowner corrected this, bugs for weeks were in the home due to not being sealed up properly for so long, many appliance books missing, closet shelving was missing and took two weeks to be added was no fun. In time, and with the work orders submitted these items should be resolved. A MAJOR issue is the soggy wet side on the left side when facing the house. In better than 30 days that we have been here it is too wet to even walk on. It has been reported, nothing done yet. Its more than 48 hours with no rain and still very wet. Check out your landscape.and irrigation very poor workmanship. Sprinklers set to run extremely long. My first water bill is over $350. The cleaning crew did a very poor job of cleaning up the place. All the floors were dirty and some of the tile still have glue on them hard to remove. Overall the potention is here for a good home, quality of workmanship need to be observed and corrected before delivery to customer, The staff is nice.

It’s been almost a month since we moved in to our new built home by Pulte, tons of issues, electrical, missing finishes, poor quality and issues never resolved after multiple inquires during build. Pulte hires sub-contractors where Quality work is never checked by Pulte construction manager, tons of things were overseeing and not completed, found many problems after living almost a month. Breakers kept tripping, missing light fixtures, holes on under eaves the size that birds could a home inside attic, walls not straight, too many to list

Pulte has great floor plans and beautiful model homes, however, the workmanship in our home is lacking. If you build with Pulte, stay on top of your build.

The house is great but the mortgage through Pulte was a longer process than expected.

Had to lock at a higher interest rate & was charged origination fees. Had a salesperson who took pics of progress since we were out of state. Helpful. Also called us bi-monthly to give us updates. Had a two month delay to close due to lack of builder supplies & appliances. Took 7 mos for a tiny home. A lousy lot...

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

we were attracted to home was advertised as 15000 bonus and thought we will get at 363 list price and final price should be 348 aprox. When we went to sign the contract we were even offer 2k more bonus and 5k Agents discount. Our price should have been aproc 340. But some how Andrew started all prices and options from scratch and we ended up paying 353 K aprox. I thought we were tricked into starting from scratch and paid atleast 12k more for the house.

During final walk through there was paint splatter on the floors, paint on window frames, ceiling paint on walls and vice versa. It seemed that things were rushed in the final weeks leading up to closing.

We have an issue with mud. Mud from the lot next to us is flooding over to our lot. The mud is about 1 and a half to 2ft deep. It runs the length of our backyard. This mud patch never dries. It is a very very bad smelling mud. 100% because of improper containment and barrier of adjacent lot that is not built yet. This has caused a nightmare for us when our two dogs go out to do their business.They are tracking mud and sand back in to the house everyday. This has been a constant battle for a few months now.Kinda takes the shine and joy out of buying a new house. Our construction manager Nate has been great overall. He is very good at his job and the whole neighborhood is happy with him. That being said we should not have mud and sand tracking in our home from negligence of the adjacent lots containment. While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Our sales men and our construction manager we're also very good I would recommend Pulte Homes we love our new Dream Home.

Half of my backyard has made preservation, as it backs up to wetland. Thus means I cannot do anything to it, not even weed it. I wasn’t told this when I choose the lot, otherwise I probably would not have chose the lot. Feel like it has devalued the property. Just over a month after move in, quality and workmanship on the home is average, but no major faults found. Bought connected home pkg, which still isn’t completely connected. New community so still alot of construction and growing pains with noise and dirt.

The buying process was smooth with no issues. Construction management was awful when it came to the framing of the home; forcing a change in construction site management. However, once the those problems were corrected the final product is beautiful.

Times have changed! Prices have increased two-fold, yet the quality has diminished somewhat - this is our 2nd Pulte home, and the differences are noticeable. Hoping Quality control is the focus in the future
