Appliances are cheap and flooring downstairs is cheap

I want to first recognize Jeff, the Construction Manager, for the great job he did throughout the process. Jeff consistently kept me updated on the progress of construction and truly went above and beyond to ensure the project was completed on time. Because of his efforts, I was able to move out of my apartment and into my new home on the day of closing. His professionalism, communication, and dedication were excellent. Unfortunately, my concerns are more with Pulte as a company and some aspects of the construction quality and homeowner experience. Some of the layouts and materials used feel very basic for the price point. There were also several issues after move-in: Incorrect information was provided regarding trash and recycling. I could not connect to internet service when I moved in, which prevented me from working remotely. Spectrum had no answers and referred me to the HOA, where the response I received was very rude and unhelpful. The construction quality in certain areas has been disappointing. The window screens do not fully seal all four corners, allowing bugs and flies to easily enter the home. The sliding lanai door does not have a screen, and bugs constantly come into the house. I wake up almost every morning to dozens of dead bugs inside that I have to clean up daily. Another major issue is that my unit’s water meter was apparently being used for community irrigation without this ever being disclosed to me before closing or before I was instructed to place the meter in my name. I only discovered this after receiving my water bill and contacting the city myself to investigate. Homeowners should not have to discover issues like this on their own or front costs for irrigation and then wait for reimbursement.( this issue is still not resolved) Overall, while I appreciate Jeff’s efforts and professionalism, I believe Pulte needs to improve communication, construction quality, and the overall homeowner support experience after closing. ... I’m very happy with my current home from Pulte Homes. This is actually the second home I’ve purchased from Pulte Homes in the last 8 years, which says a lot about my overall satisfaction with the quality of their homes and communities. The construction quality, floor plans, and overall customer experience have all been positive for me. I’m also a Realtor, and I regularly recommend and sell Pulte Homes to my friends and clients because I genuinely believe in the product and the value they offer. That said, I do think their mortgage department needs improvement. The process could be more efficient, with better communication and smoother coordination throughout closing. While the overall home-buying experience was good, the mortgage side was definitely the most frustrating part. The sales person Carlos Sánchez is AMAZING!!! The construction manager Lorenzo is great!!! PULTE mortgage always a DESASTER! Deal breakers! I am a home buyer in your community and realtor of 4 potential qualified buyers that just one closed. PULTE Mortgage is a deal breaker!! Must go out of business. PULTE Title was good.

We had an amazing home buying experience.

Chaz the lead contractor was excellent and made sure everything was taken care of, and even checked in after closing. Alexis was a wonderful salesperson and had exceptional communication

Sales experience was poor, communication awful from the sales guy. Almost 2 months after closing we still have issues remaining that were present before or at closing. Having to fight to try and get things fixed. Quality of workmanship and materials used is terrible. Customer care not the best. Builders used our electric after we'd moved in, and Pulte are refusing to pay us for that. Would NOT recommend buying from Pulte at all, and certainly not at Hartford Terrace.

Its was the best home buying experience out of all our buying experiences

Excellent building design and great landscaping

we moved into our home in July and have been fighting about the grass being totally dead and a broken sprinkler head since closing. Empty promises of getting the problems fixed no returned calls or texts or emails no follow up and empty promises of having it fixed. Horrible experience. The house itself is great but now I have a 500k house with a dead lawn

Pulte houses are nice but lacking in the extras where other less expensive builders succeed. Many people Ive talked to agree the pricing practice is a bit sketchy. Pulte will indicate the house is a specific interest rate but they bought down the rate for you with the "incentives" you are supposed to get. Another common issue is when the buyer puts in a bid and Pulte accepts the price only to find out they again used your "incentive" money towards it. Additionally, they don't cover closing costs as other builders in this price range do.

Process was easy informative helpful the community is beautiful even after I closed they have been very responsive to my needs thank you for such a great home buying experience

During the entire process the Pulte Homes staff showed excellent customer service and provided excellent communication. From the sales office associate to the construction manager, I felt taken care of.

I have called multiple times to fix the sink. Because it has a leak. They have came twice to fix it and the same leak still continues. I also called for chipped tiles, no one has called me back. Almost as if I never called. The ac has some kind of shortage in one room, where the ac doesn’t hit the same as the entire house. When I first moved no ac was hitting that room, someone came to fix it, and they got the ac to get to the room but it’s not as strong as the rest of the house. Pulte homes are not cheap homes I would expect better quality of work and better treatment.

The sales process was simple and fast, however, the credit application process was very confusing and unfriendly. We spoke with at least 5 different people and the communication did not flow properly between the people involved. They seemed to work in different companies and not in the same department.

From the first inspection, my wife criticized the floor's finish, and the response was that it was a lack of cleanliness. We moved in, and it looked the same. My wife tried several products, but nothing worked.

My husband and I had the pleasure working with Victor to buy our first investment property FL. Victor thoughtful and honest which is hard to find in today’s market, he also straightforward these are ethics we were looking for in person.
