We purchased a home in 2021. The entire buying process was okay, nothing stood out until the end. We could not fly in because of covid and the closing experience was bad. They tried to give us a virtual walkthrough but the video quality was terrible and very few issues were detected. When we arrived, I made a list of a lot of issues I detected in the house. A LOT. Response to fixing the issues is good. The person responding to maintenance requests is great. While I appreciate the customer service, it's also a lot of time involved in having to fix the issues because we have 5+ people coming ...

After closing on Jun 14, I’m still waiting for some repairs to be done. Kitchen cabinet missing baseboard, missing crown molding, etc. The pending issues is taking to long to be resolved.

Financing Nightmare

I have bought 3 homes from different builders and this one has been by far the worst experience regarding finance a nightmare literally, and the closing was even worst both Pulte Mortgage and Pulte title company. They treated me like a 3rd class person even though my Credit is 800+ and my income is well above average and I did 20% downpayment. The closing incentives are a gimmick the say they give you 8k for closing costs but the charge you 10k more on any kind of junk fee. I'm so sorry because no one should deserve to be treated like that.

When first looking at the home, I liked it. The salesperson was very helpful and answered all questions. The process of buying the home had some hiccups but were taken care of in a timely manner. However, one of the major factors that influenced my decision to purchase the townhome was that the HOA covered the structural insurance on the home (I needed insurance only on contents). Unfortunately, 3 weeks after closing I received a letter stating that the HOA would not be renewing the structural insurance and I would now have to cover that on my existing insurance (at a significant cost). After closing on the house during move in, we realized the floors upstairs were not level in several places. The builder sent in people to repair while we were trying to move in. The builder in charge of the repairs has been great in trying to resolve the issues. Ultimately, they waited to work after we left. When we went back after the repairs, the floors still have some irregularities. They say they will continue to level them. Need to fix the damaged and uncompleted places

When I moved in, I found many places were incomplete, some were damaged, and some places had not even been painted. All window curtains were not installed. The bathroom glass door can not be closed very well, and there is a massive space for water leaking; every wardrobe door was incomplete(Not securing every closet door)

The quality of the workmanship and materials are not good at all. A lot of things before closing wasn’t done the right way. Horrible painting job, tile grout wasn’t done properly on the floors and bathrooms also the cleaning inside the house before closing was poorly done.

I had good communication with Pulte home sales person through the whole home purchase process with no issue. But Polk County representative reported water leaking on this property just one month after closing. our PM reached out to Pulte home immediately, and they fixed it on the same day of reporting. I appreciate Pulte home's quick response. But this is brand new house, it makes me wondering the quality of the builder for this house.

Building experience was good and sales rep was responsive. At closing, there were many issues and had to move closing twice. At final close there were several actions for builder to fix. No response since. Air conditioning still does not work after over a month. Very frustrated.

They have gone wrong with what was promised in having the property ready in 24 hours after having made the closing, in such a hurry to close and it is still not ready, 29 days have passed and nothing has been done on the property, who is the person responsible? Although according to them they are cosmetic repairs, it is a new house and enough time has passed for it to be ready. I imagined that they will give me some reimbursement for what happened. I need response and action now.

Since the day of the house check list, where I detailed the defects in painting and finishing to the builder, many of the problems were not resolved until the day of closing and after closing they still did not resolve the problems. I had problems with irrigation that I had to resolve on my own. Many promises but nothing resolved. very disappointed with the company that built the house

Overall we are not happy with Pulte. They delayed the delivery of the property for 6 months, they changed the delivery date twice. They made us spend a lot of money waiting. We do not receive any incentive for delays and additional expenses. Low quality materials and finishes. I recommend Lennar without a doubt.

Tiene muchos detalles en acabados y cosas que no funcionan como ventanas y puertas que no cierran bien nada de no puedan arreglar si quisieran hacerlo; lamentablemente para mi es no responden los correos ni las llamada y cuando responden te piden hacer una cita. It has many details in finishes and things that don't work like windows and doors that don't close well, nothing they can't fix if they wanted to; Unfortunately for me they don't answer emails or calls and when they do they ask you to make an appointment.

Material quality is poor, House wasn’t ready even after closing with tons of things to be fixed including pool heater, water pressure, final paint, cleaning of the property, water in shower was backing up as a result of construction remains in pipes. Bathroom cabinet had a hole right next to toilet holder, bought this home being from out of state and agent did the walk through

I would not close until all work is done The cleanliness leaves much to be desired. Floors have everything from glue to hardened masonry bits and stains that cannot be removed,
