They didn’t provide a copy of the rules and regs of the HOA, nor did they provide some blank forms for HOA approvals on upgrades.

They rush through the construction, which leads to a lot of waiting for them to fix mistakes or damages. Project managers pressure you to complete your first survey. They want you to say all is well, even though it isn’t, promising all will be fixed in a timely manner. Pulte charges full HOA dues even though all amenities are not yet available. Two months after closing they’re still fixing things because they didn’t do it right the first time.

To many major issues within 2 weeks after closing roof leak, 2 different granite color on island also water line crossed for filtered water connected to shower not fridge. Then had to cut hole in drywall to repair. These items should never happen in a supposedly quality home!!! I will give credit to them for getting on items for repairs thou warranty people been real good on getting repairs done.

No professionalism no communication whatsoever then you assumed it would get better once you get into the house Pulte cut corners and lot of different area lack of power outlets lack of communication with the pool I was getting nobody went and explain to me what type of pool I was getting. The only thing i would give 5 starts to is the response and effectiveness of Customer Care Manager Chris and the Building Home Manager Loren. Anything else i would rate very poorly. The quality of the materials and home is very poor. Not withing 32 days and the brand new dryer breaks. The poor quality of the paint in the house. Not even a good welcome from the sales department. You are pretty much left alone to figure out you way around with the community. Was not given any directions or instructions as to how to get into the community with the sticker and fab was not even activated, ...

Settlement was poorly executed. We were remote and everything was last minute. No consideration for our existing plans. Once documents were deliverd and explained it went well but getting to that point was not good. Wouldn't use Pulte's settlement company again!!

Our build was extremely slow. It seemed nothing would happen until I’d reach out to the project manager. Then a flurry of activity for a few days, then nothing. Quality of craftsmanship is terrible. I’m convinced there’s not a straight wall in the entire house. I met with the warranty department shortly after we closed to go over my four page list of concerns. After a month of silence I reached back out and was told the person I met with is no longer employed. There’s only one cabinet note about our meeting. We’ll have to start over! Frustrating….

The initial process of building with Pulte was exceptional. We followed their process and things were on track. Once we were about half way through the process things started to fall apart. Lack of communication, delays, missed deadlines, etc. We closed on October 7th 2022, as of today December 7th 2022 we have tape all over the house marking repairs/items to complete the punch list as well as our 30 day warranty issues. Still Waiting!!!!!!!

Workmanship & Quality poor for amount we paid

The craftsmanship and work on the home truly is poor.. We closed when the house was not 100% finished and they did nothing about it. Day after we closed and tried to move in, had 5 people in our home who just let themselves in. Been in the house over a month and work still isn't finished, lights falling from the ceilings, cracks in walls everywhere, bathrooms are an absolute mess, just terrible.

Our first Pulte home purchased in 2014, was an impeccable experience with John S. and Gina M. I wish I could say the same for this purchase. Working with Kristie G. we needed to correct her clerical errors. Alex A., field manager, seemingly turned a blind eye to a myriad of issues: hot and cold water in master bath switched causing almost a scalding experience, over a dozen electrical outlets which were installed faultily, one particularly over the guest bathroom sink which came out of the wall, sloppy stucco work which needed correction, broken pavers and scraps used to "finish" the ...

We had a rocky path with Pulte. They use good products and build a good home, but we have never seen such poor customer service especially with the amount of money we spent for our home. The cabinets have still not been finished and have many issues that have not been fixed after being in the house for two months. We have asked for a handful of punch list items to be completed and maybe half have been done. Now I can’t even get a hold of our construction manager. Expected much more from Pulte, especially after our second home that was built by them. Quality of materials and build was really disappointing and even more so was the rush to try and complete major issues before closing. Were also promised that major items still pending would be finished within days after closing. Should have trusted my instinct because it is going on 2 months and still no resolutions and we have to be the one constantly pursuing the so called warranty manager to get answers and only to receive attitude and no control over any subs.

Overall home is wonderful. Where they fall short - is the attention to detail due to the number of homes they build. For EG: Our home - has uneven floors, misaligned cabinet, cleaning of the home when handover was poor (windows, floors etc), Trees leaning outside and much much more

Average Builder Homes

Pulte provides mass produced builder homes, built by the lowest priced sub-contractors, and rarely respond to customer questions/complaints. The designs are great, the lots are small, and the finishing touches are god-awful. Still its better than CC Homes and Lennar in SWFL. These can be a good live, just be aware of what you are getting into.

We still have many punch list items to deal with. After closing and converting utilities to our name the electricity was cut off for unpaid electric usage prior to closing for $420.

I moved into my brand new home that was never cleaned after the construction team. I feel as though nothing but your company being paid is a priority and can honestly say I will never buy a Pulte home again. There was nothing enjoyable about this experience.

The ineptness of the individual assigned to process our mortgage through Pulte. The failure to repair anything in the home after closing

During the mortgage application process we were asked to provide the same financial and personal information multiple times as Pulte lost or misplaced it. Pulte provided at least three different closing closet amounts and was unable to explain why the amounts charged / increased.- and were blindsided with additional cost at the actual closing . Purchased a spec home where most choices were already made, although I was allowed a couple of options. I requested to add a saltwater pool, got a pool but was chlorine pool, now have to pay an additional $2,000 to convert it. Was also told that I would have glass insert front door, and glass office doors, of which I got neither. Make sure to go line by line on what you are getting and what is agreed to, after the fact as they were building the house, I was told what you agreed to with the salesperson is NOT on my build list. In general, inexperienced sub trades used at the Ave Maria site,

The poor quality of product is directly related to the level of inexperienced sub trades used on Ave Maria Pulte sites. From framing, plumbing, HVAC, to trim finish work, crews with minimal or no experience were used… In fairness, partially due to labor shortages, and contract crews unwilling to travel out as far as Ave Maria, but also due to poor and neglectful site supervisors who’s job it is to manage and oversee sub trade workmanship.

Poor Communication Throughout The Process

During the entire build process there was little to no communication and if there was any it was triggered by myself. Post closing a list of items to be fixed were shared with the customer care team but again no communication on timeline for repairs were given. It is beyond disappointing the customer service provided - it is something you would expect from a builder with no experience.
