Thank you for your new home

I had initially worked with a hardworking Pulte team from the start to closing. They were very attentive and did what they could to get me to through my closing. Then closing happened and the quality of service began to taper off. The warranty team and the lack of customer attentiveness and professionalism specifically from my customer care manager has completely tainted my experience from great to terrible. I closed on Dec 1, 2023. It is January 25th and I have not been able to unpack my dishes, some major household furnitures, and quite frankly I have not enjoyed my new home because of the items open. Who would if the place still have blue tape everywhere! My experience with my Customer Care Manager has been a terrible one. I have asked to have someone else work on my warranty requests. I had put this requests on an email that included his manager. I have not received a response from the manager since. I do not want to deal with a Pulte employee that does not want to help with my home issues. I do not want a Customer Care Manager to come into my home ever again and be met with hostility! I have escalated and have asked who I can escalate to but no one from Pulte has responded. I, as a new Pulte homeowner, am very dissatisfied and felt deceived. My voice has not been heard and I truly feel like the Warranty team is now sitting on my issues on purpose because I have been very vocal about my requests for the reasons I noted above, I will think twice before recommending Pulte to my friends and family! ... We are enjoying our new townhouse. It is lacking storage space, but we’ll make the most of it by putting in our own shelving in time. We felt the closing was rushed even though many things in the house that were not ready. The floors seem to have lots of remnants of paint, glue etc. which should have been cleaned up prior to closing. The carpet on the steps also has some raised nails that are not fully hammered into the floor which has resulted in some painful moments as we discovered them. Other than that, our wish is that there was some more green space left in the community, a bigger pool, and that the second exit which we had initially been promised by our sales agent, now apparently only for emergency vehicles, would have been a reality. PULTE is very negligent with poor materials, poor finishing. Terrible experience with this he employees since the sales department until construction manager and customer relations. We don’t recommend this builder ever and never.

In general so many issues with painting e port finishing a on the walls,stairs, windows, and garage floor. Disappointed

The process was straightforward, thorough, and informative. Everyone involved throughout the process was very helpful and great to work with. I would recommend Pulte to anyone.

Working with Maria, the seller at the construction site, was also a positive experience. I secured my loan through Pulte, where Nancy and James provided excellent service. I highly recommend Pulte and would use their services again.

We started the process to buy the house at the end of January, the Salesperson was very knowledgeable and helpful, but she left before we closed on the house, we were approved very quickly. Then we went to a design studio on another office appointment, plus a third one for electric, lighting, outside kitchen and many other things to add to the house. The appointment was too overwhelming, not enough time, not many nice choices and lot of extra money. In March, they call us because they made a mistake and canceled the contract, it was suspicious. We started the process again that lead them to start construction between June 1st to the 4th. I was there every week to take pictures of the construction, very messy inside and outside the house, debris everywhere. We met our Construction Manager, and he was very nice the entire time. All the inspections were on time and went well, except the week before closing, it was late, there was no light and we couldn't see all the imperfections around the house. It has been month and a half since we moved and many things still without fixing. I believe they hurry at the end because of a due dateand did not care for my house. ... More

Patrick, our sales person, was very informative, prompt to answer our questions/texts and a pleasure to work with. Jeremy, our construction manager, deserves a 5 star. He went above and beyond to make this process less stressful and enjoyable. He even helped take a refrigerator delivery for us before we moved in. Very reliable and a hard worker!

We were lured to this home with incentives like: "sale" "builder buydown interest rate" "model home" "new construction" "already upgraded" etc. Once we entered into contract with Pulte, their whole attitude changed towards us. We reviewed the contract and the "upgrade" list and found over 20K worth of charges for upgrades they didn't install but tried to charge us for anyway. They promised us the rate buydown and we had to fight for Pulte to do it as they tried to pin it on us at closing. Things we'd asked the realtor through initial walk through we were told were "standard features for Pulte" such as the internal insect repellant system, are not in fact standard and are not on our house. The house appraised for 40k less than they were initially asking for and thats the only reason we were able to come to terms money/upgrade wise. They scheduled a blue tape walk through with us and then tried to say we were buying the house as is with numerous problems. The construction guy Joe was a complete sexist and talked down to my wife, mom and sisters. Made my wife cry and then said " Whats she crying for? I didn't even raise my voice to her!" He tried to bribe us with broken pendant lights they had pulled from a different home for a good review. Problem after problem with this house. Absolute lazy paint work with a very low quality paint. Wavy walls. Uneven floors. Cheap materials. The list goes on and on. I will say management has stepped in and tried to make things better. She has ordered cleaning crews and new parts for things that don't work for us, which is a long list. We decided to go with Pulte as my parents had a decently good experience with them, ours has been significantly different and not in a good way. ... More

Our home was delayed by several months, but it finally came and was pretty smooth upon delivery. There are a few minor issues, but nothing major.

Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

Nathan from Pulte Homes was amazing (10 of of 10!) every obstacle that came our way, he personally went above and beyond to correct (spectrum issues, lawn issue etc) and was very forth coming with information. I really appreciate him being an intrical part of the building process for me and my family because he made it easier on us.

How did you feel about the entire process, from initial purchase to final move-in? It was great experience to watch the house from dust to finished. How would you describe the quality and value of your new home? Overall was fine How was your experience with the builder’s team? Did they do what they promised? Did they respond to you in a timely fashion? About this part was kinda disappointed . First, when they start to build the inside of house . There is a lot of broken wood that they use did not replace after I sent the picture to the builder team . Then there’s should be a hole for air intake for AC unit. Builder team was totally forget about it before I found out the issue. Last thing I was so confused about is the drop ceiling of the master bedroom. I didn’t see the blueprint. But by the common sense, and I’ve seen some other houses. it should be higher ceiling. This is the first drop ceiling that they built to made a ceiling lower. I don’t know if it’s they just forget about that same as they forget about the hole for AC . The build “drop ceiling” afterward. because I saw it was cut and add upside down to a finished ceiling. Other than that. Joe is the best to help us makes the house look better and better! Thank you! What would you most like potential home buyers to know about this builder? This is not first house that we got from Pulte Home. Still going to recommended to friends just need to check blueprints and pay close attention to the material they use and how they build. We have had nothing but issues since the whole process started. First, our original sales person left the neighborhood and was MIA. We ended up with three different construction managers. We had a long list of items to repair, replace, and/or fix and Pulte has dragged their feet at every opportunity. The few items that been address are still not meeting our minimum expectation.

Compare to other builders . Pulte home is better.

Pulte mortgage was the absolute worst mortgage company I’ve ever dealt with, and I have dealt with a few. They should not force us to use Pulte mortgage. The whole closing process was not very pleasant. Our refrigerator was not hooked up to water & the house was filthy when we moved in.

I enjoyed the buying experience very much so. It was a pleasure working with Terry our sales guy, and Caitlyn our construction manager. They made the whole experience easy and enjoyable. The house is made well, there are some detail things that could have been cleaned up and caught before we walked through, but I understand they have a lot of homeowners to do and close with. My suggestion to Pulte is to have a quality control person to adjust those fine details. But I would suggest to anyone looking to buy a home, Pulte is the way to go! EDM

Home design and location were the selling points. Adrienne, Carlos, and Sandra in sales are spectacular as was Evan, the construction manager. Only issue is finish work. Numerous small things add up to disappoint final product for the overall price.

Pre-sales and sales experience was good – responsive, knowledgeable staff Design choices were pretty clear and the team was quite helpful After that, things went down-hill quickly Communication during the build process is pretty non-existent. At points we were just told blatant lies. Expect the refrain “we’re better than the other construction companies”… doesn’t mean “good” – just less bad? No meaningful response or answer to concerns raised during build process. NO-ONE at Pulte watches quality issues on the build. BUYER has to be looking at all aspects of build quality. Expect arguments and excuses for any issues raised during the build process. Expect schedule is just a work of fiction. It will change with zero notice or reasons offered for the changes Be careful of materials quality issues – big example is windows & screens – rattles, poor fit, excuses for both, not fixes. Be careful of damage during construction – e.g. bathtubs go in very early – and finish gets badly damaged during rest of the process. Watch for level & plumb…. Door handles on cabinets installed crooked – then just re-drilled instead of proper fixes Get your own independent home inspection prior to final walk-through – it will help in addressing defects! Oh – best part – if you don’t sign off that you’re satisfied we were told “they won’t let you close”. Warranty team seems very responsive and is trying to address issues from construction If you are prepared for the drama you will have a better experience. If you have expectations that the builder is watching quality and communicating, you will be disappointed. ... More
