We had a horrible experience with Pulte. They tried to make us close when the house was nowhere near being complete. Their quality of workmanship is horrible and subpar. We’ve had so many issues in the house. We honestly would probably never build with Pulte again and this is $1 million house. I can imagine what they do for less expensive homes.

We purchased from Pulte in September of 2022 in the Willow Ridge development in Montverde, Florida and were given a target completion date of May to July 2023. We thought it was a bit long as our previous, larger home (nearly 2x the size, with a basement, 2nd floor and built during cold Ohio winter) was built by Ryan Homes in Ohio in less than half that time - but we noticed the timeline wasn't too far off from other builders and Pulte said this was part of building a "Quality home". As Pulte is a very large company, the quality and professionalism differ per department. The sales department did a great job of showcasing and promising services, but as soon as the contract was signed, they let us hanging. The builders did a good job and we had great relationships with the construction managers. The worst experience we had was with Pulte Mortgage. Extremely unprofessional, not communicative, not helpful or supportive at all. We had to switch to another lender because it got so bad. The servicing is run at minimal effort. I'd rate our overall buying process from start to finish as good. This is our second time purchasing a home (different builder). The Pulte team was good to work with. Specifically our construction lead and the gentleman who sold us the home were actually great regarding communication and working on our behalf. Overall construction is good on the home. We have been here about a month and we are already noticing the imperfections. Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

I wish I had something better to say, the mortgage experience was terrible, last minute they switched out our construction manager (he was pretty decent) to a new one that pretty much didn’t care. I still having issues with my grass and irrigation and zero answers… there’s plenty of little cosmetic issues inside the house that need to be addressed.

I am not a first time home buyer so I have some reference point to compare. I would say just like any new home I experienced some issues however Pulte staff has been really helpful. Ashley on the team made everything possible everything that was promised. Chris and Nathaniel has also also been very active and helpful in resolving the issues we faced. And I am hopeful that our pending issues will also be fairly resolved. I look forward to working with Pulte in the future too.

For the price I paid for my brand new Pulte home, I could have bought a used house and still do the fixes that I'm doing on this one. Poor work/finish quality, even after the walk through they missed to fixed stuff (holes on walls, cracked door frames, very bad painted doors. "Construction Managers", and i put them on quote because they are more of Project Managers, they just coordinate for other vendors to do stuff, and they don't even verify the quality or the completeness of the job. The whole process was a nightmare. The house was build by a couple of guys that didn’t know how to do anything it was insane. Please don’t make this mistake look somewhere else. All the houses have problems.

We have bought many houses but this is the first time we have been overwhelmed with Putle's services before and after closing. Putle provided good quality materials, excellent floor arrangements and excellent support from their staff. Our house is located in a good area and thank you for Putle's expert selection of the area and the hard work of their organization . Would never build with Pulte again

The only bright spot was Tim the construction manager. He was fantastic to work with and a real professional. The subs used in our development were the worst I have seen. (This is our 3rd build - plus one rebuild after hurricanes. Paint on the floors, walls not level and/or straight, paver contractor was horrible, electrical problems throughout the house and more. I would never build with them again, nor would I recommend Pulte or their sister companies to anyone.
