This company is very irresponsible, I handed over the house with a large water leak, in bathrooms and an invoice of more than USD859 for this problem, the garden grass was handed over dry in a terrible state. I paid for an electrical connection for an electric car and it was not there, the dishwasher did not work, many touch-ups due to failures in doors, walls, the roof was distorted outside the house, the interior doors are raised with a space of at least 2" left girls, poor quality cabinets, worst of all, is that the water is 30 centimeters deep. Automatic sprinkler system does not work. They cut it off due to the water leak, water that I have to pay for, they are not responsible for it ... More

The closing process was a disaster closing was delayed 5 times and I understand things happen and get delayed but my big issue was no one kept updated I would be notified the day before my closing was delayed. The communication was terrible. I was also promised 2 years of no hoa which they couldn’t honor and that was a mess on the day of closing no one knew anything. I was compensated for the one year they couldn’t honor which was nice but that also took a month for them to figure out. The day of closing they scheduled a time then told me I had to come back 2 hours later bc none of the paper work was done. When I closed the proper paper work was not given to me to take home I was not given the gate remotes or the pool key. Things in the home I asked to have fixed were not fixed. Since we started the process to buy our house, we want to highlight the work of Jose, Project manager, who was very kindly. He helped and guide us in every step of the process, keeping us updated every single minutes. Jose always was there to answer our question and concerns. He deserves five stars for his valuable work and determination. We were so happy to work with him.

Workmanship is worst I have seen. Never seen brand new homes with this many issues with my past builders

I was so happy when I decided to buy a new build. However, this happiness was completely lost when I moved in. Quality of materials used is below even apartment grade. Example, the garbage disposal won’t even break down a piece of fruit. The paint job seems like a 12 y/o did it. A Quarter size dent whole in one of the rooms that was supposed to be fixed while I was doing the closing, is still, 1 month later unfixed. I could go on, but I just want all to know be mindful in the process. Go out to the home sight as much as possible and make sure to pressure the contractors to do their jobs. Sellers agent was shady and Didn’t want to negotiate the price even when appraisal came back lower than listing price. One month after closing, ac started acting up. Got dragged around to get service done. This company only hired cheap subcontractor do do the work. They have messed up the ac thermostat wiring during build causing it to overwork the Motor and somehow the construction mananger signed off on it. It is ridiculous. Ac has been running nonstop. It has now been taken care of but it takes long time and the electric bill was really high due to ac thermostat malfunction. Would not recommend a buying from this builder. ... More

Problems with AC, smoke detector, completing things that should have been done before Settlement, inability to access warranty website and no one answers the phone during normal business hours. Omar, Dale, and Jason are great, but I believe many others simply don’t care about doing a good job or even feel like working at all.

Pulte has a great reputation and builds beautiful homes. Some cosmetic items were shabby which does not seem consistent with the brand. Examples are, crooked outlets and AC vents, uneven ceilings, paint over spray, caulk and paint splatter on floors, crooked toilets. With that said the home is solid with good bones. The warranty follow-up is EXCELLENT! They stand by their product.

Overall we are pleased with our new home from Pulte, We still have some fairly minor unresolved issues but Pulte is working through them. It seems that labor shortages have caused some of the delays and that may be beyond their control. Pulte's comprehensive warranty does give us confidence that everything will be handled to our satisfaction.

Communication and support through the process was great. The quality of the home is exactly what we expected.

Everyone we worked with was very helpful and responsive. Ray at the end made sure that everything we needed to move is was set up perfectly. From the first person we met to the last everyone was very helpful and timely with their responses. Very easy process outside of the many emails but that is to be expected.

Regrettably, I must express my disappointment with my recent home purchase from Pulte Group. My experience has been frustrating and distressing due to multiple unfulfilled promises, and a lack of support from their customer care team. Upon buying my home, I was assured that any issues within the first year would be swiftly addressed. Unfortunately, this has not been the case. For anyone considering purchasing a home from Pulte Group, I urge you to reflect on my experiences. While purchasing a new home should be an exciting chapter, this ongoing dispute over the warranty has transformed it into a burden. We had many issues throughout our process. We signed our contract prior to the rapid increase in interest rates. We enjoyed the customization options provided and going to the design center. However as we approached closing our appraisal came in well below the contracted price (over $100k). This had “never happened before” and they would work to make it right. Claims of multiple appraisals never came to fruition, lack of proper communication to us as well as internally were very surprising and disappointing. We obviously went with Pulte as the lender as that is how they bait and hook you into getting extra incentives. So the fact their lending team, sales team, and closing team seemed to have no way to communicate was shocking. They failed to rectify issues and almost led us to walk away from the deal. Our construction manager was top class and very attentive and quick to help and communicate their piece of the process so we were thankful for them. But the sales team, lending side, and closing side was a mess. We have built other homes before and never struggled like this, leading to the title of the review, “Surprisingly Disappointed.” ... - Built by cheap materials - Home design options were very cheap even after paying for the upgrades. It was better to receive the home with default design and install later. Particularly, I don't recommend buying appliances with Pulte. One can buy it from Home Depot for almost a half price. Pulte charged high prices, and the appliances installed with cracks/scratches and missing parts like missing glass shelf in fridge. - Almost all doors have issues (cracks, missing screws, loose hinges, locks). Pulte employed very bad quality constructors. - Issues raised from Day 1 of moving in. Garage door glitches, septic tank warning light is on and off, etc. I could not find anything has been installed properly; floors are uneven particularly on kitchen island where you feel the most; upgraded carpet and padding are so thin so you can feel nails easily and padding are so bad you can feel there are nails or some construction materials underneath of carpet. Almost every room flooring has issue. - Paid for the isolated study rooms. It was a total waste of money and you are not sure even they installed any sound proofing. - I thought I was unlucky. But neighbors have the same experience; so we are on the same boat :) ... More

Great experience dealing with Pulte. Everyone involved was very friendly and knowledgeable. The home we purchased was a great value compared to other builders in the area.

The process with mortgage broker was difficult for me, but I understood why took so long to be approved. Everybody worked with a higher standard of attendance and care with me.

Sales agent and construction manager addressed all are concerns quickly and to our satisfaction.

It is astonishing that after paying over $1,000,000.00 for a home, the amount of issues present at closing and their refusal to fix those issues presents itself. They consistently try to NOT FIX anything or give excuses as to the existence of those problems. They spend more time trying to explain away problems that are fairly easy to fix.

Rushed to do walk through as the cleaners scurry out of front door. Expected to do a thorough walk through by myself, not advised to bring others to help. Many missed issues and then no further clean up after painters and others had to come in to fix the things seen on first walk through. Very sloppy, many paint spots all over carpet and tile. All tile grout filled with sand and dirt requiring many hours of me cleaning. Fuse for fridge went out within a week of moving in. A Shower drain not draining and they can't come out to fix for 2 weeks then they schedule it wrong and can't come for another 2 weeks. Plus many tiles with chips and cracks.
