The experience of buying a Pulte Home at Split Oak Reserve was the best I have ever had in purchasing a home, thanks to Mandy and Joe. Mandy was attentive to my needs! Mandy new exactly what I needed as an elderly woman with disabilities. Mandy took me to the house that allows me to be independent, a single story with open spaces. The building supervisor Joe was there with us from the beginning of our experience and continues to this day to help and answer questions. The walkthrough with family and my realtor Jen could not have been better. Actually, Joe took the most time with this walkthrough that I have never experienced and I have purchased several homes in my life. Joe made us all feel his knowledge of a Pulte home double sold us on why we chose our home. Joe is an expert from the roof to the ground on our home. I commend Joe on his expertise but most of all for me his kindness with my needs. Thank you Joe and Mandy for making this purchase of a Pulte home the best ever! ... More

Poor finishes and no attention to details. Prior to closing home was incomplete, still waiting for Pulte to complete list. Poor response from warranty.

All the help and contractors have been friendly, helpful and have done a great job taking care of our repair issues. They have gone above what was expected.

I have closed my home during Thanks giving. The response from the Sales team and initial Construction manager was very good. They helped me clarifying all my doubts. But post closing, the new construction manager uis not responsive and corporative at all. He denied working on the exception items as he didn't receive it from previous manager and asked me to contact warranty team. I contacted warranty team and received a note that it has been passed to my warranty manager. Its been 2 weeks now and no one contacted me for my open items.

Overall, I appreciate the attention we were given by senior leadership in a tough environment for home building. We had delays but we were kept informed along the way.

Constantly failed inspections. Estimated closing date blown.Exorbitant cost. ASHAMED TO SAY WE PAID 40% MORE THAN OUR PRE-COVID NEIGHBORS. I wish I never saw this community in the first place... even after I had my doubts, my husband was still intrigued. I wish we walked away before we had committed with $$. These builders need to have restrictions with their greed/opportunity-based price hikes. It does not make for a good community in the end, when some people paid $700k and others paid $1,400,000 for the same house. The end product was not worth it. Sales persons will tell you the house will be perfect. In the end, you are told you cannot be expecting a perfect house. You will be told your home is not a custom home. At the same time, they will tell you they have a hard time keeping on top of the trades and that the trades DO try to get away with more and more shoddy work, yet you will be berated for trying to get them to address the shoddy work - you will again be told it is not a custom home. As for lot placement or house elevation / colors. You aren't allowed to have the color of someone across from you or next to you. They should care more about if houses next to each other have windows looking at each other. Design center person was very accommodating, pleasant, and giving us a heads up on anything important (such as deadlines to avoid cost increase). We had a couple of constructions managers due to promotions... in the end, they don't have any control over the trades. They actually easily admit fault, but nothing improves. The trades are disgusting, despite trash cans and portapotties, they leave unwanted food actually directly on the floor/counters.. which is messy but also attracts pests. They also will pee and poop in your toilets even when water is not hooked up to the home yet. We even found poop on the tile floor of our bathroom, they say it must have been an animal (and they admit their fault for not closing doors). We spent $30-$38k on engineered hardwood floor upgrade, but it looks to be the wrong color. Big issues getting that addressed, actually it hasn't been addressed yet bc they say "variation" yet our floor looks exactly like our neighbor's color. The sliding door tracks are treated so poorly during construction, there's muck (grout? concrete debris?) all over the tracks, plus large dents. They need to do better at protecting things. Broken windows, wrong tiles installed, plus tiles wrongly installed! SO MUCH work had to be redone. I'm quite angry at figuring the high prices are to pay for double work + double product! It's very angering how they disrespect the customer's money. I'm mad because a lot of the reason my house cost so much is apparently for me to pay them to do work once, twice, three times and have enough product for all those botched times. Terrible business practice. NO ONE is held accountable. In this market and economy they won't fire anyone bc they need all the warm bodies they can get, so there's no repercussions for the work crews... no motivation to do a job well done in the first place. Pulte would be better off to pay higher wages to people who would regret losing their job if they don't do it correctly. Their Pulte Mortgage department cost us a lot of money also, they did not tell us we could do a program with an earlier lock, when the rates were less. When I asked them, they said they do like to tell people but they had "so many clients" and couldn't. I informed them these days, a broadcast email announcement would have worked. We dumped them and got a better rate with a major lender, and Pulte Mortgage attempted to claim that we would lose a lot, and wouldn't be protected in the event of delays. Ha! The major lender provided extension at no cost (only for new-construction, which they've been doing since covid issues started). Very happy we did not give business to Pulte Mortgage. One time they even had their math grossly incorrect and they had the audacity to tell us that even if we put $1 million down, they wouldn't be able to approve us. That was Brendan, I have no problem calling out his name. Then he would try to ask us why we were leaving Pulte Mortgage process, while also telling me that he didnt want to further debate what happened. Um, maybe bc he made a very disrespectful mistake and doesn't know how to apologize? Unreal. Pulte Mortgage is a joke. In the end, we wish we bought something smaller in a lower priced community, even a spec home and do our own upgrades - and re-evaluate a new build in a few years after observing various builders. We wish we took our time. Never thought we'd be in a $1.4 mil home that doesn't actually feel like it's over a million at all. And the community amenities are lackluster. For a not-even-completed community, the pool cabana is falling apart. There is rust on hinges in the bathrooms, the water fountain spout is broken apart, stonework is falling off the walls despite not even being exposed to precipitation stress. There used to be hammocks which got nasty due to being exposed to nature, those were removed and it's a huge sandpit for fire ants. The Phillips Grove community advertised an "outdoor kitchen" and when asked, they removed that verbiage AND said it was referring to the charcoal grills. I told them charcoal grills are a picnic feature. An outdoor kitchen would have a sink and counter. There is zero clubhouse, there is no interior public room in this community other than a bathroom. Somehow the HOA is now over $330/month! And why? For what? There is no gym. Now that we are with the Warranty guy, he is also largely a "no" guy. When I pointed out some things, he says "it's to Pulte's standard." I say, "well it's a new house yet some things don't appear to be new material" and he actually recommended for us to sue!? I never even "went there" with my comment nor my tone, but wow! This is an embarrassing experience. I think we should get some money back for all the issues and crap work ... More

Homebuying experience is good sales consultant is helpful in showing houses, builders are not able to reapond properly when there are issues in the first 30 days of closing Builder gives so many false hopes for the open issues , but never reapond after closing

There was a roof mistake during the construction but they offered us compensation and fixed the mistake. Good experience overall

Really disappointed to be honest.

I was told that I would get gutters put in my house for Pulte taking over a year to have my house build, plus water getting into the house and having the insulation replaced because of moisture. How am I expected to write a good review when other houses were started after my house was being built but yet some of those homes were completed first. Not only were those homes completed first but some had a much cleaner appearance at closing than my house. It has just been a very bad experience for me especially when realizing the quality of some of the workmanship, a tub that looks like it’s 10 years old because water was left in it for over three months when it was installed and as a result it was stained. Someone came to remove the stain but now it has no shine to it. How am I supposed to give a good survey with all these problems and headaches. There is more but I’m just frustrated! ... More

Pulte team did a great job in helping us to secure our first home in Orlando. Their sales, construction, and finance teams were all very helpful and professional. Overall, we were happy to have chosen the Pulte homes.

Be responsive to new home owner and try complete punch list in reasonable time

Our neighborhood is shaping up to be a nice community but overall our build and buying experience was not exceptional. Our completed home looks nice, but by watching the build process we know the bones of our house are low quality. The concrete slab was not well tended during curing and has an abundance of hairline cracks everywhere. Some are completely through the slab. In the framing there were hundreds of nails that missed their mark. We have floor panels that are loose and make noise when they are walked on. Prior to closing we found a door that was installed in the wrong location and we had to really push on the build manager to make it right. Overall it felt like the house was slopped together as quickly as possible. Before closing the build manager said the problems we noticed are not a big deal because you can file a claim against the warranty. We're unhappy with this because filling claims is more work for us. We also found the warranty doesn't cover a lot of problems that are borderline or aesthetic. After living here, we've found the house's design has some flaws. The walls and floors are not very good for sound isolation. People downstairs can clearly hear anyone walking on the floors above. The in-wall plumbing is very noisy when upstairs showers are used. We wish the windows were sized 20% larger to allow more natural light. We found the driveway is too narrow with two cars parked in front. There is not enough room to actually walk on pavement so we trample bushes when we enter/exit vehicles. We were promised the home would be complete in 8-10 months. The actual build took almost exactly a year. The build managers constantly blamed material sourcing problems that were "outside their control". We did not buy this excuse as Pulte is one of the biggest homebuilders in the US and has enormous leverage and control of their supply chain. We expected them to meet their commitments and they did not. Pulte rates their employees using reviews that homebuyers fill out online. On several occasions their employees would mention the reviews and how they expected us to give them all 5 star ratings so they can maintain their position and not get laid off. We felt bad for them and gave better reviews than were warranted based on our experience. ... More

A lot of things pasted inspection in my house and was not complete. My refrigerator is damage. I still don’t have my light fixtures. No head on my pipe out back. Door installed incorrectly and still not fixed. Touch up paint do not match on the outside. I really expected better.

This will be the laat Pulte home we build. We have built with other companies and were much happier. The quality of work is terrible. Our paint job was bad. Our cabinet that was already fixed is falling apart. Our sod is 2 to 3 inches lower than our neighbors. Plants are dead. Cabinets were not finished and more. Trying to get warranty to fix some of this is like puling teeth

Excellent quality of materials and professionalism of the Pulte team.

From the first visit to closing on the home everything went smooth with no issues. Pulte and their employees were easy to trust with the process. The house is a great house and we got everything we absolutely wanted. Would recommend Pulte as a high quality home builder.

Rushed process, poor build quality, customer experience process not in line with house prices. The builder has lost their premium touch, but not their premium prices. House materials, lack of quality assurance processes, poor customer communication, and a clunky warranty process certainly left a poor experience. Would not buy again.

SUPPORT SYSTEM : The sales agent Gisabel was not that helpful and very seldom reply to queries, which were always delayed and worsened after the closing period. The construction manager Finley did not do the proper walk-through during the initial and final inspections of the property. There were several issues identified within the house that were forwarded to her through the 'pick list'. That list is getting longer as the days pass by because of the slow response by Finley. There were handymen sent to repair and sort out the issues but most were inefficient and needed to return a few more times just to fix one. Whenever we try to text or call Finley, she does not reply in a timely manner, and most of the times she wouldn't. I already escalated this problems to warranty department of PULTE but was advised to liaise with Finley, to no avail. The issues just keep on going in a cycle. It's been over two months now since we moved in but with the way the issues were handled, I am unsure whether these will be sorted out soon. If I have known that these would have been the norm, , I would have not purchased a property with PULTE. It can only be compared to buying a new car, and after the contract was exchanged and the deposit was secured, you are issued a dodgy one instead and the dealer expect the monthly payment to be paid in full. It is ok to part with your hard-earned money as long as you are getting what you deserved. It is unfair to pay for something that does not merit its value. ... More

Overall experience is great, price is too high. I have great communication with construction managers. They are very responsive. Love the layout but the workmanship is mediocre but everything is fixed upon request.

The home buying process was a long process with lots of paperwork involved but it was worth it in the end. The Home Builders were very communicative in letting me the latest update on the home building.

Expected more for a company that advertised itself as “Higher Standards-That’s the Pulte difference” or “Commitment to Customer Care”.
