Great floor plans and prime location. Process of building was good, but attention to detail by subcontractors was seriously lacking. At this price point, we expected much more from Pulte. Overall, great people to work with and happy to call this Pulte house a home.

I am an experienced and retired executive with lot f background in real estate. Pulte needs to shape up in its corporate behavior. Currently it stinks. You have collected initial contribution of $2500 for amenities and collecting monthly HoA. what for". You did not have even nerve to inform us the timeline for amenities. You are interested only to make money but not fulfill your promises. It is better for your senior executives to come and meet with us before gets chastised by a judge and make refunds to community. Compare to other builders . Pulte home is better.

So many little issues needed to be resolved even though the house was supposed to be move-in ready. Door bell not working, paint not properly done, nails could be felt under many places in the carpet...just to name a few. A proper list would take up a page. I would advise Pulte to have quality supervisors in place who's job it is to come do a checklist in the house before the house is handed over to the buyer.

U guys are taking too long to respond to outstanding issues. Issues needs to be fixed in a given time frame. Grateful if this matter can be looked into urgently. Some issues were taken care off but the main ones remain

The buying and mortgage part of our experience was good to excellent. Our field manager, Taylor, was helpful and attentive to our concerns during construction. Our problem was that each time we visited the construction site, we found numerous issues with the quality of work. (Concrete, Framing, drywall and tile.) Nearly every phase had several issues that had to be corrected to be anything close to acceptable. One exception was the kitchen. The countertops and cabinets were great and installed correctly. Our punch list was partially completed prior to closing, and warranty services is slowly scheduling the trades to remedy the remaining issues of poor workmanship noted during our walkthrough. This home delivery experience was not good. The project manager was in a rush to change his job and he did not care about the situation of the property at the time of closing. So, we need to deal with the warranty teams to fix what was not ready at time of closing.

When purchasing a new home, Pulte was at the top of the list due to competitive pricing and variety of models. I graded 3/5 stars for the quality of the home since we closed on a home that was not fully completed (missing tile installations, grout not fully completed, dishwasher not properly installed) and 3/5 for responsiveness to issues because it took a month before Pulte scheduled workers to fix these outstanding issues. We closed on the home at year end hoping Pulte would be able to fix all these things quickly, but it has taken time to get workers scheduled to do these items (almost a month later). For the majority of the work, it is good quality. It all depends on the local contractors that are being hired to do the work. Our 3rd party inspector said Pulte did a solid B rating for our home during the predrywall inspection (it's difficult to be graded as "A"), and at final walkthrough it was the final touches that was missing (such as filling in marks in drywall and paint correction). Also, one of the bathrooms is completely unusable due to a water pressure issue since the water does not run in the shower and toilet fills up slowly. The trustworthiness of the Sales Rep and Field Manager we worked with were amazing during the building process. Field Manager would send frequent weekly updates and answer questions in a quick manner (sometimes minutes after text is sent) and the Sales Rep would help resolve any other outstanding questions (such as HOA contacts). If I were asked if I recommended Pulte to others, I would say "yes" but don't expect perfection and know that you'll likely have to wait for fixes to be completed. ... More

The house design is beautiful. However the construction workers are somewhat sloppy, careless, and needed closer construction manager supervision. After delivery, we found so many construction errors that could have been detected and corrected prior to closing. I do not want to mention error details but the list is long. The good thing is that the post closing construction manager is on top of our requests. He has been able to correct several of the mistakes. But the saga continues… All other aspects of the buying process went very well.

Are garage door was painted the wrong color I told pulte about it and nothing was done.

Pulte quality and finish is very lacking . Internal finishes not great . Brickwork on driveways and porches are like armature brick layers . Painting & drywall could really use a more neat finishers . Overall I will rate the home @6out of 10 .

Quality of workmanship is mediocre. I had a contractor come to repaint the walls to my colors. At that time they found that some of the walls were not straight and had a slight bow in them. There were some other issues that were pulled out by independent survey team that found various other issues as well, most of these were addressed by the Pulte team and fixed very quickly.

Even though we like the quality of workmanship in our home, the closeness to the airport should have been taken into consideration. Indoor airplane noise is bad for one's health. I believe simple things should have be done in the home to minimize/reduce this noise. I would like to know what can be done to this end. You don't want to be in bed and hear loud plane noiwe landing or taking off. How does one enjoy the courtyard? In addition, it does take a while for a technician to respond to issues and when scheduled, some do not show up.

I love my home and the managers and supervisors that worked on our home were great. We are however disappointed in how the irrigation system was laid. We were told no irrigation in our backyard (we are getting a pool) only driplines but to our surprise the entire irrigation lines run through our yard to the front!!! Additionally, we are not happy with the management company they chose for the HOA. They have a waiting period of at least 45 days!!!! Most vendor quotes are only good for 30 days.

Ryan and Tyler made this extremely expensive experience bearable. This team made my buying process less stressful and Ryan was better than my own realtor in providing me with updates and helpful information …. Thanks Ryan. There will always be littles issues but Tyler my project manager has been working to correct any issues.

Before you move in everyone seems very attentive. Of course all they are constantly asking you to do is give them a high score on the survey. Once you take ownership good luck getting any assistance with issues. I've been in my house 5 weeks and still have blue tape on walls for problems that have yet to be corrected. Text messages go unanswered. Scheduled repairs are no showed leaving me at home all day wasting my time. Master bath shower leaks water all over the floor. This is a known problem that they acknowledge that can be fixed. My question is why aren't you building it right the first time? I really don't want to sound like a complainer. Overall we do like our new home but for the money we have spent these things are frustrating. If you want perfect surveys you need to earn them not just ask for them. ... More

We are enjoying our new townhouse. It is lacking storage space, but we’ll make the most of it by putting in our own shelving in time. We felt the closing was rushed even though many things in the house that were not ready. The floors seem to have lots of remnants of paint, glue etc. which should have been cleaned up prior to closing. The carpet on the steps also has some raised nails that are not fully hammered into the floor which has resulted in some painful moments as we discovered them. Other than that, our wish is that there was some more green space left in the community, a bigger pool, and that the second exit which we had initially been promised by our sales agent, now apparently only for emergency vehicles, would have been a reality. I loved the walk through of the model home we chose. Pulte tried their best to answer all my questions and payment options based on our income. I moved in and there are still many fixes needed. It is taking longer then necessary for anyone to finish.

Great location of home and community. However after closing very tough to get issues taken care of. Over a month after closing waiting for kitchen crown molding. The tiles in the home have different grout colors, uneven tiles, and grout size variations from 1/4 to 1/2 inch which make it look terrible. Sales team was amazing and the construction manager keeps information flowing. However incomplete homes that require much work are being closed on. After closing they were putting bathroom mirrors up!

The construction with Mr Wesley was flawless. However, once delivered, pointed issues were not solved properly. I am waiting for more than 2 months to get some problems fixed.

They work fine, that is only small details which easily they can fix.

We were pushed to close on time even thought the morning of closing the house wasn’t 100% complete. We were not in a rush and we’re happy to wait until the house was completed. They were still tiling the backsplash and had several other loose ends to wrap up. The majority of the obvious work was completed but it took weeks to finally get a cleaner in there to finish everything up. After we occupancy we had a major water backup issue. The drain line was clogged with construction debris and caused water to flood the downstairs bathroom from the toilet. The emergency response team for the warranty was amazing. They had a plumber and a water remediation team out within hours. I was happy with the concern and urgency they displayed. I do feel like it’s a problem that could have been easily avoided. I feel like everyone was rushed at the end in order to get us to close before the house was ready and people got sloppy. I’m sure it’s common for the main drain line to get clogged. They could have avoided a bad experience and big mess if they had just tested it. Overall the experience was pretty smooth and I would build with Pulte again, I would just apply the things I’ve learned through this process if I built again. ... More
