Our neighborhood is shaping up to be a nice community but overall our build and buying experience was not exceptional. Our completed home looks nice, but by watching the build process we know the bones of our house are low quality. The concrete slab was not well tended during curing and has an abundance of hairline cracks everywhere. Some are completely through the slab. In the framing there were hundreds of nails that missed their mark. We have floor panels that are loose and make noise when they are walked on. Prior to closing we found a door that was installed in the wrong location and we had to really push on the build manager to make it right. Overall it felt like the house was slopped together as quickly as possible. Before closing the build manager said the problems we noticed are not a big deal because you can file a claim against the warranty. We're unhappy with this because filling claims is more work for us. We also found the warranty doesn't cover a lot of problems that are borderline or aesthetic. After living here, we've found the house's design has some flaws. The walls and floors are not very good for sound isolation. People downstairs can clearly hear anyone walking on the floors above. The in-wall plumbing is very noisy when upstairs showers are used. We wish the windows were sized 20% larger to allow more natural light. We found the driveway is too narrow with two cars parked in front. There is not enough room to actually walk on pavement so we trample bushes when we enter/exit vehicles. We were promised the home would be complete in 8-10 months. The actual build took almost exactly a year. The build managers constantly blamed material sourcing problems that were "outside their control". We did not buy this excuse as Pulte is one of the biggest homebuilders in the US and has enormous leverage and control of their supply chain. We expected them to meet their commitments and they did not. Pulte rates their employees using reviews that homebuyers fill out online. On several occasions their employees would mention the reviews and how they expected us to give them all 5 star ratings so they can maintain their position and not get laid off. We were excited to move in but Pulte had fallen short of expectations. We closed 2 months ago. We still have broken cabinets, mix matched paint, missing light fixtures and NOT A SINGLE HANDLE ON ANY CABINET OR DRAWER IN THE ENTIRE HOISE. There were too many misses to cover. The entire experience had been MEH.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

The material is good, but the architecture and workmanship were not so good, with several errors and rework (pandemic times). In the house, there is an Irritating creak noise when walking on the second floor since we got the key (due to a rework, not well-done, baths tiles are misaligned). The Driveway blocks are uneven in some areas in front and back of the house. The lamp switches are not standard places, it is oriented by cost, not by the functionality or standardization, even with space to install it. The dark color and position of AC increase the energy consumption. It is impossible to stay in the garage in the afternoon due to a garage door dark color unhappy architecture definition. The model house had a driveway enough to park 2 cars in front of the garage, but our house almost there isn't a driveway, impossible to part a car and to put the car inside the garage we need to maneuver several times to park the cars due to a small space. everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. I have a piece that sticks from above .. the air grills have paint, another one is peeled. I have a loose toilet. among other. They charged me more, delivering a different finish than the one I requested. We had choosen U2 model, but they sold (and charged us) another model. We spent about US$7,000 more. I asked for money back, but had no answer till now.

Customer service is real slow to respond to problems , had appointment for 3 problems today 8-12pm. Only one showed up. Called 24 hrs ago for another problem, left voice msg and havent received a call back

Ask for the most recent HOA Bylaws and rules regarding Architectural Changes prior to making purchase. Inquire as to what the common charges cover and the amenities included, i.e. number of pools, tennis courts, playgrounds, etc. and the ratio compared to the number of homeowners in the community.

While the house is nice, the lack of the multiple construction groups do now watch what they are doing. Ensure you have set up an inspection of the home. We did and received 80 pages of discrepancies that need to be fixed or repair. While I can understand the missed paint area, I can not fathom why the team would install roof trusses that are split or have broken connectors, why they install the drawers in the shelving backwards so they could not slide out, stone that is obviously cracked or split in pieces and tile that is not properly installed that will crack when pressure is put on it. . Our construction manger has been responsive to fix these issues but a month into it we are still waiting on some key things to get fixed. I will provide both the good and bad experiences I've had with purchasing a townhome built by Pulte Homes. Good: The communication after the contract signing and during the construction of the unit was good. I was given progress reports regularly. Another good thing was the closing process. That went smoothly. Bad: Closing was 5 months after the contract stated estimated closing date. Because of that, construction seemed to have been hurried which caused some workmanship quality issues such as loose floor boards, sharp nails sticking from the carpet, noisy floors, and uneven cabinets, among other things. Finally, the response to repair things has been lackluster. They had changes in staff which delayed things for months, and to this date they have not been addressed. I closed last November. ... More

The quality of the material is not as good as what we paid for. I'm not satisfied with the work done on the exterior. However, I had a good experience working with Tim, the construction contractor.

Poor quality Very Bad experience with Pulte Home, if you decide to buy the house with Pulte Homes make sure before you close the house everything looks good and function properly and once you close the house no one cares, we are still waiting for the repairs over 2 months since we close the house. Poor Quality There is a lot of glue everywhere, wood part covered with the paint to cover the chips and chunks of concrete in the garage, bad finishings thru out the house, Pulte house also design houses so poorly, Windows are facing straight into to Neighbours house no privacy, We still can't reach out anyone no matter how many times we call or text, they take their sweet time to fix. I even hired cleaning company and paid them $300 to clean glue and some part of bathroom area they couldn't. Pulte builders are rushing to build houses. Poor finishes and no attention to details. Prior to closing home was incomplete, still waiting for Pulte to complete list. Poor response from warranty.

I was told that I would get gutters put in my house for Pulte taking over a year to have my house build, plus water getting into the house and having the insulation replaced because of moisture. How am I expected to write a good review when other houses were started after my house was being built but yet some of those homes were completed first. Not only were those homes completed first but some had a much cleaner appearance at closing than my house. It has just been a very bad experience for me especially when realizing the quality of some of the workmanship, a tub that looks like it’s 10 years old because water was left in it for over three months when it was installed and as a result it was stained. Someone came to remove the stain but now it has no shine to it. How am I supposed to give a good survey with all these problems and headaches. There is more but I’m just frustrated! ... More

This will be the laat Pulte home we build. We have built with other companies and were much happier. The quality of work is terrible. Our paint job was bad. Our cabinet that was already fixed is falling apart. Our sod is 2 to 3 inches lower than our neighbors. Plants are dead. Cabinets were not finished and more. Trying to get warranty to fix some of this is like puling teeth

I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. They put my kitchen appliances broken, poor terminations, poor quality of paint, front doors broken and frames unfinished, lanai door damage, workers paint my tiles with my walls paint on places that were chipped, and the list goes on. We contracted in April 2021, and while there were some supply delays, the lack of communication and timing by the construction team caused us to wait 14 months to close. They were still working in the house the day of closing and had to be let in throughout the next two weeks to finish items. It has been 5 weeks from closing and we are still waiting for some work to be completed. The sales team is great but the workmanship and all around delays are horrible.

Sales and construction managers were great overall, responsive and engaging. Major issues related to subcontractors timelinesses and attention to detail. 6 weeks after closing, still a number of unresolved issues which are taking unnecessarily too long to effectively address. This is simply unacceptable for a home in this price range!

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

There was a general lack of attention to detail in the quality of the houses that resulted in more warranty claims than I expected.

House has a lot of imperfection , pulte only focus on volume no on quality for customers!
