My first time buying a home and we chose to build from the ground up. I wish in the beginning process I could have been informed on certain things before my signing.

Long delay in permitting, in part due to COVID but also due to wrong paperwork being filed. Closed on 12/30 and on 2/10 found out wrong paperwork was filed for recording, delaying homestead paperwork. When we closed, no welcome or congrats from sales rep. In general appeared Pulte staff have been too busy.

Pulte office staff were responsible for an awful and completely unreasonable buying experience. If not for the value and location of the home I would have chosen to go with another company.

The builder needs encouragement, like any employee. They are very busy and can get side tracked with so many jobs going on at the same time. They are not self starters but if you make needs known sometimes they will work with you. For the most part they cannot custom anything. They have some phenomenal people working for them and that can make any organization great. We had some excellent experiences w/ some staff.

There was a lot of little issues where there was splash paint in the floor or tiles. It seemed to have been rushed out, hence not a thoughtful process.

We went through multiple construction managers in our time building our home and it seems to really make a difference in the quality. One manager was more than happy to make sure the home was to our liking while the other provided resistance on almost every request we made. Things that you'd assume were standard.

Too many workmanship issues and delays to feel the value that a production home purchase should give

we were not happy with the delays in building our house. from contract to closing took 15 months. way too long

The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. Overall I am still feel happy in this crazy market but i don't think the expectation that come with Pulte 'brand' have been met

My opinion of Pulte is definitely lower after this experience. So much of the work was such poor quality workmanship. I’ve had clients build with nearly every builder but this was my first experience w Pulte. We were delayed a week on closing and there was really still so much more to be done. We’ve been working through things with warranty and they’re slowly handling things but a nice completed home definitely would have been preferred. Unfortunately, we didn’t have time to wait and had to move in.

Our home built by Pulte is ok. Why do I say that...just ok. It lacks the crisp, detailed, workmanship as we saw with the model home. Switches are not flat to the surface, tiles are chipped, door stoppers are not placed as should have been, AC vent system is not effectively designed and installed...ect

I am torn with this review. We had a horrible experience with the sales agent, Johanna. The entire process was extremely stressful. She was unprofessional and often times unresponsive. Once the contract was signed, we were lucky to even get a response. We were out of state buyers and came to FL to select our lot and home. Signed the contact and flew back home only to find out 1 month later that the lot we picked did not fit our home. Why did she not look at that prior to us signing??? She then said we had a few days to pick out another lot, but she was going on vacation and we'd have to decide by the time she returned. I wish we could have terminated our contract but we already got the ball moving for our move to FL. Since we couldn't fly back down to FL, we had to rush and blindly pick another lot (which we now HATE and would not have picked had Johanna had her facts straight while we were there). We ended up moving to FL before the house was done and stopped by the office to ask when we had to pick the color of exterior. Guess when we had until? THAT DAY. It's a good thing we stopped by because she never reached out to inform us of that. So again, we rushed to pick the exterior color, which in hindsight, I would not have picked. The garage color is lighter than what I remember. I sent Johanna an email in December to confirm the color. It is now February and she still has not responded. Not shocked. On the flip side, once we were done with her, everything went smoothly. Our construction manager, Johnathan, was amazing. He answered all of our questions and was always responsive. If it weren't for him, I would have given this 0 stars. Long story short - we had to settle on a lot that we are unhappy with and now stuck with. If Johanna is your sales agent, steer clear. Luckily we had a great supervisor that listened to all of our asks, but the work that came never fulfilled our level of quality we were expecting. Everything seemed extremely rushed all the way to closing. In the end we do have a beautiful home that I’m sure most people visiting will not notice the imperfections. I however will notice them until I can go back and fix them. Just not what I was hoping for on a house over $1M.

Jay was a great salesperson. We wanted a home in the Haven series, but no lots were available for them anymore. We ended up getting the Caden from the Ember series. Andy was okay as a construction manager. He started off strong by emailing us at the beginning of the building process, but then he ceased to email us weekly or biweekly with pictures of the updated construction. Andy then gave us a closing date, but the night before we were to close, we found out that the Certificate of Occupancy was never completed. When we tried to reach Andy, he went on a week-long cruise. Andy never filed for Certificate of Occupancy or checked if it was completed. We were given two closing dates, and each time, the Certificate of Occupancy still wasn't completed. We finally closed on our home on the third closing date. Once we moved on, we then experienced a theft from the construction workers who were still building the house next to us. The construction workers STOLE our garden hose that was connected to our outside faucet. All Everbe/Pulte gave us was a sign that said private residence after we called them about the incident. A few weeks later, our other next-door neighbor had their home broken into. The burglar kicked the door open and went directly to their attic to perhaps grab some items left behind during the construction of their house. How pathetic. So many constructions happening in the neighborhood and the construction workers are committing petty crimes, making us feel unsafe in this new neighborhood at times. ... More

I wish that Pulte would make the walls thicker/use concrete at least on the base. For such a nice townhome it is unfortunate to hear all of our neighbors so clearly. I loved working with Travis, the construction manager. He has been fantastic. The financing group was horrible. They were very reactive and I had to chase them for every question. There was no one there to check in and help us through the process.

Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

The closing process was a disaster closing was delayed 5 times and I understand things happen and get delayed but my big issue was no one kept updated I would be notified the day before my closing was delayed. The communication was terrible. I was also promised 2 years of no hoa which they couldn’t honor and that was a mess on the day of closing no one knew anything. I was compensated for the one year they couldn’t honor which was nice but that also took a month for them to figure out. The day of closing they scheduled a time then told me I had to come back 2 hours later bc none of the paper work was done. When I closed the proper paper work was not given to me to take home I was not given the gate remotes or the pool key. Things in the home I asked to have fixed were not fixed. Probably the worst sales associates I’ve ever dealt with. They are horrible at responding after a contract is signed, did not assist with the closing process in the least, and just not good to work with. Even when referring other buyers to the community, same song and dance, both Sabrina and Gisabel drop the ball.

When a homeowner pays in excess of 700-800 thousand dollars for their home, he/she should expect a home that is pretty much completed to standards. Rushing to finish homes when homeowners are waiting an average of 14-16 months and then expecting them to close when homes are not even properly cleaned after all the painting and construction, and issues are found everywhere is not something Pulte should be proud of.

Our neighborhood is shaping up to be a nice community but overall our build and buying experience was not exceptional. Our completed home looks nice, but by watching the build process we know the bones of our house are low quality. The concrete slab was not well tended during curing and has an abundance of hairline cracks everywhere. Some are completely through the slab. In the framing there were hundreds of nails that missed their mark. We have floor panels that are loose and make noise when they are walked on. Prior to closing we found a door that was installed in the wrong location and we had to really push on the build manager to make it right. Overall it felt like the house was slopped together as quickly as possible. Before closing the build manager said the problems we noticed are not a big deal because you can file a claim against the warranty. We're unhappy with this because filling claims is more work for us. We also found the warranty doesn't cover a lot of problems that are borderline or aesthetic. After living here, we've found the house's design has some flaws. The walls and floors are not very good for sound isolation. People downstairs can clearly hear anyone walking on the floors above. The in-wall plumbing is very noisy when upstairs showers are used. We wish the windows were sized 20% larger to allow more natural light. We found the driveway is too narrow with two cars parked in front. There is not enough room to actually walk on pavement so we trample bushes when we enter/exit vehicles. We were promised the home would be complete in 8-10 months. The actual build took almost exactly a year. The build managers constantly blamed material sourcing problems that were "outside their control". We did not buy this excuse as Pulte is one of the biggest homebuilders in the US and has enormous leverage and control of their supply chain. We expected them to meet their commitments and they did not. Pulte rates their employees using reviews that homebuyers fill out online. On several occasions their employees would mention the reviews and how they expected us to give them all 5 star ratings so they can maintain their position and not get laid off. We felt bad for them and gave better reviews than were warranted based on our experience. ... More

They will attempt to close with issues / defects / cover up. Aggressive Closing / Title Dept. Have the 'Gift of Gap', ccome across as sincere.

We were excited to move in but Pulte had fallen short of expectations. We closed 2 months ago. We still have broken cabinets, mix matched paint, missing light fixtures and NOT A SINGLE HANDLE ON ANY CABINET OR DRAWER IN THE ENTIRE HOISE. There were too many misses to cover. The entire experience had been MEH.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

The material is good, but the architecture and workmanship were not so good, with several errors and rework (pandemic times). In the house, there is an Irritating creak noise when walking on the second floor since we got the key (due to a rework, not well-done, baths tiles are misaligned). The Driveway blocks are uneven in some areas in front and back of the house. The lamp switches are not standard places, it is oriented by cost, not by the functionality or standardization, even with space to install it. The dark color and position of AC increase the energy consumption. It is impossible to stay in the garage in the afternoon due to a garage door dark color unhappy architecture definition. The model house had a driveway enough to park 2 cars in front of the garage, but our house almost there isn't a driveway, impossible to part a car and to put the car inside the garage we need to maneuver several times to park the cars due to a small space. everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. I have a piece that sticks from above .. the air grills have paint, another one is peeled. I have a loose toilet. among other.
