Our neighborhood is shaping up to be a nice community but overall our build and buying experience was not exceptional. Our completed home looks nice, but by watching the build process we know the bones of our house are low quality. The concrete slab was not well tended during curing and has an abundance of hairline cracks everywhere. Some are completely through the slab. In the framing there were hundreds of nails that missed their mark. We have floor panels that are loose and make noise when they are walked on. This will be the laat Pulte home we build. We have built with other companies and were much happier. The quality of work is terrible. Our paint job was bad. Our cabinet that was already fixed is falling apart. Our sod is 2 to 3 inches lower than our neighbors. Plants are dead. Cabinets were not finished and more. Trying to get warranty to fix some of this is like puling teeth

I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. They put my kitchen appliances broken, poor terminations, poor quality of paint, front doors broken and frames unfinished, lanai door damage, workers paint my tiles with my walls paint on places that were chipped, and the list goes on. 14 months to close, and still not everything is done

We contracted in April 2021, and while there were some supply delays, the lack of communication and timing by the construction team caused us to wait 14 months to close. They were still working in the house the day of closing and had to be let in throughout the next two weeks to finish items. It has been 5 weeks from closing and we are still waiting for some work to be completed. The sales team is great but the workmanship and all around delays are horrible.

We were excited to move in but Pulte had fallen short of expectations. We closed 2 months ago. We still have broken cabinets, mix matched paint, missing light fixtures and NOT A SINGLE HANDLE ON ANY CABINET OR DRAWER IN THE ENTIRE HOISE. There were too many misses to cover. The entire experience had been MEH.

The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. Overall I am still feel happy in this crazy market but i don't think the expectation that come with Pulte 'brand' have been met

Sales and construction managers were great overall, responsive and engaging. Major issues related to subcontractors timelinesses and attention to detail. 6 weeks after closing, still a number of unresolved issues which are taking unnecessarily too long to effectively address. This is simply unacceptable for a home in this price range!

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Great product, poor customer service

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

Long delay in permitting, in part due to COVID but also due to wrong paperwork being filed. Closed on 12/30 and on 2/10 found out wrong paperwork was filed for recording, delaying homestead paperwork. When we closed, no welcome or congrats from sales rep. In general appeared Pulte staff have been too busy.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

My opinion of Pulte is definitely lower after this experience. So much of the work was such poor quality workmanship. I’ve had clients build with nearly every builder but this was my first experience w Pulte. We were delayed a week on closing and there was really still so much more to be done. We’ve been working through things with warranty and they’re slowly handling things but a nice completed home definitely would have been preferred. Unfortunately, we didn’t have time to wait and had to move in.

The material is good, but the architecture and workmanship were not so good, with several errors and rework (pandemic times). In the house, there is an Irritating creak noise when walking on the second floor since we got the key (due to a rework, not well-done, baths tiles are misaligned). The Driveway blocks are uneven in some areas in front and back of the house. The lamp switches are not standard places, it is oriented by cost, not by the functionality or standardization, even with space to install it. The builder needs encouragement, like any employee. They are very busy and can get side tracked with so many jobs going on at the same time. They are not self starters but if you make needs known sometimes they will work with you. For the most part they cannot custom anything. They have some phenomenal people working for them and that can make any organization great. We had some excellent experiences w/ some staff.

The sales representative Maria was worse than a used car sales rep. It seemed like she was say almost anything to purchase a home from her. We purchased our home long distance, in a pandemic and did everything virtually. Everything was extremely rushed and Maria did not review all of the available options with us. Once we had our walk through with the construction manager he pointed out a lot of upgrades/choices that we were not aware of. We did not receive the HOA documents until months in the process and had we been aware of some of the restrictions earlier on we may not have purchased ...

The "celebration walk" and the closing date is too short, the list to fix things identified during the walk was not 100% completed but we still have to check the "complete to my satisfaction" in order to have the closing signed and we can moving in a.s.a.p. I still have 2 issues not solve yet after the closing. For seniors not familiar with online app from the computer, don't expect help from the foreman to solve these issues for you, even a simple ones. The responsiveness to the issues after closing is almost none.

We still have issues reaching out to the people that were supposed to complete The work at our home we were promised a prompt response to resolve this issues such As the a/c Not reaching master bedroom, garage door interior not completed, exterior wall stucco has a whole that may allow critters to enter the structure, there was a door delivered right before closing that was not painted completely, etc... it is unfortunate to have to leave such a bad review to a very prestigious company we feel deceived and tricked as one of the project managers assured us that this issues would be resolved ...
