Our sales rep at the beginning of the process of buying our home was fantastic. He was proactive in his communication, regularly checking in to provide updates about the progress of our home purchase and build. Our construction manager was responsive in a timely manner to our requests for updates. We understood the lack of proactive communication, because he expressed that he was extremely busy because he was the only Spanish-speaking employee in the area so had many Spanish-speaking clients he had to liaise with. Still, he was able to provide a timely response to any questions we had. As we approached closing, our contact with Pulte began to go downhill. We had several issues pop up at the last minute regarding the workmanship and quality of finishes in the home. It has been more than two months since closing and some of the pre-closing repair requests have not been addressed. The responses from the warranty department are not made in a timely manner. We have purchased other new construction homes in the past and have received much more prompt, professional service from those builders. Overall the house is beautiful but it was not delivered in the condition we contracted for. We are very disappointed with the level of service and would therefore not recommend building with Pulte. ... More

Truly enjoyed our process building our home. Everyone we interacted with was great!

The construction with Mr Wesley was flawless. However, once delivered, pointed issues were not solved properly. I am waiting for more than 2 months to get some problems fixed.

Favorite part of this process is being able to count on the warranty process. Every request I've submitted has been promptly responded to. Thank you

at the beginning sales was nice, during the finical was terrible, at the end I have to use my cash to closed the house, and still delayed the closing date due to not completed the house , after close multiple area either not completed or install unproperly . such as leaking water from the ceiling , from garage wall. missing tiles from the kitchen or bathroom, my house closed on3/30 it is been over 1 month now still finish all ..

Research and understand the limitations of buying a mass built house and the experience should be good.

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

Good workmanship and service yet a little bit pricey

The help and professionalism from sales associate Marilyn and construction supervisor Frank was outstanding! Also Ryan and James from Pulte mortgage made the loan process a breeze. Thank you!

It was difficult deciding what title to give this review. Not for a lack of options, but because we had a hard time identifying which horrible detail stood out to us the most. The initial sales agent was wonderful but that's as far as it went. From that point onward, it was nothing but deceit, issues, and overall shoddy workmanship. There was little to no communication and no follow through. My wife was discriminated against in not being included in communications nor were any decisions directed toward her. The quality of materials used in the construction were that of defective remnants that you would find at some discount outlet. No one seemed to know what was going on or how to do their job. The foremen spent more time in their trailers (if present at all) than walking the houses to oversee the jobs and quality. When we brought attention to the terrible quality and deplorable workmanship, we were told that, "this is standard" and we have to accept it. To what horrible standard is Pulte building my house? It looks like a child built it. We were also told that workmanship is suffering because of the labor shortage due to the pandemic. Why is it our problem that Pulte/TrustBuilders can't hire, or is too cheap to hire, people who know what they're doing? The whole reason we bought new-construction is because we didn't want a home we had to refurbish. In the end, it didn't matter because we have to do just as much work on this house to fix everything Pulte failed at delivering. Even working with Pulte's warranty department, they are taking cheap shortcuts and sub-par contractors instead of doing the job right. My family and I enjoy our new home. From the moment that we decided to become a part of the Pulte Community, the buying process was very smooth. Post build there were few small issues that needed resolving and those issues were corrected the same day or within days with a follow up call. The warranty department is great and we are confident that they will make any issue we have right.

The entire experience was awful. The title company was awful, the y process was terrible and there was rarely communication, the warranty department doesn’t respond to my emails. Workers don’t show up when they’re supposed to. I had a better experience with Lennar and that’s saying a lot

I signed my contract to build my house with Pulte on November 23, 2020. The building permit was granted on around March 2021 due to County backlog. But the house did not completed until 2/28/2022, almost a year later. What was really bothered me that my house build permit was granted 3 or 4 month before other houses in the block. But it did not get windows before other houses. I got the weekly update from the building manager stated that the widow order was delayed due to nation labor shortages. I know that was not true because other houses that was built later received their widows before my house. Also during the building process, I inspected the frame and drywall inspections and reported my findings to the building manager. But did not see those findings addressed until the final phase. Thus fixes were rushed and the building quality is very very very bad. The closing date was re-scheduled almost a week later to allow them time to fix the issues. However, on the morning of the final walkthrough, they still doing the paint touch up. I almost wanted to re-schedule the closing because the build manager ensured me and my wife that he will have the work done when we return from the closing meeting. Three hours later my wife and I came back from the closing office with my new house set. The key can not open the door because they gave us the wrong set of keys. I had to call the building manager and my sell representative came with the master key to let me in. The next day, we carefully re-inspected the house and found so many issues. The living room ceiling has about 2-inch gap, the kitchen double door wall crocked, the kitchen sink windows drywall was improperly installed, one of the kitchen cabinet cracked, the master bedroom widow crocked, the bedroom 2 window drywall was improperly installed, the paint job was messy, and the floor titles have so many holes. The more we look around the house, the more defects we found. Comparing this new house with the other two houses we built in the past, this one way behind on the quality. Up front, professional but friendly, every question or issue was handled usually same day. I can't say enough how much I love my home! Having a construction manager in contact with me every week with pictures of the progress was a delight for me. I highly recommend Pulte Homes.

The house its build with cheap materials and there is no engineer building your house, the people who build it they dont know how to read drawings at all. Turns to be that your Libe of property its different because when they install the sod and sprinklers they installed all wrong., you dont want to close until they finish your house right but they force you to do it or they will sell your house to another person, they only want your Money. On top of that, they are selling the house way more expensive that the market value, so when you get the appraisal the house isn’t that worht it and you have to put more money down. I will never get a Pulte Homes again, their warranty department its even worse, its a total Joke! ... More

Building too much, not enough staff and lacking in quality. Hard to get responses on questions, kept putting fixes off so had a long list of things to do after closing. Still waiting on items over a month later.

From the day I put a down payment (my first home) to meeting Patrick during the construction to the day I met Robert for the warranty explanation, this team was amazing. Kristina walked me through all the steps patiently. Robert did a clear concise and was extremely helpful after closing. Patrick is the best. From putting my mind at ease and helping me understand all the construction steps to the closing inspection he more than made the experience worthwhile. Thank you to Pulte for having a team so in touch with the customer and receptive to responding to all questions.

In this crazy time with supply issues and home prices continuing to rise, we feel we got a great house in a new community. I think building with this builder, although we knew supply issues were a concern, they were able to keep the construction going and delays were minimal. Happy with the process. Erick our project manager answered all our questions and listened to our concerns.

Everyone from the builder to the lender does NOT know what they are doing. They have NO communication with each other nor the client. Very stressful experience. Do NOT RECOMMEND THEM!
