Terrible craftsmanship, communications, zero honesty, responsiveness to issues was average or slightly above. People were pleasant to work with. The value of the home and the price I paid seem to be in two different worlds. I’ve been in my home for 1.5 months now still with items I’m waiting to be finished and finding more and more every day. I would never buy with pulte ever again and am counting down the days until I can get out of this brand new house

The only reason I purchased from Pulte is because of the floor plans and location. Aside from that expect builder grade and sloppy craftsmanship in all internal finishes. I upgraded to the gourmet kitchen package and it's been a complete disappointment. I'd had to have pulte return to fix broken cabinets, leaking plumbing connections and holes in back of cabinets. I've bought preconstruction from other home builder in the past but never have experienced such poor level of craftsmanship. The day of closing, all cabinets were missing all door knobs!! Talk about lack of attention to detail. If you want to purchase from pulte, it is best to simply get the standard design options and plan on redoing the interior at your own expense. ... More

Great product, minor issues with a few items

They work fine, that is only small details which easily they can fix.

The home buying/building process was easy. It does take a long time and expect delays. Make sure you note any issues with the home as early on as possible but don't expect it to be fixed quickly. I'm still waiting 7 weeks after move in for issues noted during construction.

This home delivery experience was not good. The project manager was in a rush to change his job and he did not care about the situation of the property at the time of closing. So, we need to deal with the warranty teams to fix what was not ready at time of closing.

On the plus side, see my comments above. On the negative side, some things that should have been included in the design of the house were ether overpriced options or unavailable. Specific examples include medicine cabinets and a place to sit in the Owners Bath (none were available at any price) and a stairway to attic in garage (only offered as a high priced option)

You can tell they are really concerned if something is not up to 100 percent on your home.

I'm very happy with the purchase experience with Pulte homebuilder. The design team helps greatly with a personal touch of a high-quality new home.

My project manager consistently provided me with weekly updates as to what was going on and what we could expect next. The mortgage team worked very hard to come up with a very favorable mortgage agreement based on my particular needs.

I received my house so much better than I expected. Thank you Pulte Homes Team for the amazing Job.

The community is gated and at the prime location.

When purchasing a new home, Pulte was at the top of the list due to competitive pricing and variety of models. I graded 3/5 stars for the quality of the home since we closed on a home that was not fully completed (missing tile installations, grout not fully completed, dishwasher not properly installed) and 3/5 for responsiveness to issues because it took a month before Pulte scheduled workers to fix these outstanding issues. We closed on the home at year end hoping Pulte would be able to fix all these things quickly, but it has taken time to get workers scheduled to do these items (almost a month later). For the majority of the work, it is good quality. It all depends on the local contractors that are being hired to do the work. Our 3rd party inspector said Pulte did a solid B rating for our home during the predrywall inspection (it's difficult to be graded as "A"), and at final walkthrough it was the final touches that was missing (such as filling in marks in drywall and paint correction). Also, one of the bathrooms is completely unusable due to a water pressure issue since the water does not run in the shower and toilet fills up slowly. The trustworthiness of the Sales Rep and Field Manager we worked with were amazing during the building process. Field Manager would send frequent weekly updates and answer questions in a quick manner (sometimes minutes after text is sent) and the Sales Rep would help resolve any other outstanding questions (such as HOA contacts). If I were asked if I recommended Pulte to others, I would say "yes" but don't expect perfection and know that you'll likely have to wait for fixes to be completed. ... More

the quality and finishes is not good for what it costs

This home builder is not a high end builder but good value for money . It was very frustrating waiting for the home to be finished in these Covid times . Both Kristina and Patrick were outstanding in placating us

1. Mortgage terms not made transparent upfront until last moment. Rate was higher, builder incentive was applied to items that mortgage company should have paid anyway. 2. Pressurized to close with BAD work finish. A big number of issues like broken cabinets, doors, holes in walls. Still waiting for a bunch of items to be fixed, more than a month after closing! 3. Closing company failed to provide documents before closing date and will not allow you time to read documents during signing. Looking for a handy man for what was supposed to be a brand new home! We were pushed to close on time even thought the morning of closing the house wasn’t 100% complete. We were not in a rush and we’re happy to wait until the house was completed. They were still tiling the backsplash and had several other loose ends to wrap up. The majority of the obvious work was completed but it took weeks to finally get a cleaner in there to finish everything up. After we occupancy we had a major water backup issue. The drain line was clogged with construction debris and caused water to flood the downstairs bathroom from the toilet. The emergency response team for the warranty was amazing. They had a plumber and a water remediation team out within hours. I was happy with the concern and urgency they displayed. I do feel like it’s a problem that could have been easily avoided. I feel like everyone was rushed at the end in order to get us to close before the house was ready and people got sloppy. I’m sure it’s common for the main drain line to get clogged. They could have avoided a bad experience and big mess if they had just tested it. Overall the experience was pretty smooth and I would build with Pulte again, I would just apply the things I’ve learned through this process if I built again. ... More

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

The people we interacted with at Pulte were generally friendly and responsive. Overall I had a good experience.
