I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. They put my kitchen appliances broken, poor terminations, poor quality of paint, front doors broken and frames unfinished, lanai door damage, workers paint my tiles with my walls paint on places that were chipped, and the list goes on. 14 months to close, and still not everything is done

We contracted in April 2021, and while there were some supply delays, the lack of communication and timing by the construction team caused us to wait 14 months to close. They were still working in the house the day of closing and had to be let in throughout the next two weeks to finish items. It has been 5 weeks from closing and we are still waiting for some work to be completed. The sales team is great but the workmanship and all around delays are horrible.

Sales and construction managers were great overall, responsive and engaging. Major issues related to subcontractors timelinesses and attention to detail. 6 weeks after closing, still a number of unresolved issues which are taking unnecessarily too long to effectively address. This is simply unacceptable for a home in this price range!

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Great product, poor customer service

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

The sales representative Maria was worse than a used car sales rep. It seemed like she was say almost anything to purchase a home from her. We purchased our home long distance, in a pandemic and did everything virtually. Everything was extremely rushed and Maria did not review all of the available options with us. Once we had our walk through with the construction manager he pointed out a lot of upgrades/choices that we were not aware of. The "celebration walk" and the closing date is too short, the list to fix things identified during the walk was not 100% completed but we still have to check the "complete to my satisfaction" in order to have the closing signed and we can moving in a.s.a.p. I still have 2 issues not solve yet after the closing. For seniors not familiar with online app from the computer, don't expect help from the foreman to solve these issues for you, even a simple ones. The responsiveness to the issues after closing is almost none.

Working through the warranty process for some things that have needed fixing and it is taking a long time to get fixed. There is a lack of communication and I am having to consistently follow up.

We still have issues reaching out to the people that were supposed to complete The work at our home we were promised a prompt response to resolve this issues such As the a/c Not reaching master bedroom, garage door interior not completed, exterior wall stucco has a whole that may allow critters to enter the structure, there was a door delivered right before closing that was not painted completely, etc... it is unfortunate to have to leave such a bad review to a very prestigious company we feel deceived and tricked as one of the project managers assured us that this issues would be resolved ...

It is a challenge to have any particular item/issue repaired after closing. The model homes are spectacular and in optimal conditions but when they build your home, it is not exactly what they advertise in the model homes. I will most likely not consider Pulte Homes in the future.

Be sure to do a thorough walk through before closing. Maybe hire an inspection company to do the inspection. Give the builder plenty of time after inspection to fix any issues before your closing date. After closing you have to deal with the warranty company and make yourself available for workers to come to your home and fix any issues not found during your initial inspection.

Don't just sign the contract and take things for granted until the pre-closing walk-thru. We visited the site on a regular basis and asked our construction manager a ton of questions about things that did not look right even to our untrained eye. Fortunately, he was diligent and responsive and did his best to set things right, in spite of being overworked with 14 houses under construction to supervised at the same time. The home itself is a lovely layout and thoughtful floor plan but many of the design details were missing. For the price we paid I would’ve expected our home to come with towel racks in the bathrooms, higher quality paint on the walls, cabinets that stop at 90 degrees to avoid banging against appliances and cleaner finishes in the details. As Pulte is a very large company, the quality and professionalism differ per department. The sales department did a great job of showcasing and promising services, but as soon as the contract was signed, they let us hanging. The builders did a good job and we had great relationships with the construction managers. The worst experience we had was with Pulte Mortgage. Rushed to do walk through as the cleaners scurry out of front door. Expected to do a thorough walk through by myself, not advised to bring others to help. We had a great experience with our Sales person Maria. She was very responsive to all our questions. Pulte can improve on their workmanship by making sure everything was completed prior to closing. We had a lot of items on the walk through that were never completed and still waiting to be completed a month after the closing. They will rush you into your decisions and promise lots of things but damaged doors, holes in walls and ceilings, broken fixtures, fading paint, the list goes on. Paying half million for a house you expect a level of quality that just isn't there. 2022 must have been a bad year for laborers.

Our construction manager, Evan, was really good and went above and beyond. In comparison to our other new builds - everything else regarding the Pulte experience has been average to below average. There is not much of a follow up after you get the keys. The sales agent completely disappears (at least ours did). And lastly, make sure to get all issues with the home resolved before moving in because it can possibly take months to get things fixed under the warranty.
