the quality and finishes is not good for what it costs

Everyone was really nice and helpful.

This home builder is not a high end builder but good value for money . It was very frustrating waiting for the home to be finished in these Covid times . Both Kristina and Patrick were outstanding in placating us

1. Mortgage terms not made transparent upfront until last moment. Rate was higher, builder incentive was applied to items that mortgage company should have paid anyway. 2. Pressurized to close with BAD work finish. A big number of issues like broken cabinets, doors, holes in walls. Still waiting for a bunch of items to be fixed, more than a month after closing! 3. Closing company failed to provide documents before closing date and will not allow you time to read documents during signing. Looking for a handy man for what was supposed to be a brand new home! We were pushed to close on time even thought the morning of closing the house wasn’t 100% complete. We were not in a rush and we’re happy to wait until the house was completed. They were still tiling the backsplash and had several other loose ends to wrap up. The majority of the obvious work was completed but it took weeks to finally get a cleaner in there to finish everything up. After we occupancy we had a major water backup issue. The drain line was clogged with construction debris and caused water to flood the downstairs bathroom from the toilet. The emergency response team for the warranty was amazing. They had a plumber and a water remediation team out within hours. I was happy with the concern and urgency they displayed. I do feel like it’s a problem that could have been easily avoided. I feel like everyone was rushed at the end in order to get us to close before the house was ready and people got sloppy. I’m sure it’s common for the main drain line to get clogged. They could have avoided a bad experience and big mess if they had just tested it. Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

The people we interacted with at Pulte were generally friendly and responsive. Overall I had a good experience.

I have nothing negative to say about our experience with Pulte Homes. From the moment I walked into the showroom I knew it was where I wanted to be. Maria, as I’ve said in previous reviews, was so excellent and engaging that I felt an instant desire to secure a lot and get underway. She is a real asset to Pulte Homes. The communication throughout the process was amazing. I never waited more than a few minutes to get answers to questions. Elena at the design studio was fantastic. She helped us with our selections and we left feeling excited about our project. Once it was time to start the actual building we had the pleasure of meeting Wesley and his team. The whole process of our first meeting with him was highly professional but so much fun. We felt like we had a try understanding of the steps moving forward and we felt the utmost faith in Wes’ delivering a perfect house to us in the months to come. The communication with Wesley was also excellent with never having to wait for a response on various questions. Since moving in I have had nothing but positive feelings about the house. I would never build with pulte again. From rushing to get things done, to even the trades doing terrible jobs just to get it done. The home buying process in supposed to be exciting and fun, and building with pulte was nothing but miserable. Put my down payment in may 2020 closed end of December 2021 on an unfinished home. (If people are coming in your house often, that is not finished, liveable or enjoyable) You Always have to check up on them, and even when you find things wrong they still don’t fix them or if you do find something wrong they will say it is fine it’s supposed to be like that and then you bring in your own inspector to say the same thing you did and only then will they fix it. Bring in your own inspector, because I brought in my own and the house supposedly passed a plumbing final on Pulte’s end but my toilets and showers were backed up and it ended up being something with the sewer out on the street. The paint, dry wall, and baseboards all look terrible. I had to close with things not done on my house and someone is here every week to fix something. It’s far from enjoyable and the people who come to fix things then leave it a total mess for you to clean up and sometimes even cause more problems. While living in the home they hooked up my neighbors sprinklers to my meter and it was only caught because I asked why all these people kept coming into my yard all the time and what they were doing. It’s like you have to be a babysitter. People just show up unannounced and don’t call before hand or schedule something. There is literally an excuse for everything and they make you feel like you’re the problem instead of taking full accountability for everything. I could write a book on everything that went wrong and how miserable the process was and still is. If I could go back I would have never bought with Pulte. My home buying experience with Pulte, from initial inquiry through settlement and beyond, has been amazing! Relocating from out of state was easy thanks to the community sales team and construction manager. Even after my move in, the service manager helped me with all my questions about the homes features and best practices for maintaining the homes condition over the years to come. If I ever move again, Pulte will be my builder of choice!

You see what you got!

The house design is beautiful. However the construction workers are somewhat sloppy, careless, and needed closer construction manager supervision. After delivery, we found so many construction errors that could have been detected and corrected prior to closing. I do not want to mention error details but the list is long. The good thing is that the post closing construction manager is on top of our requests. He has been able to correct several of the mistakes. But the saga continues… All other aspects of the buying process went very well.

My opinion of Pulte is definitely lower after this experience. So much of the work was such poor quality workmanship. I’ve had clients build with nearly every builder but this was my first experience w Pulte. We were delayed a week on closing and there was really still so much more to be done. We’ve been working through things with warranty and they’re slowly handling things but a nice completed home definitely would have been preferred. Unfortunately, we didn’t have time to wait and had to move in.

Slow turnaround for many homes unfinished areas

Check everything and make them properly clean the property. A new home should not be turned over to the buyer in bad condition.

Need to follow up more to get things done

Seller person it was asome, all the process was kind the stressfull but it is what it is im very gratefull of Pulte Team

There was a general lack of attention to detail in the quality of the houses that resulted in more warranty claims than I expected.

don't use their mortgage company and make sure you have a good realtor that keeps on top of everything

Wait time on construction was not as told and they did not properly explained the type of land being purchased as it was flat and at the end was a huge slope in back. The construction inside home are all uneven: walls are not straight, outlets are not in lined and some forced in. Missing pieces from carpet to floor tiles. Overall cost of home does not give you the value in material not construction.House was not completely finished upon closing. They just care about the money.

From the beginning to the end. We did not have a good experience with Pulte homes. Very very disappointing. So much misinformation and miscommunication. Pulte made promises on things that did not occur. For such a prestige’s home. Pulte did not stand up to their name. Poor quality in workmanship. Poor customer service. So many things still not fixed. Everything was rushed to build the homes. Other homeowners feel the same way.

Great building company. Pulte really delivered a quality home when others could not.

The variety of build is very satisfying.

Make sure you inspect your new house very carefully. A lot of small details left behind.
