Increase in the value of the property overnight, even with our verbal acceptance the day before, we were forced to accept the new price. Lack of support at closing when the appraisal established a lower value than the contracted value. Delay in responding to warranty calls, and always directing us to resolve directly with the manufacturers, not giving us any support with this. No action by the construction company to solve the problem that everyone in the condominium is facing with high water bills.

Surprising Disappointment with Pulte Homes, a Builder with Good Reputation

Pulte Homes has had a good reputation, but unfortunately I am very disappointed in the entire buying/building process. 1. Pulte sales told me the property is not in a flood zoom but actually it is. Two weeks before the closing I was told a flood insurance is required because it is in a flood zoom. 2. The house was built with three car garages but with a narrowed drive way only allowing to access two. My wife and I fell in love with the model home and went ahead with purchasing of the home. The Sales Associate that we worked with was awesome. The building experience was not bad either. We relocated from Chicago so could only come down a few times to review the progress on the home. Project Manager building home Was responsive as well. Make sure your Pulte house is perfect BEFORE closing!

Don't close on a Pulte house if you have ANY outstanding issues! It is impossible to get them resolved after they have your money. We have been waiting 2 months for them to replace sod that was dead when we closed. They won't fix the creaky floor until our one year mark (or if they fix it now, they won't fix any more creaking caused by settling in the future). They claim all the uneven pavers on our lanai are "within tolerance". Ditto for the uneven floor in the kitchen, which had to be leveled by the flooring installers we hired after closing. - The real estate agent was excellent in his service (Mr. Chris). - The bank was very bad; they were still asking for documents on the day of closing (I don't understand). - The materials are by the type of property purchased. - The workmanship was not good, as we had flooding in the yard and alley almost every time it rained. We requested a solution, but nothing was done (we are worried that it might get into the house). - We have some minor issues related to painting, drywall, and electrical work, but they have not been resolved either.

Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

I think I won't recommend this builder again. Quality of build is OK. Service is terrible been over 30 days didn't hear back from anyone about multiple ticket orders i put in.

The quality and workmanship not good and we are very dissapointed. From painting, uneven walls, hole on the ceiling, misaligned lights, sub standard undersink tubings that is waiting to burst and leak water, the awful sound of water hammer or knocking sound that I do not know where it's coming from that I always hear inside master bedroom, the uneven pavement outside my home that's collecting water and never dries out, the gap in my kitchen cabinet trim and etc. For a home worth $600,000....

With Pulte, I never felt like a valued customer. The construction was several months delayed which made the home several ten thousand dollars more expensive. But, of course, they found reasons why everything was delayed. However, no one could explain why only my home was delayed and not the others on the same street. We did a walkthrough of the house even though it was not complete. The house was far from complete; we came up with 4 pages of items to be fixed. Not minor issues but major ones. We flew from NJ to FL to be disappointed with the house. Construction manager kept giving excuses as to why it was not complete.

We do not have any issues with our sales consultant. The issue is in the quality of the materials used and the workmanship. We are also having a difficult time in getting Pulte to respond to repairs that are required. I would recommend that you tour a completed home prior to committing and do not use the models as your guide for materials and workmanship.

Our initial build was not what you would expect from a new home of this caliber. However, Pulte so far has stood behind making it right and getting the home where it should have been at closing. This is completely due to Kristi from the Pulte Warranty department and in no now way reflects the oversight of the initial build process. There are still 3 more vendors coming to do work with the worst one being Synergy - which in a month and 10 days after close has still not completed the work we paid for when we bought the home. We have been in the house for 2 months in a new neighborhood. Between HOA issues, improperly installed irrigation systems, non-working electrical outlets, Bon-working heat pump, counter-top defects and other issues; we have had a contractor at the house every week since we moved in. The USPS couldn’t even get us our mail for over 3 weeks after we moved in, b/c Pulte didn’t get them a key to the mailboxes. Very disappointing to this point.

I recently moved into a new construction home, and unfortunately, my experience has been disappointing due to poor workmanship of the workers contracted by Pulte. From the moment I stepped inside, it was clear that corners were cut. Several walls have noticeable gaps, and the paint job is uneven, with drips and missed spots throughout. These problems indicate a lack of attention to detail during the construction process. My mom bought a modeled at Winding Meadows in apopka and we received the house not in yhe quality expected. New flooring had paint stain, electrical wiring to the front door has issues, front porch pavers unsteady and coming apart, we contacted the office and the fix the issues. For the past 2 months, we received the water bill almost $350. When we investigated the issue further come to find out we are watering the HOA side of the lawn as well and that has a leak. There’s been issues after issues. It’s making it hard to enjoy this house.

We spent A LOT of money on our Pulte home and we've had countless corrections and fixes that have had to be made from the flooring and walls to the A/C. The warranty department has been pretty responsive to issues post closing and has done a pretty good job there, but our construction manager did not. We had a TON of issues to resolve just prior to closing and several had to be postponed until after closing due to lack of responsiveness in taking care of them in time. Communications with the construction manager is utmost important in the whole home purchasing process. Our experience with Tony was horrible. We were told by Tony that the foundation was going to be poured after the New Year holidays 2024. It was poured right after Christmas 2023 without our knowledge and as a result things were missing. This is July 2024 two months after our closing, we are still not able to enjoy our new home because there are still things that need to be fixed.
