The process of building the house was somehow smooth. Some of the materials used were not best quality (ie. wood for wall studs, gypsum boards). Even the carpenter confirmed this. The field managers relies on the contractors for supervision. The construction is in autopilot, little supervision from field managers. If you see issues during inspection make sure they are taken care before closing. After closing you have to request warranty service which will cause lots of headaches. I had window frame redone twice due to bad construction. Wall redone because of bumps on it. Door replaced because they tried to fix a broken door. The door replaced was not installed correctly. Another person came to hammer the frame trying to fix it. Another person came a different day to finish it by covering nails and apply caulking, another day the painter came to touch up. All of this because they didn’t level the door when first installed. A total nightmare. They installed a sliding door in a shower which I pay $1,800 as an upgrade that you can’t use because the toilet blocks your way out of the shower. And you can’t get out from the entrance door because there is no handle. Pulte says is the right door and refuses to change it. Even one manager came to the house and was unable to get out of the shower and still refused to change it “because is on the plan”. Ordered as an upgrade, safety bars for the showers. They installed the wrong ones, is over 2 months and still waiting for the right ones. They tried to make you feel that you are wrong and accept their mediocre explanations and wrong products. Very pleased with our new Town Home at Longleaf and overall experience. The mtg. team did a great job of communicating and making it a pleasant process. Our home is well constructed and the finishes are great. Kris has been great in helping get us oriented. He's very responsive and always helpful.

Exceptional service from every employee from the sales office in Orlando to the processors in Colorado. Everyone I spoke to always had an answer and helped me out with understanding the entire process of buying my home. The Pulte team definitely exceeded my expectations!

Make sure the mortgage lender, field manager and closing agent are in communication. Ours was a case of poor communication. Spend hours during walk through to make sure the faucets and electrical components work; check proper installation of sliding doors; run sprinklers, check sewage pipes are intact otherwise sewage will flow out on the lawn. Check if tiles especially the backsplashes are properly laid out. Ours was sticking out from the wall and could not be fixed other than breaking the wall. Double check closing documents especially if you paid some items ahead of closing because it gets included again in the closing cost. Don’t wait until you move into the house and find a lot of things not done right. Allow days to get things fixed before signing closing documents otherwise you’ll be unhappy when you find out a lot of things have not been done properly and you have to keep requesting for work orders. Garage floor and sliding doors and windows should be clean when you move in; check closely for glass scratches; check pavers for dry wall stains and cracks. Pulte needs to evaluate workmanship of their contractors as well as the quality of materials they use which are of cheap quality. When you move into a new house, it should be new and of good quality. We moved into the new house and instead of being excited we found ourselves so stressed out getting things fixed. From our perspective, Pulte failed its quality control responsibility. ... More

The "celebration walk" and the closing date is too short, the list to fix things identified during the walk was not 100% completed but we still have to check the "complete to my satisfaction" in order to have the closing signed and we can moving in a.s.a.p. I still have 2 issues not solve yet after the closing. For seniors not familiar with online app from the computer, don't expect help from the foreman to solve these issues for you, even a simple ones. The responsiveness to the issues after closing is almost none.

My family and I moved to Florida from NJ during the pandemic, sight unseen. Carly made us feel very comfortable in the process. I would highly recommend.

Not quick response to construction issues before or after the closing.

The only issue I am having is that there is a water issue behind my townhouse which is going to need to be remediated With a drainage system of some sort.

Working through the warranty process for some things that have needed fixing and it is taking a long time to get fixed. There is a lack of communication and I am having to consistently follow up.

The building process was pleasant and seamless and the result was a well constructed home.

We were told that we should pick Pulte Title to do the closing because being part of the parent company the things go much more smoothly. Lie. Total lie. Our final walkthrough was scheduled after the closing and the keys to the house were not given to us for two full days after the closing. And then when we needed repairs done, we simply did not get any response for weeks, and got service only after we escalated the matters to senior management.

Good value for what I paid, all appliances and blinds installed. Bought the home already completed. Workmanship regarding drywall and cabling could have been better. Also cleanliness of the floor, still removing paint spots and wood glue from the floor, nothing major. Truly love the house, great value for single or couple young professionals looking for quality lifestyle.
