Everything seems great until about the last 1-2 weeks prior to you closing on your new home. During that time is when the inside of the house actually starts to come together. At that point you will meet with a Project Manager that will walk you around the house to mark any areas that you deem to be flawed. The majority of this is related to drywall, paint, etc. At that point they will add tape to the affected areas. Here is where the issue lies. After you spend literally 2 hours marking the whole place up, they trust and turn over the work to subcontractors that have no skin in the game. For example, if a certain area needed to have the drywall fixed (i.e. sanded) it will require 2 coats of paint. They will just add one coat, remove the tape and call it a day. If you are not good about going back a day or two after and can remember ALL the MANY areas you marked up, you will find yourself having to do it all over again. Now you will find yourself days away from closing which this is where the issue of their process gets worse. Before closing you will tell the PM all of the things that still remain (including things that a home inspector will find but will most likely do the inspection days before the close) and you will be assured that they will be fixed and that you have a warranty. As soon as you close, you will be turned over to another person, Warranty Specialist who was not privy to all previous discussions, issues, etc. and will become extremely frustrated having to be redundant going through all of this again. And now, best part, every issue you have YOU will now have to access Pulte's "maintenance portal" and document these issues (i.e. creating a ticket) to get this work done. Also, the warranty specialist will ask more questions and possibly provide some push back on things that were agreed to and pointed out previously. ... More

Excellent field manager: his communication, honesty, hard work. Poor communication between different sales agents at Lemon Lake Office. Careful about changing structural options. Big penalty if you change your mind about ceiling height. Be very careful about incentives: Obsolete, non-energy efficient washer/dryer installed. Yet, refrigerator/freezer are fine. Poor follow-through after move-in. HOA Representative not available on closing date ( a Thursday). Finally available on the following Monday. Problems with gate entry closed at 6 PM. Awful experience with landscaping company: sprinklers on at 1 AM, spraying patio doors and furniture for 15 minutes on consecutive nights. House we moved in to needed a lot of work. It was very dirty and we felt it was of poor workmanship. Even the materials used in our house are flimsy.

I have heard horror stories about friends and families building houses and when they may have an issue, the builder will not fix, or if they do they never get it right. Pulte has been great, they build a beautiful home and they were very prompt in addressing any concerns that we had!

The home floor plan was perfect, and the attention to details and workmanship have exceeded our expectations. We are very happy with our home purchase with Pulte homes @ Phillips Grove.

Stay on top of the building process.

Pulte sales team, from the moment we walked in, understood my families need for a house that was our home. They helped us pick out the right lot, design the perfect home and prepare us for the design lounge and the building process. I highly recommend Pulte, we are so happy with our home and are excited for all the memories we will make in it.

Everyone I worked with at Pulte was excellent. Everyone answered all my questions and if they didn't have answers they always got back with me.

My wife and I fell in love with the model home and went ahead with purchasing of the home. The Sales Associate that we worked with was awesome. The building experience was not bad either. We relocated from Chicago so could only come down a few times to review the progress on the home. Project Manager building home Was responsive as well. We had scheduled our final walk through 6 weeks in advance and had requested an early morning meeting as my wife had to leave for business trip right away and was going to be gone until closing. The night before the PM calls to reschedule saying he had a closing to go to. The final walk through was done haphazardly. The day before the closing we were notified that due to some issue with Pulte and City of Lake Mary, they were not issuing us closing rights. My realtor and I had to rush to the City and ask them to allow the closing as the issue was not with the buyer but Pulte, and they accepted our appeal. Once we moved into the home, we have had issues with every appliance not hooked up properly, water not turned on etc. Poor to average workmanship in the home. This is the third new home that my wife and I have purchased and compared to the other 2 homes, the experience here leaves a sour taste. I will never buy another home from Pulte nor recommend any friends and family to buy from them. ... More

This is my second home from Pulte Home. I like their design,material and Warranty services after we buy the properties. Sales and building supervisors are awesome, in cooperation and courteous.

Very happy and proud to have bought a Pulte Home, every person who worked on it was very professional, Willie the building manager was very punctual and always kept us well informed. Recommend a Pulte Home to anyone looking into buying a house.

The house is ok, no major issues. Since it’s a builder-grade, HOA-community house, the choices on some items important to us were limited, such as quality of materials and availability of finishes. The mass-production approach also doesn’t take into account end-user experience. Due to these two factors, it will require substantial rework, something we were hoping to avoid by buying a new home. Live and learn.

Pulte had an easy process for picking out our options and guided us through everything. After we moved in there were a few items needing attention that we pointed out. Pulte warranty was all over it! very happy with our sales team and the our builder!

The individuals responsible for ensuring that our transition was a smooth one did a truly excellent job.

I have had major issues such as , the main drain water line broken in two places, second floor hallway sinking in, burnt out light fixtures, nails sticking through the carpet . Sadly enough I’m stuck here. Kitchen cabinets are of poor quality, although they look nice.

I had to switch lots because the front elevation of my original home was drastically changed and would no longer allow access for my physically handicapped family members. There was no communication from Pulte about the change, I discovered it during my initial walk through, after construction had begun. The new lot was a compromise on my part, as it did not have the same benefits as the original, but I decided to go with it. Switching lots slightly delayed my closing date, but I was mostly able to transfer everything over from the original contract. Upon closing, the tiles in my bathrooms had to be ripped out and replaced because they were wrong and I spent the first few days in my new home allowing access to tilers. I have a laundry list of items that will need to be addressed through the warranty. Everything from crummy paint jobs to crooked installations. While many things do look nice, there are also a great many details that look like they were lazily slapped together. One reason I chose my new lot was because it had no rear neighbors. I was told the area behind the home would remain green and lush with trees and grass. Less than one month after closing, my HOA fees went up $30/month because they “forgot” to add insurance to the monthly assessments. Less than 2 months after I moved in, the green area, newly planted trees, and quiet bike path behind my home were ripped out to make way for a parking lot. The beautiful, natural view I was promised would never change is now a dirt pile awaiting ugly asphalt and concrete, to be filled with strangers’ cars, not 10 feet away from my driveway. There has been no communication from Pulte about the change, I have been trying to get information from them on how/why this decision was made, and how/why Pulte feels they can change an agreement after they’ve taken our money. Not to mention they’ve been working on this parking lot for almost two weeks, and the heavy equipment being used has been shaking and rattling my home to the point that pictures have fallen off the walls and items are being shaken off of shelves. I am angry and frustrated with Pulte for one instance after another of pulling the rug out from under their customers. The ladies who work in the sales office have been as kind and helpful as possible, but they can only do so much. Pulte needs to step up and treat their customers with integrity and honesty, and keep their word instead of changing the terms after a contract is signed. ... More

This is my first home in the US, and I am buying another one with the same Builder. Very good quality and trustworthy

Excellent and reliable construction company that delivered the house on time and according to the agreed specifications. The team that have supported us after receiving the house was excellent and always available to solve the normal minor issues to be adjusted.

Built long distance. Pulte crew kept us informed, any questions were promptly answered and any issues resolved quickly. Final walk through our expectations were surpassed. Closing went smooth. You pay a little more for Pulte, but definitely worth it!

Pulte provided us with a new home with exceptional workmanship and quality. Throughout the construction process they kept us informed, regularly. When a concern came to their attention it was addressed and resolved to both our satisfaction. We highly recommend the Pulte Group.

Our initial build was not what you would expect from a new home of this caliber. However, Pulte so far has stood behind making it right and getting the home where it should have been at closing. This is completely due to Kristi from the Pulte Warranty department and in no now way reflects the oversight of the initial build process. There are still 3 more vendors coming to do work with the worst one being Synergy - which in a month and 10 days after close has still not completed the work we paid for when we bought the home. Also, the tile floor is on round 3 of being fixed and is still WIP. At the end of the day, we are confident we will be where things should have been with this house. Pulte has been good in that regard with most of the issues now resolved. But this is not the process any buyer of a new home should have to experience. ... More

This purchase has been a very disappointing experience. I owned Pulte before and that's why I had some comfort purchasing another Pulte home. However, that won't happen again. My very first impression was when I walked into my master bathroom on my first day as an owner...there was urine on my toilet seat. Unbelievable. Additionally, I have come to find that the quality of worksmanship is just not up to measure commensurate with the price paid. These homes are thrown up just as quickly as possible and the substandard workmanship shows. I have contacted both the site manager and the warranty manager with a myriad of issues and not one has been addressed to this day (two months after move-in). Better builders for the price! ... More
