Quality of workmanship is mediocre. I had a contractor come to repaint the walls to my colors. At that time they found that some of the walls were not straight and had a slight bow in them. There were some other issues that were pulled out by independent survey team that found various other issues as well, most of these were addressed by the Pulte team and fixed very quickly.

Overall Pulte is a quality builder when the project is not rushed. We had a great construction manager who made sure that our home was built with excellence

Pulte was there walking me thru the process of buying and truly made it stress free.

I love our home. But I would have preferred better finishing. Many areas are not smooth as should be.

They charged me more, delivering a different finish than the one I requested. We had choosen U2 model, but they sold (and charged us) another model. We spent about US$7,000 more. I asked for money back, but had no answer till now.

Me and my fiancé had a very difficult time with our mortgage consultant and I highly recommended that you check in regularly because communication was not good at all in my experience. The house is great although we’ve had a hard time getting people to fix little things that’s in the warranty

I bought a new home thinking about wont have troubles with maintanace, but I was wong. I already haved problems wit air conditioning, paint of the pool floor is running down to the pool, broken wall toilet paper holder, a crumpled on the wall of the restroom in the pool area, crack in the wall of the master room and I need the a few of the same ink tou painted my front ddor to fix the difference between the locks that I changed.

Pulte are using sub-skilled, illegal laborers that are supervised (infrequently). This lead to multiple issues during the house building stage. I was at the site daily addressing issues. I don’t have any equal sized window frames and this was apparent whilst measuring for window treatments. There have been multiple issues since move-in (the majority of which have been addressed under warranty) but the vast majority of issues are due to poor workmanship which begs the question as to what you are actually paying for?!? These are visible surface issues and I cringe at what is possibly at fault structurally or behind the walls with the same shoddy workmanship. A very smooth and easy home buying experience.

My wife and I have purchased 10 new homes during our marriage, (military and then post military job moves), and while Pulte was one of our favorites (Centex was the other favorite) this experience was a complete nightmare. The subs building the project were horrible, incompetent, would fix one thing and make 3 more errors, it was almost like they were both unsupervised but also incapable of the level of work required to deliver a standard track home. I saw them leave huge amounts of trash (lunch bags, old coke bottles, constructure trash, in the center island and then put the marble island top on without removing it. The quality of the wall orange peel was awful, the appliances were dented or bent, our fridge had a deep scratch in the front, our iron railings were installed by someone who had never done them before and they installed them wrong and argued they had no standard for how to install them, the stairs creak like this is a 100 year old home, and much more. Each time we identified a list of things to fix, they would fix and then make many more errors, e.g., we'd ask them to repaint the window sills and then they would leave a circle of paint on the floor. The delivery manager worked hard to fix many things but maybe the subs were simply so horrible, and Pulte wouldn't fine or fire the subs and the delivery manager was simply managing far too many homes to be on top of everything, but the experience was so bad, we decided to sell the home the day after we moved in. I have pictures of all the homes in the neighborhood with ridiculous errors while being built. Huge amounts of trash in the front, or inside the home while building, silly ways of nailing wood together, terrible finish quality (it was like a bunch of junior high kids building a house for the first time). We even saw them (I have pictures) dump the prebuilt rafters for a home into a pile in the front yard like a pile of pick-up-sticks and then use a fork lift with chains to pull one out of the pile at a time and put them on the roof. Each was bending in strange ways such that they probably damaged the integrity of the prebuilt rafters. I also have pics of multiple houses where they had water leaks (before closing) and so they had to cut holes into the ceiling to repair and then pull up the carpeting to let it and the floor boards dry out. Who wants a house that has been flooded?? Pulte management needs to take a serious look at what happened in this neighborhood and how prevalent it is across the country. The paint used is way to cheap for what you pay for. You can just look at the wall the wrong way and it marks up. There should be an upgrade on the paint.

New buyer 2 months in home. So far only minor issues. Good response to warranty issues.

Even though we like the quality of workmanship in our home, the closeness to the airport should have been taken into consideration. Indoor airplane noise is bad for one's health. I believe simple things should have be done in the home to minimize/reduce this noise. I would like to know what can be done to this end. You don't want to be in bed and hear loud plane noiwe landing or taking off. How does one enjoy the courtyard? In addition, it does take a while for a technician to respond to issues and when scheduled, some do not show up.

perfect buying and closing process, satisfied communication. The first time dealing with property, no difficulty found.

There was a lot of little issues where there was splash paint in the floor or tiles. It seemed to have been rushed out, hence not a thoughtful process.

Be patience

If I had it to do over again. would not buy a Pulte Home.

We purchased in Longleaf at Oakland. Our builder was with us every step of the way. Standing out were Crystal and Dyanna, and wow these ladies are amazing! They really care about you as a buyer and will do everything they can to help!!! Jim and Matt and Shane also all did great to help us finish our dream home and everyone made sure we were 100% satisfied when we went to closing. No detail passed over, no stone unturned! This builder is who you want if you want a quality home with wonderful warranty! David with warranty has also been great to work with resolving those little things that you do not notice until living in the home. We have been in the house for 2 months in a new neighborhood. Between HOA issues, improperly installed irrigation systems, non-working electrical outlets, Bon-working heat pump, counter-top defects and other issues; we have had a contractor at the house every week since we moved in. The USPS couldn’t even get us our mail for over 3 weeks after we moved in, b/c Pulte didn’t get them a key to the mailboxes. Very disappointing to this point.
